How to make accents for Flight Rising

Hi folks! I was asked how I make accents on Flight Rising, so I figured I'd give a step by step guide on some aspects of it to make it clearer to any new FR skin and accent artists how some things work.

Full disclosure, I usually work on Photoshop for skins and accents even though I do most of my art in Clip Studio Paint. There might be differences in other programs that I can't explain since I do not have experience with them.

Alright, first things first, let's look at how the layers in the template files for each dragon and gender combo is set up, by starting with a female spiral file:

There are two folders - the base folder (named Skin Parts) that serves as reference, and the accent/skin area itself (folder named Accent Parts). The Skin Parts folder consists of a basic silhouette layer (called Flats), and a few details on top of it (such as the lines, which go on top of the shadows, which go on top of specific subarea layers, like the wings and belly).

So usually, what is supposed to happen according to the tutorial, is using the Skin parts as reference, you draw your actual accent or skin on the layer called "Accent goes here", which I've marked with a red star in the following image:

You'll notice that the shadows and lines layer on the accent folder is "clipped" (that little arrow going down from Clip lines and the clip shadows pointing down that I've circled in the next image). This means that whatever is on the "clipped layers", will only show up that layer's art on the areas that have been drawn in the layer it has been clipped to.

Another Tip

Here's another tip, which is how I generally make my accents. You don't have to only draw on one layer like a single painting.

What I do is make a separate folder I often just call "Accent", and use different layers there to create overlap effects. I'll deconstruct part of one of my accents to show you how I use different layers. I'm going to use my accent Sunset Astros

This is what my accent folder looks like for it:

It consists of three subfolders: the wings, the legs, and the belly. This is to keep things organized so that I know what I'm editing at a time.

The legs subfolder consists of a few layers that overlap with each other:

The base layer, named "Gradient", is just a flat purple that has been edited to fade out at certain points:

On top of it, I painted a layer with "tentacle" swirls that I named, appropriately, "Tentacles":

On top of the tentacles, I added the light golden claws as a detail and name the layer "Claws". It's on a separate layer so I can play with different shades of gold to see what I like best:

Finally, I add "glowing orbs", using Photoshop's layer effect outer glow:

Building up on each layer, I finally have something nicer to look at. I do something similar for the other body parts until I build up something I'm satisfied with, drawing, or in the case of the belly, painting within the silhouette and belly area.

Once I finish the basics of the accent, which I've been working on without the lines and shadows on top of it, because those are in the "Accent Parts" folder, I have something that looks like this:

Once I like how it looks, I copy or duplicate the "Accent" folder, and then merge all the layers in the copied folder into a single flat layer. In my experience, you right click the folder in the drawing software and then find the option to merge or flatten that specific folder. Not sure how it will be in your software.

Once that is done, I move the new "Accent" single layer into the "Accent Part" folder, underneath the "Accent goes here" layer. Then I delete the "Accent goes here" layer, which also automatically unclips the shadow and lines layers above, making them show all over, not just where the accent is:

This is wrong, so what I do is right click the shadows layer, and click on "Create clipping mask". Then I repeat that process for the lines layer. That's when I am almost at my end result.

From there on, it's coloring the shadows and lines. For fun I'll share what my unclipped shadow layer looks like to show you how I change color for specific part of the accent. In this case, I have moved the layer setting from "Multiply" to "Normal" so you can see the colors but otherwise that layer always stays in Multiply. Make sure your layer is always on Multiply so that the shadows work well.

This is where I make sure to turn off and thus make invisible the "skin parts" folder (which in this case I had colored in that gradient of teal to darker blue-almost-purple). Then I have my end result:

I save it then, and then resize it to 350x350 pixels, save as a transparent png, and voila, I am ready to submit the skin/accent! I also make sure to also undo the resize in the Photoshop/non-png file so I don't accidentally save a smaller version in case I decide to make changes.

Erasing outside pixels

You might have stray pixels - pixels that are outside the lines. I do two things to erase those: I create a layer that I put at the bottom of the layers. I then fill it with a color that stands out against the other colors I've used in the accent so they stand out and are easier to see and erase. I also use the wand tool, go to the layer of "Flats", and select outside the actual silhouette of the dragon, and then just erase everything outside it - which isn't perfect, but will help you get most of the outside pixels. You want to have as few pixels outside as possible.

okay this is kind of random but i've seen debate about this and according to my research, gender studies was in fact, part of the gen ed curriculum at Stanford while Sam was there. It wasn't 100% required, but it was part of one content area of world cultures, american cultures, and gender studies of which you had to take 2/3. So while it's not guaranteed he took a gender studies class, there's a very high likelihood that it happened.

i agree with people's sentiments that Sam is probably not as progressive as a lot of the fandom seems to think, i think he's about a kind of average 2000s liberal who vaguely supports women's and gay rights but isn't actually all that knowledgable about it, and that obviously wouldn't be resolved with a single gender studies class, but i don't know where this idea came from that stanford had no gender studies department or anything or that none of their required courses were on subjects like that. like the idea that a prestigious university with a lot of wealthy white students was not necessarily a progressive hub in the early 2000s is definitely true, but i also don't want to discount the work of the feminist scholars at the school. it takes a very quick google search to tell me that stanford's institute for gender research has existed since 1974 and the feminist studies department has existed since 1981.

this has just been tickling at my brain for a while and it honestly wasn't very hard to find this information so yeah, make of it what you will i guess.

I think that it's always a good idea to have multiple versions of the same person's mind-- With things like Ford's Fractured Mind, Hollis's Mind, and Loboto's Mind showing us that people can definitely make their minds look a little different depending on the time and situation, I think everyone has at least a few versions of their mind up in their heads. I totally love that idea overall though-- I'm trying to come up with a smart comparison but all I can think of is a segment of Deponia, where you swap between three characters to progress the story for each by doing things like dropping items in holes to reach the character who's currently underground.

However I feel it would be difficult for genshin team to achieve such a feat right before the release of the Sumeru region and right after completing the Chasm second map.

Narrowing it down: I can currently think of 3 Mondstadt subareas that could be minimally expanded to give us some exploration crumbs: Stormterror's lair/Old Mondstadt - The eerie 'canyon' with a tree and a cave that leads nowhere (yet) or the Decarabian's tower treated in game as an 'out of bounds location'. Dawn Winery - the basement of the winery and the speculated network of tunnels; The Thousand Winds Temple - Closed gates and NPCs.

Verdict: In my opinion it would make sense we get to explore the Thousand Winds Temple since Istaroth as been quite relevent in the story lately. I also talked about my 'portals theory' in a previous post and how the seelie from the GAA brought us back to Mondstadt - there specifically. The many doorways present around the amphitheater always seemed sus to me.

Patchi the Curious and Doolan can be seen on site trying to find a way to enter the ruins. Doolan tries to stall the researcher because he loves her or something and Patchi the Curious only wants to get around the ruin gard and enter, we love an asexual-aromantic icone. Furthermore, one of the temple gate was opened during the Windblume festival event (some shenanigans about Benny boy and Razor), meaning it's feasible.

Bing able to go into the temple and explore it would also follow the Teyvat trend of finding other civilisation ruins under the current regions. Especially in Inazuma, every islands seem to have something underground including Enkanomiya. For 2.6 we have the Chasm in Liyue. Sal Vindagnyr also fit the 'burried civilisation trope' but I feel like the mountain is more hollow than underground.

Goofiest connection: When you talk with Patchi the Curious you get a dialogue option where she gives you the volume 1 of The Mondstadt Tower, adding it into the archive. The book tells a short story set during Ludi Harpastum - by the looks of it the plot seems to be a copy and paste of The Hunchback of Notre Dame. Entre nous, that just confirms my theory.

Strong brands are more relevant than ever - which does not mean they can’t limit growth

Today, many consumers in developed countries are faced with an ever-increasing amount of products and services offered. For a long time, the widespread notion was that more choice would mean more happiness. Because it seems, the more options we face, the harder it gets to differentiate them from each other, and the more energy is required to consider and compare all of them. Not only with each other but also with our actual needs. Moreover, the more options we are offered, the less sure we tend to feel after our purchase about whether we really made the right choice. Instead, we often feel “Fear of missing out” on a better opportunity, a phenomenon first coined by Patrick McGinnis. The result: feelings of insecurity, disorientation or even exhaustion.

This is where strong brands come into the picture. Like lighthouses, brands provide orientation, security and identity to consumers via three functions (at least that’s what McKinsey Partners Tjark Freundt, Jesko Perrey, and Dennis Spillecke outline in their book “Power Brands”). First, with the information they communicate and the associations they evoke, strong brands stand out of a raft of others. In that way, they provide orientation and reduce search and evaluation costs. Second, they help reduce the risk of making the wrong purchase decision. When customers experience that a brand constantly delivers on its value proposition, they develop trust in them and give them priority – especially in complex purchase decisions with little prior knowledge, long-term implications, or many heterogeneous offers. Third, brands send signals to a consumer’s environment that can imply, e.g., belonging to a certain social group, which in turn can create identity and self-confidence. For companies, brands can boost customer acquisition, improve retention, or allow to charge significant price premiums. Not surprisingly, a study by Interbrand showed that a portfolio of 40 most valuable brands outperformed the MSCI World Index in every year since 2000. Given all that, what’s the drawback, we might think.

However, there can be cases, where a strong brand can be a limiting factor for a company’s product strategy. Let’s look at the example of a company with one of the best-known brands in the world, Black & Decker. They achieved that status mainly via offering top-notch household products like vacuum cleaners or irons, as well as power tools like drills or saws. Whelp, started playing pokemon sword. Have complained quite a bit here about dexit & related issues, and honestly I would have skipped at least the initial versions of these games entirely, or at least held off on purchasing them until we could see just how egregious pokemon home will be. But my brother got shield, and my problems with sword and shield are not so severe that I’m going to refuse to play a game with family.

Thoughts so far? Setting dexit entirely aside it’s... another pokemon game, for better and worse. Largely for the better. The new monsters, at least those I’ve encountered so far, are fun and good. Music is nice. Tone is bright and cheerful. I love my team, and my protagonist. It’s been nice.

As expected going to a more powerful console, it looks better, but it’s not a huge jump from the 3ds games, not least because lot of the visuals of this game are ported over directly from those games, and the stuff that is new has been made so as to not clash aesthetically with the older stuff. If you’ve seen mods of usum that display the games at higher res and without the black outlines, it’s very much like that. Closer to that even than to the let’s go games in ways that I find difficult to articulate. In and of itself that’s not a complaint, really, the game looks plenty good enough for a pokemon tame. It’s just not a major leap forward in presentation like the leap from gen 5 to gen 6 was.

Gameplay is mostly what you might expect. Tall grass battles are an interesting mix of pokemon you can see on the field and engage or avoid as you wish and random battles that appear in the grass. The random fights appear as a rustling in the grass that again can be pursued or avoided, you just can’t tell what they’ll be before you bump into them. Finding rarer pokemon in a route is often a matter of sneaking or dashing between the new pokemon to get to the random fight, then crossing your fingers and hoping for the pokemon you want. I’m not sure if there’s deeper levels to it, like chaining or whatever. At the surface level it’s engaging enough.

The new pokemon are great so far. There’s a bunch early on that you won’t have seen if you avoided leaks, and that was really excited. I went into gen 7 knowing every new pokemon and with a particular desired team all worked out in advance. This time around I’ve avoided spoilers, and gamefreaks official previews have kept a lot more hidden, so it’s been really fun to meet a lot of cool new faces early on.

The game does let you skip some early tutorials, but still frustrates to no end by stopping you every three seconds for another unnecessary explanation or detour, so it’s still pokemon in that unfortunate regard. Routes are, if anything, more linear than ever before, at least early on, with the exception of an early expedition through the wild area which... I’ll talk about later.

Experience share is always on and cannot be turned off. It scales shared xp based on the level of the pokemon, with lower level pokemon getting a higher portion, but not by enough so it’s still a pain to keep everything in the same level range, and you’ll still probably be wildly over leveled from very early on with nary a challenge to be seen even if you try to avoid grinding.

You can access the box from anywhere, which can be used to help overcome both the maintaining-a-level-range and over leveling problems of the experience share, but it’s a hassle to do, and wouldn’t be necessary if you could just toggle off shared exp in the options menu. It’s marginally better then gen 7′s festival plaza, but it remains miles and miles behind gen 6′s pss system that was simple and intuitive, and just centuries ahead of anything that came before or after.

Apart from raid battles, the wild area is... interesting? Not all that different from having just a really big route with subareas of various level ranges. Not bad, but not as big a departure as I had made it out to be in my head. An idea with some potential that future games might expand into something great but that, knowing this series, will just be dropped after a single generation instead. I’m still pretty early in the game, so my opinion on it might change after returning to it later.

The biggest frustration of the wild area, and something that brings it down tremendously, is that while you can encounter, and with some effort defeat, pokemon there, you cannot catch them at all if they’re above an arbitrary level range set by your number of gym badges. This runs so completely counter to everything almost good about the wild area that I basically swore the whole thing off until I get to the end of the game, and frankly they might as well have just made it a post game area at that rate.

It’s extra frustrating because the problem of a player getting access to a pokemon too strong for the game too early on is one that the pokemon games already solved infinitely more elegantly all the way back in gen 1! Just make pokemon that you acquire at too high a level uncontrollable, exactly like traded pokemon, so you can catch that over leveled onyx or whatever, but can’t use it until you’ve progressed far enough in the game for it not to be over leveled anymore. How hard is that? And who cares if a player gets an over powered pokemon early and steam rolls the game? If that’s how the player wants to play, why is it a problem? It’s not like the main game is challenging to begin with, thanks to always on exp share its almost impossible not to have over leveled pokemon anyway, what does it matter if it’s because you caught them that way or because they just outleveled the game curve? A better exp scaling system would fix all those problems anyway.

Pokemon games not only failing to progress and solve problems that return game after game, but also repeatedly forgetting solutions that the series has already implemented is the longest running and most frustrating and most justified complaint to level at the entire series. Of course, in the past pokemon as a series always had one core feature that none of the other - often more innovative - monster hunting games that sprang up in its shadow could replicate. Backwards compatibility, the ability to maintain your collection in full going forward from generation to generation in a chain unbroken since gen 3 on game boy advance. We love to share fun ways to work on the areas that make up handwriting skill, like size awareness, spatial awareness, letter formation, pencil control, pencil pressure, and speed. These are just some of the subareas that go into legible and functional handwriting, but each makes a big difference when it comes to self-confidence in the child who is learning to write with ease.

When you practice handwriting skills in a fun way using out of the box tools (like colored pencils), handwriting practice can boost the child's skill and confidence so they are more likely to carryover individual skills into writing tasks.

Teaching kids handwriting at home can be a struggle for many children, but taking the time to make handwriting efforts fun and creative can really pay off. Handwriting Activity Using Colored Pencils

We received two sets of Prismacolor Premier Colored Pencils with a Soft Core, one of the Go! Teach products, and when we opened the tins, we were excited to see the bright and colorful array of colors. The soft core of the colorful lead allows the pencils to write smoothly and softly in a way that creates vivid colors. The soft core of the pencil lead gave me an idea: What a great tool for addressing handwriting skills in a way that slows down pencil speed to enable accuracy!

This is a good way to introduce pencil control when it comes to line awareness. The soft core of the colored pencils also helps with creating a bright pencil stroke that really shows up when shading. This made a nice impact on a pencil pressure activity. You can check out all three of these handwriting activity ideas below in more detail.

Handwriting Activity to Improve Letter Formation Using Colored Pencils

The first handwriting activity that we did was a letter formation task. When kids are learning to write letters, it can be easy to form letters in reverse. This is particularly true with commonly reversed letters like 'b' and 'd', 'g' and 'q'.

When kids are learning letters, it can be helpful to break handwriting instruction up into teaching the various letter families. We've discussed cursive letter families here on the site before, but the printed letters are not much different. There are groups of letters that contain the same pencil strokes, starting lines, and "parts" that allow letters to be divided up into letter families. For example, the letters b, h, m, n, p, and r all have a downward pencil stroke followed by a re-trace back up and a curve over to form the "bump" of the letter.

To address letter formation in our handwriting activity, we used a spiral notebook pad. First, I made sure the pages were lined up and then I used a ballpoint pen to write a letter by pressing down very hard. When the top notebook page was turned, I showed my kids how the impression of the letter was intact on the page underneath. We then used our Prismacolor Premier Colored Pencils, Soft Core to write the letter on the "ghost letter". It was fun to feel the letter on the page and then to use the faint guide as a tool for letter formation. To illustrate letter formation and letter families, I grouped specific letters together in a group on the notebook page.

Handwriting Activity to Improve Pencil Pressure Using Colored Pencils

Our second handwriting activity used those same Ghost Letters to address pencil pressure. Pencil pressure is a big topic when it comes to legibility of written work. If a child presses too hard, the paper can tear, letters can become smudged, it's hard to erase completely, and legibility suffers. If a child presses too lightly on the pencil, words can be written so lightly that it's impossible to read. There are many reasons why a child may utilize too much or too little pressure on the pencil. You can read all about these underlying reasons for poor pencil pressure here. To teach kids about pencil pressure, use the Ghost Letter technique of writing letters on a notebook page. When they turn the page of the notebook, they shouldn't be able to see the Ghost Letter on the second page. If they do, they are using too much pencil pressure and are pressing too hard on the pencil. If they don't see the Ghost Letter, they are using a lighter amount of pressure on the pencil.

We illustrated this by using our Prismacolor Premier Colored Pencils to shade on the Ghost Letters that appeared on the second page of the notebook. The bright colors of the soft core colored pencils allowed for a bright color while enabling the Ghost Letter to show through. You can also ask students to write the letters on the top page of the notebook to see if their letters show through to the following page. Typically, a child who writes with heavy pencil pressure will have letters showing through on the second page even when using a pencil (as opposed to a ballpoint pen).

*Note: This activity addresses only heavy pencil pressure. If a child is pressing too lightly on the pencil and writes with a light pencil pressure, the Ghost Letters will not show through on the second page of the notebook.

You can also address pencil pressure using colored pencils when shading. Instruct kids to shade darker or lighter and match an example color. This helps them to understand how hard to press when they recreate the same shade.

Handwriting Activity to Improve Control Using Colored Pencils

One final activity that uses colored pencils is one that can improve pencil control. Pencil control is needed to make the pencil start at the top line and stop at the baseline without overshooting line approximations. Pencil control requires use of visual motor skills. One way to practice line use and pencil control is by completing pencil exercises like this one:

Use a ruler to draw one inch spaces on a piece of paper. Using the colored pencils, ask students to draw random lines connecting the top and bottom lines.

Students can use a single color to form several lines spaced randomly within the writing area. They can then switch colors to add additional colored lines. Continue to draw lines, focusing on starting on the top line and stopping on the bottom line.

The soft core of the Prismacolor Premier Colored Pencils allows for a slower pencil stroke. This can help with accuracy.

Add another component to this handwriting activity by drawing vertical lines so that students practice left to right pencil strokes while focusing on pencil control. Should you buy a home in Atlanta in 2020?

Talk to recent Atlanta homebuyers and you’ll hear a mix of experiences. Some have struggled with nerve-wracking bidding wars and unaccepted offers, while others are the benefactors of equity windfalls. And then there are the increasingly rare first-time buyers who’ve managed to seize whatever’s left of the American dream.

Not so long ago, as the city began shedding the Great Recession’s malaise, the question of whether it made sense to buy a home for yourself in Atlanta was, in many cases, a no-brainer. Values seemed destined to appreciate for those who could—or who wanted to—take on mortgages. And in the vast majority of city neighborhoods, especially on the eastside, prices have gone up.

But after roughly a decade of economic upswing, whether it’s a smart move to buy property now isn’t as clear. We asked nine experts—keen observers of intown Atlanta, all—to wade through the thorny and complex answers to the ever-present question: Should you buy a home in Atlanta this year? They leaned on current data, personal experiences, and strong opinions to create arguments for and against—or something in between.

We collected the responses below before the outbreak of novel coronavirus in the U.S. How might its spread impact the housing market this year? Read this.

We’re in the early stages of Atlanta becoming a dense metropolis. With this comes profound assurance for homebuying.

The city’s population is expected to triple, and the metro area is expected to add 2.5 million people by 2040. Pacing with this, we’re seeing strong job growth. Atlanta has 15 percent more jobs today compared to the pre-Recession peak, our GDP has increased 32 percent since 2012, and we’re expecting to add 305,000 jobs by 2030.

We’ll continue to see an increase in demand for homes. This demand is met with low inventory (currently 2.6 months of supply) and a constrained market, driving a sustained upward trend in home prices. Only 25,800 single-family units were permitted in the last 12 months, compared to 30,000 to 60,000 or more annual permits between the early 1990s to 2006.

Twenty twenty is an advantageous year to buy a home, as supply in the near future is not increasing to accommodate our growth. We also have the competitive tailwinds of millennials moving into prime homebuying age, homeowner equity approaching an all-time high, and incomes rising faster than home prices for the first time since 2012.

Let’s also not forget the 30-year mortgage has swiftly declined from 4.8 percent last year to 3.5 percent today, making buying in 2020 more attainable compared to previous years.

When you consider the most important factors in considering whether or not to buy a home, all of the leading market indicators point to a resounding, “Buy!”

The overall robust national economy has resulted in consistently high consumer confidence index numbers, which is important to support the housing market. These two factors work in unison to build a solid foundation for current home values and continued expected rates of appreciation, making this an extremely opportunistic time for potential buyers to enter the real estate market.

Perhaps the greatest driving factor of all are near record-low mortgage rates. Ken Folds, vice president of mortgage banking with CenterState Bank, is seeing 30-year fixed rate notes in the low to mid 3 percent range, and forecasts predict that these record low rates will remain available for at least the first two quarters of 2020.

I do love Atlanta dearly and always will. I would certainly urge people to relocate here and—if they can afford it—to buy homes. The challenge would be identifying where to buy, since Atlanta has so many neighborhoods in dramatic evolution right now.

As much as I love the Old Fourth Ward, I think sales prices here have reached unsustainable levels, such that a “market correction” (such a nice euphemism) is inevitable. The question is, when might that happen, and how bad could it get? If I were a prospective buyer, with money in hand and a stable life/work situation, I think I would shop around extensively, then wait for prices to drop in a neighborhood that I had identified as desirable (for me) in terms of location, walkability, character, and so forth.

I would not suggest that anyone buy property in 2020 just as an investment (meaning, because you’re convinced you could resell it at a higher price in the foreseeable future). In general, I think doing so is just too risky; prospective buyers should buy what they like and can afford, in a neighborhood that suits them, with the understanding that they might be there a long time.

Like most people, when I bought my own home in Atlanta, I was very nervous. Is it the right time? Will values drop and I’ll lose my equity? I jumped in and relied on historical data that says owning a home is still one of the best places to build wealth.

Interests rates are insanely low. I remember buying a house when the mortgage rates were at 18 percent. I swear! And I didn’t charge it on my Visa card. I found an amazing deal at 12 percent and was so excited. And now, forecasters say mortgage rates for 2020 should average around 3.7 percent.

Atlanta is the place to be. It continues to outgrow and outpace the nation’s best-known metropolitan regions. It’s consistently ranked as one of the top cities for economic growth, transportation access (airport), Fortune 500 headquarters, top sports facilities, world-class educational institutions, mild weather, and the list goes on. All qualities that make it a desirable place to live with a strong job market and low cost of living.

I believe housing demand will stay strong, making homeownership in Atlanta a solid investment.

It’s a great time to buy with the interest rates low. There’s not a lot of inventory for every price point, but that comes with the territory, or how times have come to be in subareas, which plays a major roll.

It’s basically impossible to not to be a gentrifier because of how the housing system is set up. We have a metro-wide housing shortage, and it doesn’t matter if you rent or buy.

Even if you don’t move into a “transitioning” neighborhood and end up changing that community, you are bidding up rents or home prices wherever you do move. Whoever you outbid will end up moving to the transitioning neighborhood, and they’ll do the same to someone else.

The only way to not contribute to this dynamic is to work on reforming the system to build more units. The research is clear that the best way to prevent displacing existing residents and to reduce prices on housing is to build more units—both at the neighborhood level and at the metro level. Fixing the system means reforming zoning and incentives systems, investing in transit to eliminate parking costs, and subsidizing below-market units.

The spring market has started early this year, with many properties receiving multiple offers as buyers look to take advantage of interest rates that have dipped to under 4 percent and sellers vying to take advantage of low inventory levels.

In the Atlanta market, there is currently 2.7 months of supply, and a balanced market is six to seven months. That means that, at the current rate of home sales, it would take less than three months to sell every home on the market if no new homes were listed.

If you feel you’re up for the challenge, there’s no time like the present when it comes to buying property in the ATL. Strong appreciation for the past eight years has pushed values higher than many buyer’s budgets, but rents have also increased.

Are we at the top? Don’t bet the farm on it.

The median sale price increased from $272,000 to $287,500 in January 2020 compared to January 2019. That’s a 5.7 percent increase, which is higher than the national historic average of 4 percent, but our home prices are well under many major metro cities.

Strong consumer confidence, low unemployment, and booming industries in Atlanta all suggest that this trend will continue for the foreseeable future.

Yes, buy (and sell) in 2020. Buying a home is an important life decision; so is selling one. Good news: 2020 is a good time to do both.

How could that be? Low interest rates, a strong local economy, and continued population growth strengthen demand. Pricing, interest rates, and a good economy also make builders happy, increasing supply. Of course, not every submarket is the same, but overall, Atlanta is doing very well.

According to our 2019 data, closings for single-family homes were up 4 percent, with condos/townhomes remaining flat. The price of single-family homes was up 4 percent, while condos/townhomes were up 6 percent.

Single-family home inventory was down 3 percent, while condos/townhomes were up 23 percent. Downtowns and hubs within suburbs will outperform the overall market, with buyers favoring more densely developed communities that include restaurants and retail.

In 2020, the price of entry-level homes will continue to grow faster than incomes. Low interest rates and a shortage of starter homes will continue to push up prices. This is especially the case for lower price points, since builders have tended to focus on more expensive, higher-profit houses and less on replenishing low inventories of entry-level homes.

I get asked this question when I’m traveling around the country, doing training and consulting. I get asked about Atlanta’s housing: Is it a good time? What do you guys do in response to the monster of gentrification, and the monster of the real estate market? I think it is always the best time to buy, and always the worst—that’s my response. You’re never going to find a perfect or ideal mix of the two with a growing and changing city. What we’re discovering is, the ability to develop housing for all has to lead. And the decisions have to be made with all at the table.

What we’re not saying, to be blunt, is that gentrification is horrible. We’re saying that when you have a comprehensive plan and approach that’s all-inclusive of everyone, gentrification can actually benefit a place. But when it’s a plan for developing the neighborhood without those original neighbors, or a variety of options for everybody, then it’s going to become exclusive, even if that’s not your intent. This is what the real estate market is doing, building and selling for transplants coming into the neighborhood. Not for those who actually live in the neighborhood. So this is the issue with [the question] “Is it a good or bad time to buy?”

For those living in the neighborhood, it’s a horrible time, because no one’s considering what housing—or scale of housing—looks like for them. Everyone’s building it for those coming, or just to see a return on investment, and then expecting people to be able to afford to live here. The builder sets the financial bar for what housing will be. We’re seeing that on the ground, where even our bartenders and our waiters in these new restaurants and apartments can’t afford to live in the neighborhood.

Preservation, restoration, and development—if these three groups can come together, it would be the best of times to buy housing in the city. We’re not just thinking about cookie-cutter development. Most of the time the market is forcing us in one direction—building only high-end. That just isn’t going to win. That makes it the worst time. We’re going to continue hemorrhaging “legacy residents”—that’s the kind of PC thing to talk about, those people who’ve been here so long. But the young people getting moved out, that’s a gray area.

From young people, I’m hearing that they can’t afford Atlanta. That’s the overwhelming response of people in the city. Sadly, they’re like, “We don’t have an option; we can’t go back to the suburbs where our parents are because it’s gotten to reflect the city in terms of pricing there.” That inability to find housing that gives them the option to enter into homeownership, they can’t afford it, because of how fast we’ve scaled in the past three years. Overwhelmingly, that’s the issue; they feel the only option is to just not live here. Which means, also, not work here either, because once they leave the city it’s not worth it to commute back in.

I would say we’re potentially going to lose a generation of community members, because the baton that should be passing is in this age range now, where they begin to be rooted in place, being neighbors to one another, trading in the community. Sadly, that’s not the case; that’s not what’s happening.

The Unwavering City of Gobethio: Capital of Railoch Because of the persistent thunderstorm overhead, much of Railoch remains an inhospitable wasteland filled to the brim with ruins and strange machines leftover from a bygone era. However, despite the tempest's best efforts, the heart of civilization still beats in the eye of its storm. Gobethio, the once abandoned city now called the motherland of Revaliir's archaeologists, stands as the last city yet to succumb to the sky's unending fury. No one is quite sure how Gobethio has lasted so long; not even the inhabitants themselves. It is one of Parvpora's greatest mysteries, especially given the city's remnant, advanced technologies. Gobethio is the only major settlement in all of Revaliir that is known for having hydraulic and electrical power. The entire city, while Adelunian in architectural style, is lined with magical conduits and aqueducts that harness power from the storms overhead and channel it into luxuries that the rest of the world can only dream about. From trams throughout the city to indoor plumbing and electrical lights, Gobethio has many comforts that no one else has been able to recreate. As for the city itself, it is quite sprawling even if more of a research outpost than a typical settlement. Some sight-seeing focuses can be found here and there, thanks to the elevated city center and many waterfalls that flow down to the boundaries. There are also trading hubs and inns scattered throughout the city's limits, but these are hardly the main focus of Gobethio's splendor. The numerous guilds and their halls that dot the landscape capture that role, especially with their tendency toward ornate design. Gobethio's residents are particularly fascinated with lights, and so they often devote a great amount of resources toward flashy buildings when they want to impress. Yet despite this shiny and bustling exterior, Gobethio does play host to a multitude of secrets. The reason for its high volume of archaeologists is because of the oddities that surround the settlement. The implementation of all of its technology, save for the production of additional lightning rods, light fixtures, and pipes, is completely lost on anyone that lives there now. What lies above ground and what has been implemented or repaired since the city was first resettled is not nearly grand enough to provide all of the creature comforts that the people have come to expect. There are vaults of machinery deep underground, guarded by traps and unspeakable monsters. The archaeologists have gotten rich off of the wonders within that they have managed to plunder, but no one is sure how far down the complex goes or whether it is smart to find out.

As a deity, you would be expected to run events from time-to-time. Describe one such event that you would like to run. (max 150 words.) The Dragon’s Nest. It is a tournament on the back of dragons. The ultimate aerial battle between warriors. The catch is that the dragons don’t want you on their back and they have been told to do whatever necessary to fling the competitors off. This would be a writing competition about a changing battlefield that just happens to be a dragon. Why do you think you would make a good deity? This is your chance to tell us about yourself, why you feel qualified for the position, what qualities you feel you could bring to the deity mix and how you would function as a part of our expanding community. (max 250 words.) I am an active member of the community. I run not only the Wishing Well but also heavily stalk the help forums looking for people to help. I have a standard of twenty threads I’m in at all times for roleplay. I’m also one of the veteran roleplayers for the Greenhorns’ Guild. I draw icons for the shops and for events in my spare time. I also always answer my PMs from people when they get sent. I can post upwards of 60 posts a month for a good month. A bad month is 20. I also multitask with 36 other characters. Provide us with an example of your writing. This can be from a thread you have already written, or it could be a piece you have specially written for this application. Whatever the case, it should feature the character you are applying with. (250 words max) She wasn’t sure that this is what Blaine had meant by ‘finding a new hobby’. She wasn’t even sure if this would be a get out of jail free card. The lycan was protective of his slightly psycho mate. Toya had a tendency not to understand when she was taking things way too far. Her recent activities included being a grand champion in Torn’s arena; it kept her out of trouble. However, when she woke up after one of her victories she found herself tied up to the bed with a quite displeased Blaine at the foot of it. She was more disobedient than a child being told no. Saddling her dragon she heard about the unrest that was in the ice lands. Her blood ran hot naturally and there were plenty of nights that Blaine had thrown all of the blankets off the bed just to deal with how hot her body tended to be. It was the flame elemental in her that stirred; go figure the crazy one had the destructive powers of fire. Climbing up onto the golden dragon they were soon off. Through the thick of blizzards and giant clumps of snow she found herself wanting to be back in the desert, she wasn’t cold but she wasn’t happy here. Her eye was visibly twitched as she landed the dragon. If it was one thing that she had a gifted talent in it was using her nose. Tips Your Event and You: I think this is one of the most intimidating and hard things on the application. (I know it made me really nervous when I applied for my spot) It is absolutely alright to ask people for help with this. Personally, I would pm past deities or current deities for tips and tricks. This absolutely does not have to be an event that you will follow through with. Make it practical and within our reason of doing. To help you out a bit here is how our event system works: You can have 3 prizes, 2-3 synth drop to make the prizes, it can be site-wide, in a pre-existing area, in your own area of your making, you can choose to do a hit point event where you heal or strike down health. For example; Angela needs priests to save 75,000 crops. People post and it will raise the bar from 0 to whatever. If people make it you could have a prize or if they don't you can have a bad result. For a creature, you could do KILL THE DRAGON! 75,000 health and each post will knock its health down. You can do other things with the health bar as well. I think Rhylana did her event it was healing Rhylana. Be creative nothing is set in stone just because it says hit point/heal doesn't mean you have to do it that way. You would work with me to determine just how much health/heal would be alright for the activity on our site. Obviously, having too much or too little is a bad thing. Your Title & You: Don't make it like an enigma where we or normal members can't understand where you are going with it. I should be able to tell what your positions are by reading your name. Angela's original title was She who gifts Fertility and Holds the Cornucopia (Fertility and Earth) Also your deity can hate their title. Angela hates hers now and I did that to show that the world gave her the title, not the other way around. You can see her title now: Master Artisan of Life and Keeper of the Cornucopia. Long and she hates but gives her story. You do you: When you get to why you want to be a deity think about everything you do for Revaliir. We want people who are a part of our community, people who help out, and who are friendly and least likely to cause conflict. You should join our Discord/Skype to find out more about our community and get to know everyone. People who are staff are required or will be to be part of our chatbox/discord/skype in some way. Your Post Sample & You: Get a post sample you have on the site and grammar check it. We highly suggest making it best. You can even do an entry that hasn't been done. Anything that shows up why your character is the spot you are applying for. Remember the character is the spot not the spot, is the character. Your God Powers & You: These god powers should be for god modding outside of your temple. In your temple, you can god mod all you want. For instance: Angela's relic making I could take off and most likely will for something I can actually god mod same with her desires. It requires cooperation with other roleplayers, therefore isn't god modding. Even I make mistakes and so do the other gods. These powers can change over time as we adjust and get better at what we're doing. They should be relative to your spot. Something I could replace her relic making with is: Her Earth Magic is stronger than anyone's at any given time. Few other things: The deity position is a job. You guys will be expected to actually work. When we say you have to be active we mean it. Even in times of slow posting where we disband the quota, there is a mandatory log in time where you guys have to spend on the site. If you didn't show up for your job you would get fired, this is no different. PMing Dalanesca and myself to see how your app was, if we got it, or ANYTHING like that will be considered prying and we won't hesitate to throw it out. If for whatever reason you are worried your application didn't make it through the pm system (which is doubtful) please pm another staff member and they will check. Dalanesca and myself cannot and will not look over your apps. You don't send your future employer your application and be like "Is this what you want?" That won't work. It's not here. No favoritism. I don't know how many time I have to say this but I will say it again: I don't care who you are. I've thrown other people's applications out who I've been friends with for years. I don't believe in favoritism and neither does Dalanesca. We might hurt your feelings but understand we have our reasoning. It is by no means a betrayal in our friendship. I'm friends with everyone on the site. I'll be best friends with you all but that will not get you this spot. Your talent, dedication, and time on Revaliir will. Be careful about what titles you choose and what areas you choose. Make sure that it isn't anything that can be made out as if you are trying to take a current deity's spot. Don't apply to be: The Gifter of Fertility knowing full well that we have a goddess in that range. This has been a problem. Make sure your app is clear. Make your spot known in the application and not all over. Look over your powers and make sure that they don't overlap with other gods. If you want to know if you can you can ask that god if that's ok. (I really don't care about god powers being close to Angela's so have at it but the others might care). Don't use this application as a platform to complain about some injustice done to you. I have a paper shredder with your name on it. Don't waste ours or your own time. Do not link us to stuff in your app. We will ignore you. We were lenient last time with this stuff but this time around we will ignore it. If you want it in your app make room for it. This includes; backstory, post sample, etc etc. You wouldn't link stuff off your application for a real life job don't do it here either. Do not send us a half-filled out applications. (This has happened) Be professional. If I or a staff member catches someone intimidating members not to apply I will strike you or worse. I don't care who you are – this is not okay. Sell us your character don't just write it down and be like "Whatever". SELL IT. You want it this bad you make sure we can tell. I can tell when people don't really care so trust me it shows. Don't apply if you want to just advance your plot and act like you have nothing left to rp but be a god. Let me tell you something: We don't trust that and we don't appreciate it. What's stopping you from making god and getting bored with it? This is a spot you should plan to have long term. I've held my deity position before Revaliir and I intend on keeping it. We're in for the long haul and you should be as well. We're dedicated to serving Rev for the greater good even if we're the only ones left rping. That was the promise we the creators made ourselves when we built Rev. It will always be here. Always. Do not be intimidated: What I posted above are guidelines. As we evolve we have to set new standards for ourselves and for Revaliir. I do not want people to think: Well gosh my character is off the wall I'll never make it. On the contrary, anyone has the possibility of making it. Personally, I like off the wall ideas but I'm only 1 of the selectors for applications. I don't suggest trying to play into our likes or dislikes (People know me they know what I like) because I become hardened when I do applications. I, for the most part, am the one who delivers the bad news to friends, spouses, etc, etc. I want the best for this site and so do the other ladies. We can also tell from past posts and other things. Most importantly have fun with it. If you don't think you can handle quota and think it will ruin your experience… Don't torture yourself. I had a good friend apply and get his spot and I ended up demoting him because he lost all interest because quota ate him alive. 10 posts a month doesn't sound like a lot but when it is expected of you quota becomes a burden you have to bear.
