PR Internship Post #3

I’ve had some more cool stuff happen at my internship since my last post. First of all, I expected to be redoing the office’s plant setup, so my supervisor had me come in early this past Friday. When I arrived, I found out from her that our boss changed his mind, and that we were just going to stick with the current setup. She immediately put me to work on the usual daily tasks (filing, weekly calendaring, etc.). I also recently received another exciting assignment. I was tasked with doing some research on a case my boss was working on. He’s been keeping an eye on a particular recall, and was wondering if the National Highway Traffic Safety Administration (NHTSA) sets a deadline on when a company has to fully complete the repairs that a recall would entail. He also wanted to if this deadline would be affected by stuff like manufacturing difficulties, parts availability, or any other outside factors.

I took a look at some documents relating to this particular recall, and found on the NHTSA Safety Recall Report that Fiat Chrysler Automobiles’ (FCA) recall remedy program in currently “in development”. This state of limbo was particularly worrisome since the recall report I was referring to had been issued about three months ago. So while FCA had at least gotten the dangerous cars off the road, they seem to not be all that worried about prompt repairs or reimbursements (despite the roughly 500,000 potentially affected vehicles and January 3rd dealer/owner notification date). At the suggestion of my boss, I also gave the Center of Auto Safety, a consumer advocacy non-profit, a call, but was unable to get through and had to leave a message. That was last Friday, so I’ll give them another call this week in the hopes of getting through to an actual human. If the Center for Auto Safety is a dead end, I’ll let my boss know what I’ve found.

While a project like this might not be all that PR-related, it has definitely been interesting to explore some of these lemon law rules and regulations. I still made sure to use my knowledge of PR and communication to effectively and respectfully interact with these other extremely important lemon law-adjacent organizations on behalf of HDMN.

Đặc biệt với dự án Precia Quận 2, Chị Trinh chỉ cần thanh toán 30% giá trị căn hộ để ký HDMN, sau đó đến khi nhận nhà không cần phải đóng thêm b��t kỳ khoản nào (lãi 0%, ân hạn nợ gốc). Sau đó, chị sẽ thanh toán lãi & gốc hàng tháng theo lãi suất thị trường. Gói vay trong thời hạn càng lâu (từ 15 - 25 năm; Vietcombank) sẽ giúp chia nhỏ khoản tiền phải đóng hàng tháng khi mua căn hộ Precia Nguyễn Thị Định ạ.

Ví dụ:

Căn hộ 02 phòng ngủ diện tích khoảng 66,24 m2 có tổng giá khoảng 3 tỷ.

1/ Chị Trinh cần chuẩn bị trước 30% - 900 triệu để ký hợp đồng mua bán căn hộ Precia.

2/ Sau đó, không đóng thêm bất kỳ khoản nào cho đến khi nhận nhà (khoảng 18 tháng; dự kiến Quý IV/2022).

3/ Nhận sổ hồng đóng thêm 5% (150 triệu).

Trong trường hợp chị vay 65% (khoảng 1,95 tỷ đồng) trong 15 năm, với lãi suất trung bình 10%/năm, thì hàng tháng chị sẽ trả góp khoảng 27 triệu/tháng. Nếu tổng thu nhập gia đình mình từ 60 triệu/tháng thì kế hoạch mua trả góp căn 02 phòng ngủ Precia Quận 2 là hoàn toàn khả thi ạ.

Một yếu tố chị Trinh cần lưu ý thêm là mặt bằng giá căn hộ Quận 2 những năm gần đây tăng từ 12-15%, giá bán dự án mới ở giai đoạn đầu là giá tốt nhất và nhiều ưu đãi từ chủ đầu tư. Cộng thêm các yếu tố chờ khu vực xung quanh, nổi bật nhất là đường Song Hành Cao Tốc chuẩn bị đưa vào hoạt động (dự kiến cuối 2020) sẽ đẩy mặt bằng giá khu vực lên mức mới.

PR INTERNSHIP POST #7

I didn’t get a ton of internship work during the week of March 23rd, aside from a relatively brief patent proofreading project. I wasn’t expecting a ton this week though, since I generally don’t get a lot the week after I do some blogs (I edited/rewrote two blogs the week before this one). While I didn’t receive any work on this Thursday, I ended up having a pretty good conversation with my immediate boss over text, during what would’ve normally been my shift. I became friendly with my boss and some of the other interns pretty quickly after I started worked at HDMN, and was really enjoying my time at the office, so it was nice to feel a little bit of that happy and friendly energy again. I guess the quarantine works in mysterious ways, huh?

Also, I’ve attached an exciting snapshot of what my current internship workspace is generally looking like these days! I’m doing my best to cherish this weird opportunity to do professional work in the comfort of my own bed!
