me?? juggling two hyperfixations and two special interests?? its more likely than you think
#trying to remind myself that i dont actually have to rewatch tfp for the 3rd time in 2 weeks because. i dont know#and then ultkl as the other hyperfix#and xiv & zelda are special interests#and im trying to navigate life. with 4 separate interests. drawing my attention#zelda is on hold bc im afraid of doing the final boss and i dont have anything else to do BUT#im helping my stepbrother almost daily. so its still part of it all#also having a mild dishonored resurgence but not on the same level as everything else i just. missed corvo#aaaand also tw3 bc of twn reminding me of how much i miss regis despite me not even watching the show#the only reason. i havent reinstalled borderlands 3. is because that game is sickeningly large#and i dont have the space for it on my laptop if i want to keep ffxiv & dh2#can you tell im going through it#something something back to simpler times when everything gets too much#god i need to get back to the witcher books. but id have to unpack for that. man#so much to do so little time#if dh2 ran at 60fps on ps5 i wouldve gotten it on ps5 so i can play it in my room instead of downstairs#which i shouldnt be allowed to complain about steady 30 because. ahaha. my laptop has frame drops!#it manages 60 generally (with most of the settings on low) but some areas drop to 40 & lower and. yeah#had the same with bl3#my dad said i can get his laptop in a couple of months which is a little stronger and by god i will be inserting extra storage#because holy fuck this isnt working

Hocotation Headcannons/Star Touched AU Intro Thingy
Hi hello I have been working on a shiny new AU. Best way I can describe it is being like Pikmin+. For the most part it’s just me adding on new stuff to cannon stuff. Have a whole story idea for it and everything, but for now let’s keep it simple with this! Headcannons about Hocotate and Hocotations! Yay!
And as always with world building, it exists so that the characters and story can break + challenge the rules/expectations set before them.

Yeah!!! Uh, with that, I’m just going to copy paste what I have written down in my big ole google doc!!!
The Planet 
Hocotate as a planet is fairly small, and very cold. It lies just within the habitable zone of its red star, so while it can support life only the hardiest of creatures can survive. Two moons orbit the planet, an icey blue moon and an iron-rich red moon (that is also still fairly icey despite appearances!) alongside some rings made mostly of dust and ice. Ships coming to and from the planet must take care not to fly through a ring, or they risk damage to their ship.
Hocotate's land masses are rather interesting as there are no true continents. Rather, a series of sub continents in the form of large islands are peppered across the planet's surface. Smaller islands are, of course, present as well. The largest sub continents take about 3-4 days of constant driving via car to cross, assuming traffic won't stop you (which it will). It generally takes only 2-3 days of constant motion by a modern boat to get between the various land masses.    
Being so cold, the polar circles on Hocotate are proportionally larger than those of Earth. The very ends of each pole are almost completely inhospitable due to low temperatures. The only lifeforms that live there don't quite count, as they're microscopic organisms at the bottom of the ocean eating funky chemical soup from underwater volcanoes that are considerably warmer than the ice caps far above them. 
The only real "temperate" zone of Hocotate is found at its equator. Yes, the hottest spots on Hocotate (aside from volcanic areas of course) don't get much hotter than 85°F/64°C during the summer. Winters are the mildest here, being about 42°F/27°C. For better comparisons, I used the weather history for Columbus, Ohio as reference for their equator temperatures. 
The rest of the planet's habitable zones really only have two modes: summer and winter. There is an inbetween stage of course, but the springs and autumns move by very quickly. Summers in these zones are very cool, and on the hottest of days you could get away with a thinner long sleeve if you really wanted to. Think 60-70°F/40-50°C range. Their winters, however, are brutal. Temperatures will drop below freezing, and heavy snowfall will coat the land.  
Fresh liquid water tends to be rare to find, as most is either frozen or salt water, though modern technology has managed to negate that.  
Biology
Hocotations have many natural adaptations to combat the cold, as it is what most Hocotations will be dealing with most of the time.
The first and most obvious to many is the fact they are fuzzy. They have a fur coat comparable to that of a short-haired house cat, which comes in a variety of shades of brown and cream colors. Flushing of the skin is still visible through the fur though. It'll bristle and raise whenever a Hocotation is cold, scared, or angry. It keeps them quite warm on their planet, though fairly miserable on warmer ones (and desert worlds like Koppai are literally hell for them).
Their eyes generally appear to be mostly pupils because of fresh liquid water once being rare! Pupils help filter light, and will expand/contract based on how much light is needed. Water (and ice, if they're desperate enough to boil some for water) is very shiny, and thus they can catch the glittering of it easier. This is also why they love treasure and generally shiny things so much - they're subconsciously programmed to think shiny = will keep you alive. This is also why humans love shiny things so much! Though it is a little more extreme in Hocotations.        
Hocotations are omnivorous! While they can eat any food type at any time, they do tend to eat mainly vegetables in the summer and meat during the winter. Because Hocotations will "hole up" during winter (more on that later) and because vegetable crops tend to be their most popular export, a lot of other races tend to assume they're vegetarian. They do have some very sharp teeth though! They can also rarely have a trait that gives them longer and pointer tongues, but it does no harm nor no good for them. Just kinda is.  
They have long pointed ears which will move about depending on emotion. They will perk up slightly when spooked or alert, droop down when angry or sad, and pin back slightly when annoyed. They also have a sharp sense of hearing, and their ears will twitch when they hear a sudden and/or loud noise.
Animals here are referred to by Earth animal names to provide the closet description for what the animal is. Think of it more like a translation than the actual words being used. Hocotation dogs, for example, resemble bulborbs far more than they do any Earth dog. But they're called "dogs'' to describe how they act and where they fit in the world. The same applies to whatever Earth plants Louie has mentioned - there are no avocados on Hocotate (at least, not before Koppaites were able to start exporting scaly custard), but there is an avocado-like plant.        
Culture
Hocotate can best be compared to post-World War II Americana. It is an extremely hetro-normative society where monetary success is highly valued. While there are always exceptions, most families tend to follow a fairly strict "working husband, stay-at-home wife, 2.5 kids and a family pet" set up. Men tend to be expected to wear a business casual outfit even in casual scenarios, and women are expected to look "nice". And yes, that is a vague description. 
Do the kiddos follow these expectations? Not really. Most tend to dress far more casually, and there is a young but quickly growing punk movement. Most adults brush it off as kids being kids, but these kiddos don't quite intend on changing when they're older. 
They have a small handful of as-of-now unnamed holidays. Which ones are celebrated and how varies from region to region, but the general list is as follows:
A new year's celebration at the beginning of spring, also celebrating the coming of spring
A summer solstice festival, where families will go out on picnics and hit up local carnivals. The short night will be brightly lit for a few hours with paper lanterns and lights of all kinds. 
A harvest festival in the fall, meant for seeing extended family one final time before winter.
The winter solstice is also celebrated, but has the most variance due to being in the middle of winter. Various areas and even various families have wildly different ways of celebrating, so it's impossible to pin down any one true way of celebrating.
The clothing worn during these holidays resemble Japanese kimonos. They'll wear soft close-toed slippers alongside these.    
Their buildings are all specifically designed to deal with winter. Roofs look like a horizontal "{" (pointy bracket thing idk what it's called), allowing for some snow to build up and help insulate the house but still causing most to fall off as to not put too much weight on the house. The area is terraformed beforehand so that the house will stand on a hill. Garages, if present, will be part of the basement of the house. All houses are also at least two stories tall, with the second floor being home to a supply closet in which a snowmobile is kept. This closet will have an emergency staircase and pulley system attached to it to allow the snowmobile to be lifted into and out of the house. In cheaper houses, the second floor will be this supply closet and nothing else.
Ramps are used instead of staircases to walk up to house doors. This is mainly due to the natural Hocotation response to sliding on ice (as salting roads/stairs is pretty pointless for reasons we'll soon get into) working flawlessly on flat surfaces and inclines… but causing hard falls near edges and in turn, stairs.     
Valleys are usually avoided at all costs, though some very cheap housing can be found there. 
Buildings are unable to go above five stories in most of Hocotate, meaning most dense cities are just lines of five story buildings smushed together tightly. There's a single city that looks more like New York, complete with skyscrapers, but it's on the equator and is largely a tourist trap. 
All of the above housing choices are due to Hocotate's brutal winters. Winter is not just freezing on Hocotate, but early winter brings with it a brutal storm that forces people to hunker down in their houses. The snow will pile up so high it is impossible to leave the house normally, and while the snowmobile is an option if needed it's generally considered unsafe. Everything in whichever hemisphere is experiencing winter will come to a full stop as families cuddle up inside. Having enough supplies to last through winter is a must, and they can easily put a conspiracy theorist's bomb shelter to shame in how much they'll stock up on. They cannot leave the house until early spring when the snow all melts away.
Richer Hocotations will usually just own a house in each hemisphere, and move to the other when winter is close. 
Other
Hocotation school is structured much like American school. The big difference is that winter break lasts all winter (for… obvious reasons), and is the break between changing grade levels. They otherwise only get a week off in summer and fall, with occasional periods off for the various holidays.
Hocotate is an absolute capitalist hellscape. There are few laws/regulations to protect consumers and workers. It isn't nearly as bad as America's gilded age, but is still pretty terrible
As of the pikmin games, there are more workers than jobs that can actually support a person. Getting fired is detrimental, and finding jobs is a nightmare
There are LGBT+ rights on Hocotate, but they also are not always enforced. Homophobia is common but on a slow decline. 
Hocotations are also known to keep small collections of items that mean something to them. These collections are highly personal and thus vary wildly, but can range from engagement rings to a cool pebble your friend found.  
Hocotate also has a rather large amount of national parks/nature reserves, though most are in valleys people refuse to live in.
Hocotate's most practiced religion is a polytheistic one wherein families/communities/individuals (depending on where you go) will gravitate to one particular deity to study/worship. The belief in ghosts/spirits is also common even in otherwise nonreligious people.     
Hocotate engineers just have to complete so many years of college and internships, compared to Koppai having apprenticeships. However, they can still choose to go to Koppai and be apprenticed, and be acknowledged as an engineer on Hocotate.
All you need for a space faring licence on Hocotate is to be 18 or older, a fairly clean driving record, and courses on how to fly + repair a ship. Needless to say, Hocotate is infamous for having the most lax rules when it comes to this (most other planets need a stricter driving record, to be 21, and to also take a first aid class).

Guide To Avoiding A Loser Brokerage

A broker is supposed to guide you through a career in real estate much like a coach or pimp - offering protection and how to understand a complicated system better and direct it to revenue  without getting your neck broke while playing the game. I created and ran the most well-reviewed, largest full-service brokerage in the fastest-growing city in America.  This gave me access to nearly ever broker and their broker's pay structure and innovations. I also got the agent's version of my same broker buddies brokerages when they eventually joined my brokerage; hovering anywhere from 20–60 agents. Trending insider chatter has blame going to real estate brokers of decades past (and current) and how they’ve managed their agents - - letting unsupervised  agents with no experience run wild on the streets practicing on the public wearing out Realtor love and making a need for all the Mountain Dew-made Zillow-y options that currently exist.
Brokers are out of touch more than ever with today’s current media load, having to understand and use social media platforms for their advertising (since the private Town & Country affair that real estate once was is forever over and the landscape is a bit more like a half Juggalo, half programmer flea market).
Let’s dive into some situations and tenets that most agents don’t consider when choosing a brokerage.
Sales Volume
This is a bit of negotiating psychology and due diligence. Simply ask how much sales they (the brokerage) did last year and how much they’re currently at. If they don’t know these numbers they’re goons. If they don’t give it, you guessed it - they’re hiding something; their lack of revenue. I’ve hired and fired hundreds of agents and in interviews so few ask this question but it’s one of the most important questions you can ask as an agent and you need the information. An agent that doesn’t ask this has already given a tell that they’re not a top producer since they’re not interested in the production capacity of the team they may join. No bueno. Creep the brokerage as well obvi -- reviews, FB & IG engagement and current running ads, and make sure the company Christmas Party isn’t catered by Chic-fil-a at a Burnet Road dive bar.

Office
40% of your learning and 350% of your work will be done at the office. Those numbers will make sense 90% of the time after a few years in real estate. The rest should be on the streets - your car, properties, driving 75 mph talking and sending out docs, gorging on breath mints. Office, home, tiny homes, motorhomes have all blended into one larger conversation where work/live ethos are all in re-definition.
But, when you do need a more savvy moment in any market when people talk about borrowing or selling something that’s over $100K they don’t want to hear some bullshit too loud pedantic conversation seated right next to them at Starbucks or the local kooky coffee shop. In real estate Murphy’s Law is always in effect. The super important listing sign off that has to go well and they want to hear you pitch again before deciding? There will be someone (at this super ‘caj’ coffee house meeting) there projectile vomiting, or throwing cats, or something else tiresome or bad that takes more calls.
Speech and body language are massive parts of sales so when the entire set is thrown because a barista is running through a whole Sublime album. You want the most inviting cool office you can ever pull off at any given moment in real estate . Was that ever a question? There's a balance  -- you can't afford that year one or three, but it’s called real estate for a reason. Sexy, exciting buildings is what the brochure said when I joined. Also, it’s about style not size.
If you haven’t lost business to coffee house back pressure you really haven’t failed at agency properly.

Social IQ
Social reach is the only conversation now. Many brokerages won’t make it as the lead generating aspects of the industry aren't powered by a private MLS anyone and the publicly-hated ‘Realtor’ designation have both brokers and agents guessing about tomorrow. Calendars, best practices and free shitty tips & templates are the du jour of the day for anyone trying to get an agent's eyes. You can Google and get all the ‘basic’ social media dance steps, but with everyone at the same happy hunting spot, you’re being covered up, which leaves all your new artistic efforts fruitless and also squandering winning time.
Traffic, leads and engagement are all separate areas that have to be fulfilled properly and even this is in flux with historic corporations and current start ups all on the same advertising playing field. Social reach and engagement is about going to the consumer direct and becoming their friend with soft bribes -- free food, gifts, prizes (trips, events tickets) or industry work tools. The great news is, real estate has always been mostly consumer direct - start up a convoy at the grocery store (bar, church, meetup) and you’re in the car that weekend looking for houses with a new client. While you, your brokerage and the world are figuring out their exact social media mix, you need to make sure a brokerage isn’t lost on social media since many won’t be able to stay in business in the next few short years. Your brokerage needs to have a plan and and at best some presence on social media. Plus, they should be running low-cost performative marketing ad campaigns to get a feel for what and if set user groups are responding to ads. Anyone can post on IG but people engage on IG when they become inspired. A brokerage should have some sort of inspiration and relationship tied in with the local allure of their city --  or heading that direction.

Mentoring
Much like a neurotic buyer chasing an interest rate for their home mortgage (and then never buying a house) agents too focused on commission may miss the essential career need for mentoring -- for their clients and career. I had a 5 deal minimum for my new agents before they were ever unsupervised and received more commission. I've had new agents with celeb clients in hand and celeb agents with no clients in hand. No one wants to do business with someone with absolutely has no, experience but they do it because they like you as a friend or fam. Your mentor is the person riding shotgun with you at the beginning of your career. On many levels you want to be this person since they embody the position and role. You're literally and figuratively are borrowing experience from them and they deserve to be paid for it. You always have to strengthen your brand outside of your brokerage but if you don’t have any experience your brand doesn’t have ‘strength’ you simply have a logo and a drag & drop website where you're possibly talking about yourself and love of unicorns or football shit but the big boat deals you dream about in bed aren’t gotten this way. Remember, no unicorn could ever throw a football good without a lot of practice and a good mentor.
Support
Support in a brokerage is really communication and solutions for small problems, and systems for managing bigger ones with people. Most of the annoying things in real estate happen outside of the deal - contracts, calls, emails, docs, signatures, more docs. You typically want a super admin, broker, or agent manager that you can call and they pick up the phone. It’s pretty simple. With a mentor, admin, or broker you’re going to have a n 8:30 PM question or deal that’s going down. You’ll need printer help. Real estate always happens now (this was one of the main mantras in my office). Printing, prequal, weekend support and constant post dinner shenanigans.

Training
Meet Frank Miller, David Mamet, the Sex Pistols, Tony Robbins, Wayne Dyer, Hendrix, Tom Hopkins, The World’s Greatest Detective and Conan The Barbarian. We had a lot of different inspirations for the style and ethos of our urban brokerage. The World’s Greatest Detective is Batman. It was a moniker that became popular in the seventies. We used this example about how important due diligence and proper Fact Finding techniques are for serving and closing deals for clients. (It’s almost essential to be inquisitive in real estate esp about property/development to have success). Training is largely your sales meeting(s). Although I don’t come from a car background I’ve mentored many car guys transferring to real estate (they typically are out of the industry within 2 years and are there only for boom markets). Car guys have meetings every morning 6 days a week and they’re not at 9 or 10 am. They’re already working.

Many brokerages have no training/meeting schedule (monthly doesn’t count -- that’s a meet and greet company pump and catch up meeting). If a brokerage doesn’t have training on a schedule then there is no training. A brokerage’s value proposition has changed drastically with the telecommute revolution that was only sped and strengthened by Covid. Also, generational knowledge base gaps in technology are more apparent than ever with technology as younger agents can often be more media savvy than their broker. The market is flooded with self appointed companies or gurus that are taking on the role of the classic ad agency (Mad Men) or media production house. Also beware of real estate coaches with little or no real estate experience offering to guide you in social media. Okay media can’t be used in apex situations (such as the luxury listings you’re after) and doesn’t draw apex listings. Beware of tapioca room temperature tips and general lists from companies that can appear informative but are really boilerplate low grade data to get your attention to ultimately upsell you on a paid service.
As an agent or a brokerage, consumer level graphic and website building programs can be a death ticket to your business as your competitors have the same tools and are cranking out the same type of style of messaging you are now. Now agents, principals, admins and in art class creating flyers. This has been done since the nineties as the valleys of dead agent careers is full of 2-day Microsoft Word (or any of their shitty office offerings) seshes to produce nasty flyers and presentations. These programs are fun and making bad flyers absolutely work related - the kind of work you don’t want’ related to your business because it’s adult crayon coloring. Activity does not equal production. Staying busy doing the wrong things doesn’t make money in real estate. What kind of style is your brokerage? Is there an opportunity to bring more style sophistication to the market -- standout in a smaller market? Or, are you in an ultra stylish market currently and butt hurt because you already have a little story about how you’re going to keep it real and be a Dockers wearing slob for eternity? The thing about style in agency is you always need to look like you can list a million dollar house. Oh, is it really that simple? Yes it is. You complicated it. Clients always care about their housing a little bit more than they care about your real estate career. They don’t have time to figure out why you’re wearing shoe styles from 7 years ago. Don’t make it hard for people to do business with you. If you’re ugly, even better. It can be a massive advantage. Everyone on the planet loves when someone who doesn’t fall into our general current ‘attractive’ spectrum doesn’t give af, looks great and puts themselves together in a stylish way that the viewer can understand (can I get away with Teen Wolf?). A great side benefit from this step in the right direction is it’s a great way to make someone who is conventionally attractive insecure.
You want to be in the same style as the people in your area but the secret is you need to lead that style pack if you can -- you always lead and dress apex. Years ago this was anecdotal but after over 100K hours in real estate a good suite (tailored) saved my ass and literally got me business. I listed the largest house in east Austin because of a suit (and got a front page story on the newspaper real estate section for free because the owner saw me walking into the next door neighbor’s house).
Offices, dress, logo, email signature are all elements of you and your brokerage’s style. Style in and of itself isn’t enough to be a top producer in real estate. I’ve had stylish and even celebrity agents that didn't do zilch, but style often is a fingerprint to something more.

CRM is an annoying conversation. Follow Up is a large component of most CRM’s and there are gobs of money for agents who follow up meticulously. Simply ask the broker what CRM they use and research it. Something to remember - unless you’re extremely busy with your career you don’t need a CRM. You can manage & database your clients & leads ‘by hand’ and strap it to the cloud with G-Suite/Google Sheets.

Shady business owners don't like it when you call regulators.
Used to work in private security (rent-a-cop/bacon bits jokes go here). When I was first hired on, thought the company was fairly upstanding yadda yadda because the owner and I would bullshit a little about our respective military careers. "A guy who used to be in pararescue can't be that bad, right?"
First year was relatively normal security work, mostly fixed post (think Walmart door greeter but with a badge and handcuffs) and general "I'll tackle you if you steal things, but otherwise I'm just a breathing security camera" stuff. About a year in, I finish all of my qualifications for armed work and get assigned to patrol. Patrol is basically private police: companies would hire us to make rounds and respond to things at their locations (mostly apartment complexes, and mostly noise complaints or occasionally towing off cars and such, but occasionally managing residents during a fire or breaking up disturbances).
The company handled pay in a kinda wonky manner. Twice a month (on the 1st and 15th) we got paid for two weeks worth of work, and every now and again (it seemed like whenever they felt like it was getting too far behind) we'd get an extra paycheck slipped in with our normal one. I got my first paycheck five weeks after starting, and there was a point where we were receiving December checks in February. Pay rates were determined by the type of work: entry level stuff made $7/hour, more advanced made $8, and armed paid $10. Raises were available on top of that (for the record, I worked there for 3 years and never got a raise, and the two people I know who got raises each got 25¢ an hour after 4 years, also all of this was during a $5.15 minimum wage). Patrol required armed officers but paid as advanced, but was also a guaranteed 42 hours a week on a set schedule (three 12 hour days, a 6 hour day, and three days off) so most of us didn't really complain.
Moving up into patrol taught me a lot about the company that I didn't know. I figured the owner was a little sexist (ex-military types tend to be) but the depths of his sexism caught me a little off-guard. And then there's the racism. I'm Latino but I look white (because I avoid sun like the plague and got my bone structure from my [white] mother's side), though my surname is a dead giveaway: there's a state in Mexico to which I'm apparently related (must be a distant relative on Abuelita's side). I was apparently good enough to be on patrol, but not promotable (even though I worked my fucking ass off, even though supervisors routinely recommended me for promotion) for some reason. Or the fact that we had one black guy on staff, and he was fired for something that other people got away with. The female officer who was assigned the easiest shift because "it's all she can handle" and "this way, it's obvious I'm trying to work with the women." Those are as close to verbatim quotes as I can recall. Or the time he held a contest between patrols for excellence and canceled it after 2 months...two months in which it happened that the female officer won once and took second once, and the Mexican dude won once and took second once. Between those two months, I made an extra $30 in gas cards. WOOO! /s
For frame of reference, here are a couple of things white dudes did that they didn't get fired for: hitting 120mph in a company car in a 40mph zone (after over a year of doing 20+ over), carrying a gun without the proper permit, blatant sexual harassment, admitting to skipping stops on a route and just sending the business a false statement, writing racist slogans on the front of company-provided TASER cartridges (Homie Down is the one I remember), tasing people without proper justification, sleeping on the job, working drunk, etc.
I also learned about how they screwed over clients: this company pays for 12 hours of continuous patrol between their three properties, but the owners want more money so that route also covers 5 apartment complexes and handles cash drops for a couple of stores. Another business pays us $1M a year for 5.5 hours per weeknight and 7.5 hours per weekend night (approximately $450 per hour) and that route jumps off property like clockwork every night to take care of 3-5 other properties at specified times, leaving that client without their only security at key times. This group of apartment complexes pays for 1 hour on property per night, might get half of that if the night is slow because of the workload.
And then he decided to fuck over his staff (more). Patrol was offered a salary (that was 10% less than the minimum legal salary), with the strong implication that if we wanted any hours at all we'd take it. Once we were all salaried (or gone), things shifted over to 48 hour weeks. I did the math at one point and realized that if I watched a movie at the theater and ate twice at fast food on every day off, it was still cheaper for me to not work than to work (because of gas and food while working, considering I walked about 12-15 miles every night as part of the patrols, which requires a fairly brisk pace, which requires calories galore). But if you were scheduled off and they called you in, you either accepted the extra hours or you got chewed out, and if you made a habit of saying no you'd get written up for anything they could think of.
Then one of my colleagues got into an accident at work. He was hospitalized for like 9 days, ended up making a full recovery. But he was in the company car, so according to the company he was responsible for paying the $2500 insurance deductible. I'd had it at that point. I borrowed some money from my mother to talk to a labor attorney. Best $200 I ever spent.
Attorney gave me three pieces of advice:
If there's a problem with the way we're being paid, talk to the labor board.
My colleague was not on the hook for the car. That's why the company had insurance. It wasn't our fault that he was too cheap to spring for a lower deductible.
Document everything, but keep my name out of anything.
I passed word to the injured colleague about the insurance thing, and he lawyered up pretty much immediately (his family had enough money that he didn't have to work). I also made a not-so-anonymous phone call to the state labor board (asking that they not reveal it was me). 3 weeks later, I'm in the office handling post-shift paperwork when the rep comes in. I GTFOed as fast as I possibly could. I didn't want to be there for that whole thing.
Fast forward about 6 months, and the labor board has finished their investigation. Turns out that the salary was in fact too low to be legally allowable, but also that our positions were not legally eligible for salary anyway. So all of those 48/60/72+ hour weeks were full of overtime. Unpaid overtime. Unpaid overtime on which we were owed interest. Also, requiring patrol to be armed but not paying them armed rates wasn't legal (based on the employment contract, any work for which we required that license required we be paid the rate associated with that license). Also, the "twice a month you're paid for 2 weeks of work" thing isn't legal either. So we got several oversized paychecks covering back pay, plus others covering interest (which had to be noted in the check stub as interest on back pay).
The labor board rep couldn't do anything about the ways they were screwing over their customers, but she did have someone she could call. Someone she should call. Someone she did call. A couple weeks later, that investigation started. I don't know all the details (I left during that time to start some higher education) but a few months later they sold the company to someone else, and I heard through the grapevine that part of the reason was that they lost several contracts and all that back pay pretty much wiped out their savings (I got something like $8K in back pay, and there were another dozen patrol officers in that time frame, so I figure around $100K total went out just to patrol, and apparently there were some discrepancies in how they managed fixed post staff as well) and they had to move to a smaller house. The rumors also said that after the sale, the new owners renegotiated all the contracts (including getting a few that the previous owners had lost to being shady) and somehow they're still profitable (even after giving raises and whatnot). It's almost like the previous owners had just been trying to milk everyone for as much as they could get.
Oh, and an aside: I got to know the manager of that business that paid us $1M/year pretty well afterwards. She neither confirmed nor denied that $1M figure. So take it with a grain of salt, but if it's true (she manages the most affluent shopping center in town, which includes a restaurant where prices aren't on the menu because "if you have to ask, you can't afford it") that one contract would cover all the expenses of all of patrol. The owners always seemed really intent on keeping her happy (and made sure that we knew not to tell her we left the area for any reason except end of shift). And they always had money to spend on things like a large house in one of the more affluent areas, and the private school for their daughter, and buying a new gun or two (higher priced stuff, where the name stamp adds $1500 to the price) every couple of weeks...

Hair...Issues! (My MtF~HRT Journey)

All of my life, I have kept my hair short because my career required it. Also, prior to my transition...I was raised in a military-style family, so all men were required to keep their hair short! I recall when I was just a child, trying to adjust to my transgender nature by allowing my hair to grow and I got about two inches when I was forced to have it all cut off. It was tradition and expectations that you had to live by (living with a Korean War vet can be difficult!).
After my grandfather passed away, the rules relaxed and I found that two inches of growth was about the maximum until my family would harp and vocalize their displease. Even during the first nine months of my transgender therapy, I battled with my up-brings, past career expectations and the generalization that ‘successful’ men had short, neat, hair. It wasn’t until this year that I decided that Mira did not have short hair, and after my adoptive family’s wedding in January of 2019, I ceased all ‘cutting’ of my hair and with it being now being six months...I have made history! This is the longest and ‘longest’ I have ever gone with out a haircut.
I am hoping that by the time of my SRS, my hair will be at its desirable length. Already I have had to re-learn how to manage my hair...hence this blog post: Hair...Issues!
CHANGING HAIR CARE
One of my first changes I had to make in my 10th month of HRT was learning that a comb is useless when you have long, thick hair. Luckily I was gifted with fast growing, thick and silky hair...it is a family trait. All my life I have only combed my hair (or because it was so short...ignored it). Back in June of 2019, I would continue trying to comb my hair is it became utterly painful and pointless. My hair was just to thick for a comb and the comb itself was to flimsy!
So I had to go shopping for a hair brush...but what to get? My mother and sister use these large ‘shell-like’ brushes, my adoptive sister and mother use a thinner bristle-like brush. So I did not know what to get...and the options were numerous. So I picked up this:

You would think that using a hair brush is pretty straight forward...and it is...to a point. It is styling that takes time...and I have been testing many styles to see which one I like. For example, a style I rarely use is in the picture at the beginning of this blog. Hair back is something my mom and sister do and even my adoptive mother adapts most of the time...but my hair does not like to be conditioned in this format.

My unconscious conditioning of my hair is as above...broken down the middle with half going right and half going left. This was the hair style I have kept all my life...and is part of the ‘mental-idea’ that Mira is suppose to have...except she also has bangs in front, but at this moment, my bang hang over my eyes and nose...and having hair in your eyes is surprisingly painful! I certainly will have to decide what I am going to do with my bangs. Do I allow them to continue growing and sweep them aside as I do now or trim them to my brow? Bang’s take a long time to grow (including the forward sides over the temples, which seem to take forever!).
GROWTH PATTERNS
A word to the wise for any MtF individuals out there. When you decide to grow out your hair, I found the hair in the back grows the quickest, then the hair on top of the head, the bangs grow the third fastest (if you grow on two inches of hair, your bangs might only grow .5-1 inch). Lastly, the hair just front of the ears and behind the ears seems to grow the slowest. I had this area shaved in January of 2019 (before my final decision to let my hair grow, unimpeded) and it has only grown 3 inches since then. My bangs being 5.5 inches long and hair in the back being 6 inches long!

 (4-25-2018) This was taken just prior to my hormone replacement therapy; and I can only wonder long much longer my hair would have been if I did not cut it three times since starting my transition.

 (7-15-2019) Almost one year into my transition, my hair has most certainly have grown longer and surprisingly, as the months go by, it is also changing color. It has gone from dark brown to a brown/grey mixture with the hair over my temples being almost blonde. Ironically, light brown/blonde highlights is what I always envisioned myself having. So seeing the early stages of this transformation is amazing...I just am wondering...for eight years of my life, my hair was blonde/white (could that color be coming back?) Then again, I was deathly sick in those early years and as the cystic fibrosis makes every year now a milestone, my hair-color seems to be in the process of early graying. Then again, I was graying when I was in my 20s!
Nevertheless, it is amazing to watch my body transform into what I always felt it was suppose to be and watch something as simple as hair make dramatic changes; not only in color, but also texture.
CHANGING TEXTURE & COLOR
Now, many sites will say that switching from male to female does not affect the ‘condition’ of the scalp hair; but in my experience, I don’t find that statement to be exactly accurate or true. Prior to my HRT, it isn’t uncommon to have a low count of estrogen in your blood and normal ranges of testosterone in the blood. For men in their 30s, the over production of DHT causes hair loss on the scalp, while the male hormone thickens the body hair until the testosterone levels drop and body hair begins to thin. We expect in FtM patients taking testosterone to notice a slowing of hair growth, and a increase of facial hair and body hair. By their 30s, they might begin experiencing hair loss (which is common in menopausal women in their 60s).
So if body hair patterns are determined by sex hormone and genetics, a patient who is male-to-female should expect seeing rapid hair growth and decreased hair growth over their body.
For one year, I have been on finasteride, to stop my DHT from furthering my hair loss on the front part of the scalp. Now, a few patients have claimed that finasteride had thickening their hair count by 10%; but I can not contest to those statistics as I started with abnormally thick hair. A few MfF patients also claim that finasteride and hormone therapy has started regeneration of damaged hair; I however have not been that lucky. If my regrowth was represented in a percentage, I’d say 3 percent. And the hair that did regrow is pure white.
As for the texture of my hair. I find it to be silky, but not oily as I was expecting. My hair has always been thin, which made styling a nightmare when it was short, but now, it seems to prefer a wavy pattern...but most of the time it just flies away! Over the months, I’ve noticed that the longer it becomes, the lighter it becomes. I am considering coloring to blend the lighter shades...however, I have no idea where the auburn color came from! I never had a hue of red before and now I seem to be taking on my sisters color of possibly strawberry blonde (although she has darken to a dark auburn in color).
If I am to add color to my hair, it would be to add more grey and blondes to even out the front blonding hair and the two-tone hair in the back. But at this moment, I am just fine with observing the changes and curious what colors I will end up with. 
CURRENT STYLE

Currently, I have found a new style to keep my hair out of my eyes. For a few months, I’ve done my best to tolerate the bangs, but when I am outside and working, they fall into my eyes and obscure my vision. I first tried using clips, however, my hair is to silky for the clips to hold into place and I end up with hair and a clip in the eyes! Tried pins, but like the clips, it would not hold in place and slipped out with a few minutes. I understand what she means, I too have noticed that the bands do compress part of my hair while causing some hair to go upward. The second issue I’ve noticed that when I sweat (which isn’t hard for a CFer!), the band slips off. I am still learning techniques of placing the band in my hair to function the best...but so far, I am happy!

So, a new issue I am about to have to tackle is ‘what do I do with all this hair while I swim?’ I got my first taste of what is to come about a month ago when I was swimming underwater using a glide and dolphin kick and noticed that my hair kept getting in my face. Most of the time I don’t use goggles as I can see quite well underwater, however, the hair makes it difficult.
I really don’t want to have to use a swim cap and am thinking that the best solution in the long-term is to keep my bangs short and tie down my hair with something line vine or lashing. The other solution is: Get use to it! Wear’em goggles!
So far, I have not been back to the pool in about one month as I still am trying to mentally adjust after my last ordeal at the Silverdale YMCA. I want (I need) to get back into the water...when you have dreams of swimming, you know you need to go back!

NASSAU, Bahamas — As Hurricane Dorian pulled away from the Bahamas, relief workers, medical personnel, pilots and others gathered at a private terminal of the Nassau airport on Wednesday amid boxes of supplies, anxiously awaiting permission from the government to fly to devastated areas and provide assistance.
But with most of the runways on Abaco Islands and Grand Bahama — the islands most heavily pummeled by the storm — flooded or covered in sand, it was difficult to deliver help or even assess the damage wrought by the storm. In addition, the government has given priority to helicopter evacuations.
“It is frustrating,” said Wes Comfort, director of operations for Heart to Heart International, a Kansas-based group. “There are people who want to help and professionals who know how to help.”
Dorian made landfall as a Category 5 hurricane on Sunday, then lingered, pummeling the northern islands of the Bahamian archipelago for more than three days. At least seven people have died, including children, government officials said, adding that the toll is expected to rise. Now a Category 2 storm, Dorian is heading toward the Eastern Seaboard.
Despite the limited access to the islands, pilots have conducted flyovers revealing scenes of absolute devastation. Entire neighborhoods were reduced to unrecognizable fields of rubble, houses were crushed into splinters and boats were tossed into heaps like toys.
The Bahamian prime minister, Hubert Minnis, was able to go on a reconnaissance mission over Abaco on Tuesday afternoon, though storm conditions still prevented flying over Grand Bahama, the larger island.
“People need mostly food, security and shelter,” Mr. Minnis said in brief comments to reporters when he returned.
Videos taken by helicopters flying over the islands showed desperate residents stranded on rooftops amid swirling currents, roads turned to rivers, and basic infrastructure — including shelters, hospitals and public buildings — under water.
“It’s not just the power and ferocity of the storm, it’s also the length of time it spent over Abaco and Grand Bahama,” said Marvin Dames, the minister of national security for the Bahamas. “That’s a disastrous outcome.”
The deputy commander for the United States Coast Guard’s Altantic area, Rear Adm. Todd Sokalzuk, said on Tuesday they had brought seven helicopters into the central Bahamas. The Coast Guard, together with Customs and Border Patrol, were able to airlift 61 people from the Bahamas over two days, the United States Embassy in Nassau said on Twitter Wednesday.
The prime minister said that roughly 60 percent of homes in Marsh Harbour were badly damaged. The town “looks like a lake” and the roads are flooded, he said.
Cindy Russell, a resident of Marsh Harbour whose home was destroyed, said she had no words to describe what Dorian left in its wake.
“It’s like we just need to be rescued and put on another island to start over again,” she said. “Complete devastation.”
Rebecca Roberts, who lives in Nassau but grew up on Green Turtle Cay, which is part of the Abaco Islands, said her family there suffered heavy losses. The extended family had 12 buildings among them, between businesses and homes. Of the four they had been able to check up on, three were completely demolished.
The one building that stood, which was made of cement, was housing the entire family, she said.
“My aunt was out in the road picking up pieces from her house,” she said.
Though the weakened hurricane is pushing its way toward Florida, it did not clear the islands until early Wednesday.
“Storm surge is the number one killer in a tropical storm,” said Dennis Feltgen, a meteorologist at the National Hurricane Center in Miami, speaking of the rising sea level that results from the wind and pressure changes brought on by a storm.
In Freeport, the largest city on Grand Bahama, Sarah Kirkby watched helplessly as a massive tidal flood poured in and inundated her house.
“It was absolutely terrifying,” she said. “I have never seen water come in like that. You don’t realize the power until you’re in it.”
Some local rescue efforts began on Tuesday, she said, as the water began to recede, with neighbors manning Jet Skis to rescue people trapped on their roofs — but it was unclear where they might go, since many shelters were also flooded or damaged by the storm.
All of the rescues on Abaco were conducted by the Coast Guard, which also provided the prime minister and Bahamas emergency management officials with their first flyover to assess the damages. But with conditions on Grand Bahama too poor for even military helicopters, the Coast Guard attempted no rescues there.
Rear Adm. Todd Sokalzuk said officials still had a “large volume” of calls for help from people stranded on their rooftops.

Responders were trying to take advantage of a window of opportunity after the eye passed over Grand Bahama to try to rescue people, but many police cruisers and other emergency vehicles were under water.
“Some of the bigger vehicles, dump trucks and fire engines, are trying to get through the water,” Kevin D. Harris, director general of the Bahamas Information Service, said. “Grand Bahama is flat, and you can imagine the devastation we are going to incur.”
There was so much water that government offices, including the government radio station, had to leave their lower floors.
The islands in the northwestern Bahamas that were hit the hardest — the Abaco Islands and Grand Bahama — are 30 feet at their highest point, and the storm surge reached up to 23 feet, not counting the waves, said Joel Cline, the Tropical Program Coordinator at NOAA.
Photographs from flights over Abaco show trees sheared of limbs and leaves and saltwater ponds covering swaths of land where homes once stood. Some houses had their roofs ripped clean off, while others were reduced to piles of debris mired in water. All around, a rough ocean lapped at the low-lying islands.
The Grand Lucayan Resort and Casino on Grand Bahama had opened its doors to those who needed shelter, said Michael Scott, who is the chairman of the government-owned hotel.
“It’s a catastrophic and dystopian mess,” he said on Tuesday, estimating that more than 400 people were now being cared for at the hotel. “Other shelters which have been compromised are having their people decanted into our facility.”

WEST PALM BEACH, Fla. — As the outer bands of Hurricane Dorian began brushing the Florida coast on Tuesday, a woman raced to pick up her mother-in-law at a retirement community, where the elevator was about to be shut down. The staff of a nursing home packed up more than 200 residents as well as the supplies they might need: cases of water, air mattresses and board games. At another center, residents were evacuated in specialty ambulances, rented motor coaches and private vehicles.
Across the state, a scramble was underway to move older Floridians to safer ground as a weakened but still dangerous Hurricane Dorian, once a Category 5 storm but now a vast Category 2, threatened the state’s Atlantic coast.

The last major storm to hit the state was foremost in officials’ minds. When Hurricane Irma came ashore two years ago, a dozen patients died after a nursing home in Hollywood, Fla., lost its air-conditioning. The tragedy prompted new regulations and an acknowledgment that evacuation orders were not enough to protect the state’s large older population. When it comes to older people, no state has more retirees than Florida, where they make up one-fifth of the population, according to the AARP.
A new state law requires backup generators and enough fuel to maintain comfortable temperatures at nursing homes and assisted living centers, a mandate first tested last year when Hurricane Michael struck the Florida Panhandle. Last week, four nursing home workers were charged in the Hurricane Irma deaths, which were ruled homicides.
At the Towers of Jacksonville, a retirement community in Jacksonville, Fla., officials advised residents with just a few hours’ notice that it would disable its elevator on Monday afternoon. That would have left Lois Evelin, 72, unable to get downstairs unless someone carried her, said her daughter-in-law, Ester Evelin, who rushed to pick her up earlier than she had planned.
“It was a little frustrating, because we were still trying to get our place hurricane-ready,” said Ms. Evelin, 45, whose mother-in-law is now safely at home with her, her husband and their son in Neptune Beach. “But there are a few people that had to stay because they didn’t have any family near that could get to them in time.”
North of Florida, the worry, preparations and evacuations for Hurricane Dorian’s next possible targets could be found for hundreds of miles up the coast. Meteorologists warned that the storm could bring tornadoes, life-threatening storm surges and dangerous winds along the coasts of Georgia and the Carolinas into Thursday.
In Georgia, a mandatory evacuation order was in effect for coastal counties.
In South Carolina, an evacuation order was issued for all or part of eight coastal counties, an area whose population is roughly 830,000. Gov. Henry McMaster told reporters on Tuesday afternoon that 244,000 people had already left the region.
In North Carolina, Gov. Roy Cooper said he would issue an evacuation order for all of the state’s barrier islands.
Some 190,000 people live in Florida nursing homes and assisted living centers, most of them in the state’s southeastern tip. Patrick Manderfield, a spokesman for the state’s Agency for Health Care Administration, said on Monday that all but 42 of the state’s 3,062 licensed assisted living centers had an on-site generator. Five centers had emergency plans to evacuate “if needed,” he said in an email.
Nursing homes, which tend to be larger and have more beds than assisted living centers, are a different story. Reuters reported on Friday that some nursing homes were still waiting for temporary generators, though a state website  suggested that they might have all been supplied by Monday afternoon. The Miami Herald reported last week that nearly 60 percent of the state’s 687 nursing homes did not yet have enough power backup.
Large centers for elderly residents who require constant care have put complex emergency plans into action. Among them was the Samantha Wilson Care Center in St. Augustine, Fla., which is near the Intracoastal Waterway. Fearing a dangerously high storm surge, the center evacuated its 126 residents to three separate facilities in Orlando and DeLand, said Shellye Nutter, vice president for clinical and residential services in the center’s skilled nursing unit.
The residents in more delicate health traveled in specialty ambulances. Other traveled in rented motor coaches, sometimes with caregivers and relatives in tow. Clearing out the entire center took all of Monday, Ms. Nutter said.
“They’re the most vulnerable population — they’re totally dependent on us for care,” she said.
About four dozen residents temporarily settled into the Orlando Lutheran Towers, a community with skilled nursing and assisted living centers. Amy Dickens, the director of nursing, said it was the first time that the center was taking in evacuees, so it stocked up on extra food, mattresses and clinical staff to support the caregivers coming in from St. Augustine.
“If you’re taking an elderly patient from their normal room to transport them to another facility where they’re maybe on a bed or a mattress, you just try to make it the best atmosphere,” she said.
At the Good Samaritan Society’s retirement home in DeLand, nearly 400 residents milled about in a building that until Sunday had housed about 150. They bit their nails, worked on crossword puzzles or dozed as a television showed a local newscast featuring footage of waves crashing on Cocoa Beach. Water and stacks of fans sat nearby, and in another room a group of women were filling in outlines of hummingbirds with paintbrushes.
Administrators said they had moved 237 residents to the home in buses and ambulances because of mandatory evacuation orders that included Good Samaritan’s homes in Daytona Beach and Kissimmee.
It was a far cry from two summers ago, when a last-minute evacuation stretched past nightfall before flooding from Hurricane Irma submerged golf carts, soaked rooms and caused $500 million in damage at the nursing home. During that storm, many residents were moved to local shelters.
“Here we have sunshine and nice sky,” said Mark Barglof, the executive director of the group’s three Florida locations. “Before, we had floodwater and were working into the night.”
Nate Schema, vice president for operations of the Good Samaritan Society, flew from the organization’s headquarters in South Dakota to keep an eye on the storm. He said the nursing home was lucky to have just completed a new, 80-unit wing, most of which was sitting vacant before the evacuations.
“The good Lord had a little hand in pulling that together,” he said.
Most residents on Tuesday said they felt safe and were thankful for the care they were getting, even if the move to DeLand was a hassle and they had to sleep on air mattresses.
Melanie Gentry, a retired member of the Air Force, was at the nursing home on Tuesday with her mother and father. She said that while her family had been prepared to leave for Hurricane Irma, she was grateful there was more notice this time.
During past storms, they grabbed only important documents and an heirloom or two and put everything else on high shelves, Ms. Gentry said.
“Now, you have so much time you have to stop yourself because you can’t take everything,” she said with a laugh.
For older people who live alone, storms also present a challenge. Sometimes, they also need a nudge from a friend or relative to get out of harm’s way.
PeggyAnn Cromartie, 72, left her home in the inland Palm Beach County town of Pahokee, Fla., after a friend in South Carolina encouraged her to make a plan to avoid getting stuck in case of an emergency.
“I wanted to be safe, because you never know what may happen,” said Ms. Cromartie, who evacuated to the West Boynton Park and Recreation Center in Lake Worth, Fla., on Sunday. “It’s not really scary, but I thought about the flooding or the lights going out.”
Randye Carol Pollack, 68, of Boynton Beach, Fla., said she feared her 30-year-old apartment building might not fare well in a strong storm but planned to stay if she could not find accommodation with her parakeet, Sweet Pea. That did not prove to be a problem: The pet shelter had an area set aside for birds.

How To Fight Air Stratification in Conditioned Facilities 
The key to controlling stratification is to find a way to get the heated air at the upper levels of the space to drop down and mix with the cooler air at lower levels. 
Among the more difficult buildings to properly heat and cool are those with high ceilings. During the heating season, the warm air rises towards the typically unoccupied areas near the ceiling, while colder air settles towards the floor where most building occupants are located. To maintain temperatures at the lower levels where most thermostats are located, the heating system must supply additional heat which rises towards the ceiling.
During the cooling season, the process is reversed with cool air settling to the floor. The higher one goes in the space, the warmer the temperature. If the space has a mezzanine level, maintaining temperatures at that level may require that ground level spaces be overcooled.
This process of the air being layered by temperature is known as thermal stratification. In a typical building, the temperature rise is approximately 0.5 degrees F per foot in height above the floor. The overheating and overcooling that is required to overcome stratification results in comfort issues and energy waste. Estimates of the annual energy savings that can be achieved if the effects of stratification can be reduced range between 15 and 20 percent.
The higher the ceiling of the conditioned space, the greater the potential for stratification. But ceiling height is not the only factor that impacts stratification. Heat generated within the space by occupants or equipment contributes to stratification as does solar gain. Stratification is more pronounced in buildings where the building envelope, particularly the envelope near the ceiling, is in poor condition, resulting in high heat losses due to conduction and exfiltration.
Fighting stratification
The key to controlling stratification is to find a way to get the heated air at the upper levels of the space to drop down and mix with the cooler air at lower levels. There are two major ways to do this: axial fans and high-volume, low-speed fans.
Axial fans are self-contained units that, when installed near the ceiling, can direct air towards the floor. They are small units that can be used in applications with ceiling heights up to 60 feet. They operate at a speed that, while high enough to move the air from higher levels to lower levels, is low enough to allow thorough mixing of the air from the ceiling with air located at the floor without causing irritating drafts. They are low in energy use and do not generate significant noise. A typical application requires roughly one fan per 1,000 square feet of floor space.
High-volume, low-speed fans in contrast are large units, typically eight to 14 feet in diameter. Also mounted near the ceiling, the units decrease stratification by churning the air rather than by forcing a stream of air downwards. They are best suited for use in open spaces with ceiling heights between 15 and 30 feet. Like axial fans, they are low in energy use and noise generation.
One consideration when installing high-volume, low-speed fans is that it may be necessary to relocate existing light fixtures. If lights are located directly above the fans, the rotating blades can produce an annoying strobe effect.
There are two basic types of control systems for both the axial and high-volume, low-speed fans: preventive and reactive. With preventive controls, the fans operate continuously to prevent the development of thermal stratification. Reactive controls measure the temperature at the ceiling and at the floor, turning the fan on when a preset temperature difference develops between the two. Both systems are effective in reducing stratification.
Fans can reduce thermal stratification in practically all facilities that have high ceilings. Properly designed systems can reduce the floor to ceiling temperature differential by more than 80 percent, providing both energy savings and improved comfort.
Fans for destratification are particularly effective in some special use applications. For example, the fans can help control condensation in areas with high humidity levels, such as swimming pools or gyms. Similarly, reducing thermal stratification can reduce fogging of windows during the cooling season and frosting of windows during the heating season.
Another special use application where fans can improve both comfort and energy efficiency is facilities like warehouses that have large door openings. Every time the door is opened, large quantities of conditioned air are lost to the outside. When the door is closed, it takes time for the HVAC system to restore the space to the desired temperature. Destratification fans can reduce the time required.
Fan limitations
Destratification fans cannot solve problems with buildings whose envelope is in poor condition, particularly when those poor conditions exist near the ceiling. High levels of heat loss near the ceiling set up thermally induced currents that result in the cooling of the air, causing it to fall. Destratification fans in this case would accelerate this cold air back towards the floor. The heat loss issues of the building envelope must be addressed first.
Similarly, buildings that have improperly sealed openings near the ceiling must have those issues corrected first. Openings, particularly when they are near the ceiling, result in air leaks from the building. This exfiltration is a particularly strong contributor to stratification. For example, if air is leaking out of the building at or near the high point of the conditioned space during the heating season, it creates a slight negative pressure. This negative pressure draws cold air into the space, usually at lower levels. This cold air lowers the temperature of the space at the level of the thermostat, so it calls for more heat. The heated air then rises in the space, leaks out, drawing in even more cold air.
Facility managers responsible for buildings with poorly designed or operating HVAC systems must address those system issues first before investing in destratification fans. Poorly operating systems may not be properly distributing the conditioned air throughout the space, resulting in some areas being warm while others are cold. This in turn contributes to stratification. Correct the HVAC issues first, then consider installing destratification fans.
Destratification fans should not be installed in unconditioned spaces. While it might seem beneficial to keep air moving in these spaces, destratification fans are not meant to serve as ventilation fans. Unconditioned spaces tend to be poorly insulated, if they are insulated at all. During the cooling season, the fans would simply move hot air from near the ceiling down to the floor. During the heating season, they would just increase the quantity of cold air reaching the floor.
Properly applied, destratification fans can improve comfort levels while reducing energy use. Typical energy savings from the use of the fans provide a simple payback of five years or less.

The heat wave has sent dozens to emergency rooms in Seattle; fouled the air with ozone; primed the state for wildfire; buckled roadways, causing traffic jams; and set the stage for disaster for northwest salmon. 
The full scale of its human health impacts won’t be known for weeks or months, said Dr. Jeff Duchin, health officer for Public Health – Seattle & King County, adding that heat can stress underlying health conditions.
“It will take a while to study the increase in those conditions,” he said.
Low-pressure heats us up, then cools
The heat wave’s intensity was amplified Monday by a thermal trough — a low-pressure weather system — that moved across the Olympic Peninsula and into the region, drawing hot, dry air through the Cascades and into Seattle, Cullen said.
Marine air, chasing that system, was expected to seep into Seattle in the middle of Monday night, causing temperatures to dip as low as the mid-60s.
Seattle’s biggest difference between one day’s high temperature and the next day’s low temperature is 43 degrees, according to Joe Boomgard-Zagrodnik, a postdoctoral researcher in agricultural meteorology at Washington State University.
The overnight temperature swing Tuesday morning could approach that mark, but ultimately the sea air will replace extreme heat with merely abnormal warmth.
“By Wednesday and Thursday, we’re looking at high temperatures only in the 80s. Still warm for here, but not close to the dangerous heat we’ve seen the last several days,” Cullen said. 
The thermal trough will march eastward on Tuesday, sending temperatures east of the Cascades to their peak, said Joey Clevenger, a National Weather Service meteorologist in Spokane. 
“We’re going to be close to breaking the all-time record,” Clevenger said. 
Clevenger said weather models show temperatures in the Moses Lake and Tri-Cities areas could reach 118.
Washington has seen temperatures rise that high only twice — at Wahluke on July 24, 1928, and at the Ice Harbor Dam on August 5, 1961, according to the state climatologist’s office. Preliminary data from the National Weather Service suggests two Washington weather stations — one in Dallesport and another near the Sol Duc River — hit 118 degrees Monday.
Scientists say climate change’s fingerprints are plainly visible and help explain the intensity of this high pressure event. 
Climate change has increased baseline warming and the potential for extremes, said Ben Zaitchik, a climate scientist and professor at Johns Hopkins University who studies extreme events.
The prolonged drought across the West, which Zaitchik said is spurred by climate change, is reinforcing the surface heating allowed by the high-pressure system. 
Streets, water supply strained
High temperatures revealed tension on Washington’s infrastructure as roads crumbled and communities asked residents to cut back on water use.  
Concrete panels on freeways crumbled in the heat Monday, an unprecedented breakdown that caused sudden traffic jams. The Washington State Department of Transportation on Monday closed some lanes of I-5 for emergency repairs. 
Morgan Balogh, an assistant regional administrator, blamed the sudden damage mainly on the declining pavement, which is more than 55 years old, cracked and rutted by heavy trucks and nonstop traffic. Triple-digit temperatures caused these already weak concrete panels in north Seattle and Shoreline to push against each other and buckle upward, he said.
“We get buckling of the freeway when it’s hot — but not like the last few days,” Balogh said. 
Marysville required residents to curtail water use, in part because of high demand during Monday’s heat wave.
The demand, along with a pump that failed at Stillaguamish Ranney Well, caused “concern trends” for the city’s water supply, the city said Monday afternoon.
Customers were told to limit all nonessential household and recreational water use, like filling swimming pools or watering laws. Residents were asked to delay laundry and dishwasher usage, if possible, the city said.
Prepare for wildfire smoke
The heat wave has primed Washington for wildfire. 
“Be prepared for the smoke to hit,” said Vaughn Cork, a fuels analyst with the Washington Department of Natural Resources, saying the heat wave was “baking things and getting it all ready to go for the next hot and dry event we have to take off.”
A healthy snowpack is insulating vegetation at elevations above 5,000 feet, but the state’s low-elevation forests and grasslands are as dry as they would typically be by the end of July or early August, Cork said.
March and April were the fourth driest on record in Washington State since 1895, according to the state Department of Ecology.
The heat wave erased the impact of rainy days in May and earlier in June. 
Much of the state, including the Puget Sound region west of the Cascades, was under a red-flag warning Monday, meaning that fires could spread quickly.
“Any kind of spark or ignition could produce a decent fire,” Clevenger said.
An air quality alert was in effect Monday for parts of King, Pierce and Snohomish counties, not because of wildfire smoke, but because of pollution caused by the heat. 
Sunlight can intensify chemical reactions that create surface-level ozone, which can trigger health issues like chest pain, coughing and congestion. Ozone levels spiked Monday and should decrease Tuesday as temperatures drop, according to the Puget Sound Clean Air Agency.
And the intense heat spells danger this summer for fish and trees.
On the Columbia and Snake Rivers, temperatures are already within two degrees of the slaughter zone of 2015, when half the sockeye run was lost due to high water temperatures. An estimated 250,000 sockeye died that year long before reaching their spawning grounds.
The sockeye run is at its peak right now just as temperatures are climbing. Spring and summer chinook and steelhead migrating in the rivers also are at risk.
“We are crossing the line to temperatures that can be disastrous for fish,” said Michele DeHart, manager of the Fish Passage Center, which monitors and studies fish migration in the Columbia and Snake Rivers. “I would say the outlook is pretty grim.”
The drought — and a helping of historic heat — also has amplified the stress on trees, which become more vulnerable to bugs, pathogens and fire.
Public health toll
The heat wave’s impacts on public health won’t be fully understood for weeks or months.
On Sunday, 91 King County residents visited emergency departments for heat-related illness, according to an email from Public Health – Seattle & King County spokesperson Gabriel Spitzer. 
Of those visiting emergency rooms Sunday, 22 were admitted to hospitals, and doctors diagnosed 11 with acute kidney failure, 11 with encephalopathy and seven with fever. 
Some 40 patients visited ERs on Saturday, Spitzer wrote. 
But Duchin, the health officer, said emergency visits hardly begin to describe the heat wave’s toll on health. 
Heat can exacerbate underlying conditions, such as diabetes, renal disease and cardiac disease. Heat over several days can have a cumulative effect.
“Your resilience to bounce back is decreased over time as the extreme heat progresses,” Duchin said.
Climate change has a disparate impact on communities and that’s made bare by heat, Duchin said. Less affluent communities often have a higher proportion of people with underlying health conditions. They could have less access to air conditioning and more people who work outside. 
In an interview Monday, Gov. Jay Inslee said the heat wave, like COVID-19, was “another eye-opener on inequalities in society.” 
Heat waves are a test of the social fabric of society, said Zaitchik, the Johns Hopkins University professor. 
Heat stress, in general, is relatively easy to avoid even without air conditioning when people are helping one another, and in particular those most vulnerable, to stay cool.
After tens of thousands died in a heat wave in Europe in 2003, including many elderly people, “there was a lot of soul searching,” Zaitchik said, about air conditioning and also why no one had been there to help.
“Climate change — it’s a stressor on our physical system and natural system. It’s a stressor to our social system.”

Traveling This Memorial Day Weekend? Pack Patience. Last year, for the first time in 20 years, AAA, the automobile owners group, declined to put out its annual Memorial Day travel forecast as the surging coronavirus pandemic kept many people close to home. Its forecast this year: Travel is back. More than 37 million people are expected to venture 50 or more miles away from home between May 27 and May 31, AAA said. That’s a 60 percent increase from the 23 million who actually traveled last year, the lowest on record since AAA began counting in 2000. “Americans are demonstrating a strong desire to travel this Memorial Day,” said Paula Twidale, AAA’s senior vice president in a statement. “This pent-up demand will result in a significant increase in Memorial Day travel, which is a strong indicator for summer.” The Transportation Security Administration essentially said the same thing at a news conference on Tuesday, when Darby LaJoye, the acting administrator of the T.S.A., warned of longer wait times at some security checkpoints at airports because of the increasing number of passengers. On Sunday, the T.S.A. screened more than 1.8 million people, the most since the coronavirus pandemic began in March 2020. While the increasing numbers may be good news for the travel industry, which has been among the hardest hit by the pandemic, for travelers they could make things complicated. AAA said that drivers in major cities should be prepared for road trips to be double or triple the length of a normal trip. So many ride-share drivers have stopped working that those relying on ride-sharing apps may face long wait times and prices that are multiples of their usual fares. Hotel rooms are booked up and many destinations are still struggling to hire staff, meaning that stays may be rocky. The result: a shortage of places to stay, especially in top destinations like the Outer Banks in North Carolina and Cape Cod in Massachusetts. “We have 19,000 guest rooms, and we expect them to be full this weekend,” said Bill DeSousa-Mauk, a spokesman for the Cape Cod Convention and Visitors Bureau. “I think we’ll have a completely sold out summer on the Cape this year,” he said. Lodging choices may also be limited because many people who own second homes on the Cape and rented them out in past years have moved, at least somewhat permanently, to the area. Lee Nettles, the executive director of the Outer Banks Visitors Bureau, said that the area, known for its more than 100 miles of shoreline, is also experiencing a shortage of rental properties. “Our lodging partners are telling us that they’re getting really close to being sold out” for Memorial Day weekend, Mr. Nettles said. Those looking to stay in the Outer Banks should, he recommends, “contact your lodging providers as quickly as possible.” The travel industry still has a ways to go. There are nearly six million fewer people traveling this weekend than did so in 2019, according to AAA, and air travel has yet to reach prepandemic levels, largely because business travel has not resumed. Big cities with hotels devoted to conventions are still experiencing low occupancy rates. But those who are traveling may feel the crunch because of diminished capacity. Hosts on Airbnb have dropped off the platform, and Brian Chesky, Airbnb’s chief executive, recently told CNBC that demand would “probably” outpace the number of available Airbnb listings as travel rebounds. He added that the company would need to add “millions more” hosts in the coming years to keep up. Campers, too, should brace themselves for what experts said could be the busiest camping season ever, according to data analyzed by the e-commerce company Pattern. The company tracked consumer behavior in 2021 so far compared to the two previous years, and found that the demand for camping tents this spring is already up 97 percent compared to the same period in 2020 and 85 percent compared to 2019. Jenny Anzelmo-Sarles, a spokeswoman for the National Park Service, said that overnight lodging at many of the system’s top destinations, such as Yosemite, Yellowstone and Grand Teton, is nearly or fully booked through Labor Day. Campsite bookings through Recreation.gov, the government’s reservations system, are up 73 percent compared to this time in 2019, she said. “One of our top tips is to make sure folks have reservations before they hop in a car for that weekend road trip,” Ms. Anzelmo-Sarles said. “We don’t want people to show up and have nowhere to stay.” This increased demand is coming at a time when many parks, hotels and food service establishments continue to experience staffing shortages. Over the past 15 months, many hospitality workers have been laid off or have left the industry, and seasonal workers from overseas have been unable to get into the United States. Ms. Anzelmo-Sarles said travelers may see limited services in parks or in businesses in surrounding communities. And a survey of members of the American Hotel and Lodging Association found that 48 percent of hoteliers have closed or limited food and beverage and other hotel services because of a lack of staff. The tourism bureaus in Cape Cod and on Michigan’s Mackinac Island said that Covid-19 restrictions have prevented the usual flood of foreign workers who typically help during their busiest seasons from arriving. “At the moment, there are a lot of owners that are wiping down tables, busing tables, cleaning guest rooms, making beds, doing laundry, because they have to,” Mr. DeSousa-Mauk of the Cape Cod tourism bureau said. “Logistically, will people who visit be happy coming and having to wait for dinner or if their room’s not ready when they arrive at the hotel?” he added. But some people said they got ahead of the curve.
