Single person isn't an Ireland. I am against Irish in England because of horrible behaviour of Sarah and other Irish.
Formal questionnaire in a welfare should be simplified questioning ownership and residential status abroad from origin.
Instead of asking what properties you have or sold the welfare officer formally should ask where your parental home residency is because all citizens have the right to residency at the parental home regardless of family disputes.
British Government welfare and housing department will be sending new questions formally to the immigrants claimants and to their Governments for repossession order due to allocation of housing and welfare.
Parents cannot dismiss birth children and reside in a family home. A family home must be either divided or disannounced as a family home and paid to children to purchase a new home.
All international immigrants will be reporting parental homes and housing welfare security number national insurance numbers from their origin. Immigrants employees will take the same info from the British Government and mainholders living Royalty to justify the English system for habituation.

HelloQ As someone who isn't a Brit but loves watching The Crown, I need a quick run down about why you don't like Thatcher.
Is there one main reason people in the UK dislike Thatcher or is just her overall politics? Or sth else?
How do I even begin to describe Regina George Margaret Thatcher? @princesscatherinemiddleton helped me with this because it’s hard to summarise the full impact of the hell spawn that is Milk Snatcher
Let’s start off with why we call her Milk Snatcher. Back when she was Secretary of State one of her major policies was cutting free milk for school children. It wasn’t by any means the worst thing she did but it was seen as pretty callous - especially as it didn’t save all that much money
Section 28 - Her government enacted Section 28, a law which banned schools from saying that LGBT relationships were acceptable. Section 28 was the benchmark for anti-LGBT policies and has been used as a model for countries like Russia. She said “children who need to be taught to respect traditional moral values are being taught that they have an inalienable right to be gay.”
Social Housing - Margaret Thatcher’s government allowed people to buy their own council houses. The problem is they sold off all the council houses and didn’t replenish the stock. Fast forward a few decades and those policies are one of the main reasons we have a housing crisis where someone of my age will possibly never own a home and where disadvantaged people are on waiting lists for homes. It also didn’t actually benefit anyone who it was supposed to - most people who purchased council houses under this scheme were middle class people who already owned a home. People who did buy their homes also found interest rates of up to 17% which meant people struggled to pay their mortgages and repossessions rose.
Privatisation - Thatcher kind of set the model for privatisation of the NHS and other industries by introducing an internal market where private companies would bid to deliver contracts. The wake of that can be seen to this day, with Boris Johnson handing major COVID contracts like track and trace to organisations and individuals with no health care contracts which have achieved absolutely nothing.
Ireland - this is not an area I know a lot about but I know she supported purchasing weapons which were used to kill ordinary Irish citizens. She also wanted to bring back capital punishment for IRA prisoners
Income inequality and unemployment - The richest got richer while the poorest had the slowest income rise. This led to an increase in income inequality. Unemployment was also incredibly high under her and the number of children living in poverty doubled while she was PM
The poll tax - This is a biggie, one of the main things people remember about her. The poll tax essentially charged everyone the same regardless of what they earn. Naturally that’s shit. It also meant a reduction in the taxes paid by the most wealthy and increase for the middle and working class - a Tory hallmark. It was hugely unpopular and led to massive riots
Tying in to this is the fact she trialed the policy in Scotland first. One of the reasons she and English politicians generally are so disliked in Scotland is because they tend to use us as a guinea pig for their complicated, potentially unpopular policies
The miners - Another biggie is the way she treated the miners, and more broadly the working class. Thatcher made it her mission to shut down traditional British industries like mining, ship building, steel etc. She also wanted to try and shut down trade unions and stop workers from having their say. In response there were major strikes. They ignored them, the strikes were ruled illegal, and the mines and factories were shut down. These communities often relied on those industries for most of their income. Unlike previous PMs who had shut down these industries (because they were in a bad shape, no denying that) was she made no real attempt to invest in those areas or to support economic development following the closures. People just lost the entire town’s source of income and had nothing. To this day these areas are amongst the poorest and most deprived in the UK
I’m sure there are a lot more but those are the main headings

What to do when switching car insurance?
I am planning on switching car insurance providers b/c: 1.) My car got stolen 01/25/2013 and I only had liability coverage (car was a 1996 Nissan Maxima) 2.) I was hit in October 2012 and it was not my fault and received settlement money b/c my car was deemed a total loss 3.) With that money I put a down payment on a used car this past weekend b/c now I truly had no car 4.) I now need full coverage to my current policy and replace the old car with the newer one but the 6-month premium is too high. While shopping around for car insurance, I found an auto quote that was A LOT more affordable than if I were to stick with my current insurance. With that being said, I had a lot of questions. I got into a car accident in May 2012 and it was my fault. No one was hurt and no air bags deployed. My insurance paid the damages. Now, if I cancel my policy with them, does that mean that I have to pay the insurance company back the money for the damages they covered to the other car? My other question is how much information do I disclose when applying for a new auto policy? I have of course included the at-fault accident in May and I also included the accident that was not my fault. Before these 2 accidents, I had one just one that was in a parking lot. The other driver and I were deemed both at fault, 50/50. Damage to his car was around $700. That was 3 years ago. The insurance company I was looking into said online to include accidents that were at least 51% your fault and accidents that weren't your fault too. Do I include this accident too even tho it was 50/50? My last question is about speeding and points. I my first speeding ticket in June 2012. I got a reduced fine and went to traffic school so it wouldn't show up and get a point. Once again, while looking at auto quotes, they asked if I had a moving violation which includes speeding. Because I went to traffic school and everything, do I tell them about that too? Despite the bad luck I've had this past year with my driving record, I only have one point. The 50/50 accident will be off because it's the 3rd year. I live in CA and got this info from the DMV website: The length of time depends on the severity of the offense. Most points (illegal turn, not making a complete stop, driving over the speed limit, etc.) and/or accidents will stay on your driver record for 36 months (3 years). I've included the link: http://www.dmv.ca.gov/teenweb/more_btn6/points/points.htm Any advice and suggestions is greatly appreciated! Thanks!""

I turn 25 fairly soon, and I have a feeling my insurance should probably reduce accordingly, and want to know if it's worth my while shopping around. My current insurance policy ends in October. Also, if I do decide to shop around, and find a policy cheaper than what I'm currently paying, can I cancel my existing policy before it's due to end? I'm not sure how it works with car insurance - i.e. I know, if you wanted to cancel your phone contract early, you would be liable to pay the price for the whole contract - is it the same with car insurance? or can I just cancel it whenever I like?""
Do you have to report a DUI to the car insurance company?
My friend got a DUI not too long ago. This is the state of Florida, and she has Allstate. I understand that her getting a DUI is now public records because she spent the night in jail. Because the fact that it's public records now, is she required to inform her Allstate insurance company about her DUI? Also, what will happen either way whether she reports it to insurance company or not? Will they remove her from her insurance or jack up the rates? It is her FIRST DUI and other than that she has a good driving record. Thanks.""

Can a 16 year old male afford a Mustang with a V8( GT or LX)?
I've discussed getting a mustang to my family and friends for quite a while now. I know the downsides, high insurance, bad gas mileage, and too much power(according to my parents). I'm a big fan of the foxbody('79-'93) mustangs and I also really want a V8 and I also want stick if that matters. The way I see it, I'm going to pay a lot for insurance no matter what, so why not pay a little bit more and pay for the car I really want. It doesn't matter if its an LX or GT even though I've heard that LX's are cheaper, but how much cheaper. I've looked around for answers to this question and all I've seen are responses that tell me either that its stupid to get a Mustang or I find answers that have links for sites that will tell me. I just want a good answer and possibly how much insurance will cost me. I only want minimum coverage and it will be on my mom's policy. Also, one more question, how much cheaper do you believe a '90's Honda Civic(2 door sedan) would cost me in comparision to a V8 Mustang? Thanks for any responses, Aaron.""
I wanted to now about car insurance liability?
my boyfriend is on his mums insurance, but the other day, he had a little bump, which wasnt his fault, the person in front kept breaking spontaneously on a very busy road which caused him to slightly go in to the back of her car, theres no damage to his mums car and hes says (and i fully believe him) that the only bit of damage to their car is a few screws missing, yet they have still got the insurance company involved, but he really wasnt liable for the little bump, it wasnt his fault, the other person kept putting breaks on and i know you can fail your test for breaking like that on a busy road, i just want to know what will happen about his mums insurance now as hes really worried.""

Hey! Not counting Babylon 5 and Buffy, please give me a list of like 5(?) movies/games/anything that you highly recommend!
I don’t know how I could possibly whittle it to 5! I love an awful lot of stuff. I wrote this super long rec list with like 50 things, but I’ll keep the number lower as not to overwhelm you. Know this isn’t nearly all the things I love, and there are plenty more recs where these come from. For now I’ll try to pick a variety.
Tumblr media
1, Psychonauts by Double Fine. If you buy a lot of humble bundles youprobably already own it. It’s a platforming adventure game about akid who runs away from the circus to attend a psychic summer camp. The art style is unique, the story is interesting, but above all…the writing is superb. It’s very funny with well drawn characters. If you have the chance, grab it on Steam or GOG (or xbox and ps2) andenjoy 8 hours of feel-good adventure.
Tumblr media
2, Skullduggery Pleasant - Dark comedey/adventure/mystery book series about a skeleton detective going on magical adventures inmodern day ireland. It’s told mostly from the point of view of histeenage sidekick (excuse me, battle accessory) Valkyrie Cain who is anewcomer to this magical world after her favorite uncle wills her hishouse (and all his friends including Skul). Each book features quips, cleverness, and magic and explores new facets of the worldSkulduggery inhabits with off the wall characters, end of the worldscenarios, and one of the most unique magic systems I’veencountered. I highly recommend this series to anyone who liked HarryPotter but wished it was more like the Dresden Files.
Tumblr media
4, Steam Powered Giraffe - This group of musical robotsis part stage performance, part rich comic lore, part folk/pop/rockgroup. The performers, themselves, take on robot characters that theyperform as on stage. The personalities of the robots come through inthe songs they sing and story notes on their website and in theongoing comic book. They’ve got 5 studio albums, 1 live album, a bunch of music videos and full-length shows up on youtube, AND they’re getting ready to launch their 10 yearanniversary show, there’s no better time to get into the singingrobot band.
Tumblr media
4, Gregory Horror Show - This obscure cgi “anime”is a series of 2 minutes shorts with off-the-wall characters andheavy introspective themes. It’s a bit goofy looking at first, butstick with it.The characters become varied and more bizarre the deeper you get. The first season is told from a first person point of view of a guest at the hotel, and begs the question whether the fellow guests are real or if they’re aspects of a tortured mind. Each season can be completed in about 2 hours and will give you lots of to think about in that time. You’’ll be asking yourself what the weight of yoursoul is soon enough.
Tumblr media
5,  Repo the Genetic Opera - Not for the squeamish, thishard-core screen musical is by the guy who made the 3rd and 4th SAWmovies. It’s about a world where widespread organ failures havefostered a world of commercial surgery where transplanted organs canbe repossessed like cars. Lead character is Shiloh, a 17 year-old girl living with a blood disease that sequesters her from society, and her father Nathan Wallace who takes a job as a repo man while haunted by memories of his dead wife, her mother. it’s dank and goth/punk and melodramaticas hell. If you’re a Buffy fan additional draw - Giles is in it!Singing with a halfway believable american accent! This is actuallywhere I met Tony first
If you want more information hunt the links on my blog (there’s probably a ton of fanart. Warning for possible spoilers) or send me a note. I can provide watch links for any of thesethings, or if youwant other recommendations along these lines I can help with thattoo.
And of course there’s always my own book that Iwrote, Threadcaster, whichyou can find on Kindle and Amazon.
Tumblr media
It’s a YA novel andseries of tie-in short stories about a young girl on an adventure toransom her pissed off and absent god back to her dying world becauseher friend is slowly turning to stone. You can learn more about it atwww.threadcaster.com @threadcaster
PS- GO WATCH BABYLON 5 IT IS MY FAVORITE THING EVER AND YOU’LLTHANK ME/ CURSE ME FOR IT LATER

House Repossession In Ireland: Expert Solutions for Saving your Home
Tumblr media
There are several options you can apply for before your house is repossessed. But if this is the only option you are left with, the first step would be for you to look for another house somewhere else. An effective way to do that is to apply to the local authority to house you. You can also look for a voluntary housing association.

Our buddy at Home Sweet Home, Dean Scurry, who has been a driving force behind the movement got on to us and to the chant of, 'Get up, stand up' we started printing Home Sweet Home t-shirts for Dean to distribute across the city. The Home Sweet Home movement is a great example of how t-shirts can drive a social campaign. It helps spread a message, engage an audience and widen your pool of supporters. Not only does it increase your numbers but it gives onlookers the impression of an army, an army that you need to take notice of. Dean and his comrades have sourced a better environment for the occupants of Apollo house and brought widespread national focus to the ever increasing housing crisis and its impact on society's most vulnerable. The T-Shirt Company are proud to be a part of this movement as it is an issue very close to our hearts and affects all of us.The future is brighter than it was a few weeks ago. A sense of unity has been restored to the social fabric of our nation's capital and it appears that the government can no longer ignore the plight of those living in despair. At last the public have been given a platform from which to voice their support for a fairer Ireland. The disillusionment that so many of us have felt in our recent history hangs over us and Home Sweet Home have presented us with an opportunity to rally and demand real social change, affordable housing for those that can afford it and help for society's least fortunate. Tumblr media
Chiara had spent the hot day sending him racist memes and naked pictures of herself smoking weed with captions like “use me” and “punish me Daddy”, so when he finished work he walked through the evening heat to her apartment on Sussex Road. They had sex in the degrading style favoured by many of the fascist women he’s slept with. He spanked her and called her “my Italian slut” and she growled “hit me” with strands of hair stuck to her face from the heat and afterwards they slept until the fingers of late-evening chill reached in the open window and woke them up to the twilight sounds of eating and drinking in the outdoor seating of the restaurants on the street below her apartment. He put back on his work clothes. She pulled a Sea Shepherd t-shirt down over the nordic tattoos on her ribs. They went out into the last light to smoke weed.
They sat side by side on the fire escape, six floors up. She lit a joint and they passed it between them. They inhaled the weed and the smell of the spring evening and the promise of summer you get in April that’s always better than the summer that comes. Two Chinese lanterns drifted like UFOs across the sunset.
“These things kill birds.”, she said, stretching her t-shirt over her knees.
The smoke from the joint rose into the pre-night sky. He thought he could hear the sea from miles away where the scattered lights of the skyline stopped. A breeze ruffled through the trees in the car park below. The waving leaves fanned up the sounds of the city again—a car starting, a gate closing, a dog spooked by something in the almost-dark, the offbeat steps of someone walking with keys their pocket, a barge lapping down the canal, words drifting back and forth between a drawn out group of dawdling friends, the lonely drumming of another office block being built overnight.
He was a journalist. He was investigating the investment funds who were taking over the Dublin property market—Blackstone, Cerberus, IRES Reit, Kennedy Wilson. He thought of them as an invasive, subspecies of money. He looked down from the fire escape at that crime scene of a city and imagined dark movements of money running along in the streets like eels along the bottom of a lake. He smoked and watched the dark sway as the funds moved more blocks of apartments onto their balance sheets. He watched as rent left silently from drowsy family kitchens and passed through walls and borders and oceans and into the bank accounts of corporate landlords. He imagined houses being repossessed by shadowy security firms. He thought of homes being turned into AirBnBs and of tourists appearing in them overnight like ghosts.
He could see money more clearly in the daytime when it took its human form, as accountants, property managers, bankers, surveyors, solicitors, former politicians. Or as men in balaclavas—sabotaging protests, infiltrating movements, breaking down desperately barricaded doors, putting families into the street with their lives in black bags on the ground beside them, and disappearing again into the white vans he thinks might be following him.
They finished the joint as the spring night fell over Dublin like the shade from a tree. A man stood alone in the car park below, staring up at them. They went back inside.
She changed into her pyjamas: a hoodie which had “don’t need sex because capitalism fucks me every day” written on it. She was on big money though. She worked for a cyber security company. She said she would rather be a housewife and be “paid by a man to lounge around in lingerie”. She rejected as “girl-boss feminism” and “peak neoliberalism” any attempt people made to praise her for being a Woman in STEM. She refused all invitations to speak at conferences with names like ‘The Women Disrupting Tech’, ‘Girls Who Code’, ‘Hacking the Patriarchy’ and ‘Queering the Algorithm’. Her Tinder bio read: “dominate me in the bedroom, not in the workplace”.
For a man like him, a Marxist-Leninist and occasional Maoist Third Worldist, there was something so appealing about a woman who so angrily rejected liberal feminism. She was a tech fascist who believed in the utopian vision of the early internet. She was a tech fascist who believed that Europe was diverse enough a hundred years ago. She had moved to Ireland because the tech industry here pays so much. She had moved to Ireland because it was the whitest place left in Western Europe. She had access to sensitive information and she was passing it on to him because she believed all information should be free. She had access to sensitive information and she was passing it on to him because it would hurt the “Jewish conspiracy of global finance”.
She took a USB from her weed box and handed it to him as he got ready to leave. She pulled the curtains across the open window and wrote on a post-it note:
“This is big”
“What is it?” He wrote back.
“Check on this when you get home.” She wrote.
The post-it notes fell around her feet. She put a new laptop into his bag.
“It hasn’t been contaminated by the internet, don’t connect it.” She wrote.
“Thanks.” He wrote.
“Imagine you’re being watched.” She wrote.
“Am I?” He said aloud.
She underlined ‘imagine’ with three lines.
He left her place. The night was so beautifully laundered by the spring air that he started walking back to Cabra under the smell of the new-born leaves. There are always a few nights like that in April, when the first heat intoxicates the city and the streets sway with that first drink feeling of a good thing beginning.
He turned onto a quiet, cooling street. A white van was driving behind him. He walked. He listened. Everything sounded pre-recorded on a soundstage like in a film noir from the fifties: a bike ticking by; a curtain beating against an open window; his footsteps; his breathing; his heartbeat. He was sure it was the same white van that had been following him for weeks. He watched it as it passed. He checked for alleyways or driveways he could disappear into. He turned around and walked back towards the busy safety of Mespil Road. The van went by again. His heart panicked as it passed. On Mespil Road he put his hand out for a taxi. He sat into the backseat and closed the door.
It’s interesting, psychologically speaking, the driver said eventually, the way you tried to open your door so soon after you got in.
Don’t you think?
I had a chap in the car last week. Drove him all the way and he never tried that door once.
Do you know why?
Control.
Control.
He didn’t want to admit to himself that he couldn’t get out. He could’ve tried the door. He could have been on his way. But he let me take him without even trying to escape. Just sat back there chatting. Playing it cool, you know.
Interesting isn’t it? Psychology.
I’m interested in that kind of thing.
The mind.
Now you’ve got the opposite problem. You took one look at me in me sunglasses and thought to yourself fuck this I’m away. Sunglasses at night, you says to yourself, what’s with this fella?
But now.
You know the door is locked.
I know you know the door is locked.
You know I know you know the door is locked.
I know you know I know the door is locked.
Interesting isn’t it?
Psychology.
Hear that? Last train going over the river. Anyone on that train, coming into town Thursday midnight, they’ve a story to tell. More interesting than the stuff you’re writing now.
We’ve a few journalists with us. They do well. Decent money, a few stories when you need it.
Someone your age, in all seriousness, needs to start thinking about the future.
Planning.
Your rent is what…€700 a month?
Rent is money down the drain.
Down the drain.
Stoneybatter. Some lovely pubs around here.
Look at that lad. Not from Mayo is he.
I was over in Jamaica for a while but. Working for himself. Great country. Lovely beaches. Good weather. Great place to do business. That’s why he’s there of course. Lot easier to deal with people such as yourself out there. No messing around. You want something done—bang—you just pay the right man and it’s done.
Get in the way of progress and—bang.
No messing.
You know who runs this country? You know who you should be investigating?
The unions. The people who contribute nothing. The bloated public sector.
This thing you’re looking into. For example, classic example. The government sold the properties at such a low price because the fund had businessmen working for them, and they were negotiating, think about it, with who? With civil servants and politicians. That’s the whole story. Write it if you want. Public sector versus private sector. Private sector wins every time. There were no bribes or anything.
Just pure business acumen.
Free market. Winners and losers. Simple as that.
Roads are quiet out here.
Dark houses.
You’re probably hoping your roommates are home. Housemates I suppose, should be called.
You’re 36 yeah?
If you don’t mind me saying, you should be putting down roots. Should be saving.
You must spend, what, 50 quid a week on weed. Cut that out and you’d have what…52 weeks in a year…5x5 is 25 that’s…you’d have about €2,600 extra in your pocket. You’d be surprised how quickly it adds up.
Honestly.
There’s no one home tonight by the way.
The accountant is in Frankfurt.
Midwife’s at her fella’s.
Now this is you isn’t it?
You make my job interesting I’ll give you that. Lot of overtime.
160...162…164…66…68, now.
Before you go.
I was watching ‘Narcos’ last night. On Netflix. It’s a series, not a film. Very interesting. It’s about Pablo Escobar. Colombian drug lord. He gives people a choice right. “Silver or lead” he says. In spanish. Worth a watch. On Netflix.
Now, 13.90 is the damage.
Thank you sir.
And 5 is 18.90 and one is 19.90 and 10 cent is 20 and that’s yours back.
The driver reset the meter, turned on the roof light and drove away past the night-coloured houses.
His house was silent. He opened the door. He stared into the hallway. He sniffed the air. A truck dipped into a pothole on the main road. The noise of it shocked him into slamming the front door behind him. The noise of that scared him too. He turned on the light in the hallway. He turned on the light in the narrow kitchen. He turned on the light in the dusty living room. With downstairs lit up it was like the dark outside was staring in the window at him. He took a knife from the draining board. He held it in front of him like a gun and walked upstairs. He stopped after every step on the carpeted stairs to let the creaking wood underneath his foot go silent.
He went into his room knife first. The window was open. The room had been brushed clean by the bristles of spring breeze which had been blowing in since he left that morning. He turned on his desk lamp. He rolled a joint in its light. He smoked out the window. In the time he was in the taxi dew had fallen like snow and like snow it had shocked the small gardens and the empty suburban streets around his house into silence. His neighbour’s gardens were abandoned and embalmed, full of toys, bikes, paddling pools, footballs, sun loungers and kitchen chairs; like the curtain had just gone down at the end of a play.
She texted him.
“I think we should stop doing this.”
He put the USB into the laptop she had given him.
“Ok.” He replied.
He typed in the password. She had copied all of the investment fund’s emails and their slack chats and their bank accounts and their internal payments system.
“Can I come over?” She texted him.
“Ok.” He replied.
He read some of the emails. They talked about bribing politicians and government officials so they could get all those apartment blocks and offices and housing estates cheap. All that property and debt the government bought after the banks collapsed. He made notes. He wrote on post it notes and attached them to the wall. His joint went out and ashed on his notes.
He was tired but didn’t want to sleep alone. Maybe it was the shock of the taxi, or the way she completely surrendered to him during sex, or the way she quoted Lacan when they lay together afterwards, maybe it was his receding hairline which he checked every night, watching it as if it was a clock ticking towards the end, or maybe it was the sounds on the stairs he searched his brain to explain away.
She opened his bedroom door.
“How did you get in?” He asked her.
“Hi to you also.” She said, sitting on the side of the bed, taking her leather boots off.
“Your housemate let me. He always wears sunglasses at night?”
“What did he say?”
“He said you were upstairs. And then he sat on the kitchen with a glass of water.”
“One second.”
He went downstairs and into the kitchen with the knife out in front of him. A glass was on its side on the table, rolling back and forth. Water dripped from the table onto the floor. It pooled by his feet. He waited. The sky lightened as he waited. The house fell into dawn. Morning heat rose in waves from the damp garden. The joint wore off. He checked all the doors. He went back upstairs.
She was asleep. She had written ‘slut’ in lipstick across her chest. He smoked out the window. The good weather stirred outside. He heard a van parking and wondered if it was white. She woke up.
“Rape me.” She whispered, sleepily.
The sound of birds singing came in the open window. Like every haunted man, the singing reminded him of sleep.

First-time buyer activity in decline before Covid-19 hit: UK Finance
Tumblr media
Offsetting a decline in first-time buyers, buy-to-let house purchases increased by a comparatively large 7%. Mortgage lending was flat in the first three months of 2020 compared with a year ago, with an increase in buy-to-let activity offset by a drop in first-time buyers, according to the latest data from UK Finance. The figures show that first-time buyer numbers have been declining slightly since October 2019 and have remained subdued in aggregate, however UK Finance noted that there have been wide regional variations in activity, likely due to Covid-19 disruption. In London and the South East, growth in Q1 was much stronger than Q4 2019. This differs from the rest of the UK, where there has been a drop-off in growth in Q1 in almost every geography. This trend is particularly marked in the devolved nations and the North of England, with year-on-year drops in volumes reaching as high as 10%. While these negative growth rates have affected the UK’s overall growth, the improvement in first-time buyer lending in the South has offset the drop elsewhere, leading to a relatively modest overall decline of 3%. For those regions now showing a year-on-year decline, the rate of decline looks to have accelerated throughout the quarter. In the majority of regions there was a drop in January followed by more significant falls in February and March in first-time buyer completions. Again, southern England was less affected by this trend, with the most pronounced – and accelerating – declines concentrated in northern England, Northern Ireland and Scotland. In geographies such as Yorkshire, Scotland and Northern Ireland, these declines in activity follow overall first-time buyer growth in 2019, whereas the south of England had declines in FTB activity last year. Interestingly, this is not a movement seen across the whole house purchase market. While homemover activity in the south of England is consistent with first-time buyer activity there, homemovers in the rest of the UK have behaved differently to first-time buyers. In Northern Ireland, which saw large declines in first-time buyer activity, there was strong homemover growth. Likewise, Wales saw homemover growth in both quarters as opposed to drops in first-time buyer volumes in both quarters. In only four of the 13 regions was lower growth recorded for homemovers in Q4 2019 than in Q1 2020, compared to nine of the 13 geographies where this was the case for first-time buyers. Offsetting a decline in first-time buyers, buy-to-let house purchases increased by a comparatively large 7% in Q1 2020 compared to the same period in 2019. Richard Pike, sales and marketing director at Phoebus Software, said: “We can now see exactly how the first quarter of the year panned out and how the coronavirus lockdown had an almost immediate affect on the housing market. It is interesting though to see that the first-time-buyer market had been declining across most of the country even before the crisis. This could be a trend that continues, at least until housebuilders get back to full capacity and new build properties start to become available again. “However, from every negative there is a positive and it appears that, without the general ability to ‘go out’ and spend money, people have not only spent less on credit, but have managed to save and also pay off debt. The number of borrowers that have taken payment holidays at 1.8 million to date, is considerable and lenders will have to be vigilant as the next wave apply for the extension until the end of October. As repossessions are also on hold, we could find that come November we have many households that will find themselves facing higher monthly payments than they had been managing before the break. This will be something that lenders will need to manage carefully.” Mike Scott, chief property analyst at Yopa, commented: "The Household Finance Review for the first quarter of this year was published today by UK Finance. Obviously the Covid-19 pandemic and the lockdown only affected the last few days of the quarter, and so these figures largely give us a snapshot of the economy immediately before the onset of the crisis. "First-time buyer mortgage approvals fell slightly in most of the UK (compared with the same period in 2019), but increased in London and the South East, suggesting that the falling house prices in those regions in 2019 had improved affordability for first-time buyers, who were able to get into the market. Much of the decrease in the numbers took place in March, suggesting that the pandemic was largely responsible and may have been beginning to affect housing market activity even before the beginning of the full lockdown on 23 March. "Most notably, there was a 7% year-on-year increase in the number of buy-to-let mortgages, the first significant increase since the tax regime was changed to reduce the attractiveness of buy-to-let investments. With interest rates at historic lows, buy-to-let property may be regaining its appeal as an investment - despite its unfavourable tax treatment. "Virtually all new mortgages for the past three years have been fixed-rate rather than floating-rate deals, with five-year fixes becoming increasingly common, and 70% of all mortgages still outstanding are fixed-rate. This means that any increases in Bank of England interest rates as we begin to recover and move on from the pandemic will have little immediate effect on home-owners' finances. In addition, mortgage arrears had reached historic lows before the beginning of the lockdown. This means it is unlikely that we will see a wave of mortgage defaults and repossessions when the furlough scheme and the current mortgage holidays come to an end, which should help to avoid any serious downturn in house prices."   Via financialreporter.co.uk Read the full article

The Other Worlds 2019 preview Day 4
Tumblr media
Art by Lauren Kitching
Returning for a sixth exciting year, Other Worlds, one of the premier SciFi Film Festivals in the US, features some of the best and unheralded genre films. Beginning on Thursday December 5 at Austin’s Galaxy Highland 10, the four day event includes over 20 feature films, a slew of shorts, a screenwriting workshop, and the Mary Shelley Award. This year also features the return of Under Worlds, which brings the best of indie to Austin.
Not terribly surprising to anyone who regularly follows my writings, I’ll be there.
Here’s what to expect at Other Worlds 2019.

Over the course of the afternoon, he slowly falls for both the place and the owner’s flirtatious representative, as she recounts the story of a famous book set there. But is their present-day connection for real, or just a projection of the book’s 17th Century characters? As the scene plays over in different variations, the two almost lovers orbit around each other like a binary star system, forever circling but never quite reaching each other.

Boundaries will be crossed, reality will fail, and mayhem will ensue. The family our kids come across, this time, can also be seen as the grandparents of THE ADAMS FAMILY. THE OLD DARK HOUSE, is FRANKENSTEIN director, James Whale’s follow up horror film that also stars the previously unknown Boris Karloff and is a precursor to their final film together, BRIDE OF FRANKENSTEIN. Like many films of the day, it was released with a “library score,” music not specifically composed for the title. Award-winning composer Jay Woelfel has composed a brand new 52-minute music score, the first ever done for the film.

UK property prices reach new highs, but London dropping as buyers move outwards
UK house prices went up again in October, at the fastest rate for five years, as buyers scrambled to beat next year's stamp duty deadline, the Nationwide Building Society reports.
Annual house price growth rose to 5.8% and the average price is now £227,826.
A similar survey by the Halifax show an even higher annual growth rate of 7.3%
For the next five months, buyers of properties valued at up to £500,000 in England and Northern Ireland will not have to pay stamp duty on the purchase. Second home buyers and buy-to-let investors will still have to stump up the 3% tax grab surcharge.
How long will the boom last?
Booms are usually followed by bust, something which has not escaped the attention of the Bank of England. Official figures released by the central bank this week revealed that home-buyer mortgage approval climbed to a 13-year high in September.
There are fears that the market is heading for a cliff-edge with potential buyers possibly pulling out of transactions in 2021 if they cannot meet the stamp duty deadline.
The BBC reports that NAEA Propertymark has called for action to avoid the cliff-edge by extending the deadline.
As the current furlough scheme comes to a close unemployment figures could rise rapidly leading to lower buyer demand and rising repossessions.
A second wave of Covid 19 is sweeping the country forcing regional lockdowns and restriction, which could stall economic recovery.
Meanwhile, Rightmove reports that asking prices in London’s zone 1 are falling while prices are rising in the suburbs, as buyer seek safer havens and more buck for their bang.

First-Time Buyer
Tumblr media
Photographer: Florian Berger | Source: Unsplash
The First-Time Buyer still faces sizeable issues, such as raising a deposit and meeting the strict borrowing criteria. However, much is being done by the government (and possibly family and friends) to help them on the way.
There’s a lot of assistance out there for First-Time Buyers. This is in addition to the government’s desire and support to get more homes built across the UK.
Also, let’s not forget that for some, there’s support from the Bank of Mum & Dad (plus Grandparents and friends). According to Legal & General, this would equate to the Bank of Mum & Dad being a £5.7bn a year mortgage lender! Over a quarter of all buyers (27%) are estimated to have received help from friends or family in 2018, purchasing almost 317,000 homes! It’s not just restricted to first-timer buyers. (Source: Legal & General, Bank of Mum & Dad report 2018)
Where we can help the First-time Buyer
Tumblr media
Photographer: Nik MacMillan | Source: Unsplash
Whether you’re fortunate enough to receive support, or are on your own, it’s vital that you take professional advice. Especially if you are a first-time buyer.
We would help navigate you through the affordability, evidencing of income and credit rating hoops. In the process we would hopefully identify some of the decent deals that are still on offer.
Want a further reason for a first-time buyer to tread this path? Across the UK, the cost of a mortgage on a comparable home is cheaper than renting in the same region. (Source: Santander UK, June 2018)
Credit Rating
Tumblr media
Photographer: Ryan Born | Source: Unsplash
The role of a credit score is to try to predict your future behaviour. This means that people who have a poor score may suffer. We can talk through the steps you could take to improve your rating, and to make yourself more appealing to the lenders.
Surprisingly though, rental payment history (particularly for those not in social housing) isn’t necessarily reflected in people’s credit reports. However, there now seems to be greater enthusiasm from the credit agencies to include this information. This is likely to benefit some first-time buyers, as their credit score may improve as a result.
Stamp Duty
Tumblr media
Photographer: Kelly Sikkema | Source: Unsplash
This tax can amount to a hefty sum, so in England and Northern Ireland, there’s tax relief for first-time buyers up to a purchase value of £500,000. This now also includes those in shared ownership. This means that no stamp duty tax would be paid up to £300,000. 5% would be payable on any applicable portion between £300,001 – £500,000. A similar scheme operates in Scotland.
Please talk to us to see if we can help you (or a family member) step onto the property-owning ladder.
HM Revenue & Customs practice and the law relating to taxation are complex and subject to individual circumstances and changes which cannot be foreseen.
Your home may be repossessed if you do not keep up repayments on your mortgage.

McMansion Hell Around the World: Where and Why Do We Build McMansions
Hello Friends!
My apologies for the late post - my faithful laptop of 5 years died on Saturday, and I have been in IT Hell (someone make that a blog pls) getting my files off of my hard drive, in the meantime learning a valuable lesson about keeping things in the cloud. Anyway, I hope you like words, because that’s what this article mostly is.
I receive emails all the time about McMansions built in countries outside the USA. I’m here this week to briefly examine where and why McMansions are commonly constructed (and why the US has the vast majority of the world’s gross houses.) For the next five Sunday posts, I will be doing a special on the houses of each of these countries:
Canada
Australia
Isolated, yet entertaining cases to be covered in the coming weeks:
Ireland (specifically during the housing bubble, less-so now)
China
Eastern European ex-Soviet countries
Now, as those of you who are also obsessed with @uglybelgianhouses may know, ugly houses transcend geography. However, not all ugly houses are McMansions. I taxonomize McMansions to be houses built after 1980, having 3,000+ square feet, constructed with low-quality materials/craftsmanship, and use a mishmash of architectural symbols to invoke connotations of wealth or taste, executed via poorly thought-out exterior and interior design.
Why, then, do certain countries build McMansions, and others do not?
Available Land
In order to build large houses in low-density neighborhoods, you have to have space into which you can sprawl. That being said - having lots of land does not directly correlate with having more large houses, however it is one of many factors favoring the formation of low-density, often greenfield (unoccupied lands used for agriculture, landscape design, or left alone indefinitely) developments where large houses are commonly found.
If we look at average house sizes around the world, the US, Australia, and Canada continue to have the largest homes.
Tumblr media
Chart Source
However Russia, the largest country in the world by square-footage, has some of the smallest house sizes. This is due to a number of factors including the amount of habitable vs inhabitable land, a predilection towards living in dense cities, and the relatively small amount of new housing stock built each year.
Private Transportation Infrastructure (CARS!)
The countries with the largest houses are highly linked to car use and infrastructure for private transportation. Enjoy some data:
Tumblr media
Sources: Columns 1 & 2 • Column 3 • Column 4 Columns 5 & 6: National Geographic Greendex***  • Column 7
*** Walking or biking frequency, for 2012. Represents percent of population that walk or ride their bike to their destination either "all of the time" or "often." Public transit usage, for 2012. Represents percentage who responded that they use public transit "at least once a week" or "every day or most days," for 2012. (Other options in survey included "at least once a month," "a few times per year," "once a year or less," or "never.")
As we can see from this graph, the US, Australia, and Canada are more dependent on the car than most other highly developed nations. The amount of existing road infrastructure, gasoline consumption, etc. are a result of car commuting, a byproduct of urban expansion aka sprawl. Because this infrastructure is both convenient and already in place, until we run out of space or come to our senses, we are going to continue sprawling.
Restrictive/Inflexible Zoning Laws
Countries like the US (less so: Canada, Australia, and the UK) have more restrictive zoning laws than places like France, which allow for more flexible development. Zoning is the segregation of land into sections to be used for certain types of uses, such as residential, industrial or commercial.
Tumblr media
Example of a zoning map (Santa Clara County, CA) via Richard Masoner (CC-BY-SA 2.0) (Blue is industrial, green is green space, red is commercial, orange = ?)
Low-Density Residential zoning was incentivized during the 20th century, leading to the rapid suburbanization of the US and Canada. Existent zoning is often a barrier to multifamily housing units which are often less expensive than detached single family homes.
The US, for example, has the most convoluted zoning laws in (probably) the world. Zoning laws and housing regulations can include:
Minimum lot size
Minimum home square-footage
Minimum square-footage per room
Minimum square-footage per person
For more information on different building code and zoning regulations, check out this report from Planning.org
Zoning and building codes in the US have tended to benefit larger properties rather than smaller properties, greenfield and tear-down development rather than infill development (development using existing building stock or empty space within existing infrastructure) which is partially why US homes continue to spiral upward in size despite the effects of the Great Recession.
Mortgage Speculation, Products, and Incentivization
Many people ask why the US in particular has more McMansions than other countries. Part of the reason is because the US offers many more government incentives to buy a home.
Tumblr media
Chart Source
The US also issued much riskier mortgage products than other parts of the developed world. In an article from immediately after the Recession, economist Nouriel Rumbini put it thus: (emphasis mine)
For the last few decades over-investment in housing – the most unproductive form of accumulation of capital – has been heavily subsidized in 100 different ways in the U.S. government: tax benefits, tax-deductibility of interest on mortgages, use of the FHA, massive role of Fannie and Freddie, role of the Federal Home Loan Bank system, and a host of other legislative and regulatory measures.
The result was that the U.S. invested too much – especially in the last eight years – in building its stock of wasteful larger and larger homes and housing capital and of larger and larger private motor vehicles (whose effect on the productivity of labor is zero) and has not invested enough in the accumulation of productive physical capital (equipment, machinery, etc.) that leads to an increase in the productivity of labor and increases long run economic growth. This financial crisis is a crisis of accumulation of too much debt – by the household sector, the government and the country – to finance the accumulation of the most useless and unproductive form of capital, housing and large private trucks (calling them cars is a misnomer) that provide only housing services to consumers and have no effect whatsoever on the productivity of labor.
According to a 2009 study by the Research Institute for Housing America, there are several differences between the US and Australia, the country with the second largest houses in the world:
In Australia, lending standards were not eased to the same extent as elsewhere. For example, the riskier types of mortgages, such as non-conforming and negative amortization loans, that became common in the United States, were not features of Australian banks’ lending. In addition, Australian mortgages are “full recourse” following a court repossession action, and households generally understand that they cannot just hand the keys to the lender to extinguish the debt. The legal environment in Australia places a stronger obligation on lenders to make responsible lending decisions than is the case in the United States.
Now, riskier mortgages do not necessarily mean that more people will build oversized houses, however riskier mortgages make larger houses easier to buy. This is the number one reason why US houses are so much bigger than other countries - because they are more attainable.
Cultural Traits
It’s not just economics that play into why people in certain countries buy larger homes - it’s culture. The US in particular (Canada and Australia perhaps by proxy) has put a huge emphasis on the large house as a symbol of success and wealth.
Tumblr media
Suburban living is the cultural picture of the American dream. It wasn’t always, but the development of media such as television coincided with suburbanization and spread its bucolic image far and wide. Later in the 20th century, the obsession of celebrity culture and fine living further solidified the ideal of the large house in the mind’s eye of Americans. In addition, outside the cities, the rental market is drastically small, so homeownership is the norm.
In European countries (for example Italy) and Asian countries (for example Japan), multiple generations commonly live together in one house. Crowded space is associated with family rather than poverty. In America, every person has their own room, because that is our cultural definition of comfort, and until that definition is modified, the US will continue to build larger homes.
Well, that does it for this primer on why we build McMansions. Again, I apologize for the delay! Stay tuned for Thursday’s Arizona McMansion, and Sunday’s in-depth look at the McMansions of Canada.
