[“Herself a landlord, Karen paid attention to how someone looked at her unit. This point was repeated in the thick training manual landlords received at registration: “Do they check out each room?…Do they mentally visualize where the furniture will go, which room the children will sleep in, or how they’ll make best use of the kitchen layout? Or do they barely walk in the front door before asking to rent, showing a surprising lack of interest in the details? People who make an honest living care about their home and often show it in the way they look at the unit. Some who rent for illegal operations forget to pretend they have the same interest.”
The small act of screening could have big consequences. From thousands of yes/no decisions emerged a geography of advantage and disadvantage that characterized the modern American city: good schools and failing ones, safe streets and dangerous ones. Landlords were major players in distributing the spoils. They decided who got to live where. And their screening practices (or lack thereof) revealed why crime and gang activity or an area’s civic engagement and its spirit of neighborliness could vary drastically from one block to the next. They also helped explain why on the same block in the same low-income neighborhood, one apartment complex but not another became familiar to the police.
Screening practices that banned criminality and poverty in the same stroke drew poor families shoulder to shoulder with drug dealers, sex offenders, and other lawbreakers in places with lenient requirements. Neighborhoods marred by high poverty and crime were that way not only because poverty could incite crime, and crime could invite poverty, but also because the techniques landlords used to “keep illegal and destructive activity out of rental property” kept poverty out as well. This also meant that violence, drug activity, deep poverty, and other social problems coalesced at a much smaller, more acute level than the neighborhood. They gathered at the same address.
For people familiar with hunger and scarcity, addiction and prison, that often meant being isolated from job networks and exposed to vice and violence. But it also meant people could air problems; swap food, clothes, and information; and finish one another’s sentences about lousy jobs or social workers or prison (“They put gravy—”…“On everything!”). It meant that, should they be in the early stages of opiate withdrawal, they could take a walk around their trailer park to calm the shakes and run into a fellow junkie who could give them what they needed.
Some landlords neglected to screen tenants for the same reason payday lenders offered unsecured, high-interest loans to families with unpaid debt or lousy credit; for the same reason that the subprime industry gave mortgages to people who could not afford them; for the same reason Rent-A-Center allowed you to take home a new Hisense air conditioner or Klaussner “Lazarus” reclining sofa without running a credit check. There was a business model at the bottom of every market.”]

**For the record, I have personally done a few flips/rehabs. Apart from that, I knew/know most of the realtors in this city and relating companies as I worked with most real estate/mortgage and title companies here when I had an agency.
First you need to be able to learn the market and research comparables. When looking to buy properties there are important factors to consider to make sure you are not paying overprice for a property as well as that the are is on demand, ensuring it will be easier to rent out the property.
The location of the property and its proximity to amenities like schools, shopping centers, grocery stores, transportation etc. Also that the area is safe.
You also want to look for areas that has future development plans, this will raise the value of your property.
If you have worked with investment companies, you will quickly learn that buying a property that is not in the best condition, a rehab property, could be a very smart play. You want to make sure of course to check the comparables and ensure that the property is underpriced compared to the other homes in the area. Once you rehab the property, it could raise or even surpass the value of the other homes in the area.
Any home that you would look into to buy for renting out should have elements that you intend to upgrade on. There are a lot of reasons for this but the most important one is how it raises your price and potential earnings. Redoing a kitchen or a bathroom can immediately raise the value of your home anywhere from 5-50k. A project that will cost you anywhere from 3-10k on average for a standards nice kitchen depending on your area.
Overall you still want to look at the comps to make sure you are getting a fair deal. Calculate the potential annual rent as a percentage of the properties price. This will give you an idea of the return on your investment. Also make sure that the potential rental income exceeds the monthly expenses. If not it does not make sense.
Check the vacancy rates in the area you want to purchase in, if its high there may be a low demand and not a good area to invest in.
Also you want to think about how easy it would be to sell the property if you need to. In demand areas tend to be more liquid.
So important, to understand the landlord/ tenant laws in your state. Including their rights and eviction process etc. Nothing worst than having a horrible tenant and not being legally able to remove them.
There are a lot of rate plans depending on your specific situation and mortgage rates also vary significantly by state. Make sure to get the best deal for you. Some states a first time can give as little as 1-5% down depending if you are a first time/ entrepreneur etc.
Property insurance is another cost factor to consider when working out your numbers as this varies by area.
Managing a few properties on your own is easy, but after a handful, you may want to consider hiring a property management company to handle these things for you.
I would strongly urge you to get a lawyer to draw up renter contracts.
To grow this business what you want to do, and this is a general overview: down payment for house, fix, rent out, refinance, use refinance to purchase another property and have enough to put into upgrades/repairs on the second purchase and repeat.

yeah like say your rental agreement on your flat is a few months from its end and you kind of absent-mindedly say to matty that you're not sure if you'll renew it or look for somewhere else - you're not hinting at him, though, despite the fact you've been together for over a year at this point. but as soon as he hears you mention it, matty's mind cannot stop wandering to what it would be like to officially live with you - he loves it when you stay over and he gets to wake up next to you all warm and cuddly, loves seeing your current read on the coffee table next to his, loves the way your perfume lingers around the house for hours after you put it on... yeah, he wants you to live with him (and to marry him, but it's definitely still too soon to say that). but matty's so aware that you're still young and ambitious and successful, and as much as he wants the domestic life with you and knows you love him, he's so wary of the fact that you might not be as ready to settle down as he is. so he keeps quiet at first, even when you decide you're going to look for another place - matty even offers to come and view potentials with you, on the grounds that he's lived in london longer than you have and he knows a bit more about the property market/where's a decent place to stay etc. than you do. and you're grateful for his help, and you love matty coming to viewings with you because you can daydream that it's actually the two of you picking a home to live in together - you're just as desperate to move in with matty as he is, but you don't want to come across as a gold-digger trying to get wifed up for his money or anything like that, so you don't mention it to him.
this mutual "i want this but i don't want to freak you out" thing continues for a few weeks, and only ends when you and matty are about to leave his for another viewing, only for matty to be like "...this is two streets from here". and you're like "well, that's the appeal", and matty goes "oh, because it's a nice area?" and you smile shyly and say "i mean, yes, but also the close proximity to you is definitely an added bonus. such a bonus that it's put this place to the top of my list, even before i've actually seen it in person. wanna be near you all the time, honestly". and matty's SO EXCITED by this - he beams and immediately says "you know, we could just save ourselves the walk and you could move in here with me, if you'd like that. i know i would", and your eyes go wide and you're like "you want us to live together too?" and matty's literally jumping up and down all hyper like "TOO?! you're actually up for living with me? why didn't you say anything? i've been daydreaming about us doing dishes together for weeks". you laugh and kiss matty's nose before you say "you know, babe, you're so weird sometimes. but i love it. i love you. and i'd love to move in with you, if you'll have me", and matty scoops you up and kisses you deeply and says "i'll have you in that sense anytime. can we work out the logistics after i've had you in another sense, though?" - you smile into another deep kiss and say "take me to our bedroom, then" and matty's like "fuck yeah, OUR bedroom" and does as you ask lol. and yeah, you move in officially a couple of weeks later and it's just the best <3

Day 9- snowed in, Dorlene, 1371 words
When Marlene had asked Dorcas to accompany her on a week-long getaway to an adorable winter cabin she had agreed almost instantly, she got to visit the most beautiful, serene place AND spend extra time with her beloved girlfriend. It was a no-brainer, it had been booked, she had informed her work, and they were ready to go. 
It had been even better than expected, 7 days of pure bliss, a welcomed break from everyday life. It hadn’t exactly been a break from their friends, who they had discovered they were slightly co-dependent with. Marlene had called James about 17 times and messaged Peter practically every thought that had gone through her head, Lily had been on the receiving end of voice notes recounting everything they’d done even though she would be told again upon their return and Mary must have listened too and left a thousand voicemails by now, both of them just missing each other.
Dorcas liked to think she’d been better but truthfully she hadn’t. Pandora had been face-timed repeatedly, Regulus lingering in the back, not a huge fan of showing his face but still chiming in and messaging Dorcas a hundred times, both of them pretending they weren’t desperately missing the other. Evan had been lamenting her absence, complaining so frequently to Barty that he’d started recording it and sending it to the group chat. You would’ve thought they’d been apart for years from their reactions.
Marlene and Dorcas had had the best time, they had gone ice skating at this frozen-over lake that had rental skates and safety bars, surrounded by tall snowy trees and houses that looked like they could’ve been pulled out of a Christmas storybook. They had danced around on the ice for hours, taking some breaks to warm up with steaming mugs of hot chocolate, wrapped in thick blankets. 
There had been a Christmas market, stalls and all sorts of gifts, they’d spent more than what was reasonable filling bags with gifts for everyone they knew and decorations for their houses. Now, leaving with one more suitcase than they had arrived with, they were ready to leave. 
A large window seat protruded from the living room, allowing a better view of the forest, along with the flowerbed that lined the property. Several hours had been spent there, peering out at the haven that surrounded them.
Reluctantly they said goodbye to the cabin, mourned the loss of the cosy kitchen and lamented the return to separate beds in separate houses, no more mornings curled up together under a thick duvet, snow falling gently past the window as they procrastinated getting out of bed as long as possible.
“Love, I’m going to start the car,” Marlene calls from the living room to where Dorcas is standing in the kitchen mixing up two travel mugs of coffee. They have a long drive ahead of them and they’re going to need the warmth. 
There were a few seconds of silence, leaving Dorcas alone with her thoughts, which quickly drifted into a daydream of her future with Marlene before her voice called again, this time slightly panicked.
“We have a slight problem.” Dorcas abandons the mugs, assuming one of the bags has popped open or Marlene has lost her shoes but is instead met with a pile of snow sneaking into the house while Marlene frowns down at it like it will get up and leave. 
“How did we not notice that?” Dorcas laughs, walking over to the door and checking how stuck they’re going to be. The snow is quite deep, 10 or so inchs, nothing too drastic but enough that they are unable to get out, the car wouldn’t make it through. Marlene points to the closed blinds, kicking as much of the snow back out as she can and pushing the door to stop the cold getting in. 
“Sorry, I think we’re trapped here.” Marlene apologises quietly, not meeting Dorcas’ eye, its bizarre, and she isn’t quite sure why or what is happening. She shrugs, not minding that they get to spend at least another night there
“It’s not your fault, besides, I’m glad to spend more time with you.” She kisses Marlene’s cheek, not wanting to intrude too much when she’s clearly deep in thought, moving to kick of her shoes and grab their coffees afterwards.
When she returns to the living room Marlene is curled up into the arm of the sofa, looking oddly melancholic. Dorcas places the coffee on a coaster in front of her, draping a blanket over her lap when she passes to sit on the opposite side, cradling her mug in her hands and facing Marlene. 
“What’s up?” Marlene hums, breaking out of some sort of trance, so Dorcas repeats. Marlene shakes her head, and Dorcas can feel her heartbeat increasing, she can’t help but feel like something awful is about to happen, maybe Marlene had realised she didn’t like Dorcas anymore and wanted to break up. What would Dorcas even do? It wasn’t like getting on her knees and begging to be loved would help.
“You know I love you right?” Marlene’s quiet voice drifts over and Dorcas’ breath catches in her throat
“Yeah, I’ve got you beat though.” Dorcas tries to smile, bringing up a joke they always make about which one is more obsessed with the other, but it falls flat, silencing them both. 
“I don’t want you to be mad at me.” Marlene blurts out, moving her hands to push them down over her eyes, burying her face in her knees. Dorcas freezes, not sure how to react and not wanting to say the wrong thing, 
“I’m sorry?” Is what she eventually settles on, not keeping the confusion out of her voice, “What have I done to make you think I’m mad? I’m fine, I’m not mad at all.” 
Marlene laughs, lifting her eyes up to show slightly red eyes and tearstained cheeks, “You don’t have to lie to make me feel better
“I’m not lying!” Dorcas frowns, edging closer to Marlene, “I’m not mad, I don’t have any reason to be mad, I’m just happy to be here with you.” 
Marlene’s lip quivers and Dorcas thinks back to a conversation they had months ago. One of Marlene’s first real relationships hadn’t exactly been healthy, they would get mad for the tiniest thing, berating and arguing even when it wasn’t Marlene’s fault. It breaks Dorcas’ heart a little bit, thinking that someone could look at Marlene and not be prepared to lay the world at their feet, to want to control and manipulate her, to hurt her.
“I’m not- I wouldn’t do that,” Dorcas defends herself, she doesn’t blame Marlene for thinking like that, for jumping to the conclusion that Dorcas would be mad but that doesn’t mean it doesn’t hurt. “I’m not mad.”
“Okay, I believe you.” Marlene blinks away the tears, smiling over at Dorcas with a fondness that makes Dorcas want to marry her. She can tell she’s still wary but she thinks she’s done a good job making her trust that she isn’t mad.
“I’m sorry, I shouldn’t have jumped to conclusions like that, assumed you were mad when you’ve been nothing but lovely, I just, I get in my head to much sometimes and I shouldn’t have dragged you into that because yo-”
“-Move in with me!” Dorcas interrupts, desperately trying to show Marlene that she isn’t going to break up with her and that she is truly, completely, maddeningly in love with her. It had been playing on her mind a lot anyway and she had been dreading leaving each other when they returned to their town. 
Marlene stumbles over all her words, not finishing her original sentence but not answering Dorcas either. She just stares, wide-eyed and shocked, her mouth hanging open very slightly. 
“Sorry, I shouldn’t have sprung that on you.” Dorcas rubs the back of her neck sheepishly, before Marlene throws herself at her, clasping her hands behind Dorcas’  neck and kissing her deeply. They’re slightly out of breath when Marlene pulls away, her cheeks flushed red and her mouth split into a wide, beaming smile.
“Yes! Yes I’d love to move in with you.”

Y'all I am so fucking angry today. I am fuming. I am looking at apartments around me because my mother is trying to downsize, I can't afford nor do I particularly wish to move in with her, transit would become more obnoxious and I like my space. So she wants a space that is on one level and has similar amenities but someone already there to fix things if they fuck up.
Look, she's never lived in an apartment. She has no clue what the realities of living in an apartment are, and she's insulated enough she might be able to avoid some of the shit, but not all of it.
I know where I live is not the only place suffering a housing crisis. I know there are places that have insane rents. Nova Scotia and especially cape Breton has a very big issue, rather, a few.
One, we're mostly rural with spots of town/city and the rural is enough that the government considers the whole island rural. Which is hilarious depending on where you actually live. I'm 5-10 minutes from most amenities, and there are places that are an hour or two from similar amenities depending on which part of the island you're coming from. But that makes transportation entirely on cars, with little access to buses if you're out of the main routes.
This also means large apartment complexes are few and far between. There are some places with two or three units, and most are converted houses if that.
Two, there is a big racism issue here, and a pretty substantial classism issue. And the two make things worse. So much worse. From a systemic perspective, they both play into each other a lot but I'm an outside observer for a lot of things and I'm doing my best to unpack my own inherent biases.
In 2016/2017 there was a bit of a boom to the university here where they accepted a lot of overseas students. This is a good thing. the university did not have adequate housing established for all of the students that came. This is not good. This hurt the students, put them at risk for being taken advantage of, far away from home, and potentially homeless because they couldn't move into residence.
Landlords around here got fucking greedy. Average rents around here in 2016 was around $650-700, 800$ for a two bedroom apartment, and that was pushing it and generally that was all inclusive. My first apartment was $650 utilities included, I only had to pay for wifi.
But these landlords were starting to charge that for rooms. They started buying up houses as they could get them, for relatively cheap and turn them into "student" housing, unofficially. Jack the rents up and charge a fortune to these students who came over here to get a "recognized education" which is another shitty part of the racism equation*. So rental prices across the board started to increase and folks started to get ideas about the apartment side hustle business that sprouted.
*Before anyone gets the idea that I'm against immigration, my issue is not the influx of students. My issue is with severe lack of accountability and planning on behalf of the university for how many students they were accepting vs how much housing they had available on and off campus. Much like those who currently live here, I want those who come here not to be placed in a vulnerable position and exploited by housing or by institutions that will not or cannot help them due to other systemic issues also brought on or influenced by systemic racism.
This also disproportionately affected those on social assistance, as really shitty landlords would renovict places or let them turn to shit so they would get compensated by the government to fix the property.
Some of the places that remain cheaper, are so far outside of the transit sections that it becomes dangerous. Like walk on the shoulder of the highway and hope you're not going to get hit, dangerous.
Prior to this, the job market around here was absolute shit, and a lot of folks were working out west, so the industries were slowly dying out. And even this is a weird mix of classism because most jobs available are call centres or retail. Anyone working a trade left to go out west, because the ones operating the trades around here weren't yet willing or ready to retire.
The combination of isolation, a lot of money, fast paced work with very few social outlets, brought a lot of drugs here and opened a lot of folks up to medicating to deal with the very real social isolation and the need to stay awake to earn more overtime, or prove yourself to the crew. Couple that with making more money than you've ever seen before and access only to lose it because the jobs started drying up and then covid started closing things. Plenty of folks lost their homes due to sudden loss of income, opioid and other drug dependency issues, and suddenly the issues surrounding houselessness around here skyrocketed. Becoming terrifyingly high after 2022.
Fast forward to 2020 and beyond, you have a housing market now influenced by our of towners (note, I am specifically not mentioning persons of colour as the vast majority of our of towners are those who have moved here from Ontario because their buying power goes so much further here, it's mostly white middle class suburban boomers) buying up properties sight unseen and creating a buying war on the otherside of this terrible equation.
Now it's 2023, and the government and the banks are doing the same fucking thing it did the last times house prices and inflation started and hiked interest rates up. It's not addressing the issues because the issue is fixed costs and and profiteering not extraneous spending
I got my place on 2021, and lucked into a really nice place with a really good rate. But the average two bedroom is almost double my current rent. In three years. Less than.
When searching for a place for mom, I found one that is 2000sq feet, two car garage, no utilities included, and unfurnished. Lawn care and snow removal were included but it's $3000 a month for a place I can't ever afford.
You can't tell me that someone isn't just pawning off the mortgage for both sides of the duplex. I was looking at duplexes for sale and most are $420,000.00 at the lowest I've seen.
Folks were selling their homes around here for 200k plus above what they would normally even consider. When I was first deciding to move to my current apartment I was looking at houses near where my new office was going to be, and there was a gorgeous little house 3 bedroom, full backyard for 64k. I showed it to @striving-artist and yeah that kind of price was a little low for around here but not "hey what's hiding in the basement" low.
All of this to say that there are not nearly enough places to rent, let alone rent safely. The prices are obscene for where some of these places are located.
And now we're dealing with climate weather a fuck tonne which is affecting everything that covid didn't outright punish.
I am so angry.

A Tour of the Lot
The Exterior:
Designed to preserve the exterior design of the original property, the four apartments are accessed by two dedicated yards with trash access. The 'main street' of the now quiet pier was once host to hundreds of sims a day but is now a shared space for the tenants to enjoy some outdoor time together. The name 'Old Italia' is inspired by the patriotic paintjob left by the original inhabitants way back when the Pier was still an active fish market.

Although the outside of the former shops and services have remained unchanged, the interiors could not have changed more. Unlike the upstairs homes, the commercial property had no prospect of enduring and has since been repurposed for truly luxurious living.
Long Game Gym / Formerly Granny Beth's Bits n' Bobs
Once owned by the final inhabitant of the apartment above, Granny Beth's Bits n' Bobs was once the one stop shop for anything craft related in the local area. After a lucrative creative career Elizabeth 'Beth' McCann set about spreading her pink vision of the world. Unfortunately her rival and neighbour would have the last laugh as her grandson bought out the craft shop and replaced it with a gym inspired by his grandmother's domino aesthetic.

Adriatic Laundry Services / Formerly The Red Crane
Renowned as the best Asian cuisine this side of the Simissippi, the Red Crane was once the favourite spot of celebrities far and wide. Despite the fame, the owner never took advantage and became well known for his fair prices and wholesome family image.
Once attached to the apartments above, the Red Crane's kitchen still exists in the private residence and aspiring Chefs from across the country bid to stay for as long as they can, hoping they absorb some of that magic.
Now however, the once booming restaurant is providing services which removes grease from clothes, rather than contributing to it!

The Green Dragon / Formerly Bountiful Bouquets
Few people know, but San Sequoia used to be the source of many flower imports into SimNation, and no where else could the freshest and most exotic flora be found. Taking advantage of this luck was Bountiful Bouquets who it is said created the bouquets for a Royal Wedding!
Nowadays the shop has been converted into a community hobby centre; chess, painting, archaeology, woodwork and of course, flower arranging are available to any resident.

The Hidden Oasis / Formerly Giuseppe's Fishmonger
The heartbeat of the local economy was appropriately nestled in the middle of the main street trading in the best that came off the fishing boats. It was the only commercial endeavour that saw the start of the pier, and the end.
Afterwards it underwent the largest renovation of the four properties and was developed into a community pool. Decadence awaits you as you descend into a desert oasis amongst the busy suburban life. Equipped with pool, adult hot tub area and even a kids activity room, every member of the family can enjoy their day hiding from the desert sun.

The Apartments:
The Pink Lady - 2 bed, 1 bath. Unit Value: §75,628
One half of the most famous duo to be residents at the Old Italia Pier was Elizabeth 'Beth' McCann, a woman who it can safely be said, enjoyed pink. After a glittering career with her sister in the silent era of film she made the transition to the talkies, and then to colour films unlike her sister who seemed to be unable to keep up.
This lifelong resentment led to a bitter rivalry between the siblings, although most of it was aimed at Beth who for all intents and purposes was living her best life. Never marrying, Beth would adopt a son with her long time partner though they would later part ways causing scandal in the tabloids.
Tragedy would touch the McCann household despite Beth's happy disposition and she would end up raising her grandchildren after the death of her son and his wife necessitating some remodelling to accommodate such a lofty task.
No longer able to tread the boards or walk the red carpet, Beth consolidated her royalties and opened her 'Granny Beth's Bits n' Bobs' craft store and settled in for a quiet life.
The home has seen a lot of love, a lot of tears and a lot of knitting. It is perfect for an elder sim, or a small family of comfortable means.

Hunter’s father refused to talk to him after their fight. When his mom eventually rang, he wasn’t sure what to expect but decided to answer her call.
Toni started by apologizing for his dad’s behavior, then told him that she’d reached out to Lily, the leader of her old wolf pack, about him. Moonwood Mill had a place for him if he wanted it. The Collective would value his handiness, cooking, and wellness skills and help him find his way.
Hunter thanked his mom for reaching out and promised to consider her offer. He had always enjoyed trips with her and other family to The Collective. As he had not inherited his mother’s “wild side”, he’d never needed their unique brand of help, but he realized now that they might know what he hoped to learn next. Their difficulties with many types of office work left them experts at the kind of indie crafting career he wanted.

As for Tess, she and Julio quickly picked up where they’d left off. He was too busy with school to come around as often as she’d like, but that would change when he graduated. Besides, she saw the way Hunter looked at Cassandra. He was clearly smitten with the other sim, and she reasoned it would be one less blow to his fragile relationship with his parents if the girl he eventually brought home wasn’t both a servo and a family member.

The girl Denton brought home on a “family tour” to announce their engagement after the holidays was on her best behavior and made a positive impression with all her prospective in-laws. Still, Paul pulled his boy aside to check more deeply into their sudden relationship.
Was Denton really ready to marry Bridget after such a short courtship? Denton assured him that they wouldn’t have gotten engaged if they were uncertain of their love. Paul would never undermine such promising confidence from his anxious son and gave his enthusiastic and hopeful blessing.

The next time he ran into his old friend Bonnie in the Commons, Luigi vented about the nightmare preparations he’d been making to get ready to rent out the spare bedrooms to other students. He didn’t really have the time or energy to manage that and keep a healthy school/life balance too.
When she found out his primary holdup from just selling the place was a lack of pet friendly campus housing for himself and Chubbs, she said she actually had a hot tip on that front. One of her neighbors in the pet friendly boarding house she rented from was graduating and moving out to Tomarang.
Luigi was overjoyed at the idea of leaving the responsibilities of managing a rental property to Bonnie’s landlady and letting his family put the townhouse back on the market. So many big changes were happening so fast, he was glad to have a line on his own next path forward.

Meet Charles, a nightshift dock worker, a loner that likes to curl up with a good book and avoid social interactions. When the neighbours start to get a bit bitey, Charles manages to avoid becoming a Sim-burger and finds himself in charge of a small group trying to make it to tomorrow and not only survive but thrive. Or do they? Try the challenge and see.
To begin: 
When selecting a new game, select the story option where you answer questions to create a Sim. Select young adult and then just click randomly on the answers. Don't change too much about the Sim created. You can also use https://perchance.org/random-sim-generator. Best is to start with a male Sim.
Your Sims will have to be tested for the virus on a regular basis. The test is simple, just roll the dice and if you get even numbers, your Sim is safe. Uneven number means your Sim is infected so roll again and if you roll even numbers, they stay alive. Uneven numbers means your Sim didn't make it. If your Sims rolls clean or survive, they are immune for two rolls. When your Sim “dies” because of a roll, you can either have them die for real and have Grim come get them or change them into a zombie and move them out.
Start in Spring in San Myshuno in 17 Culpepper House in the spice market. Set life span to long and seasons to max, turn off the celebrity system, turn on the basic living system in lot challenges and you're only allowed to have the cheapest of the cheap furniture. Open the calendar and go to the first day of autumn. Create a holiday called "supply run" and choose fighting as a tradition(this holiday can be deleted once done). After a few days in game, go to the first day spring and create a holiday called "The Beginning" so your Sims can always celebrate this day. Set funds to $500.
Go to Strangerville to the Sigworth household. Give Jess the pack items(by pressing shift on Jess and going to pack cheats), put her in a hazmat suite and open all the doors to the motherplant at the secret lab to activate the Strangeville storie. When she returns to her lot, zombie proof it the way you'd think someone with a military background and in a hurry would do. Give her ammo, a weapon and a radio from the zombie mod and listen to the broadcast to activate the zombie event. Do one event every day for 3 days.

World Setup:
Rooftop lot in the City: should be on one of the roofs with a campfire, generator, water tower, tents, washing line and tub. This lot will have water and power but the simple living trait.
In the spice district create a clinic lot with a army feel to it on one of the ground lots in the spice district.
Create a groceries store in the city.
Build a vet clinic that doubles as a hospital. Willow Creek, Newcrest, Windenburg, Evergreen, Mt. Komberi, Tartosa and San Sequoia are all available.
Build a "trader" post on the bar lots in Henford, Brindelton, Chestnut and Sulani.
Build a military base in Oasis Springs with family housing
Build a science facility in Strangerville with family housing
In Henford, Brindleton and Chestnut on the largest lot build a town (think Hilltop from The Walking Dead). Make it a rental property so many Sims can live in your town.
All towns are destroyed. It's the apocalypse, seed your worlds accordingly.
This challenge is ever evolving. I'm trying to use every world, every pack and use every bit of what Sims 4 has to offer.

Part II
“I need one under 18.” 
Sam’s head snapped up in shock..that wasn’t the plan. The Omega was to be older than Dean, preferably one that had been sold before, making them cheaper to purchase.
“Dad, why are you wanting..” 
John cut him off with a low growl provoking Sam’s inner wolf to reciprocate, neither noticing Helms studying their interaction with interest. 
Alpha Winchester can’t completely control this beauty like the other one..the boss will be pleased to learn about these developments. 
“House O would normally do as your eldests property on paper,” Helms interrupts, “but I know this judge, they will not be satisfied with that alone.”  Both Winchesters have matching, confused expressions and before John can ask what that meant he continues, “so I have to take into account your packs unusual dynamics, a Pack Omega, while as scarce as Phoenix ash, would be perfect but alas, there’s your social standing.” 
Sam snorted. It wasn’t the first time someone brought up their social standing, not so sly code for being a dirt poor pack. “The best option will be a Feral. Lucky for you, we have a fair selection of resales, this way gentlemen,” he leads them deeper into the building.
Deans his wolf whines watching his pack move farther into the building while all he could do was stand there as ordered to and observe these unfortunate creatures being bartered over like the livestock society considered them. His sire knew it would eat at his ingrained, perpetual guilt and was part of the penitence he had to endure it because, once vexed, John Winchester never forgave or forgot.

Sam's wolf was getting more restive the longer they were in this den of iniquity. 
He couldn’t see Dean from where they were study’s the O who’s caught his sires' interest instinctively knew she was all wrong started vocalizing his displeasure without realizing it.
 “What’s your problem now?” John barked at him.
“These O’s are your type sir,” Sam replied with his usual bluntness that made John's jaw clench, grudgingly reflecting on his youngests observation.
As Dominant Alpha of his pack it was ultimately his decision regarding how they functioned, including matings, internally cringed remembering an inadvertent confession he’d made awhile back.

It was a typical night.
Sam was sitting at the rental kitchen table finishing up some calculus homework while John lay sprawled on a couch between drunk and passed out drunk. 
He started talking about the House O’s, how Mary wanted to get one when they found out she was pregnant with Sam, saying that Dean was a handful to deal with and, as an Alpha herself, didn’t possess the natural instincts to properly care for multiple pups and he could pretend to be happy with his pack, she knew all the times he’d left was renting out one.
The purchase never happened.
Sam’s skin felt uncomfortable finding out the mother he never knew, the one his brother practically worshiped, tried purchasing one. Then John started drunkenly lauding the pleasurable attributes of O’s have, and as his details became more graphic Sam grabbed Dean's CD player, pumpin up the volume and continued working even though they would be leaving soon. 
When John passes out, Sam shoved the books into his backpack and went to the shared bedroom retrieves his cobbled-together, black market laptop Dean secretly got him and fired it up, researching this century’s history concerning O’s, learning of twisted truths and obscure provisions in the Hibbins Procurement Act the government schools purposefully omitted bolted to the toilet.
Dean came rolling later finds the laptop on the bed immediately starts worrying. His brother never left it out when their dad was around, catches a wif of sick and finds him laying on the bath floor thinks he’s picked up an illness fusses like always, tucking him into bed and stays up rest the night keeping an eye on him.

Sam knew the only reason John wanted him near was an additional jab at Dean, to emphasize his failures. Fuck, he hated their sire using him to guilt Dean whenever he displeased him.
Surveying the area for hidden trouble Sam grabbed his chest feeling his inner wolf hurl itself against its cage of skin and bones then frantically pacing around growling home home home in his mind flicks an eye towards his sire, who hadn’t noticed his reaction, too distracted by another O Helms is talking up. 
Following its instincts, he slowly backs towards the door marked private that someone left ajar and slips through unnoticed.
