“What fuck have you done to him?” Eggsy snapped.
“Nothing. Only tried to help him,” Ginger assured them, “He’s got retrograde amnesia. Now, we knew from his eyeglasses that he was intelligence. We just didn’t know whose.”
“How did he get here?” Merlin asked.
Ginger explained how they had found Harry and saved his life. “We developed our alpha gel technology for our own agents in the event of a head shot. The gel protects the brain, then in the lab we use nanites, micro-bots, to repair tissue damage. There are side effects. Partial amnesia, regression to the younger self. With no idea who he was, there was nothing we could do. But now you guys are here, there’s a good chance we can bring him back.”
Eggsy and Elizabeth left Merlin with Ginger and Harry, while Tequila escorted them to the main facility.
They entered a lavish room that reminded Elizabeth of the conference room at Kingsman, only with more alcohol.
“Close the door behind you,” Tequila told them.
A man stood by the windows. “At what point are you going to start behaving like a Statesman, Tequila? You wanna go back to being a rodeo clown?”
Elizabeth snorted. Now this was a man she could get along with.
“No sir. I apologize, sir.”
The man turned around to face them. “I’m Champagne. But anyone who knows what’s good for them…” He took his hat off and flung it.
It landed on a large champagne bottle.
Both Eggsy and Elizabeth smiled, impressed.
“Calls me Champ. Sorry for your troubles.”
“As your American cousins, I’m placing all of Statesman’s considerably large resources at your disposal,” Champ said.
“Thank you, sir. It’s much appreciated,” Elizabeth told him.
Champ and Tequila sat down at the table.
“Can you imagine us in the clothing business?” Champ asked the empty seat next to him.
Apparently their conference room worked the same as the one at Kingsman, in that their agents were scattered around the country. However many they had left.
“Now, how can I help you?” Champ asked, pulling out a cigar.
“First of all, we’ve got to thank you for saving Agent Galahad,” Eggsy said.
“Wait. You said that you were Galahad.”
“Eggsy took over Harry’s position at Kingsman when we thought we lost him,” Elizabeth interjected.
Champ looked at her.
“Sir,” she added.
Champ smiled, liking that Elizabeth was so courteous.
“They’re talkin’ about the butterfly guy,” Tequila said.
“Ah, I see,” Champ said.
“Galahad always said, “You’ve got to look at the bigger picture ask ‘why’ as well as ‘who’”. So, if someone wanted to take out Kingsman then they’ve got to be planning something major.”
“So what do you know?” Champ asked, sniffing his cigar.
“They’re a drug cartel, we think. The name Golden Circle keeps coming up.”
Champ once again looked at the empty seat next to him. “We’ll look into them. What else?”
“One of our former trainees is working with them.”
“What?” Elizabeth asked, “Who?”
“Charlie Hesketh.”
“I always did hate him. Threw off bad vibes.”
Eggsy and Champ smiled.
“You got any promising leads on him?” Champ asked.
“His ex-girlfriend. I’ve been tracking her through social media. We believe she’s still in contact with him. And she’s going to Glastonbury Music Festival.”
“Look at you,” Elizabeth cooed.
Eggsy winked at her. “Not just a pretty face, luv.”
“Agent Tequila, break out your dancing shoes. You have a new mission,” Champ told him.
Elizabeth scoffed and rolled her eyes.
“Yes, sir.”
“Hold up. You feeling okay?”
“I’m a little tired, but fine, thanks. Galahad, le Fay, you ready?”
“Your face…you got…”
Tequila looked at his face in the stainless steel tumbler. There was a blue rash winding itself up his face. “What the fuck?”
“Oh, shit. Head to sick bay. Have Ginger check you out.”
Tequila stood up and started to make his way out of the room.
Champ whistled at him. “Hey, give him your glasses.”
Tequila tossed Eggsy his glasses and left.
“You’re in luck, kids. Put ‘em on,” Champ told him.
Eggsy swapped his Kingsman glasses for the Statesman ones.
“You get our finest senior agent to join you instead. Right now, he’s in our New York office. Galahad, le Fay, meet Agent Whiskey.”
Elizabeth couldn’t see through them, so she placed her temple next to Eggsy’s to be able to hear. The voice she heard nearly sent her to her knees.

“That’s right,  scooch down a bit, that’s it.. Perfect.  I know it’s not the most comfortable but this shouldn’t take long. Okay?” She smiled warmly at Kayo before moving down the end of the bed and pulling the metal bracing that was tucked in either side out.  
“Sorry, these are cold.  With all the technology we have we still haven't come up with a better set up for these.. Sometimes the simplest things are the best.”  She reached down and tapped one of Kayo’s feet and with little resistance Kayo did as she was asked. Settling one and then the other into the stirrups.
Kayo looked up to the ceiling,  heat high on her cheeks as the unsettling feeling of being vulnerable and exposed crept in even though she was technically still covered.  
The urge to sit up and bolt also made an appearance and she quickly checked the exits.  She didn’t like this.  She felt trapped and naked in the paper-like temporary hospital johnny they had supplied her and her flight or fight response was kicking into overdrive.  
The observant technician  leaned over her and caught her eyes. “It’s okay.  This is standard procedure and you’ll be out of here before you know it.  I won’t start though until your husband is here, would that make you feel better?”  
The woman’s lips turned up again,  laugh lines around her kindly mouth and eyes rising up with the action.  “I’ll just turn the lights down a bit to make you more comfortable, by the way, my name is Mariam and you’re in good hands. Doctor Coxley is a fantastic OB-Gyn. You couldn't ask for a better doctor.”
Just then the door just behind them opened and a nondescript orderly breezed into the room pushing an ultrasound trolley and right behind him was Virgil.  Gowned and gloved.
The orderly rolled the device up to Miriam and they had a conversation about programming upgrades that Kayo paid little attention to as Virgil came up the other side of the bed and took her hand.  
He bent down and brushed a kiss over her brow, a question in his loving eyes.  Kayo just shook her head and he gave her hand a squeeze.  
“Dad and Grandma are out in the waiting room,  Scott is off talking to our security detail.  Hubbert and his team are here.”  He told her by way of distraction.  
“Good.” Was all she could manage.  
Miriam finished setting up her equipment and plugging in the necessary information into the database.  Newly gloved and gowned she settled down onto a wheeled stool and cleared her throat.  
“Okay, we are all set.”  She plucked a wand out of its cradle and slipped a clear plastic sheath over it before adding a lubricating gel.  Reaching around with her other hand, she adjusted Kayo’s covering and lay a hand on her shin.  “I’ll make this as quick as I can but you may feel some discomfort so try to relax. Part your knees a bit for me.” 
Kayo squeezed Virgil’s hand and did as instructed.  
“Good, that’s perfect. Now take a deep breath.  In one, two, three.. Out. One, two, three… that’s it.”  
Kayo bit her lip and turned her head to Virgil at the cold, mechanical intrusion.  Even with modern day scanning equipment, internal aids were still needed to get clear, concise and detailed pictures.
Virgil skimmed her brow again,  nonsensical words of comfort slipping quietly from his lips as the technician went about her exam. 
It hurt. God it hurt and Kayo couldn’t stop a tear from escaping.  
Virgil brushed it away as if it was never there and she tried to lose herself in the scent of him.  She winced as the wand shifted and nudged deeper. 
“Sorry, dear.” Miriam’s voice drifted over, slightly distracted. “You’re doing great. I’m almost done..Here, this might help distract you.”
The briefest of keystrokes and a rapid whump-whoosh, whump-whoosh of sound started to emit for the speakers.  
Kayo sucked in a breath and Virgil’s hand tightened around hers. 
“That’s a good heart beat. Little one doesn’t seem put off in the slightest of my unscheduled visit. Oh feisty one. Just gave me a kick. You got a fighter in there.”
Virgil grinned,  eyes watery as he looked down at Kayo.  “Just like Mom.” 
Kayo smiled back but winced again as Miriam moved the wand around.  
“I just need to take a few more measurements and pictures and I will be all done, this one is most likely going to hurt so take a deep breath.” She warned and waited for Kayo to comply.
Kayo stiffened, her nails digging into Virgil’s hand as pain shot through her pelvis and another tear slid down her cheek.  
“Almost done… just a little further…”
Kayo grit her teeth and the stat monitor that she was hooked up to beeped in protest. 
“There,  got it.”  The tech said,  gently slipping the wand out and quickly disposing of the plastic covering in the biohazard bin.  
She turned back to Kayo,  towel in hand,  rolled it and settled it between her legs.  
“All done,” She informed, turning back to the monitor.  “Bleeding has increased a bit but I had to be thorough. Make yourself comfortable and rest here for a bit while.  Doctor Coxley will be in shortly to discuss the findings.   Deep breath, Dear.. its done.” 
Kayo gave a single nod and Miriam left the pair in the dim lighting of the exam room. 
The OB-Gyn looked up from his electronic chart at the pair and smiled warmly. 
 “From what I can see of the ultrasound, the baby's fine. The placenta is intact, no abruption.  You have mild placenta previa though that I want to keep an eye on.  It’s common to have it in the first few months of pregnancy  but looking back through your chart this is the first that we’ve seen of it.   
“Have you had any blurred vision or headaches?” He asked, taking Kayo’s wrist and glancing down at his watch. 
She gave a shrug and with trepidation supplied.  “A little here and there.” 
Virgil’s instantly stilled.  “Why didn’t you tell me?”
Kayo looked away. “I didn’t think anything of it ..”
“Kayo…”
“I was going to bring it up at our next prenatal and I didn’t want to worry you. You have enough on your plate..
Before Virgil could say more the Doctor hmm’ed and let go of her hand.  “You’re BP is elevated. Have you been getting adequate rest?  Not overworking yourself?”
“Yes”
“No.”  Virgil supplied frowning at Kayo with disapproval.  There would be words later.   
The Doc hummed again.  “Well,  for the most part everything looks good, you just need to start taking things easier and get your blood pressure back to baseline.  Preeclampsia is a sure fire result if you don’t.”
“The bleeding is that from…?” 
“The placenta previa aggravated by a small vaginal tear.”  He replied with a raised eyebrow that had Virgil cursing. “The amount of bleeding can be attributed to that and the pregnancy in general.  There are a lot of things going on down there. The tear will heal up on its own but you two have to take it easy for a bit.  At least two weeks of no activity of any kind.”
I want you to put your feet up and rest, young lady.  No work,  no play. Just veg out and let this strapping husband of yours do all the work.
The chances are even with rest, the bleeding will continue so we need to be careful as you get closer to your due date.  I want to see you in a couple weeks time to check things out again and see how you’re progressing.
Also until then.. No flying.  I will make arrangements to come to you.  Keeping your feet turf side is the best course of action right now..excluding the trip home. If I see an improvement when next we meet we will see about modified activities. Both work related and other.”    
They both nodded in understanding.  
“Good. If you have any questions, concerns or if anything changes let me know.  My line is always open to you both.”  Setting the chart back in the cradle, the Doc gave another warm smile.   “Everything will be just fine.  Relax and enjoy this time because before you know if your lives are going to be flipped on their heads.”
“Thanks, Doctor Coxley.  We really appreciate you coming in on your night off.”
Doctor Coxley, held up his hand.  “It’s no bother at all.  You and your family do enough for the world at large, it's only right of me to return the favour. 
I’ll start the discharge paper but take your time.  There is no rush.”  He pointed to the room’s only other door. “ Just through that door is a small ensuite bathroom, fully supplied with whatever you might need.”  
Doctor Coxley looked to Virgil, “ Just keep an eye out for dizziness.”  
He settled his stethoscope back around his neck and he pushed up from his wheeled stool.  “One more thing,  I just need your verbal consent to discuss treatment options and follow up with Doctor Tracy.  Are you fine with that?”
Virgil helped Kayo swing her leg off the side of the bed, his hands gentle but his posture stiff and radiating barely contained disquiet.  Kayo said nothing, just nodded her head.    
“Great. Take care and call me anytime” And the Doctor slipped from the room..

It had taken quite a few months for them to get here, months in which she thought she was going to go absolutely insane, but they finally did it. She and the Doctor had a house of their own. With doors, and carpets, and all of the other domestic things a house on Earth came with.
Oddly enough, it was the Doctor who had first suggested it.
They had only been staying at the mansion for five days - not even a full week. Just five days since saving the multiverse, since Bad Wolf Bay (again), since he had been essentially created. Things had been … awkward. After so long apart they had to get used to each other again, but that was compounded by all of the changes that came with his metacrisis - some of which delighted him, while others had him throwing fits.
So when he had stormed into her room on their fifth day together on parallel Earth, Rose had assumed that he was having another tantrum, like the one the evening before when he found out that he could no longer eat an entire tin of biscuits without getting a stomach ache (she had been equal parts annoyed with and sad for him). She was barely awake, had just managed to pull herself up onto her elbows when he collapsed on the bed next to her.
“Let’s get out of here. Our own place. What do you say?” He looked quite manic for 8 in the morning.
“What?” she had asked, still groggy but quickly waking. “Where’d this come from?”
“I, Rose Tyler, absolutely refuse to live with your mother.”
For all of the new little quirks and biological changes, he really wasn’t all that different. Once she’d gotten ready for the day, cuppa in hand, Rose had taken a seat at the kitchen island, laptop already out from the day before, and started looking up flats online. It wasn’t long before the Doctor was there, looking over her shoulder and somehow managing to get jam in her hair.
“No, no, no,” he started, “not a flat. Too small. Too many other humans right on top of us. Or below us. Or to the side. You know what, never mind, forget that bit. We need a house.”
“Really? You? A house?”
Years may have passed, but his horror at the prospect of a mortgage while orbiting a black hole wasn’t the kind of thing she was ever going to forget.
“Yup. Not like this one, but a good size. The TARDIS will need her own room. Oh! And I think I would fancy a garden. Not just a small one, but a proper yard. We could have a pool! Do those come with houses, or do you have to get them separately?” the Doctor babbled, leaning over her in order to begin making his own searches, fingers typing on the keyboard at a ridiculous speed that the machine was having difficulty keeping up with.
Then her mum came in.
“What are you two up to now?” she’d asked.
Before Rose could think of a way to ease her mother into this new development, the Doctor had taken the matter completely out of her hands.
“Getting a house. What do they mean ‘request a viewing’? Aren’t I viewing it now? They’ve got 23 pictures.”
It had all gone downhill from there. Her mum had had plenty of opinions, and went from enthusiastically trying to do the house hunting for them to harsh disapproval of the whole thing seemingly from moment to moment throughout the entire process. And the Doctor’s combination of unending enthusiasm and complete ignorance made it all … well, it was never boring, that’s for sure.
Also, he turned out to be very picky, which shouldn’t have surprised her.
Their realtor hated them.
But now it was over, and here they were in their own house. Their own home.
It was two stories, with four bedrooms (“One for us, one for the TARDIS, one to use for, you know … whatever. Office? Workshop? And then an extra, just in case, you know … because what if we need it?”) and three bathrooms. The sitting room was cozy, and the kitchen was spacious, and there wasn’t a separate dining area (“What do we need a dining room for? When have we ever had people over for dinner?”). They had a finished basement (which the Doctor had more ideas for than it had space, but Rose figured he would have to figure that out for himself) and an attached garage, as well as a shed out back (“It will be perfect, you know, for projects that are too big for the house … well, not too big, the shed is quite small, but you know, too, er, combustible.”). It also had a pool, but not a hot tub - she had had to convince him that they could easily buy one when he almost told the realtor no (again). And their garden was huge. 
Rose didn’t know what to even do with it, she’d never had a garden before. Well, the last few years at the mansion she did technically have one - but that was different. It was her parents garden (well, grounds would be more accurate) and it was tended to by gardeners. In the excitement of moving in, she let the issue of lawncare slip her mind. 
Neither her nor the Doctor had many things - despite years living in a parallel world, Rose had been so focused on her work with the Dimension Canon, and so sure she would be returning to her proper universe that she had never really put down roots. So they had to buy absolutely everything for the house, which was daunting. Thankfully one of the new quirks he had gotten from Donna was a love for shopping. Unfortunately, he did not get any common sense about what a house needed, and it became clear that this was an activity he was never allowed to do alone (in the end, Rose had had to send back 4 (out of 6) couches, 17 (out of 21) toasters, 3 (out of 5) mixers, various other kitchen gadgets (total number unknown, but now they at least had enough cupboard space for actual food), and a host of giant inflatable Christmas decorations that ‘had been on sale’). 
It wasn’t until they had been at their new house for about two months that the issue of their garden came up again. And only because they had received a written warning in the post about their grass being too long.
“Who are they to decide? Isn’t it our garden?” the Doctor complained. “I like our grass! It’s very … grassy. And green! Well, mostly.”
They were standing outside on their front porch, looking at their grassy, mostly green grass. It was pretty tall. And starting to go to seed, reminding Rose of the wheat-like plants on Serin III - those were green, too. They had green bread. 
“You’re gonna have to mow it,” she told him, patting his arm apologetically.
“Me? Why me?”
“Because you’re the one who wanted a big garden.”
“Maybe I also want a big fence. So that nosy city people who get paid to judge my grass can’t see it. That will show them. Or, or, we can get rid of all the grass! Put flowers and trees and things instead. Then see what these people have to say.”
“Or you could mow the grass,” Rose said, before giving him a kiss on the cheek and heading back inside. They had to be in at Torchwood soon and she still wasn’t done getting ready.
The rest of the week passed by in a blur of alien ‘incidents’, way too much paperwork, and the Doctor’s unending attempts to get out of either of them doing work the moment he got bored of it. Once the weekend arrived, she was exhausted and he was adorably and delightfully insistent on making her forget about any and all stress or responsibilities.
Monday morning saw another letter regarding their grass. This time with a deadline, and a fine promised if they didn’t have it taken care of by the end of the week.
“We don’t even have a mower!” the Doctor complained, crumpling up the piece of paper and throwing it across the sitting room.
“We’ll just have to get one. We can go after work. I’ll tell dad that we need to leave early.”
“Mmm I suppose, if it gets us out early,” he conceded, still pouting.
So they left work early and went to the hardware store, where the Doctor made no less than three scenes while complaining about the primitive technology, comparing gardening tools from different times and planets, and attempting to test drive a riding mower in the store (the lack of petrol in the floor model having easily been circumvented with a few applications of his sonic screwdriver). Obviously they ended up buying the one that he tampered with. And of course they were asked never to return.
“It said on the sign that you offer free delivery?” were the Doctor’s parting words before Rose dragged him away from the counter, telling the quietly furious manager that she would send someone to pick it up for them.
“Well that was rude of them,” he began as soon as they got into the car, “I was only trying to-”
“Nope. No. You should know better by now. We’ve been through this. Just … quiet,” Rose sighed. She wasn’t angry, but she didn’t know what exactly she was feeling - some mix of frustration, disappointment, and exhaustion. Despite the fact that he now only had one heart, she never forgot that he was an alien. Usually she loved all of his alien-ness. 
Just not so much when it clashed with their attempt at living a very human life. But they wouldn’t be stuck planet-bound forever. In a few years their TARDIS would be ready for flight, and then they would once again have all of time and space at their disposal. A whole new universe to explore.
Rose just didn’t know how they were both going to manage to stay sane until they got that far.
Surprisingly, he followed her instructions and the ride home passed in complete silence. It wasn’t until she pulled into the garage that he spoke, and even then it was a whisper.
“I’m sorry.”
She turned to him, frowning, worried that she was being too hard on him. It really hadn’t been very long since he’d been stranded here with her. No functioning TARDIS, stuck on the slow path in a universe he didn’t belong in and a body that felt foreign to him. 
“It’s okay.”
“No, no, it’s not. You were right. I do know better. It’s just- I just- it’s all so linear, all the time! And so stationery! If I’d ridden a mower through a shop before, it wouldn’t have mattered. We’d have ran off, back to the TARDIS, onto the next adventure. But now there’s consequences, and licenses, and passports, and credit cards, and rude letters about our grass! And I did know better, but I did it anyway because, because- what if we get boring, Rose? What if we become the kind of people who just go to work, and watch telly, and eat beans on toast, and trim our grass and that’s all?” he asked, both hands now fisted in his very disheveled hair and a look of pure panic on his face.
“Listen,” Rose said, leaning over the center console to place both of her hands lightly against the side of his head, thumbs rubbing his temples in a way she knew soothed him. “We are never going to be boring, whether or not you vandalize shops. Our job is defending the Earth from alien threats … and sometimes the other way around. And I’m sorry we went to get a mower to begin with. I don’t care. If you want our grass to get as tall as it can, I don’t care. We can just pay the fine. Okay?”
The Doctor’s hands had moved from his hair into hers and then he snogged her to within an inch of her life, stopping only when he kneed the console and hit his head on the roof of the car when he tried to get closer. The windows had all fogged up. 
They were awoken the next day with a call from her mum - they had made the tabloids, again. Contrite, the Doctor made her a lovely breakfast but she didn’t have time to eat it after having to spend nearly an hour on the phone with Jackie screeching in her ear.
When lunch came around, Rose felt tired and irritable and hungry but instead of going to the canteen she marched into Pete’s office.
“I need some time off,” she announced, cutting off whatever her dad had been about to say in greeting. “Me and the Doctor both. A vacation. Right away. I’ve got plenty saved up.”
“Does this have something to do with the ‘mower incident’?” he asked, raising both eyebrows and sitting back down behind his desk.
“No. Yes? I don’t know! We just- we need a break.”
Despite the spontaneity of it all, Pete had lunch brought up and they were able to schedule three weeks of vacation time, starting the next day. When Rose went up to the Doctor’s lab to tell him, he was nowhere to be found. The floor’s lab manager said that he had disappeared over an hour ago, no one knew where. This wasn’t exactly new behavior, so she shrugged it off and went to finish up her day of writing up reports. He was waiting for her in the carpark at the end of the day, as usual, a huge grin lighting up his face the moment he saw her.
“Did Pete tell you the news?” she asked, a little disappointed that she hadn’t gotten to be the one to tell him.
“News? What news?” he asked, genuinely confused.
“Oh. You seemed so happy, I figured he musta told you.”
“No. No one told me anything. I’m always happy to see you. But what is this news?” he asked, somehow managing to still be nearly bouncing even as they got into the car.
“We’re on vacation. Starting now.”
“What?! Really?! Where are we going? What would you like to do?”
“Hmm … well, we’ve got three weeks. We can go wherever we want. Could be outta the country in a couple hours,” she informed him with a tongue touched grin. 
“Rose Tyler, have I told you how absolutely brilliant you are?”
“Hmmm … ‘m not sure,” she teased.
“You are. Absolutely, astonishingly, brilliant. Are we off to the Zeppelin right now?” he asked, looking out the window as if this wasn’t the same route they took every day.
“No, we have to go home first to pack.”
“Ah. Right, wizard! And we can figure out where to first! Europe? Asia? The Americas? Zeppelin travel is so slow, maybe explore parallel Europe this time?”
During the drive home, the Doctor barely stopped for breath. It was the most excited she had seen him since they’d gotten to this universe. He was so happy, it almost made her heart hurt. 
When they pulled into the driveway she immediately noticed that the grass had been trimmed … well, part of it, at least. A small bit.
“When’d you do this?” Rose asked, not bothering to pull into the garage.
“Oh! I took a long lunch. What do you think?” he asked, bounding into the garden and only walking in the mowed bits.
“Well, I mean, you missed some,” she laughed.
“No, no, come here.”
He took her hand and led her on a winding and loopy path that went in an arch from one side of their front yard, to their backyard, and then to the other side of the front.
“Well it’s definitely not a maze … does it say something?” she asked once they were back in the driveway.
“You’re right, it does! 10 points to Gryffindor! Perhaps an aerial view is necessary.” Still holding her hand, the Doctor headed inside, no doubt with a plan to get onto the roof.
“Oh, that reminds me, Doctor … this universe does still have Harry Potter, but …” she hesitated as they reached the stairs.
“But what?” he asked, turning toward her with wide eyes.
“The names of the houses are different.”
“What?!” he screeched. “Months! We’ve been here months, and you don’t tell me this until now?! What are they?! No! Don’t tell me. No spoilers. Ohhh I’m going to have to reread everything, aren’t I? Every book. Who knows how many things are different?” The Doctor dropped her hand in order to ruffle his hair, as the other one was still holding onto the rail. 
“Did you still want to go to the roof?” she asked, hesitating only a little. He tended to have a flair for the dramatic, but sometimes he was genuinely upset. It was just, occasionally, a little hard to tell which was which.
“Right, yes, roof. Roof, then packing, then books, then vacation,” he listed, taking her hand again and almost running up the stairs. “We can spend a day at the beach somewhere. You love beaches. You can go swimming, and I can start rereading. Or is it just reading?”
Soon enough they managed to get onto the roof from the balcony that came off their bedroom (one of the Doctor’s ‘must haves’ in a house). Looking down, spelled out in the garden in messy cursive was, ‘I love you Rose’.
“Oh,” she breathed, covering her mouth with her hand and fighting the tears that were suddenly gathering in her eyes. 
“What do you think?” he asked, after they had both been silent for too long.
“It’s perfect,” she whispered, pulling him into a kiss. They wobbled unsteadily for a moment before the Doctor slowly guided them both downward until they were sitting, less in danger of falling.
“I love you, too,” Rose told him, when they finally paused to breathe.
His answering smile was so bright, it put the sun to shame.
They eventually got off of the roof, but it was hours before they left the house. Once they finally boarded a Zeppelin, the Doctor was disappointed to realize they had forgotten to pick up books. And three weeks later, when they got back from Europe, there was a pile of mail right inside their front door - much of which were fines and late fees regarding their grassy, now not-so-green grass.
Rose paid them.
The Doctor built a perception filter.
Letters stopped coming, and it worked so well that not even Jackie ever said a word about how untended it was. The whole thing slipped Rose’s mind in the months that followed, until one evening at sunset the Doctor took her up onto the roof again.
Colors streaked across the sky, and the first couple of stars were beginning to peak out as the sun disappeared under the horizon.
“Those are still there because of you,” he whispered in her ear, nuzzling into her neck before placing a kiss on her cheek.
“Mmm … I did have a little bit of help,” she said, brushing a hand into the hair at the nape of his neck, satisfied when the Doctor sighed against her.
“Just a little?”
“Yeah,” Rose giggled, “from Mickey. Remember him?”
At the Doctors indignant squawk, she fully burst out laughing.
“I had a lot of help from you,” she told him, no longer teasing.
“Thought so,” he muttered, mollified. They were quiet for a few moments before he said, “And now here we are.”
“Yeah.”
“Rose?” he asked, sitting up. Her neck and shoulder were suddenly chilled with the absence of his body heat. When she looked over at him, he seemed nervous.
“What is it?”
“I- well- uhm …” the Doctor floundered for a moment before saying, “What do you think of the garden?”
Incredibly confused, Rose Tyler looked down and was surprised to once again find words trimmed into the grass.

Zelda Theory: Zonai Genocide
Hyrule's Dark Past is Darker than You Think
The Zonai didn’t magically disappear, they were “exterminated” by the Hyrule Royal Family. Why would they do that? Would anyone stop them?
The Hylian/Sheikah/Zonai Relations
-Did Hyrule take over the Zonai Lands, or did the Zonai invade Hyrule?
We’ve seen all the Zonai structures across Hyrule. Many are old and broken down, covered in moss, the usual characteristics of ancient ruins. The ruins of Hylian structures are broken down, but lack moss on most of them. Only ancient pillars and ruins found in remote areas (the Ancient Columns and Lanayru Promenade just to name a few) have more wear and tear on them. 
Also, there are no Zonai ruins located on the Great Plateau, the “Birthplace of Hyrule.” I believe the Zonai inhabited the land of Hyrule before the Hylians took over. Plus it’s plausible that the Great Plateau was raised to protect Hyrule from the “Warlike Tribe.”
Some Zonai ruins are pretty clean though, mainly the Lomei Labyrinths. However, in a video by NintendoBlackCrisis on the Zonai, he points out how the Labyrinths have incorrect Zonai Markings on them, and are most likely made by the Sheikah. I believe it highly likely. But the question is why?
We as the player know that the Barbarian Armor is from a Warlike Tribe, as stated below.

This description comes from the Sheikah though. So were the Zonai really Warlike? Or was it the Royal Family trying to defame the Zonai (More later on)
Well with an outfit like that including warpaint it’s highly likely, but that doesn’t mean they were savages. The dictionary (dictionary.com) definiton of warlike is “fit, qualified, ready for war; martial” The Zonai could’ve been excellent strategists, or great fighters in general. The skull could even been for intimidation purposes.
The Sheikah and Zonai may have had a good connection with each other. In a theory by @botwstoriesandsuch​ they theorize how the Zonai may have been the original Pilots of the Divine Beasts. IT MAKES SO MUCH SENSE.
Could this collaboration between the Sheikah and the Zonai scare the Royal Family? Were they too close together that the Royal Family and the Hylians felt threatened?
Link: The Hero of the Calamity 10,000 years ago
- Was Link associated with the Zonai in that Era?
We don’t know a lot about where the Zonai came from, just that they once existed. We also know that the Barbarian Armor is/is similar to what they may have worn.
- Was Link born a Zonai? Half Hylian/Zonai? Raised by the Zonai?
It’s not impossible that the Zonai and Hylians may have married and had children. Could Link have been born Zonai? Highly Unlikely, since I’m not sure the goddesses would allow the chosen hero to be non-hylian, but also we don’t know if the Zonai are the Humans left on the surface after Hylia herself raised Skyloft. Link is also often an abandoned child. Not all the time, but we know his parents are NEVER present, so it’s likely he was left with the Zonai. Or worse, they may have killed his parents and stole him
-- If relations between Hyrule and the Zonai were good, Link may have even been sent to train with the Zonai to combat the Calamity. (Which if this is true may have turned out poorly for everyone)
In the tapestry of Calamity Ganon we see the Princess with the blood of the goddess, and a warrior wielding the soul of a hero fighting the Calamity. If we look close enough at “Link” he has a lot of similarities matching the Barbarian Armor Set.
1. No Pants. Definatly that skirt/kilt thing the armor has. 
2. Red hair. This is the “big” one where people thought the hero here was Ganondorf because of the red hair, but it could be loose flowing hair from the armor the Zonai wore.
3.There are hints of white in this illustration. It could hint at the white fluff on the Barbarian Armor, or hell even bone like the arm guard.
4. The gold hand. That theory driving gold hand. Is it the hand in the Sequal trailer? I doubt it. My guess is it is the Golden Power or even the Triforce of Courage. We see the same power coming from Zelda.
But she has the full triforce! Not just wisdom!
Do we know for sure? 10,000 years ago maybe she did only have the Triforce of Wisdom, and Link had Courage. But who has Power? For all we know the Royal Family could’ve had both Power and Wisdom. Or Power was hidden somewhere else. Maybe even the Zonai had it?

So if Link was with them, he may have turned out more “warlike” more of a warrior than anticipated. And after defeating the Calamity he stood by the Zonai instead of the Royal Family.
Easy to say, the Hyrule Royal Family did NOT like how Link “betrayed” them. This brings us to our Last point...
Genocide of the Zonai.
The Hyrule Royal Family felt threatened not only by the Sheikah Technology that was very successful in taking down the Calamity, but also the combined efforts of the two tribes.
First off the Hyrule Royal Family may have always been weary of the Zonai, and would rather want them out of the picture. 
They can keep their grasp on the Sheikah, so they make the demand that they relinquish their tech and live a simple life, which most Sheikah comply with.
They know that won’t work with the Zonai, especially with the Hero on their side. 
So Hyrule launched a war with the Zonai. Destroying monuments and ruins, leaving their lands in ruin. How can they fight the Royal Army? And what if the Sheikah Tech played a part in the extermination? The advisors would most likely suggest pitting the two tribes against each other. And advised against controlling the Sheikah until the Zonai were disposed of. The Royal Army with the tech was so powerful that “even the most powerful of monsters posed no threat.”
Most of the Zonai were likely killed, poised as “warlike” and maybe even savage. (Those who escaped may have ended up in Luralin, but that’s a whole different theory I’m not going to chase) Wait? What about Link? If he stood by them, (especially if he was raised by them) he was likely killed in battle against Hyrule.
Wait wait wait what about the Goddesses? Or even Hylia? Zelda! Would they let this happen? Link is the Hero! Why would the Sheikah, who may have worked with the Zonai, comply?
Link did his job to stop the Calamity. They may have somehow known it wouldn’t be back for some time. His purpose was done. Did they need the hero anymore? Zelda may have put up a fight, but she may have had no say in the matter, being the Princess. If the King was still in charge, he would have been calling the shots. And we know the Goddesses rarely interfere. The Sheikah? They serve the Royal Family first and foremost. They would probably do what they were told.
- (Warning very dark!) If Link was born into the Zonai, it would give another reason for the Hyrule Royal Family to eliminate the Zonai, wanting their hero to be Hylian, not anything else.
Also if they made this mysterious tribe just disappear, there was no one left to say “Hey! Hyrule Killed their own Hero!”
And I doubt the other races would interfere, especially with Hylians being in control of the whole land. They wiped out one tribe, who else would they wipe out?
And if the Triforce was split? What better way to get all three pieces to the Royal Family than killing and taking them from the other bearers. (Ganon’s done this a lot, maybe they even got the idea from him!)
When understanding the history of our world, we can piece together what may have happened in Hyrule. Threatened Monarchs will do what they see best for them and their people, even if it means destroying an entire tribe. But can we believe everything we’ve seen in Breath of the Wild? Those who are victorious are the ones who write history.

At last Bastien has Anton in his sights

A/N There is a lot of action in this chapter - firearms are used and some are injured, but there are no graphic descriptions. Whole series is not suitable for under 18s
12 Just Desserts?
‘So as you see, we need to know numbers so we can accommodate the Court’ Gladys said as she lead him along the corridors of the first floor, swinging wide door after door to various guest rooms. ‘His Majesty can have the master suite, which has been thoroughly cleaned and renovated since the Duchess passed away’. Eventually she came to a door at the end of a corridor and turned to him.
‘This part is closed off, I’m afraid’ Her tone was apologetic ‘It may look sound from the outside, but dry rot has been found in the supporting timbers so it’s out of bounds until it can be repaired.’ Damien made a mental note – perhaps this was a ruse and she had something to hide.
‘Well it’s certainly an impressive building’ he said admiringly. ‘The walls are thick – are there any secret passages I should know about?’ He pitched his voice to make it appear a joke, but he saw Gladys blanch slightly before laughing.
‘Oh no, nothing like that, although there is a priest hole in the part that’s blocked off. It’s the oldest part of the building’ She turned and they made their way back along the corridor.
‘So I hear the Duchess was quite a character’ He saw her shoulders tense slightly
‘She certainly was a taskmaster’ she replied ‘To be frank, I’m relieved she’s gone, it was very challenging trying to keep her happy. She had mental health issues, but she refused to take medical advice’
‘I’ve not worked with Royalty before’ Damien replied ‘King Liam seems a nice enough person, but those born into wealth and privilege can’t understand things the way most ordinary folk do’ he probed gently, attempting to sound out her loyalties. She gave a hollow laugh
‘And don’t I know it’ she replied ‘Honestly, she genuinely thought we’d been born specifically to serve her and not question her eccentricity’ He made a sympathetic noise.
‘A lot of rich and famous folk in the States are exactly the same. I worked with a few celebrities who’d be right at home in the Court’ he said ‘But I’m not here to complain about the folk who pay me’ he grinned, satisfied that she might be easily influenced by the Sons of the Earth.
‘Well, I must admit the pay cheque is some compensation, she was oddly generous. I think she didn’t really understand the value of money and I’m glad she wasn’t a skinflint.’ Gladys replied as she lead him into her office. They perused some schematics of the grounds to work out parking arrangements and staging for the lantern release. There wasn’t enough time to bring in any heavy duty staging, so they had to work with what they had available.
‘I’m afraid I have to ask about your security arrangements too’ he said ‘the King’s Guard need to know what’s in place before they bring his Majesty in. I have full authorisation to evaluate any weak spots and work out what might be needed to make sure he is safe, though that of course will be up to Captain Lykel’ He saw a shadow cross her face
‘Of course. We didn’t need anything elaborate, despite the Duchess’s dislike of visitors. She relied on keeping the walls and fences well maintained, and the only technology she agreed to was the intercom at the gate.’
‘That’s fine Gladys. If you would email schematics of the house and grounds to Captain Lykel, he’ll make an evaluation’ She nodded uncertainly
‘I’ll do what I can’ she said.

Later on, Damien bid her farewell. He had charmed her and they were on good terms.
‘Are you sure you won’t stay?’ she asked ‘As you saw, we have plenty of room’
‘Thankyou, but I promised to visit some family friends. It’s been a long time since my parents left the country and I’ve a slew of relatives to reconnect with’ He’d thought long and hard about staying, but on balance thought that leaving would bring Anton out of hiding – presuming he was at the manor. The bugs on the luggage could just be sitting in the old locked off wing of the castle and he might have gone elsewhere, but he judged that going back and reporting to Bastien would be a more effective use of his time.
‘She should have emailed plans of the castle to you by now’ he explained to the Captain of the Guard. ‘If you let me look them over I’ll tell you if I think they’re accurate. I think it most likely that if they’re still here, Anton and his men are hiding out in the old wing and plan to stay undetected until the Court arrive. The grounds are extensive but there aren’t any outbuildings they could use that I could see. There’s a stable block that’s unused but it’s not big enough to house anything of any use’
‘I have some plans from a couple of decades ago’ Bastien mused ‘Let’s compare them for any discrepancies. If you go back you could check with her for any additions or renovations – but I think we’re ready to go in. The sooner we move the more advantage we have’
‘Gladys told me that the Duchess relied on keeping the perimeter sound, but it looks like there’s an old entrance that’s not been used for years’
‘We’ve already done a sweep, it’s an old wooden door in the walls, locked and bolted, but the hinges are rotten. The vegetation is challenging, she appears to have only cared about the portion of the grounds she could see from the Manor. Our neighbour Monterisso have some excellent stealth tech that they loaned us for this operation, and we sent a spy drone in as low as we dared. It shouldn’t have been noticed on the ground, it’s whisper quiet and damn near invisible.’ He sat up and straightened his jacket.
‘Time to brief everyone. We move at midnight’

‘So the whole damn court is coming here in less than 48 hours’ Anton mused ‘I was planning on striking at Applewood, but this is too good to miss. All we have to do is sit and wait for them to come to us’
‘It does seem too good to be true. Are we sure it’s not a trap?’ Claudius asked cautiously, but Anton waved his hand.
‘They have no idea of this little bolthole, they don’t even know we’re in the country’
‘But that American that snuck around this afternoon saying his parents were Cordonian…’
‘I thought the same, but the accent tied in with his story’ Anton said dismissively. ‘The lantern festival is a fixed date so it’s to be expected they’ll be scrambling to get the place ready, and the Americans have little or no interest in who runs Cordonia as long as they continue to trade with them’
‘As long as the housekeeper kept her mouth shut’ Claudius glowered
‘Of course she did, she’s right in my pocket. I spun her a sob story about how cruel Constantine was to my parents – which is exactly the case, I just threw in the hearts and flowers. She’ll cooperate with us, and I can deal with Lykel when the boy King’s been disposed of.’
‘There’s not many of us though’ Claudius cautioned ‘The Guard will be on full alert’
‘You forget the secret passageways. We can get hold of the King anytime we like with a full guard right outside his door. As soon as he’s dealt with we can invoke the clause of succession and I’ll be on the throne along with the Nevrakis woman. She’s a bit skinny for my liking, but she has spirit. My lawyer has the papers and is ready to make the announcement as soon as I call him’ He yawned and stretched. ‘I’d better get some sleep. Tomorrow we make our plans, and then Liam will walk right into our grasp.’

On the stroke of midnight, the Guard entered the grounds of the manor through the old oak door, quickly and quietly. They moved cautiously, using the drone with infra red sensors to check for security patrols. None had been in evidence when Damien had visited, but that was to be expected. Only one man was detected, and was swiftly captured and silenced. Next, two groups infiltrated the Manor, one through the staff entrance which had been left unlocked for night staff, and another through the conservatory. Frightened staff were rounded up and corralled in the staff dining room with a man to guard them in case anyone not loyal to the Crown decided to warn Anton, if indeed he was still there.
Bastien monitored it all from the surveillance van which had been moved to the perimeter of the Manor grounds, as they didn’t expect to meet much resistance. Although the manor was a good size, Damien had been able to ascertain that the bedrooms he had been shown were all unused, and the part that was closed off could not house more than half a dozen men. It was risky not knowing if Anton was there and how many men he had, but that was outweighed by the advantage of surprise.
Damien confronted Gladys, tight lipped and angry at the intrusion. He explained the situation and reluctantly she revealed that the manor did indeed house a number of Anton’s sympathisers. The Duchess had allowed him space for his operations, but she swore it was only a resting place for him – there was another bigger location, though she did not know its whereabouts. It appeared he and the other two men had arrived from Monaco and had planned to move on before he had learned of the charity tour coming to the manor. There were three other men resident at the manor, one of which Damien knew they had already neutralised on their way in. That left Anton, Claudius and three others to track down.
The numbers and the element of surprise were all with them, and Damien lead a team to the first floor of the blocked off section of the manor, which Gladys admitted was not damaged. Another group went in at ground level. He took a deep breath before he carefully opened the door to the corridor beyond.

Anton woke to a rough shake and a cautioning hand on his mouth, and he sat bolt upright without a sound. Claudius stood by his bedside, picking up a torch from the bedside where he had left it to wake him.
‘Get dressed fast, we have company’ he hissed in a low tone.
‘Shit’ he swore ‘How the fuck…’
‘Never mind how, just get some clothes on. Preston and Parks will hold them off, we need to move’
‘We should stand and fight’ he blustered as he grabbed some clothes.
‘We don’t know how many there are. They must have taken out at least one of us to get into the house.’ He went to the door to listen while Anton struggled into pants, sweater, socks and shoes, thanking his lucky stars he slept naked. It had given him valuable seconds. He heard a noise in the corridor outside – voices and a scuffle.
‘For the King! Severus, come out with your hands up.’ was the loud proclamation.
‘Shit, if it’s the Guard they’ll have more than one team.’ He snarled in anger, but Claudius was opening the window and beckoning him over. Swiftly he went across, now hearing gunshots outside. Claudius was scrambling down the vine that grew up the wall to gutter height, and he followed, cursing. He looked out across the lawn and saw a glint in the moonlight in mid air.
‘Fuck, they’ve got a drone’ Claudius swore. ‘I’ll shoot it down and we can run for it. Make for the stables, there’s a car there’ He hit the ground and aimed into the air. A shot rang out, followed by a curse, then another shot. Anton looked toward the stables and they ran together, hearing the whir of the drone’s rotors. Claudius had hit it but it stayed aloft, no longer silent. Anton heard shouts from the manor and looked back to see someone following them, hitting the lawn and racing toward them at breakneck speed.
‘Interpol, stop or I’ll shoot’ he heard the figure shout as he ran. By this time they were at the stables and Claudius turned to fire at their pursuer. Anton fumbled with the door latch and heard a shot and a grunt close by as the door swung open. He saw Claudius stumble and fall, before regaining his feet and lunging after him. A third man was making his way to the car from the house, obviously one of his men, firing at the Interpol man, who threw himself to the ground and rolled toward a bush.
‘Keys - glove compartment’ Claudius gasped. Anton flung himself into the car and rummaged for the key before locating it in the ignition and turning it. Claudius got into the passenger side, blood staining his shirt in the dim light of the dashboard, the other man getting into the back seat. Claudius and he wound down the windows ready to shoot as the engine roared into life. Anton turned the headlights on full to dazzle anyone trying to get to them, and burst out of the stables to barrel off down the drive. He heard shots hitting the car from the Interpol operative – and maybe more.
‘The gates’ grunted Claudius, pain in his voice ‘We’ll have to ram them. They’ll have them closed and covered’
‘Interpol?’ growled Anton ‘Lykel must have called them in, damn him’ They careered along the driveway toward the presumably locked gates. There were no other vehicles blocking the way and no obvious presence, but armed men could be hidden nearby. There was no choice – this was the only exit. Anton rammed the gates and Claudius gasped in pain at the impact, the third man bracing himself so he could shoot if needed. The gates didn’t budge. He tried again without success, and screamed with frustration. He flung the door open and dropped out of the car, hugging the ground.
‘Cover me, damn you’ he snarled as he moved toward the gate, and they crouched with their firearms out, using the car doors as shelter. More shots rang out, but Anton had lost a sense of where they came from in his drive to escape. Cursing his lack of a firearm he climbed onto the top of the car and scaled the gates, feeling a sharp stinging pain in his lower leg.
He dropped over onto the road outside - his ankle blossomed into pain and he realised he’d caught a bullet. He ran for his life as best as he could, adrenalin spurring him on. Shouts and more shots rang out followed by a cry of distress, and he crossed the road alone to make for the forest in the hope of shaking his followers. He had almost made it when lights suddenly dazzled him. Just ahead of him was a van, dark in the shadow of the trees on the verge of the road. The headlights had suddenly snapped on full and he stumbled, arm across his eyes against the light. A figure appeared in the harsh blue white light, broad and tall, and he heard a familiar voice. He also heard the cocking of a firearm behind him.
‘Stop, Severus, there’s no place to go’ came Bastien’s voice. He screamed in rage and threw himself at the Captain of the Guard, barrelling into him with all his weight, judging that the gunman behind him wouldn’t shoot for fear of hitting the Captain. It was sheer luck that he caught Bastien’s injured leg and made him stumble, but that was where his luck ran out. Bastien stepped to the side, regaining his balance and sending Anton to the ground. He swiftly followed him down, knee in his back with his full weight. He heard the breath wheeze out of him and  twisted his arm up behind him.
‘Let me go’ he panted when he could get his breath ‘You’ll regret this – I should be king - you’ll see. I’ll have you – executed - when I’m crowned’
‘I think not, Severus’ he replied. By now, others were arriving, and he was cuffed and dragged to his feet. ‘It all ends here, you’ll not escape this time’  Bastien assured him. Damien appeared, breathing heavily, Lewis behind him.
‘Mission accomplished, Captain’ Lewis said ‘We’re double checking for any stragglers, but if our information’s right, we have them all. We’ve a couple of gunshot wounds on both sides but everyone’s alive. One of the men by the gate needs an ambulance, he could bleed out’ Bastien frowned at Damien as Anton was lead away.
‘Looks like you were one of the unlucky ones’ he said, pointing at his upper arm. Dazedly, he turned his head to look at his bloodied sleeve.
‘Just a flesh wound’ he said ‘Are you okay?’
‘Not a scratch, Nazario. Thanks for your help, you made our job much easier’
‘That’s what I do’ he grinned ‘Now, do you think Gladys would break out the brandy?’
‘You can go and find out’ Bastien said ‘I have a phone call to make.’

Bastien settled into the seat in the back of the security van. He called up Sophia’s number and barely heard the ring tone before she answered.
‘Bas! Is that you?’ her voice showed no sign of sleepiness despite the fact that it was some time after midnight.
‘Yes theá mou, it’s all over and I’m fine’
‘Are you? Are you really? No gunshot wound, no knife injury, burns, broken bones?’ Her voice was becoming shrill.
‘Perhaps a bruise or two’
‘A bruise? How could you get a bruise in the surveillance van?’ she scolded, frantic with worry. He sighed.
‘Really Sophia, I’m unscathed. I had the pleasure of capturing Anton myself, but only because he came to me’
‘He came to you? Why didn’t you have a lookout?’ she asked incredulously.
‘Theá mou, be calm’ he said soothingly. ‘Breathe, my goddess. Listen to my voice. All is well. Anton scaled the gates to escape and ran in front of the van. He had no weapons, so I stepped out and apprehended him myself. I had armed support, and all is well’ There was a hiccup on the other end, and he realised she was crying, hopefully with relief, though it was hard to tell just by listening.
‘Come back to me, agápe mou’ she pleaded ‘I need to see you – hold you’ He took a deep breath.
‘Sophia, I love you more than life itself’ he pledged ‘I will be with you as soon as I can. Please, try to sleep, you need rest’
‘It was – it was Anton’ she sobbed ‘I was so afraid he’d take you from me’
‘He’ll not escape this time, I promise’ he said ‘Rest, théa mou. I still have tasks to perform’
‘Let Lewis do it’ she said faintly ‘Please. All I can think of is when Anton had me in the dungeon. I need you’
‘Call Drake’ He replied ‘Remember the techniques I taught you. Breathe’ He wondered at what had triggered her, feeling a pang of guilt at the probability that it was his departure. His normally calm and self possessed lover was in distress at the other end of the line. ‘I have to ring off’ he said soothingly. ‘Promise me you’ll call someone to sit with you until I return’
‘O – okay’ she sniffled ‘I’m sorry Bastien. I don’t know why I’m like this’
‘I broke my promise’ he said regretfully ‘I went into the field. This was important, I know you understand in your logical mind, but your emotions are not so easily soothed. I’ll tell Lewis that I’m coming back. Hold on Sophia, I know you’re strong. Be strong for me, my love’
‘Drive carefully’ she said, her voice a little calmer.

George Carlin’s wife died early in 2008 and George followed her, dying in July 2008. It is ironic George Carlin - comedian of the 70’s and 80’s - could write something so very eloquent and so very appropriate. An observation by George Carlin:
The paradox of our time in history is that we have taller buildings but shorter tempers, wider Freeways, but narrower viewpoints. We spend more, but have less, we buy more, but enjoy less. We have bigger houses and smaller families, more conveniences, but less time. We have more degrees but less sense, more knowledge, but less judgment, more experts, yet more problems, more medicine, but less wellness.
We drink too much, smoke too much, spend too recklessly, laugh too little, drive too fast, get too angry, stay up too late, get up too tired, read too little, watch TV too much, and pray too seldom.
We have multiplied our possessions, but reduced our values. We talk too much, love too seldom, and hate too often.
We’ve learned how to make a living, but not a life. We’ve added years to life not life to years. We’ve been all the way to the moon and back, but have trouble crossing the street to meet a new neighbor. We conquered outer space but not inner space. We’ve done larger things, but not better things.
We’ve cleaned up the air, but polluted the soul. We’ve conquered the atom, but not our prejudice. We write more, but learn less. We plan more, but accomplish less. We’ve learned to rush, but not to wait. We build more computers to hold more information, to produce more copies than ever, but we communicate less and less.
These are the times of fast foods and slow digestion, big men and small character, steep profits and shallow relationships. These are the days of two incomes but more divorce, fancier houses, but broken homes. These are days of quick trips, disposable diapers, throwaway morality, one night stands, overweight bodies, and pills that do everything from cheer, to quiet, to kill. It is a time when there is much in the showroom window and nothing in the stockroom. A time when technology can bring this letter to you, and a time when you can choose either to share this insight, or to just hit delete.
Remember to spend some time with your loved ones, because they are not going to be around forever.
Remember, say a kind word to someone who looks up to you in awe, because that little person soon will grow up and leave your side.
Remember, to give a warm hug to the one next to you, because that is the only treasure you can give with your heart and it doesn’t cost a cent.
Remember, to say, ‘I love you’ to your partner and your loved ones, but most of all mean it. A kiss and an embrace will mend hurt when it comes from deep inside of you.
Remember to hold hands and cherish the moment for someday that person will not be there again.
Give time to love, give time to speak! And give time to share the precious thoughts in your mind.
And always remember, life is not measured by the number of breaths we take, but by those moments that take our breath away.

The paradox of our time in history is that we have taller buildings, but shorter tempers; wider freeways, but narrower viewpoints. We spend more, but have less; we buy more, but enjoy it less. We have bigger houses and smaller families; more conveniences, but less time; We have more degrees, but less sense; more knowledge, but less judgment; more experts, but more problems; more medicine, but less wellness. Jay Conner (08:58): I'm excited to have Gary Boomershine back here on the show. I had him here on the show just a couple of weeks ago and you know, due to Corona virus going on and all the ramifications of that and how things are different. We like, I told Gary, I said we got to have you back on the show. You're just as soon as possible and thankfully he's agreed to come back. So for those of you who have not been introduced to Gary Boomershine, let me just tell you a little bit about him. At first of all, Gary's been around the block more than a year or two. He's got a knack, a big time knack for actually staying ahead of the curve, staying in front of the emerging real estate trends. That's why I wanted to have Gary back here on the show just as soon as possible.
Jay Conner (09:49): I mean, folks, have we got a new and emerging real estate trend going on right now? Absolutely! You know, with Corona virus going on right now, the way we're doing the real estate investing business has changed. We're doing a lot of things virtually that we weren't doing virtual before. And even more so of a longterm consequence when we come out on the other side of Corona virus, things are going to be different, right? So that's one thing I'm gonna want to drill down with Gary because he did. He's got a, he's been through more than one or two cycles. He knows what to be looking at in his crystal ball and he's going to be sharing that with us. Well, back in 2004 Gary actually started his real estate investing career. So he and I started right at the same time and very quickly he built a direct mail software that was called sales team live and today it's grown into a much bigger service that is an amazing service.
Jay Conner (11:00): That's called RealEstateInvestor.com. RealEstateInvestor.com. So this company that Gary founded and started with the vision and what a team has put together, they've sent out over well over 40 million pieces of direct mail. They've made more than 2 million outbound seller calls. And Gary and his company have now been named in the fastest growing companies according to inks, five hundreds lists. And that's three years in a row. Another thing I love about Gary is his heart. Gary is a servant by nature. He's a servant first and everything that he does, and we're going to talk right now with Gary about what's different and what we can be expecting on the horizon. With that, Gary Boomershine my friend, welcome to the show.
Gary Boomershine (11:55): It is an absolute pleasure. What a wonderful introduction. I actually am. I can tell you I'm getting a little goose pimples on. What a fantastic introduction that is. Thank you Jay. We go back, we've got a long history of you and me. It seems like we're always running into each other. We'll be at speaking events or you and I were in Tampa and it's like, Oh my gosh, bear hug to Jay Conner. Even though, even though we're on the opposite sides of the Island, I'm in California and you're on the other side of the country and you've got the area where we're at, the $2 million price tag and 200,000 I'd actually prefer not to be in California right now because buying real estate and about what, what's to happen right now is what we've been looking for. If you've been around the block for awhile.
Jay Conner (12:41): Yeah. So yeah, you're in California. So folks here, here's the perspective. So I'm here in Eastern North Carolina, this little teeny tiny town called Morehead city, North Carolina population 8,000 my entire target market is only 40,000 people, but we still do two to three deals a month. On average profit of $67,000 but here's the point I wanted to bring out based on what Gary just said. Our median price point is 225,000. What's your median price point in your market there where you live, Gary?
Gary Boomershine (13:15): Well, in where I'm at, it's probably 1.5 million and I would say the median in this sort of Val you know, California where we're living, San Francisco Bay area is closer to about 770. It's insane.
Jay Conner (13:29): Yeah. Yeah. So, you know, my medium price here is $225,000. I mean, folks, you can't even buy an outhouse in Gary's backyard for $225,000. And if you don't know what an outhouse is, well my granddaddy could tell you that's where he used to go get private time from my grandmother.
Gary Boomershine (13:51): Yeah. You know, what we just came out of was the end of the cycle, a typical real estate cycle. We can talk about that, but yeah, it's a seven year cycle. It's euphoric, which means everybody, you know, it's like that's the time you don't, you don't want to buy, you want to prepare. And there were, there was a tear down down the street from me, a literally a tear down of a house that sold for 1.35 million. 1.35 million and somebody paid cash.
Jay Conner (14:21): They paid 1.35 million and tore the house down. So they'd bought it for the dirt and now they're, they're building whatever.
Gary Boomershine (14:29): Yeah. Complete insanity.
Jay Conner (14:32): Wow! So, Gary, just so our viewers and attendees here don't have to wait to the very end of the show. How about going and, because I want us to dive in here on your perspective, your crystal ball about where you see this thing going and the ramifications and consequences and opportunities from Corona virus. Then before I can get you to dive in on that, just go ahead and tell everybody a little overview about your amazing company, RealEstateInvestor.com and the kind of services that you and your company provide.
Gary Boomershine (15:10): Okay. I'd love to do that. So there is, one of the biggest holes in real estate. Historically, we've been, a lot of us have been targeting off market deals. That means go direct to the seller. They're not on the MLS. It's how do we get in front of, you know, the hot and motivated sellers that are ready, willing and able to sell and but nobody else is targeting them. And that's off market. So there's a couple of ways to do it. The ones that are most proven is direct mail sending out text messages, right? Legally. Ringless voicemail, which means dropping a voicemail to them where the phone doesn't even ring and then cold calling. So number of ways just to, you know, you gotta buy the list of names and addresses correctly, and then you've got to market to those people.
Gary Boomershine (16:00): And with the output of being, you know, qualified sellers that you can go meet with and close and it's a lot more of a daunting task than most people think. And so we perfected it. I started this from my background in 2005 and today, fast forward, we've done over 50 million pieces of direct mail. I do it for a handful of people around the country, about 1200 active investors that are actively buying. So over 50 million pieces of direct mail. I've got every response rate, which means every metric around what's working in what part of the country. And on top of that, I have a phone team that does, and a system. A proprietary follow-up system that does all of the follow-ups so that we can generate the leads unless our some of our clients have their own, but we put those into a proprietary system. And I can talk about that does automated follow-up. It's almost like a little engine that basically says, Oh, this, this person needs to get an email. Oh, this person needs to get a text message with the exactly the right word. So most of us as real estate investors, we don't have to do any of the thinking. And then on top of that, I have a phone team. Those are called inside sales agents or lead processors. Somebody that's dialing for dollars. That's calling those and following up on all those seller leads at the right time with the right message. And then the output of that is an appointment. A scheduled qualified appointment that can be passed over to a real estate investor or agent to go and make offers and close deals. And so we've done about, I think we're at about 3.5 million outbound phone calls on behalf of our members.
Gary Boomershine (17:56): And so we've got lots of different services and offerings with RealEstateInvestor.com we've got lots of free stuff. Jay Conner (19:36): if you're just joining us, my special guest today is Gary Boomershine of coming all the way with us from California. And he has an amazing company that he has created. RealEstateInvestor.com with fantastic sources and automated services for locating motivated sellers and having the follow-up process totally automated. So Gary, let's dive in right now to what we got going on with corona virus as far as a real estate investor goes and how you and your team are supporting real estate investors right now to locate motivated sellers and do business. What's different today? What, how are we, how are we going about, how are you going about doing deals differently than product corona virus?
Gary Boomershine (20:30): Yeah, great question. So I want us, I think a great way to start. Number one, we've never been in exactly this situation before. This is new for all of us. In fact, it's new for the entire world. And what we can do though is can use history as a guide in a crystal ball for part of the future. And one of the things I've had a podcast for the last two years and almost every podcast I've been talking about this coming downturn. And I also saw it back in about 2006, 2007 real real estate is a seven year cycle. It has been a seven year cycle for a hundred years and it just happens that this last cycle has been the longest that we've actually had in a hundred years. It was, it got, you know, it went seven years, eight years, nine years.
Gary Boomershine (21:24): We were actually almost at year 11 depending upon where you start and, and those cycles there is a massive transformation of wealth at each of those cycles. And so the hardest part for most real estate investors, especially a full time active real estate investors is actually at the end of the cycle. And so where you really, you know, you would go back to Warren Bufet, you want to buy low, you want to sell high, you also want to buy when there's panic, not when there's euphoria, right? Warren Bufet, one of the smartest, richest guys in the world. I was actually at a shareholder meeting and one of my favorite quotes actually came from his really as COO, CEO, the guy, the brains behind Warren buffet Berkshire Hathaway as Charlie Munger. And he said, his success formula is what's called K. I. S. S. Keep it simple, stupid.
Gary Boomershine (22:21): He goes, you know, you buy. Real estate is a simple game. Nothing new under the sun, right? You don't have to reinvent any wheels. You basically find what works in the current market and replicate it. And then once you, once you make it work, you can make it better for yourself. But a lot of people make the mistake of trying to reinvent the wheel. So we're coming out of a time where we're going to see probably one of the greatest transformations of wealth in history. Real estate investors that are properly prepared and positioned and trained are going to do incredibly well. And I can kind of tell you what we're preparing for a lot of us. I've been interviewing some top, top, top performers around the country. We have Facebook, private, we're basically calling it the beacon of light for real estate investors.
Gary Boomershine (23:15): It's real estate investor. It's basically called real estate investor beacon. We can post that you know, at some point that's it's a private Facebook group we're delivering lots of content there in interviews with people around the country. But what we're finding is most of us that are active are actually excited about this market. This is not a time to be watching the TV. Most of us, there's a lot of people on the sidelines right now. They're watching the TV. I call that fear porn. It's a lot of people, like, my daughter hates me using the last word. She's like, Oh dad, you got to come up. But it really is right. It's panic and a lot of people are frozen and this is not the time to freeze up. We call it the 3PS. This is a time to protect, which is to get your house in order. This is a time to start to pivot and into the moneybmaking activities so that as soon as the market's ready to go, and then the third P is to profit. And...
Jay Conner (24:15): Hey Gary, do you know how many new Netflix subscribers there are in the past six weeks since we've been in Corona virus?
Gary Boomershine (24:24): It's incredible! It's incredible! You know, I, I came alive, I have videos all over Facebook and I talk about social distancing, all these new acronyms too that I don't even want to go down because that becomes like, you know where they're coming from. It's like all of a sudden everybody's parroting these new, you know, these acronyms that had been created by, you know, the guys up on top. But social distancing for me means I am social distancing myself from watching any of the TV. Social distancing myself for being in the house. I can't tell you I'm out hiking, I'm walking, I'm getting a new perspective. This is a really an opportunity of a really reflection, right? And being thankful but also preparing up and people have been asking me like, we're as a family, I've got two daughters and we're having a blast.
Gary Boomershine (25:15): And a lot of us on the real estate side are starting to pivot and we can talk about sort of where I see the market going. But this, there is a lot of money to be made right now around what I consider virtual wholesaling. Especially for people that are fairly new. It's an opportunity. While you know, there's a massive panic, a lot of people aren't paying rents, right? So a lot of these, what we call burned out landlords are not getting the rents and they're realizing, wow, this is an opportunity for me to sell and unload. That's one huge opportunity. There's, there was $3 trillion of money in what's called the i-buyer network. The i-buyer model, instant buyer, that's like Zillow and open door and offer pad. Basically institutional investors. There was $3 trillion available to these sellers where they could sell that.
Gary Boomershine (26:12): Those were competing with us, Jay and myself, and a lot of you, hopefully all of you. And that money is gone. That money literally disappeared off of the streets. And so now all of a sudden we've got this great opportunity where people are panicking and this is an opportunity where you can make money literally without ever going and seeing the house. So a lot of us are doing that. I do think that the market's gonna shift over the next 12 to 24 months where there's going to be an incredible opportunity or an incredible buy opportunity of buying foreclosures, specifically the ones that go back to the bank. And an incredible opportunity to pick up longterm, appreciating assets in the right market at a great price and buying them creatively with cash that you raise, but also create a financing that you can get from the seller and these types of markets.
Gary Boomershine (27:10): So I'm super excited. I, you know, obviously we're locked down. There's a lot of unknown. There's a lot of misinformation. There's a lot of sequestering of information, right? In fact, you can't even be on YouTube now and quote the C word. That sounds, I call it the cerveza bug by the way, you know, correctly the cerveza bug because if you actually use the acronym they will take you down. The YouTube CEO basically said, if it doesn't support the narrative of the world health organization, they're, they're basically pulling all those videos. And so just an interesting time, but this is an opportunity to really connect with other investors. And if you're an agent, other agents and a lot of us are preparing and not stopping what we're doing, this is not a time to stop the business because if you don't have marketing and you don't have sales, then your business is toast. And this is an opportunity, a lot of us, I'll tell you, like a lot of us that have been doing this business, we're doubling up on marketing right now because this is the time.
Gary Boomershine (28:17): There's a lot of people that are not doing it. Our competitors are not doing it. And this is a time to take those old leads. If you've been doing this business for a while, we're actually going back to all those old leads and with the right system and following up and getting them on the phone and finding that, Hey, there, now all of a sudden they're interested people that said, you know, they were hanging up and said, don't bother me. Or they said, Hey, I'm not interested in selling. All of a sudden they're starting to open up again. It's really awesome.
Jay Conner (28:44): Yeah. So are you advising your clients now to until we come out of corona virus to back off of their marketing? Any looking for motivated sellers or to stay consistent or to increase their budget?
Gary Boomershine (29:00): Yeah, well it's, there's a lot of components around that. So this is first and foremost, if this is really a time to double up on marketing and this is definitely time to double up on your follow-up specifically following up. And I can go through the math on that, but you got to have, marketing is not the end all be all. Okay. You have to, you use marketing to generate leads and then there's a sales component that is to convert those leads into dollars. And you have to have both working. So a lot of us are making sure that, you know, the marketing is fairly easy. You can use a company like RealEstateInvestor.com if you want. It's basically, it's a numbers game. It's really a numbers game. It's like I have to spend a dollar to make $5.
Gary Boomershine (29:50): It's a return on investment. And knowing the math around, you know, what market you're in and how much do you have to spend to get enough leads that then you can get on the phone and then convert. And so this is a time but you have to have the sales piece in place as well. And what I found is that the, you gotta have marketing to generate leads. You have to have a system to automate the follow-up. And because there's massive amounts of follow-up required to close a deal, it's just the way it works. And then you need a phone team that also is actually talking to the sellers. And then preferably if you're a real estate professional, all you want is the good ones. You want the ones that are saying, yes, I got a three bedroom, two bath house, I'm interested in selling properties currently vacant. And so as long as you've got both marketing and sales working, this is a time to double up in my opinion.
Jay Conner (30:48): Yeah. So Gary, in your opinion and what you've observed, where do you think real estate investors missed the ball in their follow-up or lack of follow-up?
Gary Boomershine (31:02): Yeah, great question. Number one, not doing it. Not doing it. Most. What we saw as the difference between success and failure was really those that did it consistently. We're actually converting and those that didn't complaint and they basically said, okay,
Jay Conner (31:20): How often should you, how often should a real estate investor follow up? And who should they follow up with? I mean, should they follow up with the people that said, you know, don't you ever call me again?
Gary Boomershine (31:32): Here's the number. This is a Harvard review. And by the way, this is not just real estate. This is almost any type of direct response marketing, direct mail being one of them. Cold calling be another. Leads coming in from Facebook or you know, Google pay per click is what they call it. 90% of the profits come from the sixth contact and after. 90% come from the sixth interaction. Okay. Interaction with the seller. Like they're actually interacting with you. Less than 10% of all investors and real estate agents in the entire country follow up more than twice. Okay. And why? Because it's a massive amount of work. I mean, so that's number one. Number two is trying to do it yourself is like. I use the concept of opening up a pizza parlor. Imagine if we're going to be a business owner.
Gary Boomershine (32:38): Okay, that's what we are. If we're actually doing full time real estate and trying to buy and flip properties kind of full time, that's a business operator. You're a real estate business operator, not a true real estate investor. A true real estate investor according to Warren Bufet. Not Gary Boomershine. But Warren Bufet says you have money, you buy a physical asset, which is a real estate property, whatever kind it is, that's the asset. And then you hold it and you take all the benefits of real estate over the long haul, right? And the tax advantages and the appreciation. So a real estate business operator. Imagine if you're, imagine that you have a pizza company and you decide to invest in a pizza company and imagine you don't have that much money. So you, you're the cook and you're making the pizzas, you're taking the phone calls, you know, you're putting up the advertising and handing out all the flyers. And then you're taking the orders when people come in. Or taking the phone calls for their pizza and then you're flying back to the back of the kitchen and you're making the pizzas and then you get in the delivery truck and you go deliver them.
Gary Boomershine (33:43): And that's that. It's impossible. It's not a business, right? That is a job and a really terrible job cause you're not going to make that much money, right? So really what you want to do is you want to leverage, just like we leverage money, right? OPM, which is using other people's money. That's the whole game of real estate is you leverage money to borrow money at one rate, make money than another, and take the spread. You want to leverage people, other people. And there are time, experience and resources. And you know, and you get a massive return on investment. So as a real estate investor, a real estate operator, our time is really worth somewhere. If you do the real calculation, if we want to make a half a million to a million dollars or whatever the number is, typically your time value of your time is worth between 250 and a thousand dollars an hour.
Gary Boomershine (34:38): So if you're doing $5 or $10 an hour work, like pulling mailing lists and sending out licking stamps and talking to sellers and doing all the text follow up, you know, you don't have enough time in the day to actually go and raise money and close deals. You're doing one or the other. So you want to leverage people at a fraction of the cost. That's how you get a massive return. So that's like a lot of people come to RealEstateInvestor.com to say, Hey, how do I get the maximum bang for my buck? By spend a dollar, how do I actually make five with as little work as possible? And then we say, Oh, let's set up your marketing if you want, let's set up your followup system in 24 hours. It's all automated. You don't have to do a darn thing except, you know, do a little bit of training on how to use it.
Gary Boomershine (35:23): And then if you want to use our phone team to actually do all the work, we can do that. And then we do it for them. In any parts of that, a lot of people have said, Hey, can we just use your follow-up system? Or, Hey, can I just use your phone team? And so we have those capabilities. So the follow-up is absolutely key. The phone team have actually, there's one thing that you cannot automate in this business. For all of you that are fairly new people that have been doing it will totally get this. But you cannot automate the talking to people. You have to do. There's a live human interaction with the seller and with the buyer that you cannot have a system that automatically does it for you. Down the road maybe artificial intelligence, right? 10 or 20 years. There's a live interaction because when you're buying a physical property from a seller, there's a relationship. There's some trust building and there's coming up with an offer or a solution to their problem.
Gary Boomershine (36:23): Okay? And that can't be automated. You can automate everything else. And those that do it right and automate all of that work, the $10 an hour work so that they can just get, you know, 10 appointments a week. Five appointments a week. Two appointments a week. Whatever the number is, right? Then it becomes a numbers game. And when you get good at this business, you can then hire a sales person, right? And leverage them to do that work for you. So you're really standing back and just collecting a piece of big, a nice piece of the pie.
Jay Conner (36:58): My special guest today is Gary Boomershine, creator and founder of RealEstateInvestor.com has amazing service for helping you as a real estate investor, locate motivated sellers and has a way to completely automate the process when it comes to follow-up. Gary, is, we are about to wrap up the show. Tell our audience and viewers at what point in RealEstateInvestor.com automation process does either the real estate investor or the real estate investors acquisitionist as you just said, who actually is going to be talking to the seller? At what point in the process do they become involved?
Gary Boomershine (37:40): Yeah. It's so funny. A lot of people come in and they're like, so you do all this stuff. What's left for us to do? And I hear it, we hear that. And Julia who talks to most of our, she's an investor herself out of Dallas, but she says, you do have to close the deals. You do have to, we're going to tee up these deals for you via with a, here's the script, here's exactly what the seller said. You're going to have to go out and make the offers to them. And negotiate a great deal and close it and profit from it. So, you know, we're going to be on the front end, really is your team is your expert resource team that are experts. But we're not stealing your pencils and drinking your coffee, right? We're not sitting in your office.
Gary Boomershine (38:26): You don't have to train us to do anything. You don't have to hire somebody in the Philippines to, and keep them motivated and manage them and make sure that they're moonlighting with like 10 other clients. Like that's what we do. And our team will manage that for you. And it's pretty awesome. So you do have to close the deals. There's a lot of, you know, we love, you know, we love, we don't provide the training. We typically the training of real estate. There's some great people, like you guys have an incredible three day free event. We're actually promoting your upcoming event here because we've got some great people and we know exactly what you teach is congruent to, you know, what we think the market's going to be doing. And so you go to, you know, you got to JayConner.com and do that training.
Gary Boomershine (39:21): And then if you've got the training, you combine it with what we have and it's like, it's like peanut butter and chocolate, right? You got the great training and the great coaching and then you got the great system and boom should, should work. But there is work. You know, anybody that thinks that you can truly just make money in your underwear and go to bed you know, broke and wake up rich. That's not real estate. That's not anything that I've ever seen. And anytime I hear somebody talk about that, I say run away from it quickly. Right? Cause it's, I'm 51 years old and I've spent hundreds and hundreds of hundreds of thousands of dollars on pretty much every training known to mankind and I've never seen anything that just pops out of a box and works perfectly. There is some stuff that you have to do.
Jay Conner (40:06): Yeah. But money still does not grow on trees for sure. Thank you so much for coming on for the show today. Parting comments?
Gary Boomershine (40:16): You know, I think this is a I know in the crazy time that we have right now this is a crazy time and I just think that I always go back, I'm a faith based guy and I go back to first Timothy one seven, which is God did not give us a spirit of fear but that of love and self-discipline. Right? And so I really embrace that fear is false evidence appearing real and right. And so I just think this is a time to, again, the 3PS. And this is, you know, this is going to be an interesting this week, the next 12 months are really going to be around taking advantage of the current market. But what we're going to see is we're going to see an opportunity for a massive, you know, buying opportunity because there is inflation coming, which means assets, physical properties are going to skyrocket.
Gary Boomershine (41:15): And I anticipate that being in the, really around the 24 month timeframe. So using that as an opportunity to learn from guys like Jay and be prepared, right? You're gonna want to learn how to raise money. You're gonna want to learn how to do the virtual real estate. You want to learn how to do creative deals, raise money, et cetera, as I said, and be surrounding yourself with the people that are doing this business today and that are abundance mentality and willing to teach you. That's my, that's my take. Long winded, but that's my take.

Scott Paton (44:37): What else, Scott, before we let all these people go?
Scott Paton (44:41): I was trying to think of one last sort of deep question to ask Gary and about real estate. And I was just coming to blank because you really covered everything that I was curious about. But one thing that comes to mind. Gary, is there anything that you do that keeps your attitude and your mindset in the right place? Because I know that, you know, I'm sure that there's, well, suicide rates are going through the roof. Alcohol and marijuana are going through the roof. So obviously a lot of people are having a hard time dealing with this situation. It's not an easy situation. So what are some of the things that you would recommend people do?
Gary Boomershine (45:20): Yeah. Well, what one is, I am a, gosh, I've been where almost all of us have been. I come from being a crazy workaholic and it's very easy to be a workaholic and then repeating the same cycle over and over again. It's the Albert Einstein quote of insanity, right? Of doing the same thing over and over again expecting a different result. So you have to change. If you want a different outcome, you have to change what you do. Mindset, the most expensive real estate is the six inches between here and here. It is really all about our mindset. I do what's called habit stacking. And these are creating new habits. Typically 2200. So you want a new habit.
Scott Paton (46:06): 2200 new habits?
Gary Boomershine (46:08): It's 20 slash 200. If you want a new habit, it's really 20 days is 20 days or 200 times. And so when I stack habits, I actually, I've got multiple coaches. I always have a, like I have, I have four CEO coaches in my life, one of them being a personal trainer. So whenever I want to perfect something and improve something, I always go get a coach. That's a been a life changer. Number two is I associate myself with likeminded people. I do masterminds, the huge mastermind proponent. The third is I always follow a best practice. I go and I find something that's already working and I just, I just grab it as my own. But habit stacking. So let me walk through one of the habits I do. I have a 5, 10, 3 rule. All right. I wake up and this actually came from a coach of mine years ago. I wake up at five, we all have the same 24 hour day. So how can somebody I used to use bill Gates's name, but I don't really like to refer to him anymore.
Gary Boomershine (47:25): I'll just leave it at that. But anyway people can read into that however you want, but you know, how, how do you take somebody like Warren Bufet, right? Or somebody like Jack Welch who ran general electric or, or those guys have the same 24 hours and how are they able to do what they do within the same hours? Cause the time is the, is the most precious commodity on this planet. It's our time. And when you do the exercise, I'm 51, when I actually look at the number of really hours that I have, it's actually pretty limited. And then I look at, I look at the number of hours that I want to have a life and how do I fit? How do I fit my work time into all the other stuff that I want to do. Skiing and fly fishing and hiking and biking and spending time with my family.
Gary Boomershine (48:14): So here's what I do. I go to bed earlier and I wake up at five in the morning. I push out my Workday actually till 10. So that gives me five hours of personal time. And I've found that I don't actually have any time issues anymore because I have, I have five hours. And then during those five hours I work out, I exercise. I actually have dropped like 40 pounds in the last couple of years by doing that. And I journal. And I do prayer. And I read scripture. This is my morning time. That's my time. I always make coffee for my wife and clean the kitchen too. That's actually that by so many dividends I've been doing that.
Scott Paton (49:00): That's a way, great way of being in service to your relationship.
Gary Boomershine (49:04): Absolutely. Amazing. And then I follow a, the one thing that Dr. Gary Keller, Keller Williams, right? The founder. He's got 2 million realtors, realtor teams around the country. He has the one thing. So I actually will go in and put my one thing that I'm going to do to move the marker. There you go! I actually interviewed his business partner. Jay. I actually just did a podcast with him. It was amazing. But the one thing, and now I'm able to sometimes do as many as three. What's the one thing that I'm going to do as a CEO to move the marker today and then the 3, 5, 10. The three is the three hours that I work in my businesses not just business. I actually have three businesses that I'm going to move the marker and then I focus on that one thing. And I do that before going to social media, responding to email, returning phone calls.
Gary Boomershine (50:04): I do the one thing that's going to be the money making activity to move the marker my business. And that's really changed my life. That's the mindset. I am very optimistic and thankful. Like I lived in a world of being thankful for what we have. And what we have the freedom, the, you know, I told my daughters, I'm like, there's, you know, with all the stuff going on, why do we pray at night? And it's to be thankful for what we have because we don't know what tomorrow's going to bring. And it gives me a mad amazing knowing that allows me to live in the present and not about the future. Cause we really don't know what the future is. And I can tell you that gives me an amazing amount of peace and then I, and then I can, I can deliver that same amount to my team. And let's see, what else? I would say being a servant leader, this is not like being Caesar. It is the servant leader is the triangle, except upside down. I'm the servant for my team. It's not the other way around. And I can't tell you how the team will run through walls if you have a servant heart in all you do.
Scott Paton (51:13): Awesome. Well thanks for sharing that Gary. Really appreciate it.
Jay Conner (51:16): Thank you so much Gary. Well look, Scott I'm gonna jump off. And Scott, I guess you are taking care of Gary and his team with everything that they need for our joint venture.

SOMETHING TO PONDER: George Carlin
George Carlin's wife died early in 2008 and George followed her, dying in July 2008. It is ironic George Carlin - comedian of the 70's and 80's - could write something so very eloquent and so very appropriate. An observation by George Carlin:
The paradox of our time in history is that we have taller buildings but shorter tempers, wider Freeways, but narrower viewpoints. We spend more, but have less, we buy more, but enjoy less. We have bigger houses and smaller families, more conveniences, but less time. We have more degrees but less sense, more knowledge, but less judgment, more experts, yet more problems, more medicine, but less wellness.
We drink too much, smoke too much, spend too recklessly, laugh too little, drive too fast, get too angry, stay up too late, get up too tired, read too little, watch TV too much, and pray too seldom.
We have multiplied our possessions, but reduced our values. We talk too much, love too seldom, and hate too often.
We've learned how to make a living, but not a life. We've added years to life not life to years. We've been all the way to the moon and back, but have trouble crossing the street to meet a new neighbor. We conquered outer space but not inner space. We've done larger things, but not better things.
We've cleaned up the air, but polluted the soul. We've conquered the atom, but not our prejudice. We write more, but learn less. We plan more, but accomplish less. We've learned to rush, but not to wait. We build more computers to hold more information, to produce more copies than ever, but we communicate less and less.
These are the times of fast foods and slow digestion, big men and small character, steep profits and shallow relationships. These are the days of two incomes but more divorce, fancier houses, but broken homes. These are days of quick trips, disposable diapers, throwaway morality, one night stands, overweight bodies, and pills that do everything from cheer, to quiet, to kill. It is a time when there is much in the showroom window and nothing in the stockroom. A time when technology can bring this letter to you, and a time when you can choose either to share this insight, or to just hit delete.
Remember to spend some time with your loved ones, because they are not going to be around forever.
Remember, say a kind word to someone who looks up to you in awe, because that little person soon will grow up and leave your side.
Remember, to give a warm hug to the one next to you, because that is the only treasure you can give with your heart and it doesn't cost a cent.
Remember, to say, 'I love you' to your partner and your loved ones, but most of all mean it. A kiss and an embrace will mend hurt when it comes from deep inside of you.
Remember to hold hands and cherish the moment for someday that person will not be there again.
Give time to love, give time to speak! And give time to share the precious thoughts in your mind.
And always remember, life is not measured by the number of breaths we take, but by those moments that take our breath away.
