If you think property is 'get rich quick', think again...no such thing exists. ⁣⁣⁣Yes ok, we drew-down the investment funds and completed the purchase within 14 days of achieving Planning.⁣⁣ ⁣⁣ And have relisted for sale in the auction 16 days after buying.⁣⁣ ⁣⁣ But that's not the whole story.⁣⁣ ⁣⁣ This deal was 18 months in the making, and had many obstacles on the way.⁣⁣ ⁣⁣ Some of the stories include...⁣⁣ - a vendor teetering on the edge of bankruptcy, ⁣⁣ - a solicitor getting shut down by the SRA and the disappearance of 50k of the vendor's cash supposedly in a client account⁣⁣ - unpaid Council Tax charges spanning 10 years⁣⁣ - a Planning Officer fighting tooth and nail over 300mm when precedent already exists nextdoor⁣⁣ - Environmental Health threatening a possession order and resale via an EDMO⁣⁣ - oh, and COVID, but we've all had that to cope with...⁣⁣ ⁣⁣ As per, there's multiple exits in place. ⁣⁣ ⁣⁣ Our primary is a simple planning gain...add value and sell onto an investor or developer looking for large HMO or SA projects in prime Liverpool locations.⁣⁣ ⁣⁣ Yes we will make a profit, but key is leaving something on the table for another incoming party.
