You could meet many people working in one of the best cafes in the city, your classmate insisted too many times that you work with her saying that could recommend you and you should not even pass a test, they would only accept you for her.
It was a good opportunity and you accepted it with a smile, although she was long gone from work, you were still grateful for the good salary and health insurance that they gave you every month.
"An American coffee with a spoon of sugar and a green tea cake with cream on top." Your mouth and hand move in sync, the client nods silently. You smile, pointing out other details before asking what name you would give the order.
With a sigh, he name came out like a gust of light wind. "Min... Min Yoongi."

Until his voice interrupted once, he seemed as calm as ever. His gaze lost from you elsewhere avoiding making contact with you, nervous apparently. His rough and austere tone was changed to a bolder and lower one, asking if he could sit next to you for a few minutes.
"Sure, sit down... he's not busy." It was your answer without having any problem in sharing your place so secret, so comfortable. It was still just as safe even with him present.
And in much the same way, everything became a silent routine. You heeded his order, you took your rest next to him and then you both left at one point. The talks became more common, he being the first to ask about such insignificant things as the rise in the market in the country and how prices should start to rise in coffee as well.
You laughed, you really did it by getting his attention and sharing your reaction.
They both started laughing at how strange it all started, and it was always the perfect anecdote to tell their friends about how they met.

Namjoon seemed like a very nice and incredibly understanding guy, his presence made you want to meet your boyfriend's other friends. You opened the door entering the house after Yoongi asked you to find your room to start carrying the other things, Namjoon stayed behind to help him, leaving you alone on your unknown route. You walk all over the place and you are surprised that you only walked through the living room, your eyes straying to a noise in the kitchen.
Curious.
You ignore it, continuing your way up, you read every name on the doors. Jin, Namjoon, Yoongi, Jimin, Taehyung, and Jungkook. All written brilliantly on each different door, you walk a few steps to one that says your name and you thank it with a sigh.
You weren't surprised by how big it was, everything inside that place seemed to be exorbitant and out of the ordinary.
"Oh, it must be you." You are surprised to hear a voice behind you, you turn around in fear before remaining calm. You recognized her face from a photo Yoongi had on her phone.
"Jimin?" You ask with fear of being wrong.
"It's me, it's nice to finally meet you. Jin-hyung said you're moving in a few days, I didn't think it would be so soon." His voice seemed to be calm but there was a hidden question. Why? Why were you there?
You take a few uncomfortable steps back. "It really was, but ... I thought it would be better to do it today that I don't have classes, plus Yoongi doesn't work this day and it seemed like the right thing to do. I'm sorry if bother you."
"No you don't. it's okay, Welcome." With that one simple word he left.

You wait several hours, still sitting in the same place where Yoongi left you. You should be presentable for dinner, you take a quick shower before running to change into a nice comfortable dress, you try not to overdo it but also not show disinterest. From the stairs you hear everyone's mixed voices, chatting animatedly.
"Honey, come here." Yoongi watches you, being the only one to notice that you were peeking in the shadows still unsure of interrupting.
You say hello by walking a few steps until you reach your boyfriend's side, you present yourself the best you can. Everyone falls silent, Namjoon smiles at you just like he did before. Jin interrupts the moment where no one seemed to have anything to say about you, or if he wants to want to introduce himself.

You are surprised how well everything is going, you feel praised when your favorite food is in front of you. She looked just as elegant, as if you were eating in a five-star restaurant and at a luxurious table with silk tablecloths.
Jungkook still stayed away from the talks, preferring to eat quietly and fiddle with his phone. Hoseok was more animated, asking about you and exaggerating anecdotes that happened with his childhood friends. He moved you that he will still remember all that after years. Your hands shook thinking of opening the door and seeing what was happening. And without knowing it, you had fallen into the same network of attraction as them.

Your gaze is lost in the gray sky, you are cold and your body is swaying. Your eyes move restlessly observing that you are under the snow and a person holds you in his arms through the forest, walking at a slow and safe pace.

She frowns even more confused, her face leaves her smile aside and she starts looking at her things until she takes out a small mirror and she hands it to you. You look with horror at a large red bruise painting on your skin, it seemed painful but you had not even noticed or felt it. You touch it still scared and nothing, it doesn't hurt or it seems real.
You take a deep breath before lying with silly chatter, "I had an accident, but I'm fine. I had forgotten I was there, it was nothing serious."
Ari seems worried but in the end she forgets it by returning to the same kind and joking attitude of her, but her gaze drops from second by second to your neck making you cover yourself uncomfortable. Workers Matter and Government Works: Eight Lessons from the Pandemic
Maybe it’s wishful thinking to declare the pandemic over in the US, and presumptuous to conclude what lessons we’ve learned from it. So consider this list a first draft.
1.  Workers are always essential.
We couldn’t have survived without millions of warehouse, delivery, grocery, and hospital workers literally risking their lives. Yet most of these workers are paid squat. Amazon touts its $15 minimum wage but it totals only about $30,000 a year. Most essential workers still don’t have health insurance or paid leave. Many of their employers (including Jeff Bezos and Elon Musk, to take but two examples) didn’t give them the personal protective equipment they needed.
Lesson: Essential workers deserve far better.
2.  Healthcare is a basic right.
You know how you got your vaccine without paying a dime? That’s how all health care could be. Yet too many Americans who contracted Covid-19 got walloped with humongous hospital bills. By mid-2020, about 3.3 million people had lost employer-sponsored coverage, and the number of uninsured increased by 1.9 million. Research by the Urban Institute found that people with chronic disease, Black Americans, and low-income children were most likely to have delayed or forgone care during the pandemic.
Lesson: America must insure everyone.
3.  Conspiracy theories can be deadly.
Last June, about 1 in 4 Americans believed the pandemic was “definitely” or “probably” created intentionally, according to a Pew Research Center survey. Other conspiracy theories have caused some people to avoid wearing masks or getting vaccinated, causing unnecessary illness or death.
Lesson: An informed public is essential. Some of the responsibility falls on all of us. Some of it on Facebook, Twitter and other platforms that allowed such misinformation to flourish.
4.  The stock market isn’t the economy.
The stock market rose throughout the pandemic, lifting the wealth of the richest 1 percent who own half of all stock owned by Americans. Meanwhile, from March 2020 to February 2021, 80 million in the US lost their jobs. Between June and November 2020, nearly 8 million Americans fell into poverty. Black and Latino adults were more than twice as likely as white adults to report not having enough to eat: 16 percent each for Black and Latino adults, compared to 6 percent of white adults.
Lesson: Stop using the stock market as a measure of economic wellbeing. Look instead at the percentage of Americans who are working, and their median pay.
5.  Wages are too low to get by on.
Most Americans live paycheck to paycheck. So once the pandemic hit, many didn’t have any savings to fall back on. Conservative lawmakers complain that the extra $300 a week unemployment benefit Congress enacted in March discourages people from working. What’s really discouraging them is lack of childcare and lousy wages.
Lesson: Raise the minimum wage, strengthen labor unions, provide universal childcare, and push companies to share profits with their workers.
6.  Remote work is now baked into the economy.
The percentage of workers punching in from home hit a high of 70% in April 2020. A majority continue to work remotely. Some 40 percent want to continue working from home.
Two lessons: Companies will have to adjust. And much commercial real estate will remain vacant. Why not convert it into affordable housing?.
7.  Billionaires aren’t the answer.
The combined wealth of America's 657 billionaires grew by $1.3 trillion -- or 44.6% -- during the pandemic. Jeff Bezos, with $183.9 billion, became the richest man in the US and the world. Larry Page, cofounder of Google, added $11.8 billion to his $94.3 billion fortune, and Sergey Brin, Google’s other cofounder, added $11.4 billion. Yet billionaire’s taxes are lower than ever. Wealthy Americans today pay one-sixth the rate of taxes their counterparts paid in 1953.
Lesson: To afford everything the nation needs, raise taxes at the top.
8.  Government can be the solution.
Ronald Reagan’s famous quip -- “Government is not the solution to our problem, government is the problem” – can now officially be retired. Trump’s “Operation Warp Speed” succeeded in readying vaccines faster than most experts thought possible, and Biden got it into more arms more quickly than any vaccination program in history.
Furthermore, the $900 billion in aid Congress passed in late December prevented millions from losing unemployment benefits and helped sustain the recovery when it was faltering. The $1.9 trillion that Democrats pushed through Congress in March will help the US achieve something it failed to achieve after the 2008-09 recession: a robust recovery.
Lesson: Government must play an active role solving other fundamental problems – ending poverty, reducing inequality, battling climate change, and fighting systemic racism.

Ahistorical, Absurd, and Unsustainable (Introduction and Part One)
An Examination of the Mass Arrest of the Paranormal Liberation Front
INTRODUCTION
The title states my premise here: the breezy way My Hero Academia presents and resolves the mass arrest of the Paranormal Liberation Front is ludicrous. If taken as presented and allowed to stand without being further addressed, it serves as a breaking point from which the series will be incredibly hard-pressed to recover. Why, you ask?
From a logistical standpoint, it strains credulity. From an ethical standpoint, it suggests deeply troubling problems with the state of Hero Society. From a thematic standpoint, it unravels whole portions of the narrative’s spine. I’ll be looking at each of these facets in turn to discuss the questions they raise which My Hero Academia has not yet seen fit to answer. Many in fandom don’t seem to be thinking about it too hard, so I’d like to lay out—in exhaustive detail—all the reasons I find this plot element so wildly out of touch with causal reality.
Please note that while they are discussed when relevant, this essay is not principally about the named characters in the League of Villains or the erstwhile high command of the Metahuman Liberation Army. The sorts of consequences Shigaraki Tomura or Re-Destro would and should be facing in a courtroom are orders of magnitude beyond what Random Liberation Warrior X would be, but it’s the mass numbers of Random Liberation Warrior Xs that this essay is most concerned with, as they are the ones most in danger of being swept under a rug and forgotten by the series in its current state.
Further, be advised that this essay in its full form is both very long (about 21K words excluding Sources and Further Reading) and will contain extensive discussion of real-life Japan—comparisons to historical events, minutiae of its legal and carceral systems, and general cultural views on criminality. This will include references to imprisonment, government oppression, and incidents of terrorism both real and in the context of My Hero Academia.
Being as it is about quite a recent event in the series, it will also contain heavy spoilers all the way up through the most recent chapter as of this writing, Chapter 310. It likewise contains spoilers for the spin-off series My Hero Academia: Vigilantes up through Chapter 95.
The essay will be posted in parts on tumblr and in full on AO3. For the tumblr posting, I will provide links to other tumblr posts as I reference them; however, as I would like this to actually show up in the tags, outside links containing my sources and further reading will be provided in a separate post following the conclusion of the essay.
Lastly, I spent an entire month writing this as a fan who is sympathetic to the villains in general and the MLA in particular. If your response to the very concept of this essay is anything to the tune of, “Who cares what happens to a bunch of disgusting quirk eugenicists?” know that you and I have radically different views on the MLA, and the role of the justice system in general. You are, of course, welcome to read the essay anyway, but, having said my piece about the MLA and their relationship with quirk supremacy elsewhere, I will not be engaging with arguments or gotchas on that subject here.
PART ONE: The Facts at Hand
Before we get too deep into things, let’s lay out the basic facts: how many people are actually involved in the arrest, as well as some comparisons to real-life events to contextualize that number and provide some referents for the issues the arrest raises.
Re-Destro gives the numbers of the Metahuman Liberation Army as 116,516. A lot of people go on to die in Deika, though we’re never given a solid count. The biggest batch we see killed in a single go are the press of sixty or so people Shigaraki decays, then the sixteen-ish Toga drops, though some of those might possibly have had quirks that allowed them to survive. Any number of people certainly died as well simply in the moments we didn’t see, and who even knows how many were caught in the radius of Shigaraki’s last attack.
Further, there may well have been a measure of organization bleed when the MLA became the PLF (though I imagine trying to leave was a very dangerous proposition, giving an additional reason to stick it out on top of the general cult-like mindset the MLA displays); likewise, I find it hard to believe that there wouldn’t have been some deaths at the Gunga Villa, be it from Gigantomachia’s departure, Geten cutting loose, or combatants—be they hero or comrade—overcompensating somewhat in the middle of a chaotic melee.
I suspect it’s overestimating the depletion, but for the purposes of simplicity, let us call it 115,000 remaining members at the time of the raid.[1]
We are told that, in all, 16,929 people were captured at the villa—just about 17,000. 132 escaped in the confusion; this is a fairly negligible number, save for the fact that it includes high-ranking advisors, but not Machia and those of the Front that were with him.
We are further told, and I quote, “Their bases scattered around the country were hit too, and the sympathizers rounded up.” Horikoshi did not provide any solid numbers for this,[2] but if we’re to assume that it is just the rest of the group (more on the logistics of that bit of spycraft later), “the sympathizers” would be 98,000 additional people.
However, 98,000 may be a significant underestimation. It’s based, after all, on a number Re-Destro cites to describe “warriors lying in wait, ready to rise to action.” This begs the question: is Re-Destro quoting the entire membership of the group, or only those who actually are ready to take action? In other words, does his number account for non-combatants? Is he counting young children? I tend to assume the MLA doesn't have a retirement age as such,[3] but if they do, does his number account for the elderly?
How many more people might be “sympathizers” to the PLF insomuch as they are e.g. the six-month-old infant daughter of an MLA couple? What about the ninety-year-old man in the retirement home whose only real act of war these days is tying up the phone line at City Hall to complain about repressive quirk use laws? How about the fired-up fifteen-year-old that was going to get their official code name next month, just in time to join the first wave of attacks? If he’s being literal in his usage of “warrior,” the actual count of the MLA could easily be twice as high as the number he actually gives.
But okay, maybe Re-Destro’s number does include absolutely everyone. Maybe he’s just being rhetorical—maybe, in his mind, even the six-month-old is waiting to rise to action; she’s just going to have to wait a bit longer than the rest, is all. For simplicity’s sake, let’s stick with the numbers we have: a low-end of 17,000, a high-end of 115,000, captured not merely in a single day, but allegedly in the span of a few hours.
I’m sure I don’t need to stress that that is a lot of people. But how many people is it, practically speaking? Is there a precedent? Anything we can look to for guidance on how this kind of thing would go in real life?
Comparative Analogues
The PLF is tricky to categorize for the purposes of real-life comparison, especially compared to how they’re treated in-universe. In some lights, they resemble a protest movement; in others, a terrorist group. Just looking at the way the government reacts to them—and certainly in terms of their combat capabilities—they might as well be an all-out insurrectionist uprising! Below, I’ll examine a handful of historical incidents that cover that spectrum; they will continue to provide useful reference points throughout the rest of this essay.
The March 15 Incident
In the first half of the 20th century, Japan saw a huge uptick in socialist and communist activity, much to the general dismay of the ruling powers. In response, they passed a series of laws commonly referred to as the Peace Preservation Laws, designed to better enable authorities to suppress political dissent and freedom of speech, particularly that of leftists and labor movements.
The Japanese Communist Party was founded in 1922, but outlawed in 1925. This merely drove members underground, however, from which position they pointed supporters towards the numerous other parties with more legally tolerated leftist policies that had cropped up in the wake of the JCP’s dissolution. Following the February 1928 General Election (the first in Japan held with universal male suffrage), those parties supported by the JCP saw enormous gains in representation in Japan’s National Diet. Alarmed, the Prime Minister declared the mass arrest of known communists and suspected communist sympathizers. Accordingly, on March 15, 1,600 people were arrested throughout Japan.
Over the course of twenty years, some 70,000 people would be arrested under the auspices of the Peace Preservation Laws, the majority of them in 1925 through 1936. The laws would eventually be repealed by American occupation forces after WWII, and the JCP allowed to operate openly once again.
The Rice Riots
In 1918, an inflation spiral had driven the price of rice out of control, exacerbating economic insecurity and hardship. Farmers were being paid a pittance of the market value of their crop by rice buyers and government agents, while urban consumers were being charged an exorbitant price for the staple food, as well as a great many other consumer goods, and their own rents. In response, a series of riots ripped across Japan in late July through September. Beginning with peaceful protesting in a small fishing town in Toyama Prefecture, the unrest escalated to involve riots, strikes, looting, even bombing in demonstrations that reached major cities like Tokyo and Osaka. The scope was and remains unprecedented in modern Japanese history, seeing some 25,000 people arrested.
The Sarin Gas Attacks
If you’ve heard of any of them, it’s probably this one. On March 20, 1995, members of the cult Aum Shinrikyo released sarin gas on five different Tokyo Metro trains in the middle of morning rush hour. Thirteen people were killed and over 5500 injured, about a fifth of them moderately to severely so. If not for small errors in the production of the gas and the rudimentary distribution method thereof, loss of life might easily have been catastrophically higher.
Aum Shinrikyo was a doomsday cult, but the motives for that particular attack were much baser than bringing about the Apocalypse: at the time, the organization was under police investigation for its involvement in the kidnapping of a public official. Its leader, Asahara Shoukou, hoped that the attack would divert police’s attention from a planned raid.
It did not do so; police executed raids on numerous of the cult’s compounds, arresting many of its senior members both immediately and over the course of the following months as the investigation unfolded. In all, over 200 members were arrested of an organization that counted its membership prior to the attack as numbering 11,000 people in Japan.[4]
The February 26 Incident
There have been a significant number of uprisings and violent protests in Japan’s modern history; when looking for a representative example, I focused my attention on the military coups of the 1930s and 40s, largely because they took place in what was closest to the modern Japanese legal context.[5] Of that subset, I chose the February 26 Incident for the severity of the government response. The others disintegrated before they could be properly carried out or were met with sympathy for the dissidents despite the obvious illegality of their actions. The February 26 Incident, however, was when they finally became too troublesome to dismiss, and the Emperor himself ran out of patience.
In this period, the Japanese military had become drastically factionalized into two main groups—an ultra-nationalist group, largely powered by a group of young officers, which supported the Emperor and wanted to purge Japan of Western influences, and a more moderate group mainly defined by their opposition to the above faction.[6] Occurring in 1936, the February 26 Incident involved the young officers, believing that they had tacit approval from higher-ranked officers of their own faction, launching assassination attempts against the nationalists’ most prominent enemies in the government (six assorted Ministers and former Ministers in the Emperor’s Privy Council and the Diet) and a bid to seize control of the administrative center of the capital and the Imperial Palace, after which they planned to demand the dismissal of more officers and the selection of a new Cabinet.
The seven ringleaders had convinced eighteen other officers to lend their forces to the attempted coup, a total of around 1,500 men, calling themselves the Righteous Army. Several of their assassination attempts failed, however, and while they succeeded at taking the Prime Minister’s residence and the Ministry of War, they did not manage to secure the Palace. The outraged Cabinet demanded the Emperor take a hard line with the rebels, and by the 29th, the Righteous Army was surrounded by 20,000 government troops and 22 tanks. In this hopeless situation, the officers dismissed their troops; two committed suicide (a third attempted it unsuccessfully) and the remainder were arrested by military police.
International Examples
For obvious reasons, I prefer to limit my examples to events that happened in Japan. However, I will also be briefly referring to a few international incidents of mass arrest, taking place in India, the U.S., and Egypt, respectively.
In the following parts, I'll use these facts and comparative analogues to take a closer look at what readers were told became of the Paranormal Liberation Front.

You sat in the kitchen peeling potatoes for tonight’s dinner as you listened to him complain.
"I most certainly am not! She is old. Way past her prime. Am I supposed to work myself to death to  support her?" He grumbled.
"Her brothers have long sense left this house. Started families of their own. Making their own way about the world."
"Dear they are men. Made to labor. What would you have her do? You refused her education. She has little options"
Women were with few exception not allowed to work. If you were not aiming to be a nurse, maid, or teacher. Most girls stopped their education after they learned to read or their parents stopped paying for tuition.
"Well, I would have assumed she would have been long sense married by now. What would be the point in wasting the money on education?"
He would often complain after doing his monthly expenses. Paying for the loan on the house, paying to feed himself and his wife, but the extra cost of the spare mouth of a daughter drove him up the wall. He actually calculated how much extra money he would have if you were not there draining his savings. As if it would by him a cottage on a beach in the state.
A popper he was not but a frugal bastard he was indeed. Only spending extra if he could come out ahead in the end.
It was like this most days, the only time it wasn't were when your father stayed out to drink. Pouring his sorrows into a pint and from your mothers presumption whores.
"Joseph, from work, told me that the Governor's having a ball. Says that his son told him that they send all the army boys there, most bachelors the lot of them. You know those army folks are quick to wed." He told your mother. He had planned this out thoroughly it would seem. "Lets put some lipstick on this pig and send her off"
"She is not a cow you sell at market!" Your mother was outraged out the notion.
"Well Moo Moo Margret. She is going. If she doesn't find a suitor then she is out on the streets. Have the state worry for her."
"Dear you cant mean that. She is our blood." Your mother would do nothing more than speak of her disapproval.
"It's my mother's fault." He said as he walked to his favorite sitting chair. "She was a bit misshapen. Got her damn jeans from me. Swear if she didn't look like her I would deny her my name" your mother gasped loudly at the insult.
"She tried to marry the Wilson boy and you denied her! Now look at him, second in command of the states army."
"Well, I thought when she...uh" he paused to find the right word to say. "Bloomed she would bring better prospects."

When you were 14 you fell in love with Sam Wilson and he with you. Children of the same age, same culture and you two had become fast friends. He had always made you laugh and it was not uncommon to be betrothed at such a young age.
One day while playing by the creek he had pushed you against the old oak tree and kissed you. So innocent and sweet, but it only lasted a fraction of a second. You had stared at him with your eyes wide with shock and surprise.
"Y/N I love you. Marry me?" He had no ring just a wild daffodil half ruined from being hid within his pants pocket. You had hugged him so tight he teased that you almost broke his bones. You had loved him for ages and to have your best friend love you back was truly a delight any girl could ask for.
The day felt like a dream as you two lay in the field and talked of your future. How many children, where the house should be, what the wedding would be like. You hadn't even noticed that the sun was setting as the euphoria of your love took over.
Kissing him on the cheek with a promise to meet again tomorrow you rushed home. With a smile that would not falter.
"Mom! Mom!" You burst through the door.
"What is it girl? You're so loud. What is it?"
"Sam! He asked me to be his wife!" Barely able to catch your breath as you retell the events.
Your mother's sweet smile showed of her approval in the union. The excitement of telling your father made the hands on the clock drag. When you saw the cart finally drop him off you exploded through the door and rushed to tell him your joyous news.
But your joy was short lived. Sam's family was not the status that he wanted for you. He gambled that when you were to hit puberty you would attract hire quality suitors. To hedged his bets he pulled you from school and refused you out to see Sam.
The decision crushing you completely, your home had become your prison for over a decade. Only allowing out into the world to join your mother for her weekly shopping.
He broke you back then and thought nothing of it. Unmoved by your constant tears and sorrow. Eventually you cared not for the fancy things in life. Your hair unkept, your clothes unpressed and makeup was as foreign to you as the neighboring states. Your mother would often scold you for not putting out your best as to catch the eyes of a suitor. But what was the point?
You lived only in the fading memories of Sam. Replaying ways to have made things different. Your mother took pity allowing you stationary upon which to write. Sending him love letters, but sadly with no replies.
"Well I buying her a ticket to the governors ball. We have enough for a decent enough dress so get her ready." Plopping down he opened his smoking box to take out his pipe. Lighting it up with long puff signaling to your mother that the final word had been spoken.

Your mother with your fathers pocket book went all out. When he saw the receipts he almost had a stroke. He swore never again to make that mistake with your mother again.
Your hair, makeup and dress were all done for the affair. When she showed you the results in the mirror before you left with your father you swore someone had bewitched the mirror.
When you two arrived at the Governors estate your father pushed you to mingle. But you had not the heart for music and fun. Walking aimlessly about the crowded event until you spotted him.
It couldn't be could it?
Walking up to the man you presumed to be your long lost love you call out.
"Sam?"
It was him, adorn in his formal military uniform.
"Y/N?"
Your heart felt like it beat for the first time in ages. Swelling with joy tears almost fell from your eyes at the sight of your long lost love.
You hugged him instantly, but it took a moment before his arms reciprocated the gesture.
"I always wondered what happened to you. I even went to your house but I was always turned away"
"It was all my fathers doing. Did you receive my letters? My mother made sure to mail them daily, but I never got word back."
Even through your despair you had never stopped writing. Everyday even when your mind tried to insert logic you still wrote. You could barely spell and your mother was of no use in that matter, but that did not stop you.
"What letters?" He was at a loss and that is when your heart began to hurt a little at the betrayal of you're only ally.
Every shopping day your mother would buy you the most gorgeous letter paper to write to him with, only to never send them. But why?
"I wrote to you every day Sam I swear it" you were in denial. She wouldn't have done that. No never her. Not your mother.
"Honey who is this?" A beautiful woman appeared from his side.
"This is an old friend. Wanda this is Y/N"
She was so striking and much younger than you. "Oh hello he talks much about his youth here in this state, but I'm sorry I don't recall you." You could see her trying to recall a memory and even with the scrunch of her brow she was a sight.
What would you say to her? That you were his first love, first kiss, that he had proposed to you. That you still had the daffodil he gave. Now pressed in the holy book on the page that would have held your vows.
"I.." You looked at him. His smile was for her now. You were nothing, but a ghost playing among the living. "I went to school with him when I was much younger, but never completed." She smiled at you so pure and overflowing with love for him that it made you sick, but you forced yourself to mirror her.
"Well it was nice meeting you, Y/N.." She said through the loud music."but if you will excuse me I would love to dance with my fiancé." Pulling him away. As they departed what was left of your heart felt as if it had rolled in glass.
Every breath brought a pain and as your vision began to blur you saw your father approached with that look. That look that you had not the energy to deal with. So you took off. Walking swiftly through the crowded ballroom zigging and zagging not knowing where to go. You were boiling over, but you didn't want the world to see. For Sam to see.
As you scanned the massive room filled with people you spot a staircase that wrapped along the wall. You don't know why you went to it, but you did. Ascending the stairs as quickly as you could in your full dress. Tripping only twice on the petty coat underneath, but still able to stand up right. There were fewer people on this level, each in their own conversation of this or that. Taking a deep breath you decide to turn left. Passing awkwardly by the smaller groups of people before stopping at the door at the end of the hall.
The massive wooden door was unlocked when you tried the handle. Pushing it open you could see no lights. Entering the darkness of the room, the blackness poured over you then the tears fall before you could close it behind you. With your back pressed to it you slid down the door and on to the floor. The sound of the booming music from the band hiding you're sobbing from the world.
As you cried you felt the cold breeze of the night prickle your skin. Looking you see the sheer curtain dance in the wind the color of the moon light giving it a soft ghostly hue. Standing up you walked to it. Opening the curtain you found the window to actually be a small balcony.
Walking out to the banister at the end you stare up at the moon and the sight of it filled you with loneliness. A small part of you had held out hope that Sam still loved you, would come for you and you two would live out those childhood wishes from long ago. But he wasn't and your father would surely be tossing you out by the morrow.

You didn't know how, but somehow you had climbed over the railing. Staring at the earth below.
What was the point? You couldn't work, too old to marry. Born to be nothing.
"You shouldn't be here." A voice came out from behind the ghostly veil.
Turning your head you look back to see, but when you spotted him you only stared through him.
Holding on to the steel frame of the balcony you lean forward. Hoping that when you fall and kiss the ground that the pain would be swift. So you let go.
"No you don't"
He was fast. Catching your wrist before you descended. Looking up at him you could see him clearly now. The strain on his face had his veins busting through his flesh as he pulls you back up and over the banister.
He had pulled you so hard that he lost balance and landed on the  floor with you on top of him.
Pushing yourself off his chest you straddled him. Your dress almost swallowing him whole. When he sat up he rubbed the back of his head and hissed. As he straightened himself, his height could not be ignored.
"Are you mad wo.." His words were cut off by the crashing of your lips to his. You just pressed them hard into his, your eyes shut tight as your fingers clasped the fabric of his formal uniform.
His hands came on to your shoulders and pushed you back. "They had told me these events were to be a prudish affair. Had I known women of this state were made of fire we would have united our states long ago." His strange accent had you gawking at him.
Your eyes fell to his uniform, the colors were all wrong. It was not of your state's formal wear, but anothers.
He kissed you this time, his tongue tickled your bottom lip the sudden wetness of it made you gasp and he took that opportunity to invade. Yours sat frozen in your mouth bewildered by the intrusion.
When his hands fell on your hip you yelped in his mouth. "Move for me" he said as his hands guided you back and forth on his lap. The friction of his pants on your bloomers was delightful. Moaning in his mouth your eyes shot open wide. Embarrassed by the foreign noise, but the man only chuckled on your lips.
Your hands released his clothes and wrapped around his neck. When he bit your bottom lip you bit his, when his tongue flicked yours you flicked his in turn. You let him guide you to every move. His hands fell from your hip, but you still kept the pace as the warm fuzziness of the feeling building in your core wanted more.
Placing his arms on your back he pushed you backwards on to the  cold balcony floor while never breaking his kiss. Your heart beat hard in your chest as you felt him press you into the unforgiving floor with your dress the only bit of comfort to it.
He pulled away again making you whimper. His smile looked so devilish as he stared down at you. "Your pure aren't you girl."
Your ears felt hot as his eyes looked upon you. "Yes" it came out almost as a whisper.
He bit his lip almost fighting off a bigger grin. Moving his hands from your back one hand glided atop your dress. Grazing both breasts before hooking his in it. Pulling the fabric down allowing your breast to bounce free in the night air. His warm palm overtaking the circumference of one breast filling your body with more fire.
Bending down you closed your eyes to receive a kiss, but it never came. His wet mouth latched onto your exposed bosom, making you pant. The flicking of his tongue drove you mad with wanting. His soft lips kissed each breast before sucking your nipple into his mouth. "Your flesh is sweeter than any honey I've ever tasted." His rugged voice sent you soaring to the heavens.
Bunching up your dress his hand moved slowly up your thigh. Stopping at your bloomers. "What do you want little dove?" He looked down at you again. Waiting for your answer.
Was this what Sam does to Wanda?
For whatever reason your mind could not picture him this way. So your mind drifted, thinking of the women of the night. The women that lived for the night as you are now. Your mother had spoke often about loose women. Whores she would call them. Good for nothings seen as no more than the corrupters of men souls. That’s why she never blamed your father for his misdeeds. You wanted to be a corrupter of men, to hold a power over them. Seeing as giving them power had brought you no joy in this world.
"I want to be a whore" at your words his smile dropped and a hunger unfamiliar to you grew upon his face.
Hurriedly pulling your bloomers down you could hear a growl from him. As if by the moon he would change into a wolf right before your eyes. His focus strayed from you but for only a brief moment as he fiddled with his own attire.
He lay between your spread legs poking at your muff with a rod harder than the floor that ached your back. "Then my whore you shall be" without another word he forced himself into you.
The pain and discomfort had you screaming into the night. Pushing him off, but he held steadfast deep in you up to his hilt. Tears prickled your eyes as the pain felt unbearable. Lifting your legs onto his shoulder allowed him deeper still and you felt too full.
"Please sir it hurts" you hissed. Your eyes pleading up at him.
"Not for long my dove" His hips slammed against you with such forced that you tried to crawl backwards away. But with his hands on your shoulder he locked you in place. Each time his hips slapped yours it sent jolts throughout your body.
Your mewls mixing with his groans while the music played from the ball down stairs. "It hurts!" Your voice quakes as he continued his punishing thrust. Your breasts jerking harshly from his movements while your legs try and force him off, but he went on undeterred.
"My..dove.. sing for me" and you did with every thrust.
Your back arched off the unforgiving ground as you felt your cunt stretched beyond its limits to receive him. Your nails dragged along his coat sleeves, snagging on badges here and there.
The pain of him faded into a wave of ecstasy. "More please" you panted.
"Does..my..dove..love.. my..cock" he teased as he watched your face transform from pain to pleasure. Hitting your core harder with each word, moaning deeply as he filled you.
"Mmm so-so good." You moaned. The pressure from him electrified your whole body. You could feel every inch of him and you wanted more.
"A whore..only for...me" he groaned. His chest pressed into your legs as his movements grew wilder. Your body felt a buzz, your flower so alive, clenching feverishly around him. His member started twitching, flexing inside of you and filling you with more warmth and wetness.
"Such a good little dove" he praised.
When he stopped he gave your lips one last kiss before falling over to your side. Your legs flopped to the floor landing with a thud shaking like a leaf in the wind. Turning your head to him, you examined the glistening features of his face.
"Who are you?" You panted out half exhausted.
As he began to speak the door creaked open in the distance.
"Y/N!" Your fathers voice shouted out. You sat up with a cold splash of reality hitting you.
When your father came into the room he had only seen the aftermath. A compromising position that sent him into a tizzy. Racing over to you he grabbed your for arm pulling you from your savior.
Pulling up your top and cleaning off your dress you prayed he had not noticed your very bare chest in the confusion.
"What are you doing who is that?" He roared furiously. "Speak"
*Smack
His slap faded into the nights air. He must be getting older, much more older than you thought him to be. His strikes barely fazed you now, but you held your face as if it still held the same power as they used to have.
"What were you thinking you stupid girl? Your chastity is you're only saving grace." He was furious. "I can't believe my own daughter a whore."
"Ah heeeehhhmmmm" the stranger cleared his throat behind you. His height towering over you and your father.
"Excuse me sir, but in my state we do not take Kindly to the striking of innocent women."
"And who are you to speak to me in such a ways army boy?"
"I'm lieutenant Governor Thor Odinson of the Asgardian state. New allies of your Governor's state."
Your father's eyes widened in shock as did yours.
"We were just admiring the constellations as we are ought to do in my state. Isn't that right milady?"
Your father looked to you to answer while Thor shot you a knowing wink.
"Well if you would excuse her intrusion sir, but she is supposed to be finding a suitor not laying about star gazing" he spoke nervously.
Pulling you out of the room by your arm as Thor faded into the darkness.
"What happened to your face girl you look a sight?" He said annoyed. "Go to the mirror and fix yourself" he pointed to a mirror along the wall right before the entrance to the room. "Had someone else spotted you, you would have been thought a harlot for sure" he huffed.
Hurrying away you rush to the mirror all the while you felt Thor's seed snake down your leg.

The last Mission (11/11)
AN: HERE WE ARE AGAIN for the last time of this story.
First I own you a reason for the long wait: just after the last chapter, both my sister and best friend became pregnant. Call me crazy, but I feared to jinx it if I continued this story. So I waited until both babies were born and a few months old.
So here we are and I hope you like it.

Plumbs.
It all started with plumbs and a trip to the market. It ended with them sitting in some prison-cell- interrogation-room- thing.
Obviously it was quickly prepared to keep him and if they would get enough energy they would be able to get out easily.
That much they knew.
What they did not know was what had happened to you. With the last time they had seen you was when Bucky had returned from the market and found Captain America in their hideout.
It was then that the soldier had taken over who tried to lead him away from you to later return to in safety.
Unfortunately it would not come to that: after an hours long chase they were caught and locked away.
Then, two days ago they had been moved and were now locked away in Berlin, Germany. If he was able to trust his knowledge and memories.
At one point well armed men had entered the room that held his glass-cell to give him food and water using a tube for him to drink the soup out.
They were treated better than the soldier had ever been by Hydra when he had been locked away. Apart from the occasional food they were left alone with no word ever spoken to them.
It was irritating and antagonizing.
Just like the rest of the time, they were musing about what might have happened to the two of you, when five well armed men entered. He recognized the patches to belong to the German police special force GSG9. They were followed by a General of the United States and some spec ops guarding him.
“Mr Barnes. This Gentleman wants to ask you a few questions.”, one of the police officers spoke and they nodded in understanding.
Doesn´t look like they like the General much.
“Well, you probably wonder why you are here. Well, we arrested you for the attack on the UN that resulted in a few important people deaths; but unfortunately you have an Alibi. Even though I am not trusting the words of your little whore much. But the Germans do-”
Anger started to burn in their veins. His opponent was speaking about you, that meant he must have met you; spoken to you. And they did not like it one bit.
“- Because of that they are thinking about releasing you. I say it is because they feel guilty. Who wouldn´t after not being able to save a baby.”
A Baby? Their eyebrows rose- First in shock, then confusion.
“Well, I would not in this case. The child of a monster can only turn out as one as well. And it is not like anyone would be loving it, right? You are unable to feel positive things and she will only treat it out of fear.”
Until that moment, Bucky and the Soldier had been coexisting inside the body and mind ; now Bucky stepped back on his own and handed his half of the reigns over to the soldier.
With their combined anger the soldier was able to break out of his restrains within seconds. Much to the surprise of the General and his guards.
Just as quick as the soldier had freed himself, his fist connected with the Generals nose breaking it and the surrounding bones upon impact. His security detail regained their bearings to late and were knocked out quicker than they were able to reach for their guns.
With his new goal in the back of his mind, the soldier made his way over the bodies of the detail (stealing their guns on the way) and dragging the generals body behind him. Now he had to find you and become sure about your condition.
Using one of the stolen guns, he shot the lock to his cell open and stepped outside with the general as his shield.
Outside, he was greeted by the German police officers with their guns drawn and pointing at them.
“Drop him and your weapon!”, the leader ordered once. Twice. Three times in total until he did as he was told. With a loud crack the head of the hostage connected with the floor, cutting the tension for a second.
He knew, unlike their American counterparts, German police officers were taught to shoot as a last resort and as long as he wouldn´t shoot at them, they would not do so as well. So he kept his weapon aimed at them.
“Why don´t we calm down and lower our weapons? If you do that we can arrange for you to speak to Ms (y/n). That is what you want, right? But first you need to lower your weapon and let us take you into custody-”
“SHUT UP!”, the soldier growled, “What did he mean you were not able to save a baby?”
He underlined his question with a kick to the knock out general´s gut.
“Sir, we can talk about-”
“Answer my question.”, he demanded again adjusting his weapon. The soldier knew he was skilled enough to kill or injure at least two of the officers before they would be able to kill him. And he hoped they knew so as well and would disregard their training and answer his demands.
“Due to an incredible unfortunate accident Ms (y/n) had a miscarriage. I am deeply sorry.”
Acting on pure instinct and anger, he was about to take the shot, when the sound of naked feet on tiles caught his attention. And there you were. Out of the corners of his eyes he saw you running towards him. Your hair dripping wet and only a towel around your body.
“I was just taking a shower.”, you told him and a short gush of relieve float down his spine. Taking your appearance as a distraction, the police changed their positions, catching the soldiers attention.
Not wanting to lose you as well, he skillfully moved you behind his body to shield you from any bullet that might come their way.
“Sir, please lower you weapon.”, the leader called out again, “Sir, we have proof that you are innocent of the crime they say you committed. Lower your weapon and we can talk about it. No harm will come to you or Ms (y/n).”
“Soldier.”, you hummed, “They treated me well. Made sure I had food and medical care. Can we take their offer? I am getting cold with only the towel and my wet hair… please?”
Slowly he lowered his weapon and swirled it around so he was griping the muzzle before placing it on the floor and kicking it towards the police.
“If you lie. I will kill every single one of you.”, he promised.
“We know. We will lower our weapons now as well. Ms, do you know the way back to the room you were in first?”
You nodded a yes.
“Then please lead the way, we will be following you. Helmholz has already organized a change of clean clothing for you.”
“Come.”, you whispered and did as told, the soldier hesitantly doing so as well.
Back in ´your´ room, you quickly got changed in the offered clothing and took a seat on the bench again while the soldier was pacing the room like a caged lion.
“I am sorry,”, you finally hummed, stopping him dead in his tracks.
“No. We should be sorry. We failed in protecting you. We caused this. We-”
“To be honest, the General you knocked out caused this whole dilemma.”, Tony Stark piped up from the door, “Easy Iron fist, I am here to offer a peace-treaty. You see. We have evidences that you are in fact innocent of placing that bomb. And that you were controlled by Hydra. We believe you know a lot about them and their plans and so on, and on and on. Because of that I want to offer you a deal: the two of you return with me to the USA and stay at the Avengers-compound where you will get treated for any injuries , be it mentally or physically, and be rehabilitated as much as possible. And with the two of you, I don´t mean Mr Split Personality here, but the two people staring at me right now.”
“Thank you but no thank you. I would rather end up in Jail than to live in the same house as the two people who got me into this situation in the first place.”, you growled, having no desire to have to see Captain spangled latex and the black bitch more than needed.
“Understandable. I am sure we can find a solution to that problem. But can I say that at Steven felt horrible and was trying to find you ever since?”
“Doesn´t change the fact that they made me go to that heli-carrier and didn´t allow me to get my ass out of there once they had what they wanted.”
The billionaire had nothing to answer to that.
“She decides.”, the soldier rumbled and you sighted.
“The compound is huge, I am sure I can find an area suiting your demands. FRIDAY, can you check for me?”
“There three apartments that are at the far east and north of the compound that have their own entrances and can be locked off the rest of the compound.”
“Thank you. FRIDAY.”
“My pleasure Boss.”
“Your call Ms. I will personally make sure that neither of the two will bother you. I will even make sure you have a job. You were a secretary before right? I know someone who could need a new one.”
“Fine.”- Back into lock- down I guess. Not that I am already used to it by now. And it really would be best for Bucky, and the soldier as well. Why did I had to take that damn job in the first place. Screw you benefits!
“Awesome. I will get everything ready and we will depart as soon as possible. Why don´t you order food on my tab.” And with that he was gone.

Three month had gone by since then and you had started to feel comfortable in the apartment you were living in now. There had been a small , very small funeral for your dead boy, where only the Soldier/ Bucky had been present and Wanda, who turned out to become a wonderful friend of yours.
Once you crossed path with the Black widow and to the surprise of the two of you, you broke her nose with a punch to the face. Both of you were shocked, but you could not see her reaction, because as soon as your fist had connected with her nose, the soldier had taken over control, thrown you over his shoulder and walked away into a different direction than you first had been on. Captain America was different, Wanda had shown you proof that he had really been trying, with an endless number  of sleepless nights to find you, and so you had had decided to at least give him a chance.
Now only time would tell your future and what it brought for you. One thing you new though. I would not be boring.

Roguish Women Part 45
Summary: Kate is an American who fled to Paris to escape her past life. Now she's dancing and  playing the part of a courtesan at the Moulin Rouge. There she meets Tommy Shelby who thinks she can be useful in expanding his empire. But has he been blinded?
Part 45: The night of the boxing match, everything is not what it seems.

            Alfie was sitting on one of the benches in the back of the venue. He was wearing a wide-brimmed hat and had both hands resting atop his cane. He didn’t appear to acknowledge Kate when she walked in, but then he addressed Tommy behind her.
            “Tommy, mate, you mind if I talk to her alone?” He requested.
            Kate wasn’t sure she’d ever heard Alfie be so polite toward Tommy without at least adding in a smart comment or simpering look. It gave the atmosphere a strange feeling.
            Tommy hesitated but she gave him a reassuring look. He nodded and left them. Kate went to sit across from Alfie. “Something’s different with you.” She remarked right away.
            Alfie lifted his head to look at her. There certainly was something off with his demeanor. He seemed less intimidating, yet he wasn’t relaxed. Perhaps he was lost in thought. “Everything’s upside down, innit?”
            “Tell me about it.” She sighed.
            “I weren’t going to tell Tommy yet, but I think I can trust you. We’ve got a mutual trust, yeah?”
            “Of course.”
            Alfie nodded, clearly thinking to himself. For the first time in Kate’s experience, he appeared tired. The man has always seemed full of life, not matter what mood he was in. “Been to the doctor. Said I’ve got skin cancer. Must’ve picked it up from the war, the gases and such.”
            “Oh.” Kate’s heart fell. “Alfie, I’m sorry-”
            “No need for sympathy.” He waved her off. “Just wanted you to know why I’m retiring.”
            “Retiring.” She looked surprised and could hardly wrap her mind around the word. Like most of the world, she assumed that nothing could unseat Alfie from his pedestal in life. He would be the last one standing.
            Yet, the world really was upside down.
            “What are you going to do?” Kate asked.
            “Margate, have you ever been?” He wondered.
            She shook her head. “No. But you’ll go live out there on your own?” Her brow wrinkled in worry. After spending a lot of time with Alfie, she knew that his mind could be a powerful weapon. She just didn’t know what would happen when he would let himself go out to pasture.
            He chuckled. “Love, I’ve been on me own for a very long time.”
            “I was too.” She reminded him. “I was on my own for most of my life. And was I hesitant when I found Tommy? Of course, I assumed that love was just not in the cards for me. That this was just some punishment that I would only have feelings for him from afar.”
            “Hm.” He grunted, clearly listening but not too convinced.
            “I was out talking to Alice and some of her women. I met Lillian’s sister, Mabel.”
            The name instantly caused a reaction in Alfie. His blue eyes looked up at her to see if she was sincere. His eyebrows lifted in surprise. He straightened up a little. Clearly, this woman had made an impact on him at least once or twice.
            “You know who I’m talking about, right?” Kate asked, feigning innocence. As if she hadn’t picked up on his body language.
            “Erm, yeah.” He admitted. “We grew up together. There were times when I thought…”
            “That maybe things could work between you two?” There was no need to tease him or throw in his face that she had been right. After all, he had listened to her all that time ago when she lamented about her feelings for Tommy. He was frank with her and didn’t poke fun at her expense.
            He sighed and ran a hand over his beard. “I don’t matter anymore.” He said curtly. “I don’t even know how long I’ll fucking last at this point. It would be cruel to string her along only to end up six feet under. Then she’s gotta pick up the pieces. Ain’t that heartless.” He mumbled.
            Kate crossed her arms over her chest. “So, you’re just going to go to Margate, sit around, and wait to die?”
            His eyes left her face. “Don’t know what to tell ya.”
            “Just spend time with her.” Kate urged. “There’s no expectations. But companionship eases pain. I consider you to be a good friend, Alfie. And I would never forgive myself if you died alone and miserable.”
            He smiled humorlessly. “Don’t think that’s a fitting punishment for me?”
            “No.”
            He chuckled. “That’s why I’ve always liked you. See the world differently, always have.”
            “So, you’ll listen to me, then?
            “Perhaps.” He grunted as he stood. “But not now. I’m gonna make myself scarce. This place, right, is about to get very messy and I don’t want any part of it.”
            Her smile faded. “What do you-”
            Tommy stepped into the room. “Kate, ready?”
            “Okay, let me just…” But Alfie was already on his way out.
            “C’mon.” Tommy ushered her out of the room as well. “Time to get going.”
            “Yeah, I’ll find my way back to the seats.”
            “No, there’s a car waiting out back. It’ll take you home.” He clarified with a hardened look on his face.
            “Home? The fight’s barely even started.” She protested. “I was planning on having a nice time with the girls tonight whether you were going to conduct business or not.”
            “The plan was to have you seen going into the fight.” He replied, leading her further back into the venue, away from the cheering crowds. “But I don’t want you anywhere near this place.”
            “Tom, you know something’s going to happen, don’t you?”
            “I’m not sure.” He mumbled. “I just want you to be safe if something does.”
            The two stopped by a back door. “If something’s going to happen then…”
            “My priority is keeping you safe.” He touched her cheek and kissed her forehead. “Keeping our children safe. So please don’t fight me. Once this is all over, you and the ladies can have a night out together. Something better than a fight like this.”
            Kate sighed softly and nodded. “Alright, but only because you said please.” She kissed his cheek and let him lead her outside.
            There was a car waiting with two of the Peaky boys. The driver stepped out to open the door for Kate. “Mr. Shelby, Miss Lynch.” He greeted politely.
            “Take her straight home, make sure she’s inside before you leave,” Tommy ordered, helping Kate into the car.
            “Yes, sir.”

            It wasn’t a long drive back to Watery Lane. Kate was a bit lost in her thoughts. On the surface, she was upset she wouldn’t get to watch the fight with Alice and the others. Deeper down she was worried about Alfie and his cancer. She was so caught up in her thoughts that she didn’t notice when the driver pulled up to the flat. One of the boys had gotten out to open her door.      “Thank-” Kate’s sentence was cut short by two gunshots. The young man’s hand dropped and he fell backward to the pavement. The driver got out of the car to return fire but was quickly gunned down.
            Kate panicked and reached for the pistol strapped to her thigh. Ducking down, she tried to figure out where the gunfire had come from. The door was only feet away, if only she could run and unlock it within seconds. Then maybe she’d be safe. But that was too risky.
            The street went quiet again and all Kate could hear was her heart pounding in her chest. In the distance, a couple of people yelled out to one another. She prayed it was some of Tommy’s men, coming quickly to her aid. But she also knew that a lot of his forces were watching the boxing match.
            “Katie.” A voice called out from a little way down the street.
            Her eyes screwed shut. She should’ve fought harder to stay at the match. Or at least she should’ve had a few other men come with her for protection. Maybe even Tommy or Alfie.  
            But now she was huddled down in the car, waiting for the Mickey to get there.
            “Come out of the car and face me. You were so tough before, weren’t ya?” There was a pause then, Mickey shot the mirror off the side of the car.
            Kate was shaking but she knew she was a sitting duck either way. So, she cautiously stepped out of the car, her hand wrapped around her pistol.
            Mickey laughed. “You’re going to shoot me then?” He asked. “When you don’t even know how many men I have with me? When you don’t know what I have to offer you?”
            She let her finger rest on the trigger. “I think you’re alone. Luca has men at the match. His numbers are already low. Why would he waste any more manpower on me?”
            “Because he knows I’m not here for the Shelbys. Sure, they’re better dead to me.” He shrugged and tucked his pistol back into his holster. “But you, I’ve got a score to settle with you.” His eyes darkened.
            “I know why you’re here.” She shook her head, not letting her gun move an inch from his face. “You’re trying to get me to turn on Tommy.”
            “You had so much more in Boston. You had a whole empire at your disposal. Anything you wanted; Santo would’ve given you. But you just couldn’t accept a good thing, could you?” Mickey began to circle around her. But Kate wouldn’t let him in her blind spot. “Now look where that gypsy has gotten you now? This shithole? I guess it’s fitting. You belong in a place like this. I just thought you always wanted something more. Wasn’t that why you went after Chicago? Tried to get their market? And who put them in line for you? Who evened the score when you weren’t even planning on repaying him?”
            Kate didn’t answer.
            “You could never be grateful. I told that to Luca but he didn’t seem to care. Still wanted me to extend a kind hand to you.” Mickey clicked his tongue in disapproval. “So, this is your last lifeline. This is why you aren’t going to shoot me. Because you know I have a good deal for you. And you know that I know you’ve been waiting for this. Because you’re damn good at double-crossing people. So, it’s about time you’ve betrayed them.” He stopped moving and stood right in front of her. “The Shelbys are already dead in the water after tonight. Either we hunt you down with them, or we give you a way out.”
            Kate pulled the trigger, sending a bullet right between his eyes. As Mickey fell, she stood over him. “There’s your way out.” She spat.
            “Drop the weapons! You’re surrounded!” Someone called from further down the street.
            Kate recognized the voice from one of the boys who worked at the betting shop. “It’s alright, it’s Kate.” She yelled back.
            “Oh, Miss Lynch.” He came jogging up to her with three more men at his flank. “We heard gunshots, is everything alright? Are you hurt?”
            “It was one of the Italians.” She pointed her gun at Mickey on the ground. “He ambushed us but I got him. There are two others dead.”
            “There could be others nearby.” One of the others piped up.
            “Right, Miss Lynch, you should get inside just to be safe. We’ll take care of it.”
            Kate felt oddly at ease. Maybe because she knew Mickey had been after her ever since they figured out, she had killed Santo. Now, that part of her life was put behind her. If the North End Italians knew what was best for them, they’d leave her alone. After all, she had killed both of their leaders in a matter of a couple of years.
            Returning her pistol to her holster, she entered the flat and locked the door behind her. She decided it was useless to try and get a hold of Tommy. There was far too much going on there, a lot of it, Kate didn’t even know. Mickey seemed to think Luca would get the upper hand. But they didn’t know that Alfie was on their side.
            So she put on the kettle and hoped everyone would make it home okay.
            She was too nervous to fall asleep even though the night wore on without any word from Tommy or anyone else for that matter. She sat up in the parlor, waiting for headlights to pass by the window, alerting her that Tommy was home.
            She could explain that she had gotten rid of another Italian, knocking Luca’s list down another man. She got a hopeful feeling that maybe after the boxing match, they would have the upper hand. It could only be a matter of days before they were all free again.
            But when the headlights stopped in front of the home, there was only bad news coming through the door.
            “Arthur’s dead.”

Gangsta? (TH and HO short)
Description: Tom has to pee and Harrison has a deal to make. What happens when the two mix? It’s a disaster waiting to happen.
Warnings: stupidity, slight violence, this is not meant to be taken seriously 
Word count: 2,400
Harrison was more cunning than Tom knew him to be. Harrison was able to afford luxuries that he shouldn’t be able to. Harrison could handle himself in a fight, even with someone double his size. Harrison was out at late hours that weren’t considered normal. There were so many signs, yet Tom never asked. 
He should have. He really should have.

“Harrison, mate, you ready to go?” Tom chugged the rest of his pint and gently slammed it onto the bar countertop. He pulled out a fiver for tip and placed it beside the empty glass. 
Harrison bro nodded. “Yeah.” He pulled on his brown leather jacket as Tom pulled on his black one. They could be brothers if it weren’t for the different last names, and color of hues. 
As Harrison opened the driver side door, he remembered the small thing that he needed to do before they went home. “Aye, mate, I need to do a small errand.” 
“Ace,” Tom replied. “But I’m gonna need to take a piss soon.” 
“Ight, it’ll only be a tad of time,” Harrison chuckled. 
The drive to the warehouse was fairly short from the local bar they’d chosen to go to that night. This warehouse during the day was for a fish market and at night, well, that was only for Harrison and his group to know. Not even Tom knew of what went on behind these doors. 
Harrison pulled up into a spot a few feet away from the front and reached out to stop Tom from getting out. “Stay in the car, Thomas.” 
“What? Why? I told you I was gonna have to take a piss.” Tom furrowed his brows.  
“I’ll be out soon. You can go when we get to the house.” 
Tom eyed his best friend for a moment before sighing heavily. “Alright, mate.” Little did Harrison know, he needed to go so bad that if it was more than five minutes, he was going to pop inside to go wee. 
After Harrison slipped out and through the two deadlock doors, Tom reached out to turn up the volume. He switched the tunes to his workout playlist. Tom rested his hands on his knees and tapped his foot along to the beat. He casually observed the outside of the fish market building; the stench had already seeped into the car and it was hard not to gag. Though the pier nearby definitely didn’t help. The interior probably matched the exterior; he’d never been inside it before. 
The more he thought about it, it was probably worth the wait. But then again, his bladder wasn’t being cooperative. Tom licked his lips before made the split second decision that he couldn’t wait. It had been longer than five minutes. He turned the car off, pocketed the keys, and jogged inside. He didn’t announce himself to not be a bother. He only tried to slip through the small hallways to find the loo; it proved to be more difficult than anticipated. Finally, he was able to relieve himself. It was so satisfying; he felt like a new man. He decided to search for Harrison and came into the open part of the building and there stood a group of men with piles of cash and duffels that were full of something.
What the… bloody fuck? 
Tom’s face fell and his heart began to speed up at the unsettling atmosphere. It caused his skin to crawl. Normally this wasn’t a big deal since it was usually when they watched a scary movie, but this was real. This was a real danger. Seriously, he had no idea what the hell was going on, and he wanted to make his case. But by the look Harrison shot him from below, he kept his mouth shut.  
“I thought you said you were alone, mate?” one of the burly men questioned, taking a step toward Harrison. 
Harrison didn’t falter his stance though, and only pocketed his hands into his trousers. “He’s not a snitch. He won’t cock this up for us. I got your coke and you’ve got my pounds. We’re done and will be on our merry way.” 
He reached out to start stuffing the stacks into the duffels, but the man stopped him with a hand on his chest. “No, we ain’t. We don’t trust him.”
Tom swallowed hard, and took a step back, which then he ran into something hard. He hadn’t remembered being this close to a wall. He turned around and his eyes went wide at the man who blocked his only way out. 
“Listen, I won’t tell. I didn’t even know what’s happening,” Tom shouted. I mean, he could put two and two together, but he wasn’t going to admit that logic. It was clearly not the best time. If they survived, he was going to need a serious discussion with his so-called best friend.
The man picked him up out of his own free will and carried him down the stairs.
“Come on, man! Put me down!” Tom squirmed to get out of his grip, yet couldn’t do a single thing. He was twice his size; it wasn’t like he was the tallest guy to begin with, though he never used that as an excuse. Well, that was embarrassing. 
“Thomas, quiet,” Harrison ordered and returned to his previous act. “Really, Gerard. It’s me. I’m professional when it comes to this. We’ll get this sorted, as usual.”
Gerard crossed his arms with a cocked brow. Slowly, he shook his head. “I don’t buy it.”
Tom’s burly man smirked grimmly and reached out to rest a hand on his chin. “Think you’d get any more roles without that pretty face?” 
Tom brushed his hand away and straightened out his navy tee. “Yeah, man. But please don’t hit me.” 
Harrison huffed. “Would you stop the American accent?” 
“I’m sorry,” Tom retorted. “I slip into it when I’m nervous.” 
Gerared chuckled, it was low and definitely evil. “Take em, boys.”
It was five against the two of them; which wouldn’t normally be the worst odds in a movie setting, but this wasn’t a movie. Tom did the only thing he could think of and held his hands up in fists. He and Harrison stood back to back. 
“I told you to stay in the cab,” Harrison whispered. “You’d be safe if you did.”
Tom couldn’t stop his eye roll. “Well, I had to pee… You never mentioned you were involved in this… work.” 
Harrison actually chuckled. “You never asked, mate… Trust me, I got this.” 
The two of them prepared for the worst in a fight. Tom had to search deep down for all the training he’d done for Marvel. There was a little bit of Karate. It was mostly harnesses and cardio. This was life or death, so he’d do what he could with his adrenaline. 
The men dealt knives as they surrounded them and Gerard had seemingly disappeared with his coke and part of the cash. Well, that was fucking rude. 
“Are you losers gonna make your move or are you too scared to take old H on?” Harrison mocked. 
Tom seriously would need to have a conversation with Harrison after this. That was if they weren’t having to rush to the hospital on a bus. 
Finally, a man with a goatee made a jump at Harrison. He ducked the throw and sucker punched his kidney, then kicked out the back of his leg. He made a quick decision to grab a net nearby to choke him out. 
Tom’s eyes went wide. “You’re gonna kill him, H?” 
Harrison grimaced between clenched teeth, “It’s us or them, Thomas… There’s no inbetween play… I won’t let you die.”
The man’s face turned a deathly mixture of red and purple as he clawed at Harrison’s hands. Tom couldn’t watch the final moments of it as the guy from earlier made his move. Tom ducked the punch in half circle step, swiftly he had to add, and he dodged around to behind to jump onto his back. He tried the technique he’d seen on screen and tucked his arm under the chin and used his other hand to lock it. He used his own body momentum in an attempt to bring him backwards and off-set his balance. 
The guy who was definitely more experienced than Tom didn’t falter at all, and he reached back to grab Tom by his shoulders and threw him over the table. 
Tom coughed at the loss of air and gripped his ribs area. This was way different than being on set. He knew there was no luxury of time and rolled over to get up as fast as possible. And luckily he had as the man tried to smash his face in with a wooden board he’d grabbed. He did one of the karate kicks he remembered from training, which was a low kick aimed at the ankle and he spun around to stand up. Before he could attack again, another rammed into him. 
“For being Spider-Man, you suck at brawls.” Harrison came in to help and double-spun kick the guy in the face. “I’m not sorry, Lou.” He knuckle punched him into the throat he’d exposed by pulling his hair back. 
“I wasn’t training for real combat,” Tom scoffed. “What can I do?” 
Harrison shook his head. “Keep your distance.” 
Tom nodded shortly and hurried to the side. Then after a few seconds, he found a metal bar to use as a weapon. He didn’t want Harrison to take all the heat for the situation he created. If he would’ve just fucking held his bladder, they wouldn’t be in this mess. Granted, if Harrison wasn’t involved in whatever this was, they wouldn’t be here in the first place. There was no reason to get angry, it wouldn’t fix anything. 
When he was able to gather his bearings and register the surroundings, he realized Harrison had taken out two already and was battling the last three on his own. The other two hadn’t waited until he finished with Tom’s man. Harrison was able to so meticulously counter their attacks with blocks, kicks, and punches. The muscles were not for show; most of the time anyway. He seemed to be taking care of himself pretty well, yet Tom couldn’t stand by. That was who he was as a person. 
Tom battle cried and sprinted at one of the open men. He swung the cool pole straight into his face; the remorse that pooled a weight into his chest wasn’t missable. These men were humans, mixed up in the wrong work. That was the same case for Harrison. Yet, Harrison’s words wrang in his head and he knew that this was a special case scenario. He’d let the guilt eat at him later. 
Harrison and Tom found their sync to battle the final three, which quickly became one who held his hands up in the air. 
“You know what? I don’t like Gerard. He’s a bit wonky.” 
Harrison smirked. “He is a plonker, but so are you.” He ripped the bar out of Tom’s hands, leaving a weird sensation on his hands, and it only took two swift blows for the man to be knocked out on the ground. 
Harrison dropped the metal before he straightened out his shirt and grabbed his gold Rolex from the ground, which must’ve fallen off in the midst of the violence, and clicked it back on. 
“Are we going to talk about this?” Tom questioned as he stayed a foot away from Harrison who took what money was left. 
He thought about it, cocking his head slightly to the side, then shook it. “Nope. You’ve got your work, which has its secrets, and I’ve got mine, which is all secret.”
Harrison knew he’d have track Gerard down for the rest of his payment, which would involve more bodies he’d need to kill. Gerard was known to be melodramatic about all of this; it wasn’t that serious. 
“Come on, let’s go.” 
Tom sputtered out a couple laughs, turning hysterical. “You’re fucking joking? I’m not going anywhere until you tell me all about this work! Tell me everything, H!”
Harrison looked his best friend in the eyes; one of them practically swollen shut. Tom had taken quite the beating, yet stayed in it. He was practically pleading. “I… can’t. Just know I’m okay, yeah?” 
“I want to say no…” Tom observed all the unconscious, bloody men and laughed his breath. “But clearly you do. I’ll leave it alone for now, gangsta Harrison.” 
Normally, it was mobster Harrison and the gang leader of a high drug dealership. Of course, it was all underwraps. He’d take this new one as a complement. 
Harrison smiled cheekily, wrapping an arm around his shoulders. “Gangsta Harrison, I like the sound of it. Never considered myself one before.” 
Tom shook his head. “I can’t believe you do this on the side.”
The two of them each carried a duffel and headed out of the warehouse. 
“Where did you think I went at the odd hours of the nights and mornings?” 
“I don’t know. To go to the clubs… to workout...” 
Harrison snickered. “Sometimes I was.” 
Suddenly, a dread hit Tom. “They’re not gonna find and torture me for payback, are they?” 
His friend thought for a second, then let out a puff of air. “Maybe, but I’ve got you, mate. They won’t if they know what’s good for them.” 
What was good for them. This wasn’t good for H. Tom was worried, yet they were both alike when it came to being stubborn. They didn’t back down from a daring role. 
“I’m glad I’m on your side,” Tom remarked, giving Harrison one last squeeze before he got into the car. 
“I am the good guy in this case.” Harrison cheesed. It was so handsome, Tom couldn’t stay mad. 
He shook his head. “That you are.” Then he opened the passenger side door to get in. After Harrison had got in, he couldn’t resist saying, “The wee was a good one I have to admit.” 
“Thomas, never go wee in this building again.” Harrison started the car. 
“Yes, darling H,” Tom retorted with a laugh. 
 Harrison reached over to whack the back of his head. “Don’t call me that. It’s Gangsta H from now on.”
Tom held back a laugh. “Okay, darling Gangsta H.” 
“Thomas!”

Well, hello there! And welcome to another episode of Real Estate Investing with Jay Conner. I’m Jay Conner, The Private Money Authority. And also the host of the show. And if you’re brand new to the show or never tuned in before, here we talk about all things, real estate investing. We talk about single family houses. But the majority of the time we do talk about single family houses and how to never miss out on a deal for not having funding. So I knew I had to find a better way and a more efficient way to get my deals funded. So that’s when I learned about private money. I was able to raise over $2 million in private funding from the time I started attracting the private money. So we know in the real world out there, even though there are many creative ways to buy houses and properties, at the end of the day, most of the deals are done and concluded by having all the cash ready to go.
So on today’s episode, I want to share with you four ways to get more offers accepted. Four ways. To get more offers accepted. But before I do, I have a free offer for you and you can’t be free. So let’s go ahead and jump into today’s show, which I’ve titled, Four Ways To Get More Offers Accepted. But before I go over those four ways, I want to, first of all, give you two underpinning principles that always helps you get more offers accepted regardless of the structure or the way that you have done so. Or that you’re going to structure a particular deal.
First of all, the way I do this business and the way I’ve done this business since day one is having a mindset of always creating win-win scenarios. It’s gotta be a win for everybody. And the way for you to create win-win scenarios is for you to have a servant’s heart. You see, if you have the mindset of I’m going to just come in there, you know, whether you’re looking to do a wholesale deal or you’re looking to, you know, make an all, you know, all cash offer and you’re just going to offer, offer, offer. You know, sometimes, it’s the price is not the, is not the main objective or the main motivating factor that seller has. You know, my students hear me talk all the time about when we are doing deals. There’s so many different people that win. We want to create a scenario to where the seller is going to win and they win by us solving their problem. We wouldn’t be in this business unless we had the opportunity to actually solve problems.
So we want a win for the seller. We also, if you’re going to use private money, we want for the private money lender to win by paying them a high rate of return safely and securely. When we go to sell that home, particularly if we sell that home on rent to own, then we’re creating a win scenario for that buyer because the buyer didn’t have any other way to buy a home until we came along and we have a program to where they can actually have a pathway on to home ownership. The American dream. And then we win as well because we are able to bring these solutions and these different structures together. Now, I just, I want you to really think about this win-win scenario. You see, sellers, whether you are meeting them in person or you are talking with them in person the very first time. The seller knows and can tell what your outlook is.
Are you there in that conversation just to make a deal? Or are you there to really fix their problem? You see, here’s what I’ve discovered. When my focus is on the other person and I’m really tuning into what they need and what their problem is that they’re wanting to have taken care of. And I’m really focusing on them. I don’t have to worry about me because you know, it’s like Zig Ziglar said, if you take care of enough, other people, helping them get what they want, you don’t have to worry about getting what you want in the overall scheme of things. You know, over the years we have purchased and invested in a lot of homes that were in foreclosure and I’m not talking bank and properties in this conversation. I’m talking about helping people that are in foreclosure, but their house or home has not yet gone to sale.
You see, here’s another example of creating Win-Win. When we have someone respond to our marketing and someone has received one of my letters, that’s in foreclosure. And they respond to us. One of the very first things that we ask is, do you want to keep your property? Do you want to keep your house? And if the answer is yes, then we’ve got us a checklist of 10 different ways that they can keep their house. And if any of those ways work, there’s nothing in it for us directly out of that deal. Of course, one of the first ways we talk about is have you talked with your mortgage lender about a deferment program to where payments that are in arrears can be put on the end of the note, and then you just start making payments currently right now.
So we go over these different ways. Unfortunately, most of the time they cause a financial distress and other reasons. The person is not able to bring their payments current or start even making payments on a timely basis. But at least they know we have these ways to offer. And if we can help them get what they want and that is keeping their home, then we do it. So that’s my first principle I want to share with you. Whenever you are beginning conversation with a seller, take on the framework and the hat of making sure that it’s going to be a win for them first. And then you’re not going to have to worry about yourself.
The second principle that I want to share with you before we get into the different ways of structuring these deals is I want you to right up front, tell the people, tell the seller what to expect in the course of you helping them out and possibly purchasing their house. For example, just this morning at 8:00AM I got a call last night from a individual that knew what we do here in the area of investing in single family houses. And they called me up and left a message last night. So I called them back at eight o’clock this morning, and we began the conversation. And here’s one of the first questions that I ask after we build a little bit of rapport. I ask the seller, I’ll say, well, tell me what your situation is. Tell me what your situation is, or just tell me about the situation.
Now, let me tell you what is so critical about you understanding and using that scripting of saying to the seller. Well, tell me about the situation. You see, when you say to someone, tell me about the situation, they could first start talking about the property and the condition of the property. The situation that the property is in. Or they could start telling you about the situation that they are personally in.
You see, when a seller contacts us and it’s an off market property, meaning it’s not listed in the multiple listing service. Then they have got a problem. Either the property has got a problem or they personally, or their family has a problem, or both. The property itself could be in distress. The people themselves could be in financial or personal distress, or both. The reason, one of the first questions I ask after building some rapport with the person. My question to them is, tell me about the situation. Tell me the situation. If they talk about the property, then I know that is one of their top motivating factors. And that is the property. They’re wanting relief of that property in some kind of way. Maybe they’re having carrying cost. Of course, they’re having carrying cost. If they still own it. Perhaps they need debt relief. Maybe the monthly financial burden of mortgage payments are just weighing them down. And you know, they just can’t stand it anymore.
I was visiting with a seller about a month ago, and that’s what it was. She had already moved into another home and still had the mortgage monthly payment, financial burden of the existing home. So when I said to her, well, tell me about the situation. First thing she started talking about were the monthly payments. So again, that’s one of the first questions you want to ask because when they answer that question, tell me about the situation. Then that’s going to tell you exactly what you need to hone in on as far as what the focus on, on solving their problem. So when I say tell them what to expect. This morning, as I was saying at 8:00 AM, when I was talking to this particular seller and we built a little rapport and you know, one of the first things they want to know is, well, how does your process work?
So after I had asked the question, tell me the situation. Well, let me tell you what her answer to the situation was. This is a house that’s located in Mill Creek, North Carolina. The situation when I asked that question, tell me about the situation. The answer was, well, there are six of us heirs to this house. It sits on the water. It’s got a nice water view, but there’s still some damage from hurricane Florence, which was a couple of years ago. And this person went on to tell me that they are the executor of this particular property and this person and the other five heirs had decided that they just want to liquidate the property and not put any more money in it. They don’t want to carry any more insurance on it. They didn’t want to pay any more taxes. And they told me without me even asking anything else beyond, tell me about the situation they said, we just want to get the mortgage paid off and not have the burden of this property anymore.
As a matter of fact, this person was actually responding to one of my probate letters that I had mailed out months ago, that my team had mailed out months ago. So I said, well, let me tell you how the process works. And so here’s how the process works. I said, first of all, I’m going to introduce to you. As soon as we finish this call, I’m going to do a group text introduction to Kim. Kim is our acquisitionist. And she’s been with us now for about 14 years. And Kim, what she does is she gets all the initial information on the property that you have. And then I ask, is it okay for me to send a group text to Kim and to you and get you two connected? So we can go in and get some initial information about the property. And the executor says, sure, that’d be fine.
I said, so after I introduce you all, Kim is going to call you, get some initial information about the property, and then we’ll do our research. We’ll find out what the after repaired value is on the property from our realtor. And then at that point, we will decide if it makes sense for us to schedule an appointment for my team to come meet you and whoever of your designee at the property and we’ll walk around and we will estimate repairs. And then from the time we estimate repairs, we’ll go from there and see if we can put together, listen closely. Put together a win-win scenario for everybody.
Now, again, that’s telling people and telling sellers what to expect. Now, there’s another very, very important part to telling people what to expect, because you see when you’re first having this very first conversation with a potential seller, there’s this skepticism that’s automatically built in. They don’t know what to expect. They don’t know how the process works. They don’t know if this is going to work out. So I want to tell you right here, and right now, how to immediately defuse any kind of stress or pressure that’s in the midst of this conversation, because I can tell you there’s already some type of pressure or distress from the seller standpoint, or we wouldn’t be having this conversation in the first place.
So here’s how you defuse the pressure. Take it off yourself if you’re brand new. And what I’m getting ready to say to you will immediately give comfort and peace and destress your seller if they are feeling stress. And here’s exactly what you say. You say, you know, I just want to let you know up front as part of our process and we’ve done many of these deals. You know, sometimes it works out for us to buy the property or in some way help you sell it. And sometimes it doesn’t work out for us to buy the property. And I just want you to know in either case that’s okay. Even if it doesn’t work out for us to buy the property or to negotiate or, you know, put a deal together. I don’t want to use the word negotiation with the seller because I’d already sets up like an inherent feeling of conflict. I want them to be at comfort and at peace. So I was like, even though, even if we can’t work out something together at the very least, I may be able to refer you to someone that can help you out of the situation.
You see that? I keep looping back to the word situation. So you see that’s part of explaining the process. Is telling them right up front, it’s okay if It doesn’t work out for us to actually work on this directly, but because my main cause and purpose and objective here is to help you with your situation. Well it works out for me to get something out of the deal or not is okay with me. My main purpose is in helping you out. Now let me give you another sub point about how this, how helping people out works out. And that is, you, God gave us two ears and one mouth, right? And the only way, not the only way, but the best way this is going to work out is if you become a listener like nobody else. I mean, when you increase your skill and talent of really listening, for example, back to the question, tell me about your situation. Now, when you say, tell me, when you asked him about your situation, you got to put on your listening cap and the taking copious notes, because the more they tell you about the situation, I can tell you what they are talking about. It’s what’s most important to them.
Now, as I mentioned a couple of minutes ago, a lot of the times, it’s not always about the price. Let me give you an example. Not too long ago, I was talking with a seller about, I was actually talking with the daughter of the mother that lived in the house. This was in a small home, over in Newport. And I was talking with the daughter and I said to the daughter, tell me about the situation. And here’s what the answer was to that question. You know, the first answer was there were six heirs on this home in Mill Creek. They didn’t want to do any more to the house. It needed repairs. The six heirs don’t want to mess with it.
When I’m talking to the daughter on this home, over in Newport, here’s the answer to the question and I’ve got my ears wide open. I said, tell me about the situation. The daughter says, well, my mother has been living in this home for years. In fact, it’s been living in this home for decades and she’s come to a point in her life to where she needs to move out because she needs to move to an assisted living area or an assisted living home. And she doesn’t know where she wants to go, but we know we need to sell the house in order to provide income and revenue to pay for the assisted living. I said, after she answered the question, tell me about the, she didn’t say anything about the property. It wasn’t the property. It wasn’t the upkeep. The problem to tell me about the situation was the mother needed to move on and did not know where they were going to go. And they needed money to start making that decision.
Since I had my listening ears on. Here was the way I structured the deal. I said, I’ll tell you what I’ll do. I’ll pay you all cash. Using private money. I didn’t tell them private money cause they wouldn’t know what I’m talking about. I said, I’ll pay you all cash for the property and I will let your mother live in her home for a another 90 days, three months, rent free. For you and the family to have plenty of time to find a place in assisted living area. And you can go ahead and get, you know, I’ll give you a partial cash upfront as a down payment before we, or earnest money before we actually close on the deal. So you all can all start. You can go in and start making arrangements on the move.
Guess what I discovered from that offer because I had my listening ears wide open. I learned after we closed, the daughter told me after we closed, she said, Jay, I just want you to know that I had another investor offer me more money than you did, but I want you to know the reason we took your offer was because you understood what my mother needed. My mother needed some cash now to go ahead and start finding the assisted living home to move into. And because you were able to work with us and give us some money up front and then close out a completely 90 days down the road, then we took your offer. Even though it was a lesser amount.
Now, let me tell you how I structured that deal. Okay? So I structured that deal with seller financing. So I told you up front in the beginning of this episode, that I was going to teach you four different ways to get more offers accepted. So this was a combination of seller financing and private money cash. Alright. So this is seller financing.
So number one way, I call it Seller Financing with Principle Only Payments or Seller Financing with Equity Payments. So this strategy can be implemented in many different ways. Seller financing with principle only payments or equity payments. That means the same thing. What that typically means is when the seller is selling a house that’s free and clear of any mortgages, have any notes or liens attached to it. Then I offer to make them payments that will go 100% towards purchase price until I cash it out.
Well, let me tell you what I did in this case. So you say, Jay, how can you give them money up front and you’d be protected? What if I take the money and run? Well, they can’t take the money and run. What we did is we went ahead and closed on the property at the agreed upon price. But all I did was a 90 day note. You see, they needed cash. In this case, $10,000. They needed cash $10,000 down to go ahead and start finding the assisted living area, moving and et cetera. So I had my real estate attorney draw up a note and a mortgage. And so I gave $10,000 down at that point of the down payment at my real estate attorneys closing office. Title was went ahead and was transferred to me.
So I own the house. I own the house. You never give a seller any money. Of course, all the money goes through the trust account, right? They get the money at closing. Alright. So now we have a note in place. And so I’m going to pay it off in 90 days. But as part of the agreement in this negotiation process, I’m not going to pay it off until the mother has moved out of a house. So you see, that’s how I structured that deal, making it a win-win scenario and giving the mother and the daughter exactly what was needed. So that’s number one, seller financing with equity payments, principle only payments, or in that particular case, a down payment that 100% of that went to purchase price. And then the balance was paid in 90 days. Now, where did that money come from? Private money, of course. But it was a combination of seller financing, a 90 day note, transfer the title and ownership at the time of closing and then paying it off with private money at the end of 90 days.
The second way that I want to teach you today on structuring deals is what’s called, Seller Financing with Interest Only Payments. Seller Financing with Interest Only Payments. This is also called Seller Financing by Your Seller Being a Private Lender. This is making the seller of the property, your private lender. Well, how in the world does that work? This strategy works when you’re dealing in higher end, higher priced properties, where the seller is very, very intent on getting their price. Okay. So I have a friend who recently negotiated a deal and the price of the property retail was $800,000. Well, the seller wanted full retail.
Well, they knew they could negotiate this deal, but they could only, they didn’t have private money lined up for $800,000 price. So they negotiated with the seller to sell to them with just interest only payments for 12 months. And for the, during that 12 months, that gives them. So it’s, you know, interest only payments can typically be less than principle and interest payments. By doing interest only payments that gave the real estate investor, my friend, plenty of time to locate a rent to own buyer on this very high end property over on the beach, it’s a resort property. And they can negotiate the deal. So that’s two ways to use seller financing, seller financing with principal only payments, seller financing with interest only payments.
There’s actually another seller financing strategy. I’ll go and share with you right now. I’m not going to have it displayed at right now, but that is, Seller Financing with NO Payments Until Cash Out. Seller Financing with NO Payments Until Cash Out. So when you have a seller, particularly on a free and clear property and they don’t need the cash flow, then you can, Oh, my podcast producer is brilliant. He’s already got it up there. Seller financing with ZERO payments. So you can negotiate the deal to where you buy it with nothing down and no payments until you find a buyer. And when you find the buyer, you use the buyer’s money to then cash out your seller, and then you retain of course the profit over and beyond the price that you all had negotiated.
So that’s two ways. Actually three ways. So now what is the next way? And y’all have heard me talk about this a lot. And that is Buying with a Subject to the Existing Note. Buying Subject to the Existing Note. So simply that is when someone will, they’re wanting retail value or they’re giving it to you at a discount. They’re willing to sell you their house, leaving the mortgage in their name, and they’re going to sell it to you, transfer the deed and you are agreeing to make the payments until you find a cash out buyer. Who’s willing to do that? A motivated seller who is interested solely in debt relief. You see the person I just told you about a few moments ago that I met about a month ago. They, that was their main motivation. When I said, tell me about the situation. And the situation was they needed a debt relief. So this strategy even works when a seller wants full retail price, where you can buy a house at full retail price, subject to the existing note, if and only if, the underlying monthly mortgage payments are less than what you can bring in per month with, you know, a rent to own monthly payment. So subject to.
And then the fourth way, of course, is Paying Cash with PRIVATE MONEY. Using Private Money. And I can tell you that this in the real world out there is the way for you to ensure, to never missing out on a deal because you didn’t have the funding. Most sellers, even though we’re talking about these different creative ways are going to require all the money. Well, those are the four ways before I let you go on today’s show. I want to give you a strong negotiating tip and strategy on how to negotiate when it really is all about price with the seller. And that is I have got a formula. And for all of you that are in the Private Money Academy that I just offered with the trial. I have a formula that I share with all the Academy members that shows a formula to the seller as to how on average, they get only about 78% of their asking price when that is listed in the multiple listing service. So if you’ve got a seller that is just, you know, dead set on the price, then use this formula and showing them.
Here’s what I do. First of all. Well, here’s the price they want. If you put your house, if the seller puts their house in the multiple listing service at that price, first of all, national average, 6% is gonna come off of that. We’re already down to 94% of the asking price because 6% is going to go to the realtor community and commissions. Well doing business with a real estate investor, there are no realtor commissions. In addition to that, when you sell it in the multiple listing service, there’s always going to be, I say, always 99% of the time, there’s going to be a home inspection by the buyers home inspection company. And of course, what is the home inspectors job? The home inspectors job is to, is to point out every nuance of inefficiencies. And of course, anything that is not working that is intended. Well, I can guarantee you after the home, after you’re under contract to sell the house, when the seller’s under contract to sell the house and the home inspector comes along, do you think there’s going to be now more negotiation asked by the buyer of a house? Absolutely!
I rehab houses all the time. Carol Joy and I have rehabbed over 400 of them here in Eastern North Carolina. And after the home inspection, the buyer always wants more to come off of the price. In addition to that, how long is it going to take to sell the property with carrying costs? So while the property is on the market, then there’s carrying costs still going on. Mortgage payments, taxes, insurance, unexpected maintenance. In fact, I was talking to another seller this morning that it is his mother-in-law, his 91 year old mother-in-law that is wanting to sell the property. When I asked the question, what is the situation? The answer was the 91 year old mother-in-law and the family don’t want to spend money anymore to upkeep the property. And it’s just too much. And so just two weeks ago, and this may have been the cockroach that showed up for the most recent motivating factor of the seller.
When I’m talking to the son in law, he says to me, the hot water heater just went out two weeks ago. And now we and my siblings have had to replace the hot water heater. We’re done. We’re just tired of upkeeping this property, keeping the upkeep on this property and we’re ready for it to go. So again, the formula that I use on showing a seller as to what the real cost of selling a house, when in the multiple listing service versus selling to a real estate investor, many times can make the difference on whether you buy the house or not.
Well, there you have it. Not only the four ways. I think I did maybe five ways. That you can get more offers accepted. Remember the underlying principles that I went over with you as well. And that is, always creating win-win scenarios, telling people what to expect and making sure that you always have their interest first at heart.
