Final thoughts of MA: Andromed
With general spoilers under cut!
This game felt like a Disney version of Mass Effect. Plot wise, it was very much a happy ending for all. Many missions had choices that were really not that conflicting, and I think only once I found myself in doubt on what to choose (the krogans vs salarian Pathfinder choice). For the rest, all the other choices had basically little negative consequence, or sometimes you did not even have a choice but your companions decided what to choose. For example, Peebee wants to save Kalinda, and your choice is shooting at Kalinda to get her to save the Remnant tech instead. Unless you are an absolute jerk, that is not a choice at all (a choice would have been to convince Peebee to save Kalinda or the tech).
I was generally okay with it, because I want the absolute happy ending, but I also feel like there is little replayability a part from a different romance path.
The plot was generally okay, even if there were too many things in it and I found myself caring more about personal quests than the full quest. The fact that we do not get any answer about Remant tech, or a final Kett ending doesn´t help. We just- activated tech we don´t really understand and that is supposed to be a victory, not sure how. At least we could decide to elect Moshae as an ambassador, and act less like colonists and more like guests, during the game.
I like exploring the planets, the different environments were always something I missed from Mass Effect, and I enjoyed the companions more than the Mass Effect ones. Companions and crew in ME always felt like on the brink of tearing each others apart, while here everyone really felt like a family. Not to mention how much family and connection were part of the main overall plot. Loved the voice actors too, and Ryder felt to me much more like an rpg character than Shepard. 10/10 would play again in the future, and definitely romance Peebee.
About the quest, not too fond of them. Many of them required zero investigation, but only go to A, find door locked, find point B, click on console, door open. Meh. At least there was a lot of party banter on those car rides. I also was not too fond of the map, the way it selected for missions sometimes was a bit confusing, or intentionally confusing given that some terrain could not be reached through certain points.
The lore was okay, I really enjoyed the idea of ancient technology, but after playing Heaven´s Vault four times and seeing how it can be done, and how creepy and interesting it can be, I was a bit disappointed by the fact that we never got to the bottom of the Remnant technology, or even the ethics of SAM as an implant. Or who was the Benefactor. I know there will be no future game, but I wish there could be one, just to see what happens. I also feel like the crew was left that a good finishing point, so a sequel using the other twin would be interesting.
I also played this just after Outer Worlds so it was definetely interesting to compare the two. I preferred ME:A just because the end of Outer Worlds left me a bit disappointed by how little impact we had on the actual society (capitalism).
Still, definitely enjoyed Andromeda. Great characters, and I played it for free on Xbox pass, so I might one day actually buy it.

I am now obligated to ask 2 facts about Maeve and 2 about Mihri about their favorite locations in their respective world settings 🥰
Oooh thank you for this! I don’t know if it’s ever something I’ve really elaborated on for either of them :3
Mae falls in love with the Dreaming City pretty quickly. She spends a lot of time there after Forsaken, helping Petra control the curse cycle. As far as a specific place, there are some really lovely cliffs you can just hang out on and take in the scenery near the bridge outside of the Shuro Chi encounter in LW. I can see her spending a lot of quiet time there, when she has the free time. I also haven’t forgotten about my “Hot Springs in the Dreaming City” headcanon — if there were hot springs, she’d spend a decent amount of time there too. (Cherish is welcome to join in and take a break! :3)
Hmmm and random facts about her… I don’t really have a face claim for her, but since guardians are often pretty sporty/fit, I do have a body claim for her - Jessica Ennis Hill, a British track and field athlete. While Mae is capable of using all forms of Light and Darkness, she is primarily an arcstrider, evenly split between arc staff and Gathering Storm. I tend to envision her as having more upper body strength anyway, due to abilities and weapons she likes to use (bows!), so I wanted to go with someone who does javelin throw.
I haven’t elaborated much on it here, to my knowledge, but Mae is a big nap queen. She is so so sleepy all the time. It’s not for a lack of sleep — she’s just got a lot going on. So if she sits too long, she’s probably gonna fall asleep. Oops!
Mihri’s favorite place isn’t static — she loves being near rivers and streams. Really, anywhere there’s a place to sit and dip her toes in cold water and watch local wildlife. Especially the frogs and toads :) She grew up in forested areas like the Emerald Graves and feels most at peace there.
Random facts about her — she was originally just a mod test on PC. I was primarily playing DAI on PS4 but downloaded the PC version to try out some mods, since I usually play Mass Effect heavily modded as well. I was just downloading hair mods I thought were cool and outfits, etc etc. And then I accidentally ended up with the prettiest OC I’ve ever made and she just completely took over my mind after that.
She is my only OC with children. It’s been mentioned in passing in a few places, probably even here months and months ago, but I am completely childfree and do not ever write any of my OCs with kids in mind. My Shepard is a Garrus-mancer, and she shuts down that conversation in ME3 immediately. But as Mihri started developing, I realized she would LOVE to have kids. Originally it was just one, now it’s three… It’s a weird dynamic to try to write because I do better with things I understand (naturally). But it’s still really fun, and I spend a lot of time thinking about her and her little family 🥺

Description
Succinic acid is a dicarboxylic acid. The anion, succinate, is a component of the citric acid cycle capable of donating electrons to the electron transfer chain. Succinic acid is created as a byproduct of the fermentation of sugar. It lends to fermented beverages such as wine and beer a common taste that is a combination of saltiness, bitterness and acidity. Succinate is commonly used as a chemical intermediate, in medicine, the manufacture of lacquers, and to make perfume esters. It is also used in foods as a sequestrant, buffer, and a neutralizing agent. Succinate plays a role in the citric acid cycle, an energy-yielding process and is metabolized by succinate dehydrogenase to fumarate. Succinate dehydrogenase (SDH) plays an important role in the mitochondria, being both part of the respiratory chain and the Krebs cycle. SDH with a covalently attached FAD prosthetic group, binds enzyme substrates (succinate and fumarate) and physiological regulators (oxaloacetate and ATP). Oxidizing succinate links SDH to the fast-cycling Krebs cycle portion where it participates in the breakdown of acetyl-CoA throughout the whole Krebs cycle. Succinate can readily be imported into the mitochondrial matrix by the n-butylmalonate- (or phenylsuccinate-) sensitive dicarboxylate carrier in exchange with inorganic phosphate or another organic acid, e.g. malate. (1) Mutations in the four genes encoding the subunits of succinate dehydrogenase are associated with a wide spectrum of clinical presentations (i.e.: Huntington's disease. (2). Succinate also acts as an oncometabolite. Succinate inhibits 2-oxoglutarate-dependent histone and DNA demethylase enzymes, resulting in epigenetic silencing that affects neuroendocrine differentiation.

Biotin, a water-soluble B complex vitamin, is required by all organisms but can only be synthesized by yeasts, molds, algaes, some plant species and bacteria. Biotin, a tetrahydrothiophene ring fused with an ureido (tetrahydro-imidizalone) ring, is important in the catalysis of essential metabolic reactions to synthesize fatty acids, to metabolize leucine and in gluconeogenesis. Human intestinal bacteria generally produce in excess of the body′s daily Biotin requirement. The occurrence of Biotin in nature is widespread and, although extremely rare, Biotin deficiency is associated with dermatitis, nausea, loss of hair, depression, muscle pain, and reproductive disturbances.

Toxicity Profile
Route of Exposure
Eye contact, Inhalation, Ingestion.
Mechanism of Toxicity
Succinate can inhibit the activities of α-KG–dependent oxygenases (KDMs) and the TET family of 5-methlycytosine (5mC) hydroxylases. Succinate also mediates allosteric inhibition of hypoxia inducible factor (HIF) prolyl hydroxylases (PHDs). Inhibition of HIF PHDs leads to activation of HIF-mediated pseudohypoxic response, whereas inhibition of KDMs and TET family of 5mC hydroxylases causes epigenetic alterations that ultimately cause cancer. Succination of KEAP1 in FH deficiency results in the constitutive activation of the antioxidant defense pathway mediated by NRF2, conferring a reductive milieu that promotes cell proliferation. Succination of the Krebs cycle enzyme Aco2 impairs aconitase activity in Fh1-deficient MEFs. Succination also causes irreversible inactivation of glyceraldehyde-3-phosphate dehydrogenase (GAPDH).
Metabolism
Succinic acid can be converted into fumaric acid by oxidation via succinate dehydrogenase.
Toxicity Values
Acute oral toxicity (LD50): 2260 mg/kg [Rat].
Lethal Dose
Not Available
Carcinogenicity (IARC Classification)Not listed by IARC. Has been implicated in oncogenesis (17).
Uses/Sources
Succinic acid is a precursor to some specialized polyesters. It is also a component of some alkyd resins. Succinic acid is used in the food and beverage industry, primarily as an acidity regulator. It is also sold as a food additive and dietary supplement, and is generally recognized as safe by the US FDA.
Minimum Risk Level
Not Available

America needs a COVID-19 Commission

America needs a COVID-19 Commission
Tumblr media
By Elaine Kamarck Even as the coronavirus surges, the end to our long national nightmare is in sight. Several effective vaccines will soon become available and Donald Trump’s deceptive, chaotic presidency will soon end. The Biden administration will have no choice but to hit the ground running, as they are clearly preparing to do. But beyond the immediate response it will be important to ask ourselves: what have we learned and what should we do in the future? As a first step, the Biden administration and the Congress should create a bi-partisan commission to look at our nation’s response to the pandemic. The Commission should be adequately funded, with a professional staff, a bi-partisan membership of experienced government leaders, and subpoena power. Some answers to the question of what went wrong are simple and don’t require a commission. Unlike President Trump, future leaders should listen to the science, they should not lie to the public, and they should not turn public health guidance into political statements. But other answers to the question of what went wrong should get at the operation of federal, state and local governments. This analysis requires more thought and expertise. For instance:
How should we prepare for high-intensity, low-probability events?
Do the institutions of the federal government have the capacity and the agility they need to confront the unexpected “black swan” events that seem to be increasingly prevalent in the 21st century?[1]
Do state and local governments have the leadership, capacity, and the ties to the federal government to respond appropriately?
Does civil society, especially the press, understand the critical role they play in times of extreme crisis?
There are recent precedents for commissions that investigate national crises. At the beginning of the 21st century—September 11, 2001 to be exact—we suffered an unprecedented surprise attack on our homeland. In late 2002 President George W. Bush signed into law the creation of “The National Commission on Terrorist Attacks on the United States,” also known as the 9/11 Commission. The ten-member Commission issued its report in 2004. It shed light on the information-sharing problems that existed in the sixteen agencies that composed the intelligence community and the difficulty that posed in “connecting the dots” that may have warned us of the attack. The creation of the Office of the Director of National Intelligence and other innovations in intelligence sharing came from the work of that Commission. A few years after 9/11 a Category 5 hurricane hit New Orleans. The government response (at all levels) was as horrific as the hurricane itself and exposed fundamental flaws in emergency response. The Senate created “The Select Bipartisan Committee to Investigate the Preparation for and Response to Hurricane Katrina,” which delivered its report to Congress a few months later. The report highlighted the inadequacy of emergency response statutes and lack of preparation for emergencies where local first responders were themselves victims of the emergency.[2] It led to reforms encompassed in the “Post-Katrina Emergency Reform Act,” which President Bush signed into law October 4, 2006. Following the collapse of the mortgage market and the great recession of 2007-2010, Congress created the “Financial Crisis Inquiry Commission” in May of 2009. Chaired by Phil Angelides, former Treasurer of California, the Commission held a series of high-profile hearings exploring the causes of the economic meltdown. It delivered its report in January 2011, pinpointing the primary culprits in the mortgage meltdown and the systemic risk-taking that characterized major financial institutions like Fannie Mae. It operated alongside creation of the Dodd-Frank legislation on financial reform. A commission investigating the pandemic should look at the entire operation. For instance, it should start with the health-related agencies of the federal government and how to improve their intergovernmental coordination and capacity.  It should look at what happens to front-line workers in a pandemic when they, like the police and first responders in New Orleans during Hurricane Katrina, become victims. It should look at how to modernize laws like the Defense Production Act in order to make sure that medical supplies can be produced in time for mass testing and vaccination. And it should evaluate the massive efforts to distribute everything from PPE to the vaccine itself. Once Trump is no longer president it will be tempting to blame the poor pandemic response solely on him. And while his leadership has been erratic, self-serving and downright dangerous, national crises deserve an evaluation that goes beyond one man or woman’s actions. After all, the federal government is bigger than one person and in this crisis institutions varied in their ability and preparedness to respond. The need for this kind of commission will be especially important in the coming years because of climate change. As we have already seen, climate change is going to make natural disasters more frequent and more deadly. Climate change is also impacting ecology in myriad ways: making animals extinct, food less healthy, and new diseases more common and more deadly. In other words, for all the progress we’ve made, we have some tough times ahead. A commission to examine how we dealt with the coronavirus and how we should prepare for other “black swan” events should be a modest first step towards preparing us for the chaos to come.
[1] A “black swan” event is a major event that is rare and comes as a surprise and entails significant societal impact. [2] See Elaine C. Kamarck, “When First Responders are Victims.”

It's almost 2020
Another decade has gone and go. I can't wait for 2020 and see what it has in store for us. Here are my top games from the 2010s:
1. Fire Emblem Awakening/Fire Emblem Echoes (Nintendo 3DS)
2. Resident Evil 2 Remake (PS4)
3. Trails of Cold Steel 1 and 2 (PS3/Vita/PS4)
4. The Evil Within (PS3/PS4)
5. Persona 5 (PS4)
6. Bendy and the Ink Machine (PS4)
7. Legend of Zelda: A Link Between Worlds (Nintendo 3DS)
8. Animal Crossing New Leaf (Nintendo 3DS)
9. Sonic Mania (PS4)
10. Mass Effect 2 (PS3)
Honorable mentions: Dead Space 2, Ys VIII, Bravely Default, Fire Emblem Three Houses, Pokemon Black and White, Metroid: Samus Returns, Call of Duty: Modern Warfare 2, Tales of Xillia, Specs Ops: The Line, Crystar, Lollipop Chainsaw, and Sonic Mania Plus.
Favorite gaming system of the 2010s: Nintendo 3DS
Major disappointment of the 2010s: Silent Hills cancellation. (Fuck Konami)
Biggest surprise from 2010s: Resident Evil 2 remake. (Honorable mention: FFVII remake reveal.)
My 2010s gaming confessions:
1. I liked Tokyo Mirage Sessions and Fire Emblem Fates.
2. I had a Xbox 360 first than the PS3. I stopped playing 360 once PS3 got trophies and more JRPGs.
3. I wish Compile Heart/Idea Factory disappear in the 2020s. They are garbage.
4. I rarely use Steam.
5. The PS4 generation is the only generation I haven't bought a WWE game yet. I buy one WWE game per generation because I like making my own wrestlers.
6. Tale-Tell games is overrated.
7. CAPCOM has regained my faith in them. Hope they keep the streak.
8. Final Fantasy hasn't been good in a while. But FF7 Remake looks promising.
9. Announcing and putting Trails of Cold Steel 3 on the Switch and releasing it at the same time frame along with Persona 5 Royal and Resident Evil 3 Remake is got to be NIS America's worst decisions in a long time. (Animal Crossing in Japan. WTF NISA?!)
10. I don't play multiplayer that much. Therefore, I never got into playing Overwatch or Fortnite, or what ever is popular. Okay. Don't ask me to play those games. I refuse.
Bonus: Still waiting for Half-Life 3, Valve.
Favorite gaming characters (excluding avatars) introduced the 2010s:
Female: Lucina (Fire Emblem Awakening), Celica (Fire Emblem Echoes), Edea Lee (Bravely Default), Haru Okumura (Persona 5), Ann Takamaki (Persona 5), Emma Millstein (Trails of Cold Steel), Claire Rieveldt (Trails of Cold Steel), Marianne (Fire Emblem Three Houses), Mae (Fire Emblem Echoes), Cordelia (Fire Emblem Awakening), and Orboro (Fire Emblem Fates).

Kennedy (Resident Evil 2 Remake), Joker (Persona 5), Lukas (Fire Emblem Echoes), Sonic and Tails (Sonic Mania), Sylvain (Fire Emblem Three Houses), and Natural Harmonia Gropius aka "N" (Pokemon Black and White).

Mass Effect: Andromeda Combat Balance Updates
by Mae Morrison, posted on July 4, 2017 [source]
You asked for greater challenges, and you’re getting them. The new Platinum mode cranks up the difficulty, requiring strong teamwork and skilled play to achieve victory. Platinum players will battle tougher enemies and a mix of heavy hitters from all factions.
To help you survive, we’ve added Veteran Bonus ranks that increase your available power, combo, and melee damage stats for every character. We’ve adjusted many Ultra Rare weapons so they pack a heavier punch. In particular, the Black Widow is now as deadly as the name suggests.
New variants for Uncommon, Rare, and Ultra Rare weapons will also help you stay in the fight. New Bulwark weapons increase your damage resistance when teammates are nearby, while Siphon weapons replenish your health as you deal damage. And for crowd control, new Concussive weapons create a biotic explosion when an enemy is killed with a weak point shot.
You’ll also have a little help from an old Milky Way friend. We’ve added the Batarian Scrapper, and he’s bringing the dreaded Kishock Harpoon Gun with him.
Based on popular feedback, enemies can now disrupt Hacks, and we’ve reduced Upload’s depletion rate when it’s not controlled by players. Assassination has been replaced with a Boss objective featuring stronger enemies that have special nameplates, more hit points, and are resistant to Cobra RPGs.
You can find a full list of changes below. For changes in other languages, please click here.
Rest cut for length.

Short thoughts about the questions that MAE left unresolved.
JARDAAN: I like to think in several possibilities.
1- Jardaan were Prothean, trying to escape from the Reapers. We know some Protheans did what the Milky way’s Arks did: trying to go into stasis to see if they could survive the Reapers. Ilios was a failure, but could it be the only one attempt?. Jardaan seemed to work like prothean: building here and there, playing with species, helping one in particular into evolution (the Asari), etc.
2- Jardaan are a special AI, developed by someone (I like to think of the Leviathans, but… are they going to do the same mistake? I don’t know) 3- Jardaan are in fact Leviathans (those guys were kicking around BEFORE the reapers, and they were the responsible of them (well, the AI that controlls them). Even more, they think of other races as mere tools meant to serve them. It rings a bell, right?. They created an AI that went out of control and now harvests organic life every cycle.  The AI developed an army to gather genetic material all across the galaxy (rings another bell?. Ketts = Collectors). The Leviathan went into hiding observing the world through “organic vessels” (anooother ring, like… may Angara be Leviathan's eyes? In this Galaxy?)
4- Jardaan are the Reapers. I can't stop thinking in “seeds” and “let them growth” when exploring Andromeda's planets. You see the vaults that make the worlds habitable. It's the guarantee that after a harvest, you can still develop another lifeforms. There is balance in that, the ulterior goal of the Reapers. The battle that Jardaan (Reapers) had (and produces the Scourge) was whether against the Remnants that “were against their creators” or they fought against another “lesser” specie that gave them a hell of a battle that ended with the corruption of the element zero (the scourge) I mean, that could be the case of ME3 ending: “lesser species” fought, detonated the crucible, but the harvest happened anyway. The remnants work pretty much like the keepers in Citadel. Sovereign considered that the keepers were a failure (due to their organic condition) when Protheans altered them to ignore the signal that would allow the harvest in that galaxy. It's not so crazy to think that remnants are the following stage of keepers, without repeating the same mistake: took off the biological compound. Now, same as Citadel, when it was activated by other lifeforms that could be advanced enough to understand the technology, the place sent a signal to reapers to start the harvest. I think Ryder gave the first hint when activated the Vaults. Same as Shepard did when he killed the first observant Reaper.
BENEFACTOR This entity apparently said something about salvation, like Alec said to the screen at his front: “Years ago you mentioned “salvation” to lot of people. You knew this was coming”. The Benefactor claims not to know about the Reapers in particular, but about “something coming”.
There is a book (I did not read) of Mass Effect called “Salvation comes with a cost”. And I think it's pretty much what the Salarian spy says in all that mess involved with the salarian arks. But all that is related to Cerberus scientists and the Ascension project. So… I don't know what to think about this. The Benefactor is Cerberus? A branch of it?. But Cerberus was always human-centred, it makes no sense for it to want to save the rest of the species. Hard to speculate here. On the other side, I always remember the reapers' words: “That which you know as Reapers are your salvation through destruction.” and this disturbs me because there is a message in the Kett base about “The Benefactor” being invited to see “a Ket’s home-planet”, like the Benefactor did with this Kett and showed his own home-world to him. That’s nasty thing. Like, the Kett and the Benefactor are fellows…. And considering what I’ve written in the previous section, point 4, the Benefactor may be a reaper… or the AI. The child in ME3, which could be considered something like an extension of the Harbinger. I don’t know. The Benefactor supporting life in another galaxy to harvest later sounds…. Terrible.
SCOURGE
This looks like the corruption of the Element Zero, but you can get E0 from it. I don't know how to think about it. I remember in the last part of ME3 we know about a problem related to Element zero, but I can't remember the detail. It comes to my mind that it's something related to the Entropy of the element, but I'm not sure. I remember playing that part, when the Reapers explain themselves, and you get the hint that “the more we use element zero and mass fields (and realys), the worst that entropy may get”, and that's why Reaper's cycle makes sense. They balance this shit so the world don’t have too much of “that element that works like element zero’s entropy”. I believe that may be the answer…. Also, it makes sense why the Scourge seems to follow everything that has mass field or element zero cores.
When we know that the Scourge was released after the detonation of a powerful weapon of the Remnants towards the Jardaan I can't stop thinking in the Crucible and those last scenes in ME3 where the Crucible is overwhelmed by power (whether it's red, green or blue). There is a explosion of power there… could it be the reason behind the scourge? The corruption of the element zero due to something of such magnitude?. Ugh. VOELD’s AI
This one is the worst of all the mysteries of the game. She lies, she feels, she wants her creators, and she is quite of a psychopath. I think she is ALL what AI was not meant to be, attempting to her own AI programming.
She wants to die instead of letting spread the knowledge she has (geths and most AI value self-survival… except EDI) She wants her creators. Closer to EDI, to the true Geth. And here is what blew my mind. She feels. She has emotions. She has… a soul. (she is angry, and “tired”, and a lot of shit she says, even though she lies, she seems to be pretty alive, especially in comparison with SAM’s monotone voice.) I can’t stop thinking in EDI’s jokes about killing all the crew in the Normandy with this apparently psychopathy AI.
I don’t want to believe she is EDI. I can’t remember any part in ME saying that Edi’s core could be sent to other galaxy. In any case, she is pretty bitter, and could make sense if she has been apart from her creators for so long. But once again, she claims that humans were not her creators... so....
Her creators are not angara, neither humans (she says this in front of Ryder) and she hates the Ketts. So… her creators are the Jandaar or the Reapers?. Or the Geth?, because she likes to be close to SAM (one of her kind).
I don’t know. It’s impossible to speculate about her.

The Best Upcoming Games of 2017
2016 was a great year for games, and 2017 is shaping up to be a good year as well (and there might even be some surprise releases we haven’t event heard of yet). Here’s my 20 of the games I’m most looking forward to in 2017, potentially in chronological order. And yes… they’re mostly adventure games…
Quarter 1 2017
Night In The Woods – 22nd February 2017 (PC)
Tumblr media
I was lucky enough to visit to check out an indie game exhibition at the EMP Museum in Seattle a couple of years ago. I played a demo of Night In The Woods there, not even realising that it hadn’t come out yet (nor that it wouldn’t come out for another 2 years from then). You wouldn’t have known because it was looking as slick then as it is now. It’s 2D sidescrolling adventure game focused on narrative. A cat known as Mae returns home from College to her home town of Possum Springs and thus begins the journey of life. It’s got a bizzare, slightly hipster vibe and morbid humour to it. It’s quite unique. If you want to get a taste of it, you can  try out for free two prologue demos (Longest Night and Lost Constellation) here: https://finji.itch.io/
Paradigm - Early 2017 (PC, MAC)
Tumblr media
While we’ve seen a lot of point n click remasters of classic Lucasfilm games, and a heap of Telltale’s evolution of the genre, we’ve not had many games that have truly evoked the spirit of those classic 90’s adventure games. Enter Paradigm.
Paradigm is a surreal point-and-click adventure game set in the strange and post apocalyptic world of Krusz; a land inspired by a mix of Eastern Europe and the 70’s and 80’s. You play as the unattractive yet over-confident mutated Paradigm; who must prevail through inconvenient trials to overcome the insecure yet tyrannical sloth antagonist, Olof!
Paradigm has been developed by Jacob Janerka, whom I don’t personally know (though have had a couple of chats with), but is based in the same city as me, Perth, Western Australia. The detail of the art is awesome. The game was originally supposed to be released in January 2017, but got delayed. Going by what’s left to complete the game, I think there’s a good chance of a quarter 1 release for this game. I’m just surprised this game hasn’t been picked up by Double Fine Presents or Devolver for distribution. You can try out a free demo here: http://www.paradigmadventure.com/
Thimbleweed Park - Early 2017 (PC, MAC, XB1, iOS, Android)
Tumblr media
If Paradigm takes us back to the style of classic 90’s point n click adventures, Thimbleweed Park authentically takes us back to the 80’s. And whom better to take us there than the legendary Ron Gilbert, one of the Lucasfilm originals, responsible for iconic games such as Maniac Mansion and Monkey Island.
A body has been found in the river, bloated and pixelated from the decay of a death come too soon. Agents Ray and Reyes arrive and are immediately suspicious of each other’s intentions. A cursed clown, a disinherited game designer, and the ghost of pillow salesmen join the story and add their own complications. Play and switch between all five characters as you explore the vast, strange, and manipulative world of Thimbleweed Park while unravelling a dark and humorous neo-noir mystery.
Thimbleweed Park perfectly evokes the style of Maniac Mansion, but with update amazing looking pixel graphics, with some really nice lighting effects that really give it a feel of a cross between the X-Files and Twin Peaks. While still no confirmed date, I think it’s pretty safe to say this will come out first quarter. The biggest challenge for me is deciding whether to play it on PC or iOS.
South Park: The Fractured But Whole - Early 2017 (PC, PS4, XB1)
Tumblr media
South Park is a TV show I’ve watch since the first season came out, but it’s only been in more recent years that I’ve realised it’s true brilliance as the show has got more political over the years (while never picking a side, instead making fun of all sides). What puzzled me was why the South Park: The Stick of Truth game flew under the radar for me. I don’t think I even got it on release day. It may have been not until it was like half price that I grabbed it. What a mistake that was, because it was a perfect recreation of the show. It was literally like you were controlling the cartoon. All the humour and characters were there and it also done well with parodying the RPG genre.
While Stick of Truth had Cartman and the gang dressing up as fantasy characters, The Fractured But Whole has the kids of South Park switch it up by dressing up as Superheros instead. This will be a day one purchase for me this time round. Trey and Matt return, being heavily involved in the production of the game. It’s looking as slick as the last game, while aiming to improving the depth of the combat. It was originally supposed to come out early December 2016, it’s now aiming for “Early 2017”, so expect this in quarter 1, possibly early March 2017.
 Mass Effect Andromeda - 21st March 2017 (PC, PS4, XB1)
Tumblr media
Mass Effect is one of my favourite game series of all time. As such, Mass Effect Andromeda should be my most anticipated game of 2017. Yet I’m cautious to get too excited about it. Perhaps it’s because some of the key team members behind the original triology are no longer involved in the production of the game. Perhaps it’s the fact the new characters aren’t looking the greatest, and will struggle to meet the lofty heights set by the original cast. Will choice actually really matter this time round?
Still it’s still gonna be a Mass Effect game, and even if turns out to not live up to the original trilogy’s standards, it will still be a decent game. It may also improve on the previous games in some areas. I’d be happy if Mass Effect had no combat at all, so Andromeda’s focus on semi open world exploration should hopefully take away some of it’s combat focus.
Mass Effect Andromeda is set 600 years after the original trilogy, seeing human kind searching for new planets to setup shop in a new galaxy. We will be the aliens. We will be the invaders. It should make for some interesting galactic politics. Despite my concerns this is a day 1 purchase for me, and no doubt will consume me as explore every section of it’s galaxy within the main game and likely DLC (though no season pass has been announced). If they do this right, it’s an early contender for game of the year for me.
 Tokyo 42 – Early 2017 (PC)
Tumblr media
Tokyo 42 is described as  the lovechild of Syndicate and GTA 1. Set in a future Tokyo, the game will see you become an assassin and uncover a dark conspiracy that will affect everyone. With open-world single player and competitive multiplayer, you will buy and use a host of weapons and tools to approach the many challenges of this beautiful little world.
This is a game that is pretty much selling me purely on art style. The Japanese influenced isometric graphics sucker me in. Unfortunately it would likely end up on my pile of shame of games I haven’t gotten around to playing much like the spiritual successor to Syndicate, Satellite Reign. As such it’s def on my radar for this year, but probably not a day 1 purchase.
 Quarter 2 2017
Little Nightmares - 28th April 2017 (PC, PS4, XB1)
Tumblr media
Little Nightmares is the only game from here on that has a confirmed release date. Looking like something straight out of Tim Burton’s mind, it also reminds me of this stop animation movie about Tom Thumb that came out in the 90s.
This game is set to be like a dark version of Little Big Planet, or a brighter version of Limbo. Hopefully it plays as well as it looks. It’s got triple A game style, with an indie game price (only $20USD), so this is going to be one I’ll certainly give the benefit of the doubt and try out close to launch if Mass Effect or some other game isn’t still consuming my life.
 Tacoma - Q2 2017 (PC, MAC, XB1)
Tumblr media
Tacoma is the long awaited second game from the developers of Gone Home, a game that really changed my gaming life. Along with Dear Esther, essentially birthed the genre of FPX  (First Person Explorers), or the more derogatory term of Walking Simulators. What these games did was strip away the combat elements of First Person Shooters like Bioshock and just create a game focus on world and narrative building. To some sections of the gaming community, gameplay to them means shooting things, so to these types of gamers, Gone Home wasn’t even a game. But to more mature gamers, this was exactly the sort of game they’ve been waiting and really inspired me to want to get into indie game development.
Gone Home was set in ordinary American home. Tacoma takes things in an opposite direction to an abandoned space station. This should be one of my most anticipated titles. A FPX set in space from Fullbright? Sign me up! But I am a bit cautious and I’ll tell you why. Because most FPX games are developed by small indie studios, the way they get away with it is by not physically seeing characters in the game. Unfortunately Tacoma takes the path of having avatars play back memory like sequences not too dissimilar to Everybody’s Gone To The Rapture. I hope this pays off, but I am a bit sceptical about it. Still just out of respect for the brilliance of Gone Home, this is definitely a day one purchase for me.
Sometimes Always Monsters - TBC 2017 (PC)
Tumblr media
How can a game made in RPG Maker be possibly my most anticipated game of 2017? Because it was possibly my most anticipated game of 2016! Let me tell you why. I watched a review of the original game Always Sometimes Monsters. The reviewers seemed to be deeply affected by the game. I couldn’t see how this low res, generic looking JRPG style game could be any good. Yet when I saw it for cheap enough, I decided to give it a spin. I’m so glad I did, as it’s one of my favourite games of all time, and find myself regularly discussing it with others.
The reason being is choice. Many may have been disappointed to find their choices in the Mass Effect trilogy has little effect on the ending of the series. What Always Sometimes Monsters didn’t have in the graphics department, it certainly made up in having possibly the best choice/consequence mechanics I’ve ever played in a game. Think of Grand Theft Auto if it was presented as a pixel art American version of a JRPG with no combat. Instead you are constantly presented life choices in the game where by there rarely ever is a right answer, and all choices can lead to perceived negative outcomes. It’s just like real life!
Sometimes Always Monsters continues this journey. In fact if you’ve played the original game you can use your save file and continue on with the same character in the sequel with all your choices you made affecting the future game. It’s got an improved art style this time round that I’m really digging. It was supposed to come out in 2016, but didn’t quite make it. There’s no solid release date, so I’m chucking this in the quarter 2 section. If you don’t believe me how great this game is (and it won’t be for everyone), pick up the original game and try out it. It’s regularly on sale for a couple of dollars. If you dig it, you’ll want to play it through anyways so you can continue the story on in the second game.
 Knights and Bikes – Q2 2017 (PC, MAC, PS4)
Tumblr media
Kinghts and Bikes is a co-op adventure about childhood, inspired by The Goonies, Secret of Mana & Earthbound, from developers on Tearaway, LittleBigPlanet, Ratchet & Clank. If it’s hipster style doesn’t grate me, the innocent nature of this game could very well be infectious, much like a non-dark version of Stranger Things. Secret of Mana is one of my favourite games of all time, and Little Big Planet was always an undeniable polished game series, so there is great potential here. I’m interested in the fact it has co-op (much like Secret of Mana), so hopefully I can convince someone to jump on the couch and play this through with me.
It was recently picked up to be published by Double Fine Presents, which is perfect, considering it’s similarities to Broken Age and Costume Quest. It doesn’t have a set release date but I’m estimate a late quarter 2 arrival.
 Cuphead - TBC 2017 (PC, XB1)
Tumblr media
Cuphead has been popping up and grabbing people’s attention every now and the past few reason, and for good reason. It’s art style is authentic interpretation of classic early animation (think Disney’ Steam Boat Willy) style. The way this game is looks and moves is astounding.
My only concern is this bullet-hell game supposedly has a brutally hard difficulty level. That does not bode well for people who suck at games, but it’s certainly not gonna stop me trying. It’s painstakingly hand drawn, which gives good reason why it’s been delayed so much. With a whole 11 months more to release it within, it will surely come out this year finally. I’m predicting a release before July.
 Quarter 3 2017
Full Throttle Remastered – TBC 2017 (PC, PS4, VITA)
Tumblr media
I’ve spoken about Paradigm and Thimbleweed Park which both pay tribute to different eras of Lucasfilm point n click adventures. Well here’s a remaster of a classic Lucasfilm game that I’m looking forward to finally playing. Full Throttle by Tim Schafer is being remastered by his studio Double Fine much like Day of The Tentacle and Grim Fandango. I haven’t played Full Throttle before, but I always remember it’s distinct cartoon style back in 90’s gaming magazines. This finally be my chance to play it. You can play it in it’s classic pixel style, or the new remastered the graphics. The remastered graphics just looked like a smoothed out widescreen version of the original, much like the Day of Tentacle remaster, so I think I’ll play this in the remastered mode. There’s no set date other than 2017, so I’m estimating an early quarter 3 release date at this stage.
Wonder Boy 3 - TBC 2017 (PC, Consoles)
Tumblr media
The classic Sega Master System sidescrolling adventure game, Wonder Boy 2 and 3, are some of my favourite games of all time. I like them so much, I’m tempted to make a game myself in the style of it. Well recently two indie devs bet me two it and announced two Wonder Boy inspired games, both likely to release in 2017. Wonder Boy 3 will be re-skin/re-master of the original Wonder Boy 3. I never owned Wonder Boy 3 as a kid. A friend had, but I only every got the occasional go of it. I now own it as part of my retro game collection, but perhaps this remaster will be the way I play it through from start to finish. I think I prefer the original art style, as this remaster has a very “flash” art style to it, that I’m rarely too keen on, but I will certainly give it a go, based purely on my devotion to Wonder Boy.
Monster Boy and the Cursed Kingdom - TBC 2017 (PC, PS4, XB1, Switch)
Tumblr media
The other Wonder Boy inspired game is not a remaster, but more so a spiritual successor. After a few different incarnations, Monster Boy and the Cursed Kingdom does come across as a modern version of Wonder Boy. It unfortunately has a similar “flash” style of art work to it much like the Wonder Boy remaster, but perhaps there’s no other way to approach it without a total pixel art throw back. Whether this can live up the legend of Wonder Boy games, or if it will turn out to be a cheap copy is remained to be seen (Mighty No.9 reportedly didn’t no do well recapturing the magic of Mega Man). Alas, much like the Wonder Boy 3 remaster, I will be grabbing it anyways.
Memories of a Broken Dimension – TBC 2017 (PC)
Tumblr media
You dredge the satellite transmission. Awash in static, harsh structures emerge. Trace a guide line through crushing atmosphere; phantom signals lead to encoded relics. Exhumed from a frozen void, fragmented ruins assemble. But when the stream thaws, no system can handle this overflow...
That’s the description of Memories of a Broken Dimension. If you haven’t guessed already it’s going to be a very dark, abstract experimental game. It’s visually right up my alley, feeling like a music video to my favourite music. I haven’t played it yet but there’s a free early prototype available at https://xra.itch.io/memory-of-a-broken-dimension . I’m not sure what to expect with this game, but perhaps it will turn out to be one the surprise life changing games of 2017. We shall see…
Overland – TBC 2017 (PC, MAC)
Tumblr media
Overland is a squad-based survival strategy game with procedurally generated levels set in post-apocalyptic North America. Every random level is full of close calls and hard choices. Manage allies, fuel supplies, medkits and weapons by making the right choices on the procedural roadmaps.
The art style for this game has certainly grabbed me, and the premise sounds interesting. It could have a lot of replayability to it. My issue is I really want to play this on a touch screen like a phone or tablet. Alas only PC has been announced as a platform. Much like Tokyo 42, I’m not sure I’d actually play it on PC, so I may sit it out for a while an hope for a mobile port in the future. If you are keen for it now though, you can purchase an early access version of the game at http://overland-game.com/
 Quarter 4 2017
Red Dead Redemption 2 - Q3/Q4 2017 (PS4, XB1)
Tumblr media
Quarter 4 is usually the time of the year the big Triple A titles fight out for the Christmas dollar, and I expect this year to be no different. Red Dead Redemption 2 was announced last year, with not much information to go by. It’s hard to know if John Marston will feature in it. One thing that is hinted at though is that likely after the success of GTA Online, there will be a strong multiplayer component to the game. Red Dead Redemption was undoubtedly Rockstar at it usual impeccable level.
I didn’t get into it so much due to be not being into Western/Period piece settings. However I can not deny the quality of this world building and have no doubt that RDR2 will end up on many gamer’s game of the year lists. Essentially, if Rockstar makes something, I’m gonna get it. It’s that simple. No firm release date yet, but I’m going to assume a November launch.
Uncharted The Lost Legacy - TBC 2017 (PS4)
Tumblr media
Speaking of the other giants of world building, if Rockstar are the kings of open world games, then Naughty Dog are certainly the kings of Action Adventure games. Uncharted 4 was a great game that made my top ten of 2016. What likely started out as a DLC for Uncharted 4, The Lost Legacy has evolved into a full stand alone game featuring Chloe and Nadine from the Uncharted series as the protagonists. The announcement trailer had a much darker feel to it than the usual Uncharted series, while still being identifiable as part of that world. We’re not talking The Last of Us dark, but whether the whole game has this darker tone or not for the whole, or if it was just this particular scene, we shall wait and see.
One of my criticisms of Uncharted games is it often felt like it dragged on an extra 5-10 hours longer than it should have, often filling it up and stopping progress with waves of generic military goons. The Lost Legacy is meant to be somewhat in between the length of The Last of Us Left Behind DLC (approx. 3 hours) and the full Uncharted 4 game (approx. 17 hours). This should see The Lost Legacy clock in around 10 hours which could be the perfect length, which certainly makes me look forward to diving into this game. When that will be, I dunno, but I’m guessing in the second half of the year sometime.
Cyberpunk 2077 – TBC (PC, PS4, XB1)
Tumblr media
While I do own The Witcher 3 (it came free with my graphics card), I’ve never played a Witcher game. Not because I don’t think it would be a good game, but when I’m prioritising my game playing time, I have to pick games in settings I’m interested in. I’m not really interested in fantasy settings (hence only 3 hours in Skyrim on my belt compared to my 120 hours in Fallout 4). My favourite settings are based in the future, whether it be set in a dystopian nuclear wasteland (Fallout 4), a shiny galactic universe (Mass Effect) or dirty grimey cyberpunk world (Shadowrun). Cyberpunk you say? Yes the neon drenched, acid rain, neo noir blade runner esque worlds are my favourite worlds of all regardless of the medium.
The Witcher 3 is so acclaimed by critics and fans alike, I constantly feel like I’m missing out. When CD Projekt Red announced it was making a Cyberpunk 2077, I realised I will finally get the chance to experience their quality game making.  While I have had no association with the original Cyberpunk 2077 license, if the Witcher is really is “that good”, then applying that team to a cyberpunk game could very well end up in my favourite games of all time list.
Still we know very little about the game, other than it will have a multiplayer component (which is exciting). The game was first announced 4 years ago, with a concept art trailer released in January 2013 show and telling very little. We’ve literally heard or seen nothing since. The developer has said it wasn’t going to talk about it any more until after Witcher 3 was done. The Witcher 3 and all of it’s DLC is now doubt, so expect a big announcement at E3 later this year. Hopefully it will be a Fallout 4 style announcement that tells us it’s coming out in November, but there is very much the chance we won’t see it until 2018. At the very least we should at least know and see more of the game this year.
Squadron 42 (Star Citizen) – TBC 2042 (PC)
Tumblr media
I am a veteran backer of Star Citizen from early 2013. I religiously followed the development of this game for the first year or two. It wasn’t until I saw them miss the original release date of November 2014, and just about every other single deadline they’ve set since, that I’ve noticed the cracks. I now have little faith in the game ever being completed despite the over $142 million in crowd funding (more than most Triple A titles). I’ve resigned myself to the fact my money has probably been thrown in a buggy tech demo equivalent of a fire. While Star Citizen is to be a MMO, it has a single player campaign called Squadron 42. Oh how I wish they had just made Squadron 42 first with a limited scope, and then later built a MMO based on that. We could have very well had a game by now, over 5 years since Chris Roberts original prototype. Instead we have 2 games with a never ending scope creep which will never be reigned due to the cult like obsessive white knight fans that destroy any discussion of constructive criticism of the game to defend how many 1000s of dollars they’ve spent on concept images of spaceships (which kinda defeats the point of crowd funding a game).
Unfortunately despite all of it’s money, nearly 6x the amount the developer CIG said it needed to “fully fund” the development of the game, the lack of progress see the very likely scenario that they will run out of money before the game is complete, with likely lawsuits to follow. Still I hope CIG prove me wrong, because I do want to play this game one day, but when that day will be, and whether when that day comes, if the game even ends up being any good are another matter altogether. Squadron 42 does feature a big cast such as Mark Hamil and Gillian Anderson, but what little they’ve shown of it (we haven’t see anything from it for about 6 months), it’s not been very impressive, in particular a military speech scene was quite cheesy. The list of problems with Star Citizen could fill a whole blog post of it’s own. Squadron 42 has missed many release deadlines, so if at least the first chapter of it doesn’t release this year, even the most blindly devoted fans of this game will surely have to see the end is nigh. Let’s hope CIG get their act together, and pay back the people who put so much faith in them.
Some Surprise Indie or Triple A title
Finally, there will surely be a surprise game we don’t even know about yet that will blow people away. Whether it will be a surprise last minute launch announcement like Fallout 4 (maybe Half Life 3?) or the next break away indie hit like Stardew Valley. There’s a lot of games to look forward to this year, but perhaps our favourite games will be ones yet to be expecting.

I’m watching the Mass Effect Genesis comic thing for the first time and good Lord it’s cheesy. I love it so, so much. Jennifer Hale is a goddess, somehow she sells it. Even if she does sound a little bit like a hard boiled PI on a dark night in a city that knows how to keep it’s secrets and then he walked in…Kaidan Alenko. Good boy. By the book.

Is Affordable Housing Still A Safe-Haven Investment In 2020?

Is Affordable Housing Still A Safe-Haven Investment In 2020?
Is Affordable Housing Still A Safe-Haven Investment In 2020?
The U.S.’s decadelong financial development formally stopped when 701,000 locals lost their tasks in March, in plain contrast with the 275,000 positions acquired in February, according to figures launched by the U.S. Bureau of Labor Statistics.
With countless laid-off or furloughed employees, multifamily operators are getting ready for months of unpredictabilities, in spite of almost 70 percent of rental homes throughout the U.S. having actually paid their April lease, according to a current report from the National Multifamily Housing Council.
Will the portion preserve in May?
Are homeowner of low- to moderate-income multifamily real estate more susceptible because their renters are most likely to have a difficult time throughout this duration of interruption?
Jonathan Needell, president &CIO of Kairos Investment Management Co., addressed these concerns and others in an interview with Multi-Housing News.
To what degree has the coronavirus crisis affected your cost effective real estate portfolio?
Needell: The most instant effect from COVID-19 has actually been on our day-to-day operations.
We are taking active actions to decrease the danger and danger to our locals, management groups, workers and our multifamily real estate neighborhoods.
Because of that, our home supervisors have actually enacted contingency prepare for daily operations and methods to alleviate running difficulties.
These strategies are examined routinely and changed for brand-new info based upon the Centers for Disease Control and Prevention and the World Health Organization’’ s suggestions, and federal and state mandated orders.
Some steps consist of closures of all gym and excessive facility areas, and suspension of nonemergency work orders.
New leases are dealt with online, using digital interaction, where possible, and restricting direct exposure to walk-in traffic in our leasing workplaces.
On the monetary side, no effects have actually been felt in late March.
The very first week of March we got lease for March and the infection actually struck the U.S. in a larger method after that amount of time.
When the NBA cancelled the season on March 11, I believe many individuals comprehended the effect.
The very first genuine test will be this month, as the very first couple of weeks of out of work claims have actually been logged.
It will likely be the majority of April till we understand something (on lease collections), given that our company believe the coronavirus relief expense will not trigger the direct payments to customers to be gotten till approximately 3 weeks from now.
We might be gathering April lease through the majority of April instead of simply in the very first couple of days.
The expense’’ s direct payments consist of a boost of joblessness insurance coverage by $600 weekly, and by $1,700 to $3,400 in a one-time payment for a 2- (one kid and one moms and dad) to four-person (2 moms and dads and 2 kids) household, respectively.
The payments need to be an efficient monetary backstop that offers inexpensive renters the cash required for standard needs like lease.
What steps are you requiring to guarantee your occupants will invest their payments from the coronavirus relief costs on their lease?
There is a capacity for an ethical risk where somebody might take the cash from the relief payment and not pay lease.
We are dealing with our residential or commercial property supervisors to alleviate that impact by interacting to renters how to access their relief advantages and informing them on the requirement to pay lease with the cash.
Occupants still require to secure their credit, as lending institutions and property owners will aim to see if they have actually ever defaulted on lease in the past, when they go to rent a brand-new apartment or condo or purchase a home.
Credit therapy has an essential function to play in budget-friendly real estate.
Is cost effective real estate still a safe-haven financial investment in a high-risk environment?
Needell: We think budget friendly real estate carries out with much better resiliency, greater tenancy and lower credit default when compared to market-rate homes in recessionary environments and down markets.
This makes it an appealing submarket of multifamily in the later phases of market cycles and throughout economic crisis.
Tenancy rates are generally greater in low-income real estate tax credit residential or commercial properties throughout economic crisis compared to market-rate multifamily, due to a consistent scarcity of budget-friendly systems, especially when organisations are confronted with layoffs and joblessness boosts.
Market-rate leas are driven by supply/demand qualities and normally experience decreases throughout recessionary durations.
LIHTC residential or commercial properties are distinctively placed throughout recessionary times, as leas are released by HUD yearly and are based upon three-year tracking earnings development metrics.
In the early years of an economic crisis, while market-rate leas are being driven down, LIHTC generally continues to experience rental development in years one and 2—– based on the three-year tracking earnings development figures—– or at least the leas wear’’ t drop.
This produces a compression in between budget friendly leas and market-rate leas, reducing the discount rate to market leas that LIHTC residential or commercial properties usually supply.
Furthermore, LIHTC residential or commercial properties take advantage of a hold safe stipulation, which specifies that any LIHTC homes constructed prior to 2009 are not needed to reduce their lease if earnings development is unfavorable.
This efficiently offers a lease flooring for the owner or property owner in the later phases of an economic downturn and into a healing.
Because there continues to be a spread in between market-rate and LIHTC leas and an absence of supply of budget-friendly systems, we frequently see strong and durable need for cost effective real estate systems throughout times of economic downturn.
Low-income renters still require to keep a roofing system over their heads and some renters residing in market-rate residential or commercial properties might aim to move into more budget-friendly choices throughout challenging times.
Rising layoffs will definitely affect occupants within the domestic sector if the mass closure of excessive companies brought on by the COVID-19 pandemic lasts beyond the short-term, especially those that might experience, or have actually currently experienced, layoffs as an outcome.
Numerous renters in budget friendly residential or commercial properties are supported by joblessness insurance coverage and often Section 8 coupons.
This rather alleviates the layoff threat in the lease roll for budget friendly residential or commercial properties, together with occupants that move below more pricey homes in difficult times.
Are multifamily owners profiting of low Treasury rates?
Needell: Absolutely. This has actually currently occurred with us and, to a specific degree, the marketplace has actually changed a little.
A week earlier, we figured out particular residential or commercial properties in our portfolio may take advantage of refinancing and we started the procedure on half a lots refinancing deals on multifamily offers, 4 of which remain in our budget-friendly method.
We secured one deal listed below 3 percent interest-only for 10 years. The rest got captured in the Fannie Mae and Freddie Mac repricing—– spreads gapped out over 100 basis points—– and might pay greater rates of interest.
Even after that, a number of deals are extremely appealing, particularly in the budget friendly area where the companies are especially helpful.
Could this health crisis cause lease boosts?
Needell: We are currently in a lack of budget-friendly real estate and leas are managed by the limitations in location.
It is the exact same with lease control in specific states, which will restrict boosts even if there is a regional supply lack.
With market-rate house need being down, we wear’’ t believe you will see a restricting of supply cause lease boosts in the short-term.
Throughout this crisis, our company believe most owners will restore occupants in location at existing leas or perhaps use rewards or concessions to attract occupants to stagnate.
New occupant traffic will be down with shelter-in-place assistance.
What are your essential pieces of suggestions to assist budget friendly real estate homeowner safeguard their financial investments?
Needell: Stay notified and interact. Keeping engaged with residential or commercial property supervisors is objective important.
Create a strategy for treatments and policies surrounding renewal, brand-new leasing, late charges, expulsion policies—– in jurisdictions where expulsion vacations are not in play.
You can’’ t let the residential or commercial property supervisor, who is the’owner ’ s agent on the ground, be captured flat-footed.
They require to understand the responses to the concerns that occupants are inquiring about expulsion, late payments and so on
Of course, it’’ s likewise essential to offer the required resources to our homeowners.
With the biggest financial stimulus expense gone by Congress, we can support and inform our occupants by offering the resources and realities readily available to them in your area—– if offered—– and nationally like the coronavirus help costs.
Location a handout in mail boxes and slip it under doors because you can’’ t collect the renters together for a conference, offered social distancing standards.
How should economical real estate homeowner and supervisors get ready for the consequences of this crisis?
Needell: My guidance is to get ready for unpredictability. Anything is level playing field in this enormous financial experiment and we put on’’ t understand the length of time or how deep this crisis will be and if it will repeat.
Typically, we believe to get ready for the worst and if things are much better, fantastic. We anticipate in the after-effects of this crisis we will be much better gotten ready for how to deal with the next pandemic as a nation, and as homeowner.
We likewise anticipate the variety of purchasers of inexpensive homes will have been chosen to those that genuinely have access to discretionary capital.
Many specialists forecast the coronavirus influence on multifamily homes, a minimum of in the instant future, will be less serious compared to other realty sectors. Do you concur?
Needell: We concur.
Our company believe multifamily is a net winner in this pandemic compared to other property sectors, as it typically take advantage of the social distancing and stay-at-home procedures being enforced by the federal government.
Shelter-in-place orders require that individuals who belong to unnecessary companies stay at home, which those that have the ability to work from another location to do so from house for an undetermined amount of time.
We likewise think commercial is succeeding and seeing short-term need from logistics users. We believe that this sector wins in the long run.
Pandemic readiness got a $16 billion financial investment in the coronavirus rescue bundle from the federal government to source individual and medical protective devices to be gotten ready for pandemics in the future.
That product should be kept someplace.

Best laptop games 2018: 20 games for laptops that won't melt your machine
http://www.internetunleashed.co.uk/?p=14761 Best laptop games 2018: 20 games for laptops that won't melt your machine - http://www.internetunleashed.co.uk/?p=14761 These days, the best games aren’t limited to expensive consoles with online memberships that cost hundreds of dollars per year. And, while the best laptops won’t be able to play some of the best PC games like Far Cry 5, the best laptop games and their convenience more than make up for the lack of visual splendor. You can just look at some of the recent and best indie games like Cuphead, and you’ll realize that the best laptop games can be beautiful, without relying on millions of polygons. Plus, there are some classic games like Star Wars: Knights of the Old Republic that may look dated, but still hold up with stellar gameplay and stories – even if that particular game isn’t canon in the Star Wars universe anymore. The best laptop games on the market today range from tiny indie games you maybe haven’t heard of, like Thimbleweed Park, to wildly popular triple-A games along the lines of The Sims 4. Whatever your play style, schedule and hardware, we’re willing to bet you’ll find something on this list that you’ll enjoy. Once you're looking for something meatier, check out our best PC games CPU: 2 GHzRAM: 4 GBGPU: Intel HD 3000 or better Whether he’s at LucasArts, Double-Fine or here and now in a new indie studio, veteran developer Ron Gilbert is also sure to serve up a slice of veritable gaming gold. That tradition of impeccable output continues with Thimbleweed Park, a pixel art point ‘n’ click adventure that harks back to the glory days of Maniac Mansion while weaving it together with a very modern eye for creativity. It’s effectively a murder mystery graphic adventure, where FBI agents Reyes and Ray - who in now way resemble another famous pair of fictional, UFO-chasing member of the Bureau - arrive in a quiet town to investigate a murder most horrid. The way it weaves together a genuinely clever story and a cast of peculiar yet instantly memorable characters is something most games with far larger budgets miss entirely. CPU: Intel Core2 Duo E8400, 3.0GHz or AMD Athlon 64 X2 6000+, 3.0GHz or higherRAM: 2 GBGPU: Geforce 9600 GT or AMD HD 3870 512MB You might be turned off by the intimidating amount of challenge it poses, but we assure you, Cuphead is worth a shot. If you don’t already find its colorful, whimsical art style endearing, then maybe you’ll be convinced by some backstory of how it was made.Cuphead hails from indie developer Studio MDHR (short for Studio Moldenhauer), named after the two brothers who started the project, Chad and Jared Moldenhauer. In fact, the entire company consists of family members and friends who sought out to complete their dream project.Marija Moldenhauer, Chad’s wife, did all of the inking and clean up in this hand-drawn ode to 2D platforming classics like Mega Man and 1930s Fleischer cartoons like Betty Boop. And, if the 19 bosses aren’t enough for you, Cuphead is getting a major DLC next year with new bosses, areas and a new playable character. CPU: 2 GhzRAM: 2 GBGPU: 256 mb video memory, shader model 3.0+ If you love farming sims (and, judging by how well the likes of Farming Simulator and Harvest Moon sell, there’s quite a few of you out there), then few games are going to get you jumping for agricultural joy more than the bewitching busywork of Stardew Valley. Taking many a cue from the Harvest Moon games, Stardew Valley's top-down POV and cutesy characters feel meld together perfectly. It’s a dull sounding core concept to be sure - tend your fields, grow produce, raising livestock, etc - but that’s the beauty of it. There’s a moreish peace to the mundanity of SV’s minutia as you expand your farm, fish down at the river and even head into the village to strike up friendships (and maybe something more *wink wink*) with a cast of NPCs. Farming has never been so much fun. CPU: Intel i5 Quad-CoreRAM: 4 GBGPU: Intel HD 4000 In many ways, we’re inclined to describe Night in the Woods as Life is Strange meets Bojack Horseman. The interactive dialogue bits derive from the former while the overarching themes of coping with mental health issues rings true in the latter.Night In The Woods itself was developed in Unity by Infinite Fall, the virtual studio where you’ll find coder and composer Alec Holowka and Twitter jokester slash illustrator and animator Scott Benson. Together, these two have created not just a game, but a gorgeous world full of relatable characters that you will hopefully resonate with. You’re put in the shoes of Mae, a cat who dropped out of college and recently returned to her hometown of Possum Springs. And, because it’s modern point-and-click adventure game, it’s heavily narrative driven, with very few gameplay hooks that will keep your attention. So, if you like the Telltale games or Life is Strange, we reckon you’ll adore Night in the Woods.Best of all, it will run pretty easily on integrated graphics, given that it has an appealing, but not highly demanding, art style. Surely, this is a title we’ll be talking about for years and years to come, even if it was snubbed at The Game Awards. CPU: 1.2GHzRAM: 512 MBGPU: DirectX 8-compatible graphics card with at least 32MB of video memory You’d wonder whether Hotline Miami’s neon-drenched ultraviolence would exist if the film Drive had never been made, and while it’s hard to miss just how vigorously it doffs its bloody mask at the Gosling classic, the end result is an utterly brilliant little indie title. With a pixel art style evoking the top-down look of Grand Theft Auto’s retro years, Hotline Miami revels in its almost psychedelic violence. The concept is simple: adorn a mask (each one is styled on an animal and adds its own buffs, debuffs and unique abilities), enter a level and paint the walls with your enemies gore. Add in buckets of neon, a synth soundtrack that’ll have you sewing a scorpion onto the back of a white jacket in no time and one messed up storyline and you’ve got a classic in its own right. CPU: Intel Core i3-2100T @ 2.50 GHz / AMD Phenom II X3 B73RAM: 4 GBGPU: ATI Radeon HD 4850 or NVIDIA GeForce 9600 GT Although it's relatively new at only two years old, that doesn’t mean Pillars Of Eternity is going to break your machine with its vast world of role-playing shenanigans. And you’ll be thanking the RPG gods that it’ll play on your low spec PC/laptop, because POE offers one of the most deeply rewarding experiences you’ll ever play, regardless of how powerful your computer claims to be.Most of the backgrounds in this huge gameworld are rendered in 2D, making them a) beautiful to look at and b) very easy to load. Most of the action occurs in real-time but with a tactical pause feature that enables you to stop the action and re-order your party to suit the changing battle unfolding around you. It’s made by Obsidian - one of the premier RPG developers out there - so you know you’re getting a premium experience at a lower spec. CPU: 1.5 GHz Core2DuoRAM: 2 GBGPU: OpenGL 1.4 or better If someone told you a game about working in a border control office would be one of the most addictive games ever, we’d imagine you’d scoff and walk off shaking your head. That is unless you’ve played a little indie gem by the name of Papers, Please. Set in a fictional take on the Eastern Bloc, you’re an immigration clerk tasked with processing refugees from an unfriendly neighbouring nation. The core concept is simple: check each person’s documents against a clear set of rules, process those who meet the requirements and detain those with false papers. The game’s designed to test your attention to detail, but also the strength of your moral compass. Sometimes you’ll have to decide if certain sympathetic characters should be granted asylum, even if it goes against the rules. The twist is good performance effectively feeds you family, while mistakes put their lives in danger. It’s dark, but engrossingly so. CPU: Intel Pentium 3 1Ghz or AMD Athlon 1GHzRAM: 256GPU: 32 MB with Hardware T&L Come on, do we really need to convince you to go out and own a copy of Knights Of The Old Republic? Arguably the greatest Star Wars game ever made (yes, even better than Dark Forces II and Rogue Squadron), KOTOR proved that the most recognisable lore ever could feel fresh and exciting again outside of the silver screen.Coming from Bioware, the Canadian studio that would go on to create the Dragon Age and Mass Effect series, KOTOR offers compelling characters, intense action that mixes real-time tactics with turn-based mechanics a galaxy of stories that felt tangible and real. Sure, it’s technically not canon anymore, but it still remains one of the greatest games ever coded. Get this in your collection now. CPU: 2GHz+RAM: 3 GBGPU: 512MB Part role-playing game, part bullet hell shooter, Undertale is a game like no other. The fact that this amazing game is the work of one man is astounding, considering the depth of consequence developer Toby Fox has built into Undertale’s world. In the diminutive boots of a child who’s fallen into a monster-filled world beneath the earth, you’ll encounter vicious bosses where only the quick thinking survive. The fact you can befriend bosses as well as fight them changes the fabric of the story, and proves it’s not just NPCs that offer vital moments of dialogue. It’s a game of empathetic reflection, where your actions dictate how a boss or monster reacts to you. Aggression leads to more powerful attacks against you, while avoiding retaliation will soften the blows. Strange and seductive in its own special way, Undertale is a curio definitely worth chasing. CPU: Intel Core 2 Duo or AMD Athlon 64X2RAM: 2 GBGPU: NVIDIA GeForce 100 series (512 Mb) or Radeon HD 3xxx or better When it comes to CCGs (collectible card games), Hearthstone does a pretty great job of keeping you and your deck of animated cards entertained throughout - but what happens when you want something a little less innocuous? You give a CCG with a unique spin such as Chronicle: RuneScape Legends a gander.Based on the classic lore of Runescape, Chronicle combines card-dealing with the 3D setup of a RPG. Cards represent real characters and enemies that appear across a 3D-rendered pop-up books. Cards are played sequentially, with player characters facing each one (ranging from foes to curses to stat buffs), before facing off against one another at the end. It’s bizarre, brilliant and absolutely worth your time. Hey, it’s even got new single-player content when you don’t want to test your mettle against other users. Not bad for a low-spec CCG. CPU: 2GHzRAM: 1GBGPU: Card with 128MB+ dedicated memory FTL sounds like an ultra-hardcore game when you describe it: a real-time strategic space roguelike. A roguelike is a game that makes you start from scratch when you die. However, FTL is actually well-suited to pretty casual laptop gaming. You can even get it for iPad, after all.You tool up your star ship, recruit your crew and do your best not to get destroyed as you take an important message from one end of the galaxy to the other. Screenshots don't really to FTL justice, as all you just see is a blocky graphic of your ship, not really its spacey surroundings. However, it's the perfect game for public play: nothing on-screen to make you feel too embarrassed. Or keep fellow passengers glued to your screen if you play on train journeys. CPU: dual-core 2GHzRAM: 2GBGPU: DirectX 9 compatible Few games stay relevant as long as Skyrim. It should feel ancient, but a mod scene has kept it vital for the past half-decade. Being so old has also meant humble hardware has been able to catch up with its real-life spec requirements. It'll run pretty well on Intel Core-series processors from the last 2-3 years, and even plays pretty well on some recent Atom/Pentium CPUs on its lowest settings. If you have a real dog of a laptop, there's also a mod that'll cut down the settings even further than the game itself allows, called Ultra Low Graphics Mod. Imaginative naming. In case you've been locked in a cupboard for the past five years, Skyrim is a massive open-world RPG that won countless 'game of the year' awards when it was released back in 2011. CPU: 1.7GHz dual-coreRAM: 2GBGPU: Intel HD 3000 or newer Remember the game that earned millions and millions of dollars of funding on Kickstarter back when such things were unheard-of? That's Broken Age, the point 'n' click platform made by one of the people who came up with Monkey Island back in the 90s.While it didn't single-handedly revive the genre, it is a fun tale that is nowhere near as frustrating as most of the early 90s adventures, most of which are best viewed through a pair of rose-tinted nostalgia specs. From a distance. You play as both male and female characters, skipping between chapters in their respective stories to make sure the narrative doesn't get stale. We're steering clear of spoilers, so we'll leave it at that. CPU: 1.7GHzRAM: 512MBGPU: DX 8.1 compatible card You might head straight for 2D games when you think of games that'll work with pretty modest hardware. However, some once-fancy 3D games work very well with non-gaming laptops. Valve's Source engine is particularly good at working with lesser GPUs, making classics like Half-life 2 play well on modern integrated graphics hardware. If you're not up for a thinking person's FPS like Half-Life 2, you might want to check out fantastic first-person puzzler Portal 2 instead. It is also based on the Source engine. Portal 2 takes the portal gun from Half-Life 2, which makes teleporting holes in walls, and makes a whole game out of it. Possible one of the best games of all time, actually. CPU: Intel Pentium DRAM: 2GBGPU: Intel HD It's easy to think of Minecraft as retro in some way, but it's far more innovative than some of the nay-saying haters would have you believe. It is not just for kids. Try it, you might just like it.This world-building classic was never out to wow audiences with its Crysis-style graphics, but its highly scalable visuals let you tweak Minecraft to suit any machine. As well being able to fiddle with the draw distance and the few visual effects the game uses, you can change the field of view too.Minecraft is also well-suited to laptop gaming because you don't need to be super accurate with your cursor, which is handy if you're using a trackpad rather than a mouse. CPU: 1.6GHzRAM: 1GBGPU: x1950 Pro, 7900 gt Take 90s platform stylings, add a roguelike twist, a thoroughly modern random level generator and a few RPG sprinkles and you have Rogue Legacy. It's one of the most addictive indie games of the last decade. You play as a knight type, leaping right into a castle full of nasties. When you die, and you will die, you return as one of that warrior's descendants. The castle will be different, as will the class of your character. While you have to start from scratch each time, you can unlock bonuses by collecting gold from chests in the castle. This is the bit that makes it more accessible than a true roguelike game, where you really have to start from square one when you die. CPU: 2GHzRAM: 1GBGPU: Nvidia HD 4450 Don't Starve is a cracking little game where you wander around in a slightly twisted nightmarish world, exploring and picking up supplies to try to survive, day by day. When the sun goes down, awful creatures start prowling around the shadows. If you don't build a fire, you're a goner. You have to eat to keep yourself healthy, and even your mental health deteriorates if you don't find out ways to pep yourself up.There are some nice visual effects in don't starve, but as a predominantly 2D near-top-down game, it's happy to work with all but the most basic laptops. CPU: Intel Core 2 DuoRAM: 2GBGPU: Intel HD 1000 If you don't mind a real risk of addiction in your laptop gaming, Hearthstone is a title not to miss. It is a little like nerd classic card battler game (and also video game) Magic: The Gathering, but much better-suited to quick, casual play.Like so many modern casual games, though, you'll probably end up playing it for a lot longer than five minutes. And it feels even more "right" on a laptop than a hulking desktop. It's a Valve game and, like most Valve titles, fares incredibly well on lower-end hardware. It officially supports the Intel HD 1000 integrated GPU, from way back in the Sandy Bridge generation half a decade ago. CPU: Intel Core 2 DuoRAM: 2GBGPU: Intel HD Is Civilisation the ultimate "PC" game? Many of us have spent a fistful of full days working through Civilization's virtual recap of the ages of man, whether it was back in the 90s, or just last week. Civilization V has more of the casual vibe that previous Civ games, but that makes it more palatable if you're looking for something to kill 30 mins, rather than 3 hours. It'll work on almost any Intel Core series laptop from the past five years, but if you find yours still isn't up to the task, don't forget Civilization IV. Despite being ancient, it still works fine on Windows 10 through Steam. CPU: Core 2 DuoRAM: 2GBGPU: Intel HD 3000 EA gets a lot of flak. It was rated as the most hated company in America two years in a row, after all. However, it doesn't half know how to court a big audience. And that means making sure games like The Sims 4 work on just about everything. This infamous lifestyle sim even has a "laptop" mode designed for systems that can barely make it through the title screen of The Witcher 3. The game itself is very much business as usual: you slog through a virtual life, making bucks and designing living rooms. Or doing your best to torture some poor virtual peon by locking them in an inescapable toilet.Other less casual EA games that work amazingly well on most laptops include Dead Space 1-3 and Dragon Age: Origins.
