Where Steve and Eddie are both famous, but neither have heard of each other: Eddie is famous with his metal band and that’s just not Steve’s scene; Steve is a famous basketball player and Eddie has never voluntarily watched a sport in his life
And they meet when they both going incognito somewhere and think the other is not famous and they’re immediately attracted to each other and hit it off great and keep seeing each other. And they both want to have private dates so neither question each others excuses much.
They only figure it out several months in, after they’re photographed together and the internet blows up about *Steve Harrington* and *Eddie Munson* dating

a guide to writing your sp

Before we continue, I wanna remind everyone real quick that you don’t need a template to script. You don’t even need a script, subliminals, or whatever. This is just for people, including me, who want to script as their method and don’t know where to start. This doesn’t have to be used for scripting an sp specifically. Feel free to use this to script your ideal self or whatever your heart desires. Also, to answer some questions about manifesting a sp in general (feel free to skip this, as this is probably gonna be the longest part of the blog 😭)

Q) what point of view do I need to write my script in? A) there isn’t any specific rule for how you write your script, except the rules you give yourself. feel free to write it however you wish
Q) does this person need to be in my life currently in order for me to manifest them? A) not at all. whether you want to manifest your childhood bestie, a complete stranger you met only yesterday, or a rando that looks, acts, and feels just like your favorite fictional character. you are truly limitless in who and what you can manifest
Q) how long will it take? A) as long as you want! 1 day, 12 years, 38 hours, 3 minutes, whatever! It’s just like manifesting something smaller like food or a phone. Although, if you still have doubts about your manifestation coming to you at the time you want I’d recommend working on self concept or repeating affirmations. You don’t have to though, ofc
Q) what if my sp is taken/not interested/or something else? A) now, with the knowledge of this being a rather controversial topic in the community feel free to take my opinion with a grain of salt. I personally don’t like messing with people’s relationships or feelings for any sort of gain, so I’d take that situation as an opportunity to manifest an even better version of your sp. this way no one gets hurt in the situation and you and your past sp can live happily
Q) what if I’m manifesting a fictional character/someone like a fictional character? How will that work? A) now, see I can’t exactly tell you the specifics of how it works (because tbh I don’t really know the specifics,) but I like to think about manifesting a fictional sp in two ways. 1. There are about 8 billion people on this earth right now. One of those 8 billion people are bound to have exactly your requirements, no matter how detailed or how simple they are. 2. There are countless amounts of realities, and just like when you script for reality shifting when you manifest you are also technically shifting to a reality with your desires. So what makes manifesting an sp any different
Feel free to send asks about anything else concerning this topic, I’ll be very happy to answer. Although, please don’t be rude or spam. That’s such a vibe killer (and no one wants to be a vibe killer). And with that, let’s discuss the guide to writing your sp.

With writing an sp I like to imagine it as writing a wiki page of an official character (or writing an introduction to an original character of yours). The way you write it won’t make a difference, but I like writing mine with lots of details. Something like
name | age | sexuality | gender | zodiac | workplace/occupation | nationality | ethnicity | extra extra extra
Next comes the appearance part. Personally I like to make sure my appearance part is detailed to help with visualization. I also like to make my sps look somewhat close to known celebrities. That way when wanting to visualize them I can use various forms of media. For example, if you’re sp looks a lot like Felix form stray kids feel free to use edits of him to visualize. There are many ways of writing an sp’s physical description. Such as
“my sp looks like Felix from straykids with yuzuru hanyu’s body “ or “my sp has *very specific facial feature from one celebrity* with *another specific facial feature from another celebrity*” or simply write it like “my sp has brown dyed hair with emerald green eyes”
You can also leave this part blank like every other part of your script. The possibilities are endless.
Then, I like to go into the backstory and personality. I do it in the same group of paragraphs personally because I like to see how the backstory affects the person I’m writing about to make sure it’s pretty realistic. I like writing this part in 3rd person, but feel free to write it anyway you choose to. Also feel free to take this as seriously as you want to. For those, like me, who need a backstory idea or help with writing what characteristics your sp might have because of their experiences I recommend visiting the “one stop for writers” website.
After that, I like to get into one of the fun parts, my sp’s relationship with others. Whether it’s their relationship with their mother, the relationship with your friends, or the relationship with your family. Just don’t forget to write about yourself.
Personally I like writing my sp’s relationships something like this: “[Name] and their mother unfortunately do not get along that well, mainly due to *blah blah blah blah*” but ofc you can always make it less detailed too. Something like “Sp’s relationship with mother - neutral” will work just as good. Allow whatever’s up there to fill in the gaps for you
I don’t necessarily believe you have to script anything after that. I like adding more things such as personal style, how we meet, talents and skills, inspirations, etc,. But nothing on here or on the guide is mandatory. As long as you have a basic idea of how you want your sp to be you don’t need all of this. And so with that, I think it’s time for me to go. Do note that this blog with always be updated in case I find spelling mistakes or new information, but if you have any questions about this part or any part of the guide don’t be afraid to ask. Im all about plotting, and while i have a few basic plots, id love partner feedback to help build something really cool! Whether thats AU, pre-game, post-game, canon divergence, nsfw or sfw, anything is game.
Conversationally im pretty lax (obvs) but while rping i do need someone at least semi-lit. I only rp in paragraph format (sorry, its just the only style im comfortable with). Also, we all have lives and jobs and such, and while theoretically id like to be able to respond several times in one day, that doesn't usually happen lol. On a low day i might not reply at all, or just once (though this is not common, and i will do my best to let my partner know if it’s gonna be a day like that). Short term or long term is fine, im not picky.
I tend to be friends (or at least friendly) with my rp partner(s), so if its okay I’d like to make a server just for my partner and i to rp in so we can have different channels just for chatting/plotting/rping whatever. Im totally cool with doubling up or both of us playing multiple characters. I know ashley is pretty integral to leon and luis, so i have no problem being her for a scene or something as needed. Same thing with characters like chris or claire, ect. I dont mind taking the role of leon or luis, i dont have a preference– this will be the first time im rping either of them (though ive been rping in general since i was, like, eleven) so the first few replies will be a learning curve for me regardless of trying to get their personalities down and whatever.

TEN HOURS EARLIER
“And… post!” Charlie taps his phone, grinning brightly.
Owen cheers from behind him, his voice meshing into the humdrum of the bar they’re currently at. “I’m so proud of you!”
His friend laughs, spinning around in the bar stool to face him. “She’ll finally understand what it feels like!”
Owen nods frantically, taking another sip of the drink in his hand.
Charlie copies his movement – a part of him knows that he is absolutely hammered, but the bigger part of him doesn’t care. He’s had a long day, and he deserves this.
Besides, how else would he and his best friend have thought of this wonderful plan if they didn’t have a billion drinks in their system?
PRESENT
A knock on the door pulls Y/N from her thoughts. “Come in!” She yells, but her voice comes out feeble and hoarse, probably from all the crying she’s been doing for the past hour.
As the door swings open, her best friend, Savannah, pokes her head in. “Hey, babe. You all right?”
Y/N sniffs. “M’fine.”
Savannah enters the room, closing the door softly behind her. She walks to the window, opening the curtains, and Y/N groans when light floods into the previously dark room.
She sits on the bed beside Y/N, and Y/N rests her head on her shoulder as she pulls the covers up to cover their bodies.
“I’m sure that they’re not dating.” Savannah says, wrapping an arm around her best friend.
Y/N chuckles sadly. “You don’t have to lie to make me feel better, Sav. I mean, in the photo, he was kissing her cheek. Literally. And he put a heart between them.”
Savannah sighs. “That’s so not Charlie, you know… kissing random girls in bars and posting pictures with them.”
“Yeah, that’s so not Charlie, because she’s not a random girl. Her name’s Francesca and she went to high school with him, so, technically, she’s known him longer, and probably better than me.”
“I – I had no idea.”
“Yeah.”
“Y/N, babe, just tell him about how you feel. I’m sure that he likes you too.”
“If he liked me, then he wouldn’t be kissing Francesca!”
Y/N exhales, as Savannah gulps, not knowing what to respond. “Y/N, I – I swear, he’s crazy about you. I don’t know what happened between last Friday and today, but I swear – the Charlie that I know – has eyes for no one but you.”
Y/N rolls her eyes, feeling a pang in her heart at Savannah’s words. “Savannah, we kissed and then he ghosted me for a day and now he’s posting pictures of him kissing another girl! I think he has eyes for everyone!”
Savannah bites her lower lip, not knowing what to respond, again. Her best friend feels tears prick at the back of her eyes when she says, “Maybe I’m a bad kisser.”
Savannah’s eyes widen, and she sits up, straight. “No. No. Babe, no. Don’t say that, ever. You’re a great kisser, okay! You’re an amazing kisser. Your lips are fine as hell, believe me. He’s the one with crusty ass lips. They’re not even lips, they look like… like… peanuts.”
Y/N stares at her best friend for a moment, before saying, “Peanuts, Sav? Really?”
“It’s the first thing that came into my mind!” She says defensively, before the girls break into a fit of laughter.
“I’m never talking to him again, ever.” Y/N says after they’ve calmed down. “I’m never even gonna look in his direction. Fucking asshole.”

Charlie sighs, taking another sip of his coffee. It’s eight in the morning, and he’s normally a morning person – he loves the mornings, the peace, the quiet, and the feeling that comes along with it more than anything, but right now, he just feels… sad.
On regular days, he would be talking to his best friend, Y/N, about everything that’s on his mind. But today’s different.
Last Friday, Y/N kissed him, and long story sort, it was the best thing that’s ever happened to him. After work that day, they went to get some food at a drive through, like they usually do. All throughout the ride, they made plans to go hiking once the production for season two finishes. She drove the car to a lookout, and oh, god, it was so pretty. The midnight sky was littered with stars, and since they were at the edge of town, there was less pollution, and they could see bits of the galaxy, too.
But, for some reason, the girl next to him seemed more beautiful than anything he’s ever seen, and after they finished eating, he just sat and stared at her talk about the last book that she’d read, for a while. He knows that it was terrible that he wasn’t listening – but how could he pay attention to anything when she looked like that, especially with passion illuminating her face like times square on New Year’s Eve?
She had looked at him as if he’d just grown a third head. “Why are you looking at me like that?”
“Li – like what?” He’d asked, embarrassed to be blatantly caught.
“Like that…” She’d said and kissed him, and it felt like he was seeing colour for the first time. Although, the next day, everything turned to shit.
Now, it’s Monday, and she’s nowhere to be seen. He desperately wants to know if his and Owen’s plan actually worked (no reason that it wouldn’t), and he feels so impatient right now, and he misses her. Also, his massive hangover isn’t helping, either.
He hears his name being called, and sees Kenny smiling at him.
“Hey, so we’re gonna do a different scene today, since Y/N and Savannah are out, is that okay with you?”
His heart races. “What happened to them?”
“Y/N’s sick, and Savannah’s taking care of her.”
“Oh. Yeah, it’s okay with me.” He says, feeling his heart sink to the bottom of his stomach.

“This is the last time I’m asking you this…” Y/N sings, wiping her nose with the sleeve of her sweater.
“Put my name at the top of your list!” Savannah sings, using Y/N’s straightener as a mic.
“This is the last time I’m asking you why!” Madison joins.
“You break my heart in the blink of an eye, eye, eye!” Jadah sings, jumping on the bed.
As the second verse comes on, the girls sit on Y/N’s bed, huddled close to each other.
“You know, I’m feeling better now than I did when I woke up.” Y/N says, resting her chin on her knees.
“Taylor Swift can fix anything.” Madison says, leaning her head on Y/N’s shoulder.
She nods. “And y’all. Thanks for being here.”
Jadah grins, wrapping an arm around her. “We couldn’t let you have a pity party all alone!”
Savannah laughs. “I’m gonna kill him, I swear.”
“As relieving as that would be, don’t. I’ve decided what I should do.”
Madison quirks a brow. “You’re gonna kill him yourself?”
“Madi! No. I’m gonna distance myself.”
Savannah tilts her head. “I think that maybe you two should talk it out.”
“I don’t think so. I need space, time to figure it out. My head feels like a mess. And I respect him and Francesca, and I’m not gonna dip my toes between them.”
The other girls solemnly nod their head.
“You do realize that that’s not actually the saying?” Jadah says, after a while.
“Don’t embarrass me, kid.”

Charlie exhales, watching his breath crystallize to tiny ice particles in front of him. Even though, he’s a Canadian, he still feels cold. Although maybe it’s not due to the weather, but due to the coldness in Y/N’s eyes.
He watches her chat with Jeremy a few feet away, both of them discussing something that is out of bounds to him. He knows that it’s probably decisions regarding their characters, considering Y/N’s character is Jeremy’s character, Reggie’s love interest, but a part of him feels like it’s shit about him.
He has no reason to feel that way, of course. He hasn’t spoken to Y/N in four days, and this morning, when he saw her after for what feels to be eternity, he was blatantly ignored. He had only watched helplessly as Y/N exited the room the moment he entered and had sunk into his chair feeling like absolute shit, especially with everyone’s pitiful stares.
Charlie’s mind keeps replaying each moment, torturing over every tiny detail, wondering what he did wrong.
And that’s when it hits him: she really doesn’t want him anymore.
Last Saturday, he had hopelessly watched her with her long-term boyfriend of god-knows-how-long – he had come to surprise her on set, and it was Charlie that was more surprised. Because he thought that they were over, for good. And it wasn’t like they seemed like they weren’t dating. They were acting just like they used to when they were dating, and he was too close to her for his comfort. They still laughed the same, joked around the same, and were just as inseparable as they used to be.
A question kept rising in Charlie’s mind, like an icicle to his heart: why would she kiss him when she already had someone else? Why would she give him hope, and then take it all away? Why would she dangle his hurt in front of him?
So, he decided to give her a taste of her own medicine, and posted a picture with Francesca, his high school friend, who he had run into that night.
Owen sinks into the chair beside Charlie. “You okay?”
“I’m starting to believe that our plan didn’t work.”

“Hey, uh, Y/N?”
The girl in question hears Charlie’s voice, and turns around, avoiding looking into his eyes.
“Can we talk?” He says, and for a moment, her defences are down again. He looks so… tired, almost like he’s going through the same things that she is. Almost like there’s an explanation as to why he broke her heart, why he ruined something that had the potential to be extraordinary, why he made her feel so bad about herself.
And she almost believes it, too. Like the fool she is.
She presses her lips into a thin line, and says, “Nothing to talk about.”
As Charlie opens his mouth to protest, she smiles and walks away.

“Okay, Charlie, you two need to talk it out. This is too much. Both of you are obviously hurting, and there’s obviously some serious miscommunication here.”
Charlie shakes his head at Savannah’s words. “She hates me.”
“No. She could never hate you.” She says, thrusting her phone in Charlie’s face. His eyes squint to read the text on the screen – from Y/N.
Sorry – forgot to leave a note. Drove down to Dad’s, gonna stay here for a while. It’s too painful – honestly, you know what? I’m still very, very, very mad at him. But I’m also missing him very, very, very much. So, I need to flush it out. Flush him out. He might be a jerk, but he’s still one of the best people that I’ve ever met. Love you, okay? Will return when the time is right.
Charlie’s eyes widen, and he stares at Savannah’s face for a while. “There – there is still hope!”
She nods frantically. “You should call her –”
“I’m gonna drive down to her dad’s house, too!”
“That works, too.”

A frantic knock on the front door pulls Y/N from her thoughts. She stops typing on her keyboard, and flips the lid shut, keeping it on the dining table in front of her.
She runs to her dad’s door, knowing that it’s him, back from his shopping. She opens the door, saying, “Let me take those for – Charlie?!”
Y/N’s heart swells at his sight as he grins sheepishly.
“So, there’s been some misunderstandings… can I come in?” He asks, and Y/N pauses, considering.
He sighs, and adds, “Please?”
She stares at him.
He juts his bottom lip out. “Pretty please?”
“Fine, come in.”
He closes the door behind him, wordlessly following Y/N, who feels like she might hurl right now. They sit on the couch, and it’s really, really awkward for a few seconds.
Y/N sighs. “You said you –”
“Yes. Yes, yeah. OK, so – I, uh, I –”
She couldn’t hold it in anymore. “Why would you do that to me? Do I really mean that little to you?”
“I could say the same about you!”
“Really?”
“Yes! I saw you with Shahid that day, I know that you two are back together –”
“Shahid?!”
“Yes!”
She stares at him, baffled.
“So…so… Francesca….”
“I only posted the picture to make you jealous! She asked me if I wanted to go out with her and the rest of my high school friends, and of course I went, and she saw that I was being a little… unsocial. So, I told her about how the girl that I’m completely crazy about has a boyfriend! And a long term one at that, too! And then Owen came up with a brilliant plan, and I guess you know what it was. Now, I’m realizing that it might not have worked.”
She stares at him for a moment, before she bursts out laughing. Charlie throws her a confused look.
“You – you thought that Shahid – Shahid, my best friend since we were in nappies, Shahid who is married to this amazing man, and at whose wedding I was the maid of honour – you thought that I was dating him?”
“He’s gay?!”
“Bisexual. Oh my god, I have to tell him. This is hilarious.”
Charlie bites the corner of his lower lip, feeling his cheeks heat up. “This is really embarrassing. But you two act like you’re dating!”
“No, we don’t. You’re just being insecure and jealous. I’ve known him forever, and yes, I am the most comfortable around him. Because he’s my family. He’s my brother. Oh, god, I can’t believe that you were jealous of him – wait, have you thought that we were dating this whole time?”
“Kind of. I thought you guys broke up when he didn’t visit you on set during the first two months of production.”
“He was helping feed kids in Somali.”
“Oh. Oh. God, I feel so –”
“Dumb? That’s because you are.”
He grins sheepishly, his cheeks crimson.
Y/N smiles. “But I forgive you. And I wouldn’t mind if you took me on a proper date this time.”
“Deal. Also, promise that we’ll always talk it out before… you know… doing anything?”
She laughs, and nods. He wraps his pinkie finger around hers.
“Well, Owen’s plan did kind of work, though.”

Javier hated pulling all nighters - he especially hated them when it was Friday. Everyone else at the office was either going out to drink or going home to spend the evening with their families. The sounds of music and laughter that surrounded the outside of the DEA offices only acted as a reminder of how lonely he’d become; because, even if Colombia was the source of much of his grief, for others, it was their home. Their happiness and their life. Both of which, these days, seemed to be things he struggled to find
That wasn’t to say that his life completely lacked enrichment. Between the antics of you and Murphy, and the progress you were all making towards capturing Escobar, things weren’t all that bad. Especially you. He didn’t entirely know what your presence in his life meant, but it was a hell of lot. It felt like he’d finally started to see his life in colour when you were assigned the desk beside his. Your energy and your wit enriched everything, even if 99% of your relationship consisted of taking swipes at one another, 
If there was one thing he was grateful on nights like these, it was that the DEA apartment building wasn’t too far from the office. Murphy had clearly gotten home hours ago, because his car was in his spot and the lights to his unit at the front of the complex were dimmed. Your own vehicle was a few spaces over from Javi’s, terribly parked (as per usual) and barely between the white lines. At least he could take comfort in the fact that both his friends had made it home safe.
Or, you’d at least made it the front steps of the building. 
Javier almost did a double take when he saw you, a half-burnt cigarette in one hand and a completely empty bottle of wine in the other. You were slumped against the railings, eyes glued to the floor in front of you. He knew had it been a rough week - there had been a lot of bloodshed and not a lot of progress - but he hadn’t realised it had been that bad. And you would have told him, right? You told him everything. Literally everything. Probably more than you told your own damn boyfriend (who he hated - not that it was important). 
‘Jesus.’ Javi didn’t bother to offer you a greeting. 
You looked up at a him, a hazy smile playing on your face when your eyes met. ‘Agent Pena! How are you doing?’
‘You never call me that. I hate it.’ He muttered, dropping onto the stairs beside you. ‘Please don’t tell me you drove home like this.’
‘God, no.’ You snorted. ‘I drove home then went to a bar with Tom.’
‘How is he?’
‘Him? Yeah, we broke up.’ You casually shrugged. ‘So then I brought some wine and realise I left my keys.’
‘Oh, honey.’ Javi murmured. ‘I’m sorry.’
‘Don’t give me that, Jav.’ You elbowed him slightly. ‘I know you hated him.’
‘Guilty as charged.’
Javier stood up, moving the bottle aside and sticking his hand out to you. He didn’t exactly relate to what you were going through. Mostly because he didn’t get into relationships, or that he was always the one to end them. He hadn’t really known heartbreak in the conventional sense. Sure, he’d felt a pang in his chest when you first introduced him to your now ex just over a year ago, but that wasn’t loss. It was just..something he didn’t want to think about. It was a can of worms he’d been pretty good at keeping shut, and he was not going to start sorting through it at 1AM. He was far from drunk (unlike some people) but hours and hours of paperwork and chain smoking had fogged his brain. Right then, you needed a friend, and that was something he could be. Though you hadn’t shared all that much emotion together - mostly just careless banter and harmless teasing - your jobs had bonded you for life. You’d certainly witnessed a lot of twisted things, and it meant that you and Murphy were the only two people in the world who truly understood the kind of thing he dealt with. And, with all due respect to Murphy, you got on Javi’s nerves a fuck ton less. 
You tangled your fingers with his, letting him drag you up off the steps. Stumbling for a moment, you gripped onto his shirt for balance. It felt like somebody had taken a baseball bat to your head and to your stomach. Whether you wanted to chunder or faint first, you didn’t know. The only thing you could think about was the warm arms wrapping around your waist, and the feeling of Javier’s body being flush against yours as he pulled you against his side and guided you into the building. 
‘Where do you think you left your keys?’ He gently asked. He didn’t say anything when you slumped further against him, all your energy staying solely on walking and not falling. 
‘Thabar.’ You murmured.
‘Huh?’
‘The bar.’ You repeated. ‘I’ll go back in the morning. It’s fine.’
‘I don’t think you’ll be awake before midday.’ Javi chided. 
He held you there for a moment, fumbling about for his own keys, before kicking open the apartment door.
His place wasn’t bad, but it didn’t feel that far off of a show apartment, or the window of an Ikea. It was identical to yours, except you’d actually made yours homier. Javi’s, meanwhile, looked exactly as it had the day he’d moved in. None of the furniture had moved, and the television had probably been turned on a total of twice. Whilst your place was covered in photos and personally belongings, his was filled with bottles of whiskey and strewn leather jackets. He did have one photo hanging on his fridge; it was a Polaroid of him, you and Murphy, chilling out at your favourite bar. You were in the middle of them, practically hanging off their arms with a grin on your face. Javier would never let either of you actually know how much you meant to him. He couldn’t deal with the teasing. 
The next few moments were a blur of you dropping onto his sofa, hitting the leather with a thump. He tossed a warm blanket over you, before helping you kick off your shoes and taking a seat beside you. With the alcohol making you more brazen than usual, you didn’t think twice about curling against his side, and Javier didn’t think twice about letting you. He knew better than anyone that sometimes, a hug was the best medicine - so, he tossed an arm over your shoulders, pulling you towards him in a similar manner to how he had done in the hallway. The smell of his aftershave was gentle, mixed with a faint smell of cigarettes and the mint hand cream he insisted he didn’t use. It was just...Javi. And you loved it. 
‘Do you wanna talk about it?’ Javi gently asked, thumb rubbing circles over the bare skin on your arm.
‘I dunno what there is to say.’ You murmured. ‘I saw it coming. I definitely saw it coming but I just...I thought he was it you know. I mean, you probably don’t know because the one for you is whiskey and cigarettes-’
‘- is this an attack on me or your ex?’ He joked. 
‘Right, sorry.’ You peered up at him through hooded eyes. ‘Just hurts, y’know? Because for all his flaws, he’s probably as good as I’m ever gonna get.’
‘That’s bullshit and you know it.’ He reminded you. ‘That man never deserved you.’
‘He wasn’t that bad, Jav.’
‘Remember all the times you were in a bad mood because he was late, or because he didn’t turn up to a date?’ His brown eyes flickered, staring at the blank wall ahead. He didn’t mean to overstep, or to be protective, but it was just that it you. And that was reason enough. 
‘He was trying his best.’
‘If that’s his best, then he’s in trouble.’ He snorted. 
You groaned, flopping further down into his chest. ‘It’s hopeless. I’m hopeless. I don’t need a man to survive but maybe thats why I get through them so quickly.’
‘You’re not the problem.’ Javi said. 
‘My mum always said I was too much to handle-’
‘-  you’re not.’ He cut you off. ‘If they think you’re too much, then they’re not worth your time.’
‘There’s seven billion people on the planet. There must be someone, right?’
‘You don’t need to find somebody. You’re more than enough on your own.’ He said. (What he meant to say was: you don’t need to find somebody, but it’s okay if you want me). 
‘I know.’ You murmured. 
A silence fell over you. Javier wasn’t entirely sure what to say, because every time he tried to go over the possibilities, it kept ending with him declaring that he was the one you should be with. It made sense logistically. 
You didn’t like to be looked after, but you always let him. You both had the same job, so you both understood the struggle. The spark between you two was fucking immense and there was always something to talk about. It was hard to find a single reason not to be together - except for timing. And timing was kind of everything, especially when there was so much at stake. How much of it you needed, he didn’t know. That wasn’t even calculating in the fact that it would take Javier at least thirty more cycles of convincing himself to tell you before he finally took the plunge. 
‘Thank you for helping me tonight.’ You sleepily mumbled. 
‘Always.’ Javier replied. 
‘I’m trying not to fall asleep on you-’
‘- go ahead.’ He cut you off with a soft chuckle. 
‘I appreciate you.’ 
That was the last thing you managed, before sleep completely overtook you. This was new ground for your friendship - physical touch, deep conversations, Javi teetering dangerously close on the precipice of enlightening you with his feelings. The bottom could even have the best landing ever, or the worst. Was it worth the risk? 
Javi peered down at you, completely enamoured at the sight of you quietly snoozy, hand splayed out on his chest and eyes screwed shut. This could be an everyday thing. Domesticity and closeness and you. He could feel his chest physically hurting at the feeling; at the prospect of having you. Like, actually having you. 
He pressed a soft kiss to your forehead, brown eyes flickering up to the ceiling. That was when he knew in his very soul, the answer to that question.
You were worth every risk.

Bechloe Week 2021 - Day 6
July 31st: Neighbors AU or Famous AU

So, yeah, should have posted this yesterday but I didn’t have time to finish writing it and then I got drunk. I’m not super happy with it, it didn’t come out like I planned, but I hope you like it anyway. Hopefully I can get day 7 written and posted tomorrow.

Fame for Beca had always been a double edged sword.
It allowed her music to spread across the globe. She got to meet fans and hear about how she had inspired or helped them, just by existing. She got to work with and meet her peers and idols, and perform in places she never dreamed of.
She got to provide for her family. She got to give her kids the childhood she never had, and she got to give her wife the life she deserved.
But she also had to deal with paparazzi following them around everywhere they went.
She had to deal with articles written about her every other day, and intense fans that crossed boundaries, and ones that would trash her online.
Beca was finding that she had more bad days than good days, and it was beginning to weigh her down.
She had to remind herself daily, that there were billions of people who were suffering in the world, and that she was incredibly privileged to live the life she led.
But Chloe could see the toll it was taking on her wife, and it was killing her.
After she was almost in that car accident, Beca had taken a couple of weeks off work. She spent her time taking care of Chloe, playing with Blake, and obsessively re-writing and re-working the songs on her upcoming album.
And it was an insane success.
Everyone who had slated her single ate their words, and Beca found herself skyrocketing to fame for the second time.
Their money worries disappeared almost overnight, but other problems replaced them quickly.
Beca had always been a relatively private and introverted person. It was one of the reasons she had always wanted to be a producer rather than an artist.
So while her fame rose, her anxiety did too.
She tried to keep it to herself, but Chloe has always been able to read Beca like a book.
She always knew when Beca’s anxiety was bad, but she also always knew how to calm Beca down.
So they were dealing with it. They had a system. Beca would work until she couldn’t, and then Chloe would pick her back up.
“People are dying,” Beca would mutter to herself, her eyes squeezed shut, her hands on the back of her head. “Children are dying. They’re going without food, water, and medicine, and they’re dying. My problems are nothing.”
When things were at the worst, she would repeat this to herself over and over as wave after way of anxiety crippled her. Chloe would find her and hold her, and whisper reassurances until Beca calmed down.
It wasn’t an ideal situation, but it was working.
At least Chloe thought it was.
But then Beca reached her breaking point.
It had been a rough week to begin with - she had had to read an article on a prominent gossip site about how she was apparently cheating on Chloe with another musician - so she was already on edge.
Chloe had assured Beca she knew it was all bullshit, but Beca still hated that Chloe had to deal with that stuff. And she hated even more that Blake was old enough to read and understand it.
It was Riley’s third birthday, and she was walking with her girls to get ice cream from the kids’ favourite place.
Riley was up on Beca’s shoulders, Chloe was walking at her side, pushing Riley’s empty stroller, and Blake was walking between them.
“What ice cream are you gonna get, peanut?” Beca asked.
“I don’t want any,” Blake said, frowning, kicking her shoes against the ground.
Beca shot a look of confusion at Chloe. She had been excited when they were in the car, and had seemed perfectly happy a few minutes ago when Beca had taken her hand to cross the street.
“Why not?” Chloe asked.
“I just don’t. I wanna go home,” she said. She stopped walking, so Beca and Chloe did too.
“Hey, what is it?” Chloe asked, crouching down in front of her. She pushed Blake’s dark brown hair out of her face, and lifted her sunglasses so she could see her eyes. “Are you not feeling well?”
“People keep taking pictures of us,” she said in a quiet voice. “And I don’t like it.”
Chloe glanced up at Beca in time to see her face fall.
“None of us like it very much,” Chloe said. “But your Mom is famous. And that means people wanna see pictures of her when she’s out and about.”
“Well I hate it!” Blake snapped. She looked past Chloe and let out a groan of annoyance. “They’re doing it again!”
Chloe turned and saw a man sitting at a table outside a coffee shop pointing his phone at them. He shoved it into his pocket and turned away when he realised he’d been caught.
Beca sighed, and took Riley down from her shoulders. Riley fussed and started crying when Beca put her back in her stroller.
“Sorry baby girl,” Beca said. “I’ll be right back.”
“Beca,” Chloe said in a warning voice.
“I’m just gonna talk to him,” Beca said.
She left Chloe with their daughters and approached the man.
She saw recognition dawn in other peoples’ faces as she got close.
“Hey,” she said, keeping her tone friendly. “Can you do me a favour and delete those pictures you took?”
“I didn’t-”
“Come on, man, even my nine-year-old clocked you. She doesn’t like having her picture taken, and I don’t like photographs of my kids being on some stranger’s phone,” Beca said. “I’ll happily take a selfie with you, if you want, but I’d really like it if you deleted those photos.”
“Yeah, I kinda don’t want a selfie,” he said. “TMZ won’t pay me anything for a selfie.”
Beca clenched her jaw and forced a smile. “Delete those pictures, dude.”
“No,” he said. “It’s a free country.”
Beca could feel the eyes of every other table watching them. She knew they had all fallen silent to eavesdrop.
“Delete the pictures of my fucking kids, do you hear me?” Beca said, trying to keep her voice down.
She was sick of this. Sick of the entitlement that these people had. Like they had a right to her life, and she was sick of the impact it was having on her family.
“Are you gonna make me?”
She saw he was pointing his phone at her again.
She swallowed down the anger that was building. “I’m asking nicely, dude. Delete those pictures.”
“I was taking them of you and Chloe,” he said. “You can hardly see the kids.”
“Is there a problem here?”
She looked at the man who had just arrived and figured he must work for the coffee shop, based on his brown apron with the shop logo, and the name tag that read ‘Dylan’.
“Beca fucking Mitchell here won’t leave me alone,” the guy said.
“This pervert took pictures of my kids!” Beca snapped back.
“What did you just call me?” He stood up from his chair quickly, the raised voice and abrupt noise of the chair scraping attracted more attention.
“How many other pictures of little girls are we gonna find on your phone? Let’s take a look,” she made a move to grab the phone off the table, but he tried to stop her, and caused it to slide off and onto the floor.
Without thinking, Beca drove the heel of her Doc Marten boot into it, hearing a satisfying crunch as the screen broke.
Yes, his pictures were probably already on the Cloud, but she didn’t care right now. He wasn’t going to be able to ruin anyone else’s day today.
“Yes!” One of the patrons of the coffee shop cheered. “Work bitch!”
“That was a $1,500 phone you… talentless whore!” He shoved her, hard, and Beca fell backwards into another table.
With a look of panic in his eyes he ran off, as Chloe rushed towards her with the girls.
“Mommy!” Blake cried, letting go of Chloe’s hand and running over to Beca who was now sitting on the ground, her hand gingerly touching the back of her head. “Mommy, he pushed you!”
She climbed onto her Mom’s lap and wrapped her arms around her.
“I know,” Beca said, hugging her daughter tightly. “But I’m okay.”
A bigger crowd had started to form around them now, and more people had their phones out. Beca could feel the panic building in her chest.
People were touching her, Beca didn’t know if they were trying to help her up or not, but she needed them to stop.
“Can I get through, please?” Beca heard Chloe shout. “Excuse me, I need to check on my wife.”
Dylan managed to clear a space for Chloe to get through with the stroller.
Riley was starting to get upset, and Chloe could see the panic rising in Beca’s eyes.
“Are you okay?” Chloe asked, her voice as quiet as she could make it so Beca would still be able to hear, but that it might not carry to the crowd.
“I can’t be here,” Beca said, her voice shaking. “I don’t want them to see.”
“Okay,” Chloe said. She stood up and quietly asked Dylan if there was somewhere they could sit in private, and he nodded. “Blake, honey, can you help your Mom stand up?”
Blake climbed off Beca’s lap, and held out her small hand for Beca to take. Beca took it, and stood up as Blake pulled.
Dylan led them through the shop and to a small room with a couple of sofas that must have been meant for staff.
“I’ll make sure no one bothers you,” he said.
“Thank you,” Chloe said. “We really appreciate this.”
He left the room and closed the door behind him.
Beca dropped onto one of the sofas and let her head fall into her shaking hands.
She forced herself to take deep breaths as Chloe sat beside her, rubbing a comforting hand up and down her back.
“Mommy?” Riley asked.
“Yeah?” Chloe replied.
“Can we get ice cream yet?”
Beca burst into tears without warning, which created the domino effect of Riley crying and then Blake crying.
“Okay,” Chloe said, surveying her tearful family. “Who needs a hug the most?”
“Mom does,” Blake said, sniffing and wiping her eyes.
“Can you give it to her while I take care of Riley?”
“Uh huh,” Blake said. She climbed onto Beca’s lap again, and Beca pulled her daughter into her arms. “It’s okay, Mom, the bad man is gone.”
“I know,” Beca said, trying to stop crying. “I’m just sad that he ruined Riley’s birthday.”
“We can still get ice cream,” Blake said. “I won’t be angry about people taking our picture anymore.”
“No, baby, you should be angry about that,” Beca said. “They don’t have your permission, so they shouldn’t be doing it.”
Her eyes met Chloe’s who was soothing a still sobbing Riley. Something was going to have to change.
They left the coffee shop once everyone had calmed down, and Beca gave them a big tip for the trouble they’d gone through.
They made it back to the car without any more trouble, and Beca ordered some ice cream on DoorDash to get delivered.
They hung out in their garden for the rest of the day, playing in the pool, and eating junk food.
Chloe kept noticing the smile that would slip from Beca’s face whenever she thought no one was looking.
Once the kids were bathed and put to bed, Chloe poured them both a generous glass of wine, and joined Beca on their comfy sofa in the living room.
“I don’t want you confronting people like that again, Bec,” Chloe said, trying to massage the tension out of Beca’s shoulders.
“I know,” Beca said, closing her eyes.
“I mean it,” Chloe said. “He could have hurt you.”
“I know,” Beca said again. “I promise, I won’t do that again.”
“Good,” Chloe said. She placed a kiss on the back of Beca’s head.
They were quiet for a while as Chloe continued slowly massaging Beca’s shoulders.
“Come on,” she said, planting a brief kiss on her neck. “Let's go to bed.”
They climbed the stairs, briefly checked on the kids, and then changed for bed.
“What are you thinking?” Chloe asked, watching Beca as stared up at the ceiling. She could see tears building in her eyes again, and she brushed one away with a sweep of her thumb.
“I don’t wanna do it anymore, Chloe,” Beca said, her voice breaking. “We can’t take our kids for ice cream. Blake is getting too anxious to leave the house, and Riley is gonna start picking up on that soon. You can’t even work anymore. I don’t… I don’t wanna be famous anymore, I don’t want to live in this stupid town, I don’t want any of it.”
“I know,” Chloe said, softly.
“I’m serious.” Her voice was wobbling dangerously now. “I can’t… It’s crushing me.” She brought up a hand to cover her face as she started crying. “I can’t do it anymore.”
“Hey, shh, it’s okay. It’s okay, we can figure this out,” Chloe said, gathering Beca into her arms. “We’ll be okay.”
“It’s gonna kill me.”
“I know, baby, I know. But I won’t let it,” Chloe said. “Tomorrow we’re gonna call Theo, and we’re gonna figure it out.”
“Thank you,” Beca said, feeling calm relief begin to wash over her. Things were going to change. Things were going to get better. “I love you.”
“I love you too. No matter what your job is or where we live. I’m always gonna love you.”

Breathe in
This couldn’t be happening. No, no, no. He was gone, Luke was gone and you were... no, no, no. You couldn’t breathe, it was too hard, every breath felt like a knife to the throat as you tried.
Breathe out
You hugged yourself tightly, small tears falling onto your arms and you let them. You were too busy to deal with it. Months ago, when you found out you were pregnant, this wasn’t how you expected to be spending it, mourning your boyfriend.
Breathe in
“I’m pregnant.” The words tumbled out of your mouth as you stood before Luke in the garage, his guitar hung over his shoulders. His jaw dropped, eyes darting between you and your stomach as your nerves fluttered over you. His lips slowly pulled up and not before long he was smiling. “I’m pregnant.” You repeated again much softer, relief washing over your body.
Luke pulled his guitar off, tossing it onto the couch next to you. “You’re serious?” he gasped out, letting his hands fall gently onto your cheeks. You nodded, feeling tears start to fall as Luke laughed happily, looking down at were his and your child was growing before his lips latched onto yours, taking you by surprise as you giggled. “You’re pregnant.” He mumbled against your lips before his arms were around your body. He lifted you in the air and spun you, mindful of your stomach and you grabbed his shoulders, keeping you from falling over as you both laughed. “We’re having a baby!”
“We’re having a baby!” you laughed with him before he set you down, kissing you deeply again as he walked backwards and sat on the couch with you on top of him.
“I love you.” He whispered after pulling away. Your heart melted as your eyes softened.
“I love you too, Luke.” He brushed his fingers against the side of your face as you giggled and met his lips again.
Breathe out
Now you were alone.
You wish you could’ve gone back in time. Had more time with Luke. Stopped him from eating that damned hotdog. You just wanted him here. You needed him here.
Breathe in
“We have some news!” Luke shouted as he walked you both into the studio for today’s rehearsal. You both talked all last night, trying to decide when was the right time to tell everyone else and you decided it was better to do it as soon as possible.
Bobby, Reggie, and Alex were all sat around waiting for the last member of the band as their heads perked at your entrance. “What’s up?” Alex groaned as he stood up from the couch and Reggie and Bobby followed suit, grabbing their instruments in preparation for rehearsal.
Luke glanced to you, watching you take a deep breath as he grabbed your hand. Your eyes met and he nodded for you to give the news like you told him yesterday. “I’m pregnant.”
The boys just stared at you in disbelief, not at all expecting those words to come from your mouth. Alex was the first to speak up, clearing his throat as he stepped forward. “Uh- Um, Congrats you two!” He said and you laughed at his reaction, moving from Luke’s arm to hug Alex. Alex gave Luke a look over your shoulder, wanting to know if this was real, if the girl who was practically like a sister to him was pregnant. Luke smiled, bouncing on his feet when he nodded and Alex let out a shaky laugh and pulled you closer. “Congratulations.” He whispered again before you separated.
“Thank you Alex.” You said before feeling Reggie’s arms thrown around your shoulders. “Reggie!” you laughed as he pulled you closer.
“I’m just happy!” He laughed as he let you go and spun you around to hug him. “We’re gonna have a baby!” Reggie cheered as you pulled back, quirking a brow at him.
“We’re?” you asked, quite certain that Reggie did not have a part in making this baby.
He nodded however, gesturing around to the 5 of you all. “A band baby.” He said so simply and you laughed, nodding along.
“A band baby.” You agreed, moving to hug Bobby.
As the hugs were done, you fell back into Luke’s side, feeling his hand placed gently on your stomach as he held you close. “So…” Bobby began, sticking his hands into his pockets. “How are you guys gonna do this? You know, raise a child.”
Luke looked at you tucked into his arm, smiles settled on both of your faces as he kissed your head. “Together.”
Breathe out
Now you had no clue how you were going to do it. Here you were barely 18 years old and pregnant.
Bobby was the last of the band you had, but you were never really close to him. After the others passed, he ditched you, not wanting to be left with the pregnant girl, you assumed.
You had found out the gender today. You always imagined this day. Luke would be by your side, holding your hand tight like he always did and when you found out the gender, you’d celebrate together.
It’s a boy. You were having a baby boy.
Breathe In
“Y/N!” at the shout of your name, you turned around seeing your mother rushing towards you with a baby bottle in hand. You sighed, adjusting your hold on your baby in your arms as you took the bottle from her.
“Thank you, mom.” You said, giving her a hug. She reciprocated but didn’t back away, looking down at your boy.
“Hello LJ.” She said, using a baby voice that amused you every time she used it. “How are you, my little cutie?” She bopped his nose and you held back a smile.
“Mom, we have to go.” You told her, seeing the frown she sent you. “I promised Rose that we’d meet her for lunch!” you laughed, fixing your hold after putting the bottle away.
You met Rose long ago, the night the boys were going to play the Orpheum. Then months later, after LJ was born and you were in desperate need of money to support a child, you met again and she helped you get a job at the Orpheum, as well as becoming your best friend.
“Just one more-“
“Goodbye mom.” You said, starting towards your car.
Your mom let out a gasp, throwing her hands on her hips. “Y/N, you get back here with Luke Jr.”
You threw a smile over your shoulder, turning slowly and lifting one of Luke Jr’s, named after his father of course, hands and waved it at her. “Say bye to Grandma.” You spoke softly, mimicking your mother’s baby voice. You laughed, seeing the smile on LJ’s face as you looked up to your grinning mother. “Bye.” You said one last time before setting him in the car seat, getting him comfortable before hopping in yourself.
It had been hard, extremely hard to raise your baby without him, but you did it. You were doing it and everyday LJ grew up and reminded you more of his father. Your Luke.

Elevator Love (Ch. 1)
A/N: Welcome to my first multi-chaptered fic! This was supposed to be a one-shot but I kept writing and here we are. I’m not super happy with this, so I’m probably going to rewrite it eventually. Staring at my document hasn’t seemed to help so far, so I’m probably gonna take a break on this and work on requests. For now, just sit back and enjoy :D
Marinette gnawed on her lip nervously as her fingers toyed with the ladybug keychain on her white crossbody purse.
Her eyes were glued to the towering Wayne Enterprises building before her. The big “W” atop it seemed to stare her down, issuing a silent challenge for her to walk past its doors.
“You got this, Marinette!”
The heroine smiled weakly at Tikki’s assurance—although she did appreciate the sentiment, Marinette wasn’t quite sure she could agree.
She was not prepared to meet Tim whatsoever.
Sure, they had been friends for nearly two years—but regardless, Marinette couldn’t help but stress.
It had all started when Tim decided to commission MDC for a few pieces, offering a large sum of money in exchange for her efforts. Despite being doubtful of whether or not he was truly who he claimed to be, Marinette accepted the request.
Soon enough, back-and-forth emails progressed to casual texting, which led to an eventual friendship. The two seemed to click naturally, which was evident in their smoothly-flowing conversations.
Tim knew everything there was to know about her (barring her identity, of course), yet they had never met in person.
He was the co-CEO of a multi-billion dollar company and she was a prominent designer that moonlighted as a superhero—finding time to video chat one another was hard enough.
But now that Marinette had finished université, she had nothing tying her down to Paris. 19 was a young age to be done with school, but her life wasn’t exactly normal.
That’s why a few weeks before graduation, Marinette decided to email Bruce Wayne.
It was a spur-of-the-moment decision; Tim had made an offhand remark about how he wished he could be there for her graduation, and the cogs in Marinette’s brain began to turn. Maybe he couldn’t come to Paris, but she could go to Gotham.
Once her mind was made up, it was only a matter of planning.
It was surprisingly easy to get ahold of Tim’s father; from then on, everything else fell into place.
Perhaps attempting to surprise someone as smart as him went against her better judgement, but it was too late to turn back now.
Marinette’s phone pinged, and she scrambled to press her thumb to its home button. Speak of the devil.
Mr. Wayne
It’s ready.
Tell your name to the receptionist at the front desk, and she’ll give you a lanyard with a pass into Tim’s office as well as a set of directions.
I apologize again for not being there to guide you; unfortunately, I have other matters to attend to.
Marinette tucked the gift box she was holding under one arm, freeing her hands to type out a response.
Marinette
Thank you so much for your generosity, M. Wayne!
I really appreciate all your help in planning this, and for allowing me to surprise Tim in the first place.
Despite your busy schedule you’ve gone through so much trouble to help me. I really can’t thank you enough!
Once she pressed send on her last message, Marinette inhaled deeply.
Her hands moved to smooth down the soft fabric of her blush pink dress.
It was an admittedly simple ensemble, but the billowy sleeves and fluttery skirt gave it a delicate flair. Her white strappy sandals, circle purse, and wavy half-up braided hairstyle tied it all together nicely.
Marinette checked herself over one last time to make sure she wasn’t forgetting anything. She tucked her phone into her purse, grabbed the box containing Tim’s gift, and turned to look at the imposing building with a burst of newfound confidence.
Here we go.

“To the right…” Marinette muttered. “Or was it to the left?”
The designer scrunched her nose in confusion, turning around in a circle to better survey the building.
She had already obtained the lanyard and directions, but decided to make a last-minute detour to the bathroom. It shouldn’t have been a problem since Marinette was a few minutes early, but now she was lost. Sure, the place had a fairly open floor plan, but it was enormous! She couldn’t be expected to navigate this.
In hindsight, maybe deciding to deviate from her original schedule had been a mistake.
Marinette sighed and started walking. She didn’t want to disturb anyone, so wandering aimlessly was her only other option.
Well, it wasn’t her only option—she could easily use her Ladybug magic to give herself a push in the right direction, but Tikki would disapprove. Oh, and it was wrong to use her powers for selfish gain. Marinette totally remembered that.
Turns out she didn’t even need to use her Ladybug powers, though; it only took  a few minutes of searching for her to stumble across what she was looking for.
About 10 meters away was a set of elevators lined up against the wall. A glowing “up” arrow was visible on the panel beside a pair of open steel doors.
Marinette’s eyes widened at the sight of the open elevator. She promptly broke into a jog, careful to keep her speed somewhat appropriate for the environment. The doors started to close, and Marinette’s heart raced faster. There was a shadowed figure inside, but due to the angle they likely couldn’t see her.
“Wait!” she called as loudly as she dared.
It was almost funny how similar the experience was to her lycée days.
Marinette pushed the thought to the back of her mind—she would rather not taint her day with memories of that dumpster fire.
She turned her attention back to the elevator, whose doors had retreated. Thankfully, the person inside heard her. Marinette slowed her pace as she covered the last few meters, but was mindful to not walk obnoxiously so.
As she approached her destination, it became increasingly apparent that whoever was inside was remarkably tall.
Ugh, she could practically hear Tim’s jest in her head—are you sure it’s not just because you’re short? He loved to poke fun at her height with short jokes, even though he was only 8 cm taller than her.
Anyways, despite her petite stature, Marinette was sure the person inside would be considered tall by any standards.
She prepared a friendly smile, a “thanks” on the tip of her tongue when they finally came into view.
The first thing she saw was a pair of worn black men’s work boots on what was an admittedly toned body.
Marinette didn’t let her eyes linger on the muscles there, rather opting to trace her gaze from the man’s body up to their face. And wow, was that a gorgeous face.
She wasn’t the type to fall for someone based on appearance alone, but Marinette would be crazy to think this wasn’t the most attractive person she’d ever seen.
He had messy black hair with a pure white streak in the front, tousled to perfection in a way that would make a supermodel jealous. His brilliant green eyes were pools of emerald, richer than any shade she had seen before. Marinette would gladly drown in them.
Speaking of his eyes, he was looking at her with his captivating gaze and mesmerizing face...
Marinette would forever deny swooning at the sight. She would never swoon.
(She totally did.)
Say something! she scolded.
“Uh, than-thank you.”
Oh no. It was the stutter.
Not just a stutter, but the stutter. The one that only appeared when she was nervous and/or talking to hot guys.
Marinette had long outgrown it—or at least, she thought she had—but apparently now it was back with a vengeance.
Her face heated up, and she moved forward to press the button to her designated floor before taking her place some distance away from the man. She turned her head away in embarrassment, hair shielding her face so he couldn’t see her flushed cheeks.
If she had been looking up, perhaps Marinette would have been prepared for the flood of incoming mass. But she was too busy cursing herself to notice the group of people entering until she felt a nudge on her right side.
Marinette squeaked at the stack of boxes that was suddenly in front of her face and looked up to see a small group of workers entering the elevator, pushing a large platform truck stacked with packages. She shuffled on instinct to make more room.
The cart seemed way too big to fit, especially with the capacity of the elevator. Someone would have to contort themselves, or at the very least they’d be squished up against one another uncomfortably. 
Marinette watched as they pushed the platform truck in all the way. It left the tiniest bit of wiggle room, just enough space for someone to squeeze past.
The designer found herself slowly edging towards her left each time another person wiggled their way past the load.
The elevator wasn’t too crowded, and the process went relatively smoothly—that is, until the last worker attempted to get inside.
He had a build somewhat similar to her Papa: tall and large, so his struggle was understandable. It took a minute of grunts and loud sighs, but he managed to slip past the obstruction and into the elevator.
His large frame, however, meant less space for everyone, and Marinette felt the sudden impact of being shoved.
She couldn’t help the soft yelp that fell out of her mouth as her feet stumbled, and before she knew it her left side was firmly pressed up against someone.
Oh god. It was Hot Guy. Of course it was him.
She pressed her lips together in mortification, arms squeezing Tim’s gift to her chest even tighter.
“Sorry.”
Marinette nearly jumped as the husky voice spoke quietly next to her ear. Her head whipped towards the direction it came from, which wasn’t exactly hard to place. There was only one person on her left side.
She turned her head to face the man with the white streak. She had to crane her neck awkwardly in order to properly see him, which really put into perspective their height difference.
His green eyes were sincere, and Marinette could see the apology in them.
The lack of space wasn’t his fault whatsoever, but it was nice to see someone care about her boundaries.
“U-um, it’s okay.”
Marinette smiled at him shyly, then diverted her eyes away. Her brief burst of courage could only take her so far.
Before she knew it, the ride was over. The elevator stopped with a ding, and coincidentally enough, everyone was headed to the same floor.
Marinette fished out the set of directions Mr. Wayne had written from her purse, skimming over them once more. Her stomach filled with butterflies at the thought of finally meeting her best friend.
She barely noticed the workers pushing out the platform truck or Hot Guy walking away, the outside world long forgotten.
Marinette’s body went on autopilot, following the instructions on the paper until she found herself stopped in front of a sleek door. She didn’t know what it was made of, but she was glad it wasn’t glass like many other things in Wayne Enterprises. That would make her surprise a lot harder to pull off.
Above the key card security system on the left was a name plate, nearly identical to others she had passed on her way here. The name Tim Drake was written in elegant silver cursive letters, the metal gleaming as if it were brand new.
Marinette’s chest tightened in anticipation as she pulled out the lanyard Mr. Wayne had given her. She took a deep breath before knocking twice.
There was a short pause before a familiar voice responded.
“Who is it?”
She scanned her card and opened the door.
“Marinette?!”

A/N: For reference, Marinette is 5’3” (160 cm) and Jason is 6’4” (193 cm), so there's a 13" (33 cm) difference. I tried to use French terms and measurements so it'd feel more like Marinette's perspective.
And yea, I'm not super proud of this so I'm probably gonna rewrite it in the future. I have a bunch of other WIPs to work on though, so sorry in advance for my wacky updating schedule!

Delicate Type of Beauty- Chapter 1: New Neighbor

Summary: You hated moving, but luckily you had a helping hand. Bucky just wants to go home.

    “James, did you hear me?”
     Bucky’s eyes snap back from the window, landing back on the cold orbs of his therapist. For someone that was supposed to be welcoming, she tended to come off as unreceptive. Then again, she did have to put up with his bullshit.
    Doctor Raynor crossed one leg over the other, her pen tapping the dreaded notebook. He knew it was just an inanimate object, but it was too passive aggressive for his liking. Or maybe it just reminded him of that red book with that grating star.
   “Did you make any progress with your amends?” Raynor repeated her apparent earlier question, locking her eyes with his own. 
    He’s been looking into a couple of politicians that he had helped gain their positions, ones that still held their place in office even after Hydra collapsed. They were terrible people that needed to be stopped before they harmed anyone else. All he needed was some evidence that would be enough to convict them, since he had to follow “the three rules” set by his therapist.
    “No.”
    Raynor let out a small sigh at his dry response. It was hard to get more than three words out of him at times, but she had come to not expect anything else. If he wanted to open up some more, he would. Today just wasn’t one of those days.
    She opened her mouth to comment but was interrupted by the timer going off, signalling the end of the day’s session. Bucky got up and started out the door before she had the opportunity to add anything else. He’s come to learn that if he doesn’t leave immediately, Raynor would definitely keep him there longer than an hour.
    All Bucky wanted to do now was to grab a bite to eat and get back home. He’d usually meet up with Yuri afterwards, but the old man-- that was still younger than him-- already had plans for the afternoon. 
    Yuri Nakujima was also someone that he needed to make amends to, but he wasn’t going to let himself think about that right now. Right now, he just needed a damn burger.
    You hated moving, you decided. 
    If someone ever heard those words leave your mouth though, they would have probably called you a hypocrite. You would have gladly informed them that moving across the world with a SEAL team was extremely different than moving across the state. 
    At least with a SEAL team, you were with people that you knew and loved as you bounced from an unfamiliar place to another, with the promise of returning home to see your family after the operation was over. Moving from Syracuse to Brooklyn alone wasn’t really ideal, but it was the only way.
    You had been one of the half billion people that vanished during the Blip, waking up one day to find out that five years had apparently passed. You came back only to find out that the United States government had disbanded your squad. The only thing the government did for you was give their thanks and sent you into early retirement, made, no, threatened you to keep your mouth shut about the highly confidential operations that you and your squad worked throughout the years. But that wasn’t the worst part. 
    Before the Blip, the only family you had were your mother and your younger brother Colton. They still lived in your hometown while you were off working. Your mother and Colton were the only people that kept you grounded when you came home for a few weeks at a time, helping you hold yourself together when you thought you were going to fall to pieces. 
    When you came back, not only was the only job you’ve known stripped away from you, so was your family. Your mother had passed away a couple years after you vanished, and a couple years after her passing, Colton went missing, apparently without a trace. And no one looked for him. Everyone told you that they couldn’t look for someone that had been missing for over a year, that you needed to accept the possibility that he was no longer alive.
    So, your taking matters into your own hands.
    Brooklyn was the last place where Colton had been seen, why he was there, you hadn’t the slightest idea. You found his abandoned car at one of the docks with no indication of where he was heading. It was apparent that he had some kind of business in Brooklyn, so that’s where you were going to set up camp. He wasn’t the first person you had little to nothing to use to track him down.
    You set a box down on the floor of your new apartment, cringing slightly at the emptiness of the room. Maybe a couch would make it feel more homey instead of a camp out. A sigh left your lips as you walked back out the room, jogging down the stairs to retrieve the last of your belongings. 
    Bucky had his gloved hands stuffed in his jacket’s pockets as he moseyed his way up the stairs of his apartment building. He didn’t exactly have any plans for the rest of the day, but he just wanted to spend it at home. Maybe he would get around to reading that book the waitress at that restaurant he and Yuri frequented recommended. 
    Upon reaching the door of his apartment, his hand reached into his back pocket to grab his keys, freezing when he noticed the door across the hall was open. Bucky looked down both ends of the hallway before inching closer to the opened door. He didn’t recall that room being vacant, so it was a bit strange. 
    Bucky double checked his surroundings once again before he proceeded to open the door some more. Peering inside, he saw almost the same layout of his own apartment with a few boxes littering the floor. Who exactly was moving in across from him?
    His silent question was answered when he heard a string of curses coming from the flight of stairs. He watched as you came into his view, struggling to balance three boxes, one of them falling out of your grasp, which pulled another curse out of your mouth. He hadn’t heard anyone curse so much since he was on the battlefield during the war, let alone from a woman.
    After a few moments of seeing you continuing to struggle to retrieve the fallen box, he made his way over to you, picking it up off the ground. “I got it,” he alerted you as he held it in front of him. 
    “Oh, thank you,” you thanked him, looking over the other two boxes to see your savior. Bucky noted how your eyes briefly glossed over with recognition and how your smile faltered for a second. You know him.
   You moved around him to get to your apartment, kicking the door open more with your foot. “You can just set it in here,” you called back to him over your shoulder. Bucky nodded as he followed you into your apartment, setting the box down where you directed him to. 
    You wiped your hands on your pants after you set down your own boxes, turning back to face the man before you. “Thanks again. It was really a pain in my ass,” you offered him a small smile as you placed your hands in your back pockets. 
    Bucky offered you his own smile, his less warmly than yours had been. “No problem,” he replied shortly, stepping backwards out of your apartment, turning with a final nod to you before reaching for his keys once again. 
    You quickly stepped out after him, sticking your hand out towards him. “I’m Kris, by the way. I guess we’re neighbors,” you mentally face palmed at the awkward greeting that just left your mouth.
    Bucky glanced down at your outstretched hand, hesitating a moment before shaking it. “I guess so. I’m…”
   “James Barnes. I, uh, know,” you finished for him, closing your eyes tightly immediately afterwards. “I’m so sorry, it just came out. Now I made things weird,” you apologized, opening your eyes to look back at him.
    Bucky chuckled dryly, unlocking his door behind him. “It’s fine. Hope you like it here,” he said with another tight lipped smile before slipping into his apartment. 
    You groaned internally as you walked back into your own apartment, locking the door behind you. After all the training you’ve been through, nothing would have prepared you for anything like this.

Well, Chaffee, you’re the one that came up with the idea for the show today, and that is we can talk about the live event a little bit and we had 74, what we call “A-ha moments.” So, tell everybody what “A-ha moment” is at the live event, Chaffee.

So, first of all, let me say that this was one of the best live events that we had a long time in forever. And so to have everyone there, it was a full crowd, full room. Everyone was up in mixing and mingling and having the time and most importantly learning what to do in their business, following Jay’s processes and systems. And as you can see, it’s multiple pages before an “A-ha moment,” which is a moment where Jay talks and trains and teaches about what to do and how to do it.
And the little light bulb comes on and it’s like, “A-ha! I’ve got it! It makes sense!”

We don’t have near the time to review all 74 of them, but review just a few of the comments that the live event attendees wrote down and turned in as light bulb moments, from learning at the event. But, Chaffee, lets you take a moment and tell folks about your background and how it is we work together.

Sure. So when I was growing up, I was told you gotta go to school, get good grades and get a good job or J-O-B as we call it, right? And so that’s what it is. I did. I went to school, I got great grades.
I’m Asian, of course. So I get straight A’s and good stuff.

That’s right. I was good at Math. So like a lot of Asians during my time, we were either doctors or engineers and I became an engineer, went to college, got big grades again and got a job as an engineer. So I’m working as an engineer in the corporate world at a multi-billion dollar company. And it was always nagging at me, Jay, that I needed to do more. I needed to do something else because I wasn’t made to be an engineer. I was made to do a lot more than go to a job, 8:00 in the morning and come home at 8:00 at night, 10, 12 hours a day working for somebody else, doing something that I might be good at, only I don’t really enjoy, or I don’t have really have a passion about. So during that time I decided to start something on the side and that was my real estate business. Started investing in 2002 and lost a ton of money on my first deal day.

Uh-oh. There’s one big lesson right there.

That’s a book that I need to write, right? Of what not to do. And one thing that I didn’t have, just to share with everybody, one thing that I did now was a coach or a mentor to call up and say, “What’s going on? What am I doing wrong? Or what am I not doing? What should I be doing that I’m not doing?” And that’s really what got me in trouble, Jay, was really some of the things that I should have done that I wasn’t doing. So it wasn’t necessarily that I was doing something wrong. It was, I was missing some steps. I’m missing some things that I should’ve been doing. And so I lost a ton of money in that first deal. Learned, I went through the school of hard knocks and, and you know, lost a ton of money.
And then I got smart and I said, I need help. And so I got a mentor, I got a coach and started doing some more deals. And then I realized how powerful a coach and a mentor can be for somebody’s business and success. And that led me to personal development, which led me to fall in love with coaching. And so I started transitioning from real estate into coaching. And then while I was coaching at a real estate event, I met this guy right here, Mr. Jay Conner. And it was like a spark right away. It was like, I like this guy. He would resonate. And I like what he’s doing. And at that time you were just starting your Where To Get The Money Now course. And you’re like, I’m going to be a speaker and a trainer.
I’m like, “Me, too. I’m doing the same thing, I’m a speaker and a trainer, too.”
And so we’ve gotten in touch over the years. And then, Jay, you started blowing up. I mean, you started teaching and training a whole ton of people. And along the way, he said, “Hey, Chafee, come join the party.” And I was just like, “I’m there.” Like, where am I at? And let’s join the party and-

You’ve probably been coming to all of our live events. It’s probably been 7 years or more, 7, 8 years, something like that. But yeah, Chaffee helps me run my mastermind group, as well. So, wow! Mastermind group is starting to blow up big time. Because we had 22 of us in the room, thereabouts, 20, 22 of us in the room, the week before last at the mastermind. And we almost doubled that now, but yeah, Chaffee’s a very, very important part of my team when it comes to working with our students and et cetera.
So anyway, as I mentioned, we just have gone through these A-ha moments. So let’s just go back and forth, Chaffee. This first one here. So I’m gonna read the A-ha moment, but then I’m gonna ask you to expand or to really talk about what it means in a very easy, simple to understand way. So George at the live event wrote down, his A-ha moment was, “Substituting the collateral while I was a lender to continue earning interest on a loan for a longer period of time, should the original property sell in less than six months.” So,how about unpacking that. First of all, a good place to start is, make sure everybody knows what we mean when we say, “collateral.” What’s collateral?

So collateral is what you get in place of the money that you’re lending.
And in our case, Jay, or your case, the collateral is the property. And so they get the property. If something happens and you’re unable to make that payment back to them, then they can go and get the property. And a lot of times they’ll end up with a lot more money when they get the property because you’re only buying those properties that are certain after-repair value, 75% of the ARV, as we say. And so they’re better off getting a property only, obviously you’ve always paid everybody back. And so they’ve never had to use that collateral.

Yeah, these A-ha moments. So the name of the event that we just said is called The Private Money Academy Conference. So the emphasis of the event is on how to quickly and easily get a lot of private money. So let’s be clear, first of all, Chaffee, and make sure everybody understands what we mean by “private money.” What are we not talking about and who is a private lender or what is a private lender?

So just to be clear, private money typically comes from somebody that doesn’t really do real estate. They don’t want to get involved in real estate. They’re busy or they have other things that they want to do in their life. And they want a greater return on their money. Sometimes people confuse private lenders with hard money lenders and these are professional money lenders. And so they charge points and they charge high interest rates. And that’s what most people are familiar with. That’s what most people use, are hard money lenders. They’re not banks, they’re not institutions. They’re just people. Most of these people are retired or they’re professionals with high incomes and they have money sitting in a bank or in a retirement account, earning them less than 1% typically. And they’re looking to earn a lot more.

So private lenders are human beings, right? As Chaffee just said, you’re not borrowing money from any kind of bank or mortgage company or broker of money. These are individuals. In fact, Carol Joy and I right now have 47 individuals that are loaning us money, investing with us to do deals. We pay them a higher rate of return, safe and secure, but nowhere near a hard money lender’s rates. One thing that’s very different about this world of private money is we make the rules as the real estate investor. We set the program, like resetting the interest rate. We determine how long the notes are. In Kentucky, they call it a 360. It’s actually a 180. So it’s the opposite direction of how it works when you’re borrowing money from a bank. When I was borrowing money from the banks up until 2009, my first 6 years, that’s where I thought, that’s what you had to do.
You had to go to the bank and borrow the money to fund your deals. Well, 2003 to 2009, that’s what I did. But since that time, and then this world of private money, we have created our own program. And like we said, the interest rate, how much interest rate would you pay, the frequency of payments, and et cetera. So back to this coming here on this A-ha moment, George says substituting collateral allows the lender to continue earning interest. So what I taught in the section was that when you have borrowed money for your real estate deal, and it sounded like I borrow a lot of what we call “seconds” or junior lien position, smaller amounts of private money, not a lot of money that I used to buy a house, but for rehab and say, for example, so I may have like a $30,000 note that I’ve borrowed to rehab a house.
Now let’s say I sell that house and the note has not expired. So if I have another property, another collate piece of collateral that I have, then I keep that note open so that the lender can keep earning their interest. And I don’t have to pay off that $30,000 note, in this example, I can just substitute or change the collateral that’s backing that note. Does that make sense, Chaffee?

Yeah. What you’re saying is that you don’t have to pay back that private lender and pay them on the interest because you still have time left on that note. So instead of them only getting interest on four months of payments because you sold the property within 4 months, you know, it’s a 12-month note, you got eight months left. You just take that and put it on another property and they continue to get paid on those 8 months.
Something that goes along with that is a lot of times when I have a new private lender that is doing business with us, if I cash out, I’m going to pay them off or whatever. One of the first things they say is, “Well, Jay, can’t you just keep the money? I don’t want the money back.” And the answer is, you got to either substitute- If you’re doing the business my way cause we can’t borrow any unsecured money. It’s all backed by real estate. Can I do that legally? Sure. But I want to protect and give the security to the private lenders. So they’ll ask, “Well, can’t you just keep the money, Jay?” And the answer is I can, if I’ve got another property that I can collateralize that note. And the worst, I can’t, I’m just not going to keep the money.
If you pay off and you’re also shooting the collateral, then the real estate attorney can’t keep it in their escrow account, what we call “unassigned” and I mean that they’re not a savings account, right? So either got to pay them back or settle through the collateral. We gotta do our next one, Chaffee. What we’ve got here on the sheet?

I like this one that Felicia had which is, “Sellers do not know what they will accept until you make the offer.”

Yes. That’s always an A-ha moment. So the A-ha moment is that sellers do not know what they will accept until you make an offer. But now I’ve heard you say this a hundred times, Chaffee, “I’ve never bought a house that I didn’t make an offer on.” Right? So the reason this is such an important point is I just know from experience, it happens all the time and Carol Joy and I, and my team, we do 2 to 3 deals a month, right?
Not a lot of deals, but 420 rehabs since we started this back in 2003. What I’ve learned over all these years is that regardless of what the seller says is the least they will accept. Now, this is particularly if they’re talking to someone else on your team, like the acquisitions. So I have a full-time acquisitionist that does the initial negotiating with the sellers. So regardless of what they tell Kim, our acquisitionist, then I’ll run the numbers. I may not be able to offer that amount of money that he said was the least they would take. So a lot of times I’ll get back to Kim and I’ll offer much, much less. For example, we’ve got a house over in Beaufort right now, that lead came in from one of our bird dogs, a.k.a. Field Agent, a.k.a. Ant Farmer. Anyway, they sent me a picture of this FSBO sign.
And we got up into the seller, Chaffee, and the seller told Kim, in fact it was an inherited property, told him they weren’t going to take one penny less than $300,000. We ran the numbers. I couldn’t offer $300,000 to make it work. The most I could offer was 250,000. So I went back to Kim. I said, “Give them the offer,” and I’m just not offering 250,000, it’s how this offer is framed and presented. I said, “All cash,” i.e. private money, private in there to buy it. And then I could close in 7 days. I knew the house was vacant. I knew it was imperative. There’s no emotional attachment to this property. And these 2 sisters just want to cash out. And so I said, “We close in 7 days, all cash. Don’t have to go get approved for a mortgage or get approved for a loan.”
And that was $50,000 less than just what they said, the least they’d take is 300, and Chaffee, they accepted it. Boom, no conversation. They accepted it, $50,000 less. So as is written down here. They really don’t know. I think they may have really thought that in their head, they may not have been playing any games, but when you’ve got an all-cash offer offered to you and you can have all that cash in 7 days. I mean, that will affect the way you think. Right, Chaffee?

Absolutely. I mean that’s a $50,000 lesson right there, right?

Exactly. Exactly. So the takeaway from that for me is, if you want the property, make the offer, period.

Let me add why I think that’s also very important is that before you even get to the conversation with the seller, Jay, a lot of students that I’ve talked to that have trouble or challenges finding deals always tell me, like I asked him, “How many offers did you make?”
And they’ll say like, “2 or 3.” I go, “Why haven’t you made more offers?” And they’ll say, “Well, the numbers don’t make sense.” And so that’s a wall for them, right? That’s a mental wall that says they look at the numbers from the MLS or the lead sheet or wherever they got that lead from and say, well, you know, it just doesn’t make sense. Like, they want more, it doesn’t meet the MAO, the maximum allowable offer, or it’s above that. So it’s not a lead, let me just throw it away. And regardless of what the numbers say, if you just make the offer, according to what your numbers should be, you’ll be surprised at how many people come back and counter the offer or start that negotiation process. Or as you said, Jay, just take it because they want out.

Exactly, and there’s an art to making the offer as well.
So we’re going to make the offer, but we’re also going to justify the offer. Many times we will share my formula that I use with the seller. Now I say, the math is what makes the decision and what we can do. And we just get the white elephant out of the conversation, like right up front. In fact, the sellers that I was visiting with this past Friday, I sat down with them for two hours, I still make offers myself. I enjoy visiting people. So I’m sitting down with these people. And so I knew what their number was and we were $30,000 off. And so I had already gone through the house and looked at the repairs that they needed and etc.
And I told them right up front and I said, “Look, I think we’re going to have to work something out,” but I’ll tell you it doesn’t work out all the time. We call that the ‘takeaway,’ right? But I just get the white elephant out of the way by saying, you know what, unless this is a win for you and a win for her husband that was sitting there as well. And this is a win for both of you and a win for me then I don’t want to be a part of it. I don’t want to be involved in any transaction where everybody is not winning. And for everybody to win, all of us have got to give a little bit, too, for that to happen for a long time. So I justified the offer by actually sharing the formula and the math.  
I don’t want to come across as though I am just like pulling some figure out of thin air and just trying to make an extra $30,000 and be some greedy real estate investor. There’s an actual formula to where this comes from and I actually gave him a choice. And one I’m gonna bring up now is not on the A-ha moments, but we talked about it at lunch and that is, I gave them multiple offers. I gave them a choice. And quite frankly, I was happy with whatever choice they took, I said, “Look, I can buy this property.” Of course they never heard of the subject to the existing note, nobody’s ever heard of it. So you gotta like, dumb that conversation down, but I said I can pay you all cash, or I can give you $10,000 more if I buy it from you with what we call,
“subject to the existing note,” or “subject to,” as most real estate investors. And they immediately took the 10,000 more. That’s what they had in their- at least these people were current. I mean, they got fantastic credit. So just to make sure everybody understands, Chaffee, tell our audience and listeners and viewers here, what do we mean by buying a property, subject to the existing note?

So when we say “buy, subject to the existing note,” which is not something that you would actually say to the seller. You’re not going to say I’m going to buy your property subject to the existing note because that’s right over their head, right? So basically they have a mortgage on that property with the bank or with a credit union or some institution. And all you’re going to do is you’re going to make their payments for them.
So they’re not getting rid of that loan, instead, you’re just gonna pay those payments as they come on a monthly basis and they’re going to transfer the title of the property to you. So you’re going to own the property and make payments as if it was your loan, except the loan stays in their name. So that’s the only thing. You’re making their payments and you’re taking over the property and they can go on their happy way and live their life. So they don’t have to worry about those monthly payments anymore. And oftentimes Jay, with “subject to,” with the strategy that you use, if somebody is behind on payments, you’re actually helping them fix their credit because you’re making those on-time monthly payments. Now, in this case, they were on time. So you don’t have to do that. And as long as you continue to make those payments for them, that’s still helping their credit build up because that’s a loan on their property being paid on time

Yeah. So they are actually getting in this transaction that I’m talking about, they are actually getting about $34,000 more than their payoff. So I’m buying it to the existing note, making the payments on that outstanding balance until I find a buyer and cash out. So the difference that I’m paying them, I explained to them, you’re getting the same amount of money in your pocket. Whether I pay all cash and pay off your mortgage, or if I buy it, this is what I call Option B and explained to them how “subject to” works. You’re still getting the same amount of money in your pocket. It’s just a matter of whether I’m going to be paying off your mortgage right now. And so what else am I going to do on this deal? I’m buying it, set it into the existing note, and then I’m going to borrow private money in a second position or a junior position, and use that little bit of private money to go ahead and give them their cash when we close on it.
One A-ha moment that I’ve read on here is they just made a statement that they heard me say to a lot of them all the time. And that is you can make really big money in this business in a very, very small market. So what’s the population of where you and your family live up in the Chicago area?

There’s about 8 million people in the city and the surrounding areas.

Yeah. So he’s at 8 million. So me and Carol Joy are here in 40,000, so we did 2 to 3 deals a month, even when it’s become more challenging now to find deals in the market that we’re in.
But as I said, we do 2 to 3 a month, and we’re still averaging all this $70,000 profit per deal. Well, let’s fill up under contract that I’ve been telling everybody about. The after-repair value is right around 300,000 and I can put maybe $5,000 in this house. It’s already been totally rehabbed. There’s a little bit left upstairs. Well, here’s the math, I’m buying it for 160,000. It’s worth right at 300. And all I got to put in is about $5,000. So I didn’t have to take that to the committee to get the approval on that one.

Let me just repeat that so everyone listening understands, Jay, is that these individuals are current on their payments and the house is worth about 300 after repair. And they’re willing to sell it to you for 160 and they’re allowing you to take over their payments.
And is that a real deal, Jay? Do those kinds of deals exist?

Well, I’ll be able to show you the contract. I’d be able to show you the deed this coming Monday. But this is not an out of ordinary deal by any imagination. One question someone may be thinking right now is, well, why would somebody trust me to make their payments and give up all that equity? Couldn’t they put the house in the multiple listing service? They could, even though it still needs some repair upstairs. But I always ask people, “How did you know where to find us?” And we did marketing consistently everyday. We do Facebook ads. We do Google ads. We do direct mail to people that are behind and in foreclosure, et cetera. So I asked this lady, I said, “How did you find me?”
She says, “We’ve been living here for 28 years and we know what you do.” I mean, if you live around here, you’re going to see my face and you’re going to see my marketing on Facebook. And so she’s “All I did was I just went to Google and I Googled ‘Jay buys houses.’ ” There it was. But back to the question, why would someone be willing to do what we’re doing? Well, people do things for their own reasons. Sometimes you’re not even actually sure, but since I sat down with these people for two hours, I know why. The husband is not in good health and it’s like a hundred degrees here. He’s been working on this house for over a year. And he came in from the heat last week and his wife is worried sick that something’s going to happen to him.
And she’s going to be stuck with the burden of this house. And she tells me that she tells me that multiple times. She says, “I just don’t want to have the risk of being stuck and having the burden of this.” And in fact, on this “subject to” things they never heard of, I said, “Well, you get with me giving you $10,000 more, option B way,” I said, “The only thing you have to decide is, are you going to trust me to make your payments?” And I said, “Why wouldn’t I make your payments? I can’t sell a house and fix it up and all that if I’m not making your payments, right? I don’t want the bank to take it away from me, particularly when I’m getting ready to put this rehab money in it.”
So the short answer to the question, “Who would be willing to sell their house this way?” And the short answer is, “A motivated seller.”

And that’s the key. So I hear it all the time, Jay, is that, “No, I don’t. I can’t find these deals out there. No one will ever sell me these properties.” And the reason is that you’re talking to unmotivated sellers. Most of them are For Sale By Owner because they’re too cheap to hire real estate agents. So they’re not motivated. They just want more money and those, I think For Sale By Owners, you can definitely find some deals with them. If you find the right For Sale By Owner, only is you have to filter through a whole ton, a lot of them. And I think that it’s good practice for you to learn how to speak to people and just realize you want marketing channels in place to get those motivated sellers contacting you so that you don’t have to go out there and talk to a thousand people for you to find the 1 or 2 motivated sellers from those FSBOs out there.

Parting comments is – Go out there. Don’t be afraid to make offers. Find somebody who you can resonate with, who you like, who has a system and a process that can help hold your hand to do this business and show you how to do the things that you need to do. Unlike me, when I first started, right? Find somebody that’s going to teach you this business so that you can do this business and it can allow you to change your life and live life with the passion that you want or do the things that you’re passionate about. Because, you know, I hear a lot of people all the time, Jay. I’ve watched 30 hours of YouTube videos every single week on how to do real estate.
And I hadn’t done a deal, right? Well that’s because you don’t have somebody like Mr. Jay Conner telling you, guiding you, teaching you step-by-step, what to do and how to do it. You’re watching a thousand different videos that tell you all different things. So you’re either going to pay through the school of hard knocks and learn through mistakes, or you’re going to find somebody and go through and hire a good mentor or coach that’s going to show you how to do this business and do it successfully. And it’s going to be a lot less headaches. So you can do this business, just find the right people to work with and it will change your life.

summary: holiday parties aren’t the best way to spend a pleasant, snowy evening, especially when you bump into your frenemy practically everywhere you go. your evening takes a turn for the worse when you’re stuck together beneath the most odious sprig of the season: mistletoe. how will you get out of this one?

Idle chatter rings in your ears as you cradle a mug of now cooled hot chocolate. The room was pleasantly warm, but the onset of partygoers stifled you. Everything was swelteringly suffocating and you gave Mina a sheepish smile. “I’m gonna go refill my drink, I’ll be right back.”
“(Y/N), you haven’t even touched—”
You paid her no heed and all but bolted towards the kitchen. Immediately the atmosphere quieted, the living room’s noise dulling to an easily ignored thrum. You leaned against the marbled counter, fingers skimming the slight pores of the mineral. 
“What’re you doing here?” You heard a growl from the other side of the table, the tenacity of its timbre almost making you drop your cup. You spun to meet scarlet eyes that practically burned into you. Immediately, a scowl pulled at your lips. Of course, it was none other than the resident pain in your ass, nuisance extraordinaire: Bakugou Katsuki. 
He had it in for you the day you’d met, that much you knew. It was as if he took one look at you and dismissed you as what he generously liked to call ‘an extra’. As if he couldn’t be bothered to dignify you with his presence, let alone a conversation. Normally, you’d brush it off but something about it all irked you to no end. You made it your mission to be around him as much as possible, learn what makes him tick as well as what made him hate you so. Initially, he reacted as predicted. He practically leveled the building that first day in his booming voice and irate fury, to which you responded with nothing but a laugh. As enigmatic as he may seem, Bakugou was surprisingly predictable. 
The weeks passed by and you’d come to notice his yelling had toned down, not significant enough to be perceptible by the rest, but his words no longer held the same sharp edge as before though his aggressivity was as boisterous as ever. Soon enough you began to feel more at ease in his presence, even going as far as looking forward to the next time you’d see him at your lectures, in the halls, out at lunch. Catching yourself scanning the area for his presence every time you’d enter a room. In short, you had fallen for him. Hard.
Together you fell into a steady rhythm. He allowed you to remain in his vicinity unscathed and you didn’t have to tiptoe around his easily detonated temper. 
You quickly learned his moods were more fluctuant than you ever could’ve guessed. The days leading to the small holiday party you found yourself in were riddled with the same explosive disposition from when you’d first met. Every stinging barb and taunt wounded you a little more than you’d like to admit. And then, radio silence. You no longer studied together, he no longer met your eyes when you had made a particularly interesting comment. Back to the very beginning when he didn’t even know you existed. You didn’t know what hurt more. 
You forced yourself to take a deep breath and smooth your words into a clipped, polite speech.
“I’m in the kitchen, same as you. Do you have a problem with that?”
The blonde balked, opening his mouth to spew a retort, when Mina stumbled into the kitchen, bright smiles and full of boundless cheer. “(Y/N) since you’re in here would you mind getting me and—” 
Her words died on her lips, tripping over each other as he planted her hands on your shoulders and tugged you away from the blonde, an uneasy grin on her face. “We’ll be going now.”
You gave him what you hoped looked like a sincere smile; one that hid the painfully evident panic that shot through your limbs. You knew well enough not to provoke him nor did you have the energy to do so. 
Mina stopped pulling once you were safely outside in the hallway. Silence followed as her hands slipped from their perch on your shoulders to your own, shaking them lightly to force you to look at her.
“What was that?” The incredulity that filled her words matched her bug-eyed expression, swerving as she alternated from staring at you and the room you’d just exited. 
“Actually, I don’t know.” You were equally as shocked and stumped as the poor girl. 
“Well, in any case, I don’t think it’s worth ruining Kirishima’s party over whatever it is that’s been going on between you two lately. Just in case, it’ll be safer to avoid him for the rest of the evening, yeah?”
You nodded numbly and allowed her to take you back to the living room now outfitted with a hastily put together dance floor. Mina was right, anyhow. From just one quick look towards the rest of the room, you could tell everyone was enjoying their evening, basking in the warmth coming from the central heating as well as the close proximity. There’s no need to need to spoil the festivities with a silly quarrel you could fix any other day. However, there was one slight issue with your plan. Out of the corner of your eye, you’d catch a glimpse of spiky blonde hair. No matter where you’d go, he’d still be there, somewhere. Every move you made seemed to draw him closer. With a huff, you maneuvered around the throng of dancers to make your way back to the kitchen. There’s still a chance he’d follow you, but at least you’d be further away from the vigilant stares of the crowd. 
As you thought, Bakugou was already leaning against the marbled counter once you stepped in. 
“Mind telling me why you’re avoiding me?”
Before you could answer him, someone else stumbled into the kitchen seemingly towards you, all wobbling steps and inebriated smiles. His drink sloshed in the dented plastic cup he held onto so tightly, rivulets of it spilling down the side and splashing onto his clothes. “You’re really pretty, would you give me your number?”
You scoffed at his sudden forwardness, a scowl pulling at your lips once you had fully registered his words. “Why should I?”
The man, startled at your response, was silent for a beat. Seemingly regaining his composure, he pressed closer into you, backing you further into the counter. “Well,” he leaned towards your ear as if his next words were to be shared only with you. “If you do give me your number, maybe I can call you up and I could show you a good time. Whaddaya say, pretty thing?”
Words failed to form, tripping over each other as you stumbled away from him, away from whatever he thought he was doing. You bumped into something solid as you backtracked, turning around to see that it had been the fiery blonde himself. 
“That’s not happening, asshole, we’ll be going now.” absolute venom dripped from his words as he smiled cruelly, his lips contorting into something akin to a sneer as he takes your hand in his, tugging you away. 
Despite the constant abrasiveness in his everyday mannerisms,  you couldn’t help but marvel at the gentle manner he used to intertwine his fingers with yours. He wasn’t rough in pulling you from the kitchen, he didn’t crush your hand in his grasp or practically pull your arm out of its socket. He was almost sweet, coaxing you away from the situation. 
He only stopped once you were a safe distance away, turned in the direction you’d come from, to presumably make sure the offender hadn’t followed. You’d been too preoccupied with the softness of his touch to notice him watching the kitchen doorway and then the rest of the crowd once he noticed the other student sift in, glaring sharply every time their eyes met. Suffice to say, you were probably not going to hear from him in a long time. 
“Bakugou?” He let out a noise of acknowledgment, eyes still trained on something across the room. 
“You can let go of my hand now.” 
He blinked owlishly, looking down at your fingers as if he now just realized what he had been doing. “You never answered my question.”
“And you haven’t let go of my hand.”
His next words were drowned out by tumultuous cheers and wild shouts of the other students. They’d formed a crowd behind the two of you. Why?
“Kiss! Kiss! Kiss! Kiss!” You looked to Bakugou in confusion, who responded by pointing up to the top of the doorway to spot a small tangle of mistletoe lies poorly taped to the wood. 
Realization dawned on you and frustration ebbed into your rapidly spiraling thoughts. Of all people to be stuck under that odious herb, it just had to be the one who sent your poor heart into overdrive every time you’d catch one of the softer, more peaceful looks he’d sport around you. Part of you wanted to grab him and plant your lips on his, that part of you had longed for such an opportunity for a while now, longed for him. The other part of you was caught up in trying to process Bakugou’s radical change in behavior. From one minute to the next he had gone from his usual brutally harsh demeanor to holding your hand so tenderly as if he was scared to hurt you.
“We don’t really have to do this if you don’t want to,” You were unsure of what you wanted, what you thought of him. He said nothing as he gently placed his hands on your cheeks, drawing closer till his lips met yours. The world drowned out around you. Electricity surged through your every nerve and you shivered as you felt him nip at your bottom lip. You drown in the taste of spiced cinnamon and his tongue swiping along the roof of your mouth. It’s dizzying and you almost couldn’t believe it had happened once he pulls away. 
Once you look into his eyes you’re suddenly aware of the crowd’s roar behind you. The full weight of the past few moments settle in and you don’t know if you want to slap him or kiss him again. 
“You never answered my question, but I have been treating you like shit all week. You don’t deserve it. You really don’t,” he repeated, tapering off as he fumbled for the right words to say.
“I got scared of my feelings, of what they meant, and I pushed you away because of it.”
“That’s putting it lightly, Bakugou,” You let the ghost of a smile pull at your lips. After all, that’s probably the closest he’d get to an apology.
“Dumbass, don’t interrupt me while I’m trying to tell you that I like you—” His cheeks burned once he realized what he’d said. You mirrored his reaction, eyes widening at his words.
“You like me?” Your smile quirked into a full grin as you pulled him back towards you in another kiss. Immediately his hands shot to your waist, pressing you closer to him as you lost yourself in the way his lips melded against yours. He’s everywhere, up the curve of your spine and down your arms, kissing you with a fervent urgency you’d never known before. The feeling of melting so deliciously against him made your nerves sing. A sudden giddiness spun through you as you pulled away and mirrored Bakugou’s radiant smile. 
“Luckily, I just so happen to like you too.”

Ladynoir July day 2: Masks
This fanfic follows the Ladynoir July prompts that were chose by @ladynoirjuly. Ever day is a new chapter, a sequel to the one before it. To understand the story more, read chapter 1.
"Hey"
"AAHHHHHHHH!!!!!" The red heroine jumped quickly turning back and was soon in a fighting position. Oh boy the superhero reflexes.
"IT'S JUST ME CAT NOIR CALM DOWN LB!"
Oh yeah, right. Turns out that her "dream" - as she originally thought it was - couldn't be more real. Cat Noir was in fact living under the same roof as her now. Not that it mattered or was a big deal or anything... It's not like he was gonna stay here with her forever! He's not her husband! And she would DEFINITELY mind him living with her for as long as they lived, obviously pffftt....
"Hehehe sorry... I'm still not used to having company other than a tiny kwami..."
Giggles and laughs escaped their mouths but were soon interrupted by the sound of the TV which was already on that caught their attention: the news were talking about Paris, more precisely, Gabriel Agreste.
"Indeed, the worldwide famous fashion designer Gabriel Agreste, head of the Agreste brand, announced the unfortunate stop of any of any of his brand's activities until further notice for unknown reasons. Many have come up with assumptions as to why this is the case and the most popular one is that it's a family matter. In fact, Adrien Agreste, son of Gabriel Agreste, did not show up to his most recent interview, one of the most important ones for the Agreste company, that was held this morning.
Though nothing has been confirmed until now by Gabriel Agreste himself. Stay tuned for more news as soon as-"
Ladybug turned her attention from the TV to her partner: she noticed he was doing everything but looking or even listening to the news, kinda like he was distracting himself from it... His discomfort and... madness? was shown all over his face. She muted the TV.
"You alright?
-Huh? Yeah! Just.. not a fan of Gabriel's.
-Oh. Really?
-Yeah. Have you seen how he treats his son? I'm definitely not a fan of an awful person like him. You know Adrien closely don't you? I mean, you once gave him a miraculous. Do you think that the way he's treated is reasonable?!
-Well... I'm not a fan of how he's treated, no.."
She remembered how he would barely have time to hang out with them, how his smile would fade away whenever his father was mentioned... She didn't know all the details of how he was treated, but she knew it was awful... Then it popped in her head, how did Cat Noir know how he was treated if she didn't know it too much?!
"Wait how do YOU know about his relationship with his father? You're a close friend of his or something?!"
He couldn't be Nino right?! Nino was dating Alya, of course he wouldn't flirt with her as Ladybug! But... Adrien didn't really have that many super close male friends other than Nino! Close enough so he would tell them all the details about his father...
"No. I don't know him personally. But you don't need to know him to realize that his life is a thousand times worse than what he shows on TV. I mean, you and I are celebrities as Ladybug and Cat Noir! We both know that because of that, it's hard to actually have privacy! And people spread rumors about us, and then believe it's true. We're always smiling in front of that camera, even if we just had the worst day! Why? Because if we're not smiling, people are gonna make a thousand and one billion stories, paying attention to every one of our acts, we just have no freedom. But once we take off that mask, we're not known anymore! We're just regular civilians, just like everyone else, we can escape. But him, he can't escape. Because his own mask is his own face, he can't take it off. He's forced to put it all the time wether he likes it or not. He can't do whatever he likes because it affects his father's brand's image, because he's nothing but a famous model working for his father, treated like a toy in his hands! I mean, you don't need to be an expert to notice that this is not a real, genuine smile, it's just another mask he's putting... His father is obviously a perfectionist, so he must have high expectations of his son. But what if his son can't be those expectations?! What then?! What if he can't be this perfect boy he's expected to be?! Remember that fashion show he was modeling in when Audrey Bourgeois turned into Style Queen? Remember how he was shocked, how it was hard for him to believe that his father would actually come to that stage and hug him?! A hug! He was surprised because of a hug! A normal gesture of love people use to show how much they care and are grateful for someone, to show how much they love that person! He was shocked that his father, for once in his entire life, showed it to him. Now after that one time, who says there was a second?! That was probably the first and the last hug he got after his mother died!"
That's it. That's all that was enough so he would burst into tears. Not just tearing up like he was all the time while speaking, actually crying.
Ladybug couldn't stand seeing him like that, her partner that always cheered her up was down, probably the lowest she ever saw him, excluding the time she saw him as Cat Blanc. That thought itself sent shivers down her back. Her hands went directly towards his back, pulling him into a warm, tight hug. Seeing him in tears brought tears to her eyes as well...
"I'm sorry... I'm so sorry... It's just that... I gess I can kind of relate to him in som sort of way..." he said in between sobs.
If he can relate to Adrien, then what he said about him must be what he was feeling.. It surprised her but not that much. Over the years, she could pick up a hint or two that his home life wasn't the best... But that still broke her heart, that he felt like he was always wearing a mask... She hoped he didn't feel that way around her...
"But you don't have to... you don't have to wear a mask all the time, at least not around me... Wearing a black mask to cover your face doesn't mean you have to cover your feelings..."
That was it. That was all that Cat Noir needed to heat his entire life: that he doesn't need to hide behind a mask.
And if being near his lady meant that he could be completely honest, then he wished he could be with her forever. Even more than he did before.
