Worst Mistake Pt.2
Tumblr media
omg i’m having so much fun writing this but i still need support! if you have any ideas on the storyline or any comments about it please please lmk. hope you enjoy💖
————
pairing: Jude Bellingham x Y/N
summary: Jude was a close friend of your boyfriend, so you meet him. What’s the worst thing that could happen right?
genre: i think a bit of everything
————
For the next weeks, you successfully avoided any occasion Jude would attend and you had every intention to keep it that way because the guilt was eating you alive. However, your plans didn’t work because you always worked from the office on wednesdays and this wednesday, the first thing you saw was Jude standing in the foyer with your boss talking.
“Oh Y/N, welcome” she happily said when she saw you coming in. She was never this kind to you but it had to be because she was talking to a client.
“Hi Susan.” you told her but didn’t look at Jude once, you didn’t know how to approach him.
“You never told me you gave a pitch to Mr. Bellingham, now he’s here to tour some places and decide.”
You couldn’t believe it, why did Jude decide to come to your agency when there were a billion of them? Yeah you showed him the options but he also tried to kiss you and the worst part was, it took everything in you to stop him.
“Yes, Mr. Bellingham was looking for a place and I gave him some ideas.” you professionally answered.
“Well, as luck would have it, you’re actually here today. Can I count on you to show him 3 houses today and then we can have a lunch and discuss which one he’d like.”
This was quite normal in your company, you had many big clients who got very special treatments because they were wealthy and Jude was obviously a great addition to your clientele but being alone with him touring houses all day made your cheeks heat up. You didn’t even have an idea about how this day would go.
“Of course.” you smiled politely. There was nothing you could do, this was a job and you were now his real estate broker.
Jude’s eyes never left your face, wondering if you were going to ignore him forever. You could feel a burning gaze and finally looked up at him and to your absolute disbelief, just looking at him for three seconds reignited the feeling you had the first time you saw him. You felt horrible about all this. You tried smiling reassuringly but your face muscles barely moved. He, on the other hand, had a genuine smile on his face and you wondered if he did this a lot. Maybe he was a home wrecker who enjoyed meddling in people’s relationships all the time.
Susan soon left you alone with Jude to fetch the keys for all the houses you were going to visit today and you stood there silent.
“Hey” he cautiously said when you didn’t talk.
“Hey”
“Zack insisted I should come here, he says you guys are the best.”
Zack… Just hearing your boyfriend’s name was enough for you to know you could never do this to him. You had to put every single feeling aside and focus on being Jude’s friend, this was the only way it should be.
“Yeah, look Jude, we are friends and I’m happy to help you. So let’s go find you a house.” you smiled looking up and saw a slight change in his eyes with your sentence but you couldn’t care about it now. You’re doing your job and helping a friend out.
You tried driving but Jude insisted he should, saying he had to get used to the streets anyway. You silently agreed and went over to his car which was way better than any car you could afford.
“Must be nice.” you mumbled while getting in.
“So the first house is in the neighborhood. You can take a left here and we can go see it first. It’s the only one in the city actually, the other ones are in the suburbs.” you explained and he listened to your directions without any words.
“And this is it.” you exclaimed while he pulled up into a complex. Jude didn’t say a word to you the whole way and it was starting to get to you, yes you were terrified to explore the tension you had with him but you could at least converse like two acquaintances.
You were going to show him a penthouse on the top floor and had a private elevator so you walked over with Jude following close. Once in the elevator, you scanned your card and pressed the highest floor. Your fear of elevators was added to your already anxious self and you felt your hands shake a little but it was okay, this was a fast elevator.
“What the fuck?” Jude asked when suddenly the lift stopped completely.
You couldn’t even form a sentence because this was one of your worst nightmares, you just leaned against the wall and tried calming your breathing.
“Y/N?” Jude asked once he saw the state you were in.
“Yeah?” you said just above a whisper.
“Are you okay?”
“No I’m not. This is my worst fear” your voice cracked at the end and he immediately stepped closer.
“No no no it’s fine. It’ll probably just start again anytime now. It’s fine don’t worry.” he tried reassuring you but you couldn’t even focus on his words, feeling on the verge of a panic attack.
Jude didn’t know what to do so he opted for something that would calm him down and reached for your cheeks. He held them with both of his hands and made you look up at his eyes.
“Y/N listen to me, it’s going to be alright. I’m with you and nothing’s going to happen.”
Just then, the lights turned on and the elevator started moving. You didn’t know if it’s the state you were in seconds ago or the fact that Jude calmed you down with just talking but you started crying immediately. Jude didn’t move, he didn’t drop his hands still holding you like a fragile statue, gently and wiped every single tear you shed. In this light, you could see every single detail of his handsome face and you could also see the worry in his eyes. He probably thought you were crazy, but completely lost in the moment, you placed your hands on top of his holding him in place and leaned in his touch. No words were spoken, you just silently waited for the doors to open and as soon as they did, he retreated his hands and you stepped out.
“So this penthouse is 3 bedrooms 4 bathrooms and is 207 square meters…” you started but Jude cut you off immediately.
“Y/N you need to sit down, here I’ll bring you a cup of water.” he said leaving you in the main space and going into the open kitchen.
Seeing him so worried about your wellbeing made your head spin and you finally realized what happened minutes ago. Your cheeks heated up to a crimson red.
Jude opened the fridge and found an unopened bottle containing water and brought it to you.
“I thought I told you to sit down.” he smiled
“Thanks Jude.” you said opening the bottle and settling down on the sofa. He sat at the other end and examined your face.
“Do I have mascara smudges on my face?” you asked seeing how careful he looked at you. He laughed a little.
“Um, maybe a little but it’s nothing.” he said sliding over to you.
“It better be, I paid 70 dollars for it.” you joked but your breath hitched when he leaned in removing the drops of mascara under your eyes with his fingers.
“You didn’t have to.” you whispered but he kept wiping your under eyes until he was satisfied.
“There, good as new.” he said taking his hands off your face but didn’t move back to his old position just kept close to you.
You smiled genuinely because he took good care of you when he didn’t need to. You were lost in each other’s eyes for a while, he looked at you like he wanted to memorize every single detail he could until you finally got up, it was becoming much harder to just sit there and stare at him.
“Okay, let’s start the tour.” you smiled and said.
“Okay tour guide, show me what you got.” he said and stood up as well.
The day was going far better than you imagined considering you were trapped in an elevator, almost had a panic attack and were with Jude who you were trying to avoid at all cost. You toured the first and the second houses and were actually having a fun time, nothing inappropriate happened and Jude and you had good conversations with banter. If you weren’t deeply attracted to him, you knew you’d be close friends. I mean, you are friends and nothing more but, you know…
“Is this the right place?” he asked while pulling up.
“Yup” you answered as you looked at your dream house, this was your favorite but of course the only way you’d be in here was with a client showing them the house. It was a modern villa with stone exterior and an infinity pool in the garden.
“Is this the one you showed me?”
“Yeah, I mean I showed you all of them. But this, I think this is a place has a calm energy to it.” you laughed and got out of the car.
You gave Jude the tour trying to be professional and not affect his choice.
“So what do you think?” you asked whilst you were sitting in the lounge with him.
“I think I know which one I’m picking.” he confidently said. “Do you guys link me an interior designer as well or should I find one?”
“Yes we work with some designers I can tell Susan to help you with that.” you replied.
“Susan, why?” he asked.
“I mean, my job’s basically over here. I showed you the houses, Susan takes care of the clients after this stage.”
“But do you get a commission?”
You were startled by his curiosity.
“Um, no. I don’t work on commission, I just handle the background work most of the time.” you answered truthfully and he stopped asking about it after that.
After that, you met up with Susan for lunch. You didn’t know if you were actually invited or kindly expected to leave Jude and Susan to have a discussion alone but Jude firmly told you to stay with them so you had no other choice.
“So how was everything? Did Y/N take good care of you?” Susan asked clearly being extra.
“Of course, she’s amazing.” you cleared your throat. “As a tour guide.” Jude added immediately.
“And did you find what you were looking for?”
“I think I did.” Jude said while looking at you, the sentence alone made your stomach feel butterflies but you quickly tried shrugging them off.
“The last one, I want the last one.”
You looked up at him because you really hoped you didn’t change his opinions being biased but he quickly sent you a smile.
“It really has a calm energy and I loved the pool.” he added and Susan happily continued talking but your mind was racing, he used the same wording that you did while explaining to him. Did he really agree with you or was just quoting you?
After the lunch Susan offered to take you back but she had to cancel last minute to attend a meeting with other clients, you reassured her it was okay and you could just get a taxi and she left. You thought Jude also left but his car was still in its place and he showed up behind you in a second.
“You need a ride?”
“Oh no you don’t have to.” you tried but he wasn’t taking no for an answer so you hopped in the car with him.
You knew better than asking him but couldn’t help yourself.
“Jude?”
“Hm?”
“Did you really like the house or did you just do it because I said it’s good?”
This was dumb, why would he want a house just because you liked it. He was probably laughing at me right now, you thought but as you looked at his side his face was neutral.
“I liked it.” he simply shrugged and you felt extra stupid for thinking something like this.
“But I also value your opinion. You said it yourself, you love being in that house.” your heart started beating faster.
“But I wouldn’t be there, you would so what’s most important is what you want.” you looked out the window because the tension was back and it was thick.
“I wish you would.” he mumbled and you almost didn’t hear it. But you did.
“Huh?”
“I said, I really like it so thank you.” he said just as you reached your office and thanked him for driving you.
“No problem, see you soon.” he said as you were closing the door.
“Yeah, see you soon.” you whispered as he was speeding off.

Do you know of Drarry fics with a reality tv show theme 😁
Hi anon! I don’t know many but these are great fun:
a new kind of blind date by swoons (T, 1.2k)
Keen to escape his fans, Harry joins the cast of a hidden-identity dating show. The Love is Blind AU.
Blind Date by nerakrose (G, 1.8k)
A variety of high profile people are roped into a Blind Date reality programme.
Selling Britain by prolix (T, 3k)
The housing market in Wizarding Britain is booming, and the competition between realtors is fierce. “Selling Britain” offers a glimpse into the rich and ruthless lives of real estate brokers at the Patil Group, Diagon Alley’s premier real estate agency. Tensions are high after new realtor Harry Potter joins the team, but no one is more upset about the new addition than veteran agent Draco Malfoy. Or: Drarry meets "Selling Sunset".
The Perfect Match by PalenDrome (M, 16k)
After a disastrous blind date lands him an unflattering headline in the Prophet, Harry's friends convince him that being a contestant on a wizarding dating show couldn't be any worse.
Last City by zeitgeistic (E, 27k)
Twenty-four Twenty-three men, six cities, and one unusual sexual requirement.
Desperately Seeking... by @maesterchill (E, 34k)
Harry Potter is NOT desperate for someone to love. He DOESN'T need anyone's help to find a date. And he CERTAINLY doesn't want to go on a dating show! Unfortunately for him, his teenage children have other ideas. After all, they know just how big and loving (and a little bit lonely) their dad's heart is.
The Incredible Race by dysonrules (M, 50k)
Harry Potter and Draco Malfoy, Aurors, are forced to join a televised global race in order to provide some free positive publicity for the Ministry, despite the fact that Aurors Potter and Malfoy don't exactly get along.

One Step Forward
He hated business offices.
Despised them with a passion - the nests of over dressed individuals with over-inflated egos propped up by their excessively expensive furniture sitting in overly perfumed spaces.
All to project an image that they were competent and could be trusted with one’s gil.
It was part of the reason why he’d previously held his meetings, when he had to have them, within the Slater estate.
But the estate was no more, and he certainly couldn’t have meetings within his apartment, so his options had been limited - leaving him with little choice but to travel to the office, despite his disdain.
Fortunately, the individual seated across from him seemed blissfully unaware of his feelings, as they were far too focused on how they were going to earn their commission.
“So, you’re looking to purchase land, which you’d subsequently be planning to build on, correct mister…”
Tumblr media
“Giroux. And yes, that is the intention.” Osric leaned back in his chair - the uncomfortable gaudy thing that it was, resting his elbow on the armrest and settling his chin against his fist. “My intention had been to look at land available in the Highlands. I’d like to be near the city, but not within it.”
The man paused in his scribbling, blinking slowly. “I…well, there certainly is quite a bit of land available in that area, sir…but for Fury’s sake why?”
Dark blue eyes narrowed for a brief moment before he managed to put on the fake smile he’d been wearing so often as of late - he could tell fishing when he heard it. “I’ve plans that I’m not quite ready to disclose. I have the coin, if that’s the concern, to purchase the land, and to make arrangements with a company for construction. My reasons for choosing that location are my own.”
“I - it’s not that I doubt you’ve the funds for such a purchase. It’s just…I’m not sure if you’re familiar with the area, mister Giroux. You’ve no title, no holdings here, no real connections…”
Osric exhaled slowly, the fingers of the hand settled against the opposite arm rest drumming steadily against the wood. “I’m quite familiar with the area, I assure you, and I’ve connections enough.” He straightened his head, lowering the hand his head had been resting against. “Now, if it allows you to rest easier at all, I can assure you that I am well acquainted with the city, how it works, and the areas surrounding it. Just because my name is not well known doesn’t mean I haven’t been present.”
He reached into the bag at his feet, pulling forth a hefty pouch which he set on the desk, before the man. “Given you’re not the first broker I’ve spoken to, it’s safe to assume this will suffice for what we’ve discussed my needs are, yes?”
Confusion passed across the other man’s face as he pulled the pouch towards him before glancing inside, his eyes widening before offering a quick nod. “Heavens, yes.” Surprise replaced confusion as he looked up to meet Osric’s gaze. “Just…what do you plan to do out there?”
Osric shrugged one shoulder easily. “Find a way to move forward. If you wouldn’t mind, sir, I’d like this agreement in writing. And once you’ve obtained the land I can contact the contractor to begin construction.”
That had been weeks ago - and as agreed, Osric now stood in his apartment with the deed to the land he’d requested and now purchased in hand.
One step forward - now to find a contractor.
His gaze cut up as Freyja and Týr crashed into one of the barstools during their wrestling and shook his head with a sigh.
He needed to be closer to Ishgard, especially with Vahalia being as far along as she was. The pups were going to need the space soon, growing the way that they were…and he was going to need the space to do what he had plans to do.
Long sleepless nights had given him too much time to think.
It would have been easy to return to being a wandering mercenary- but the last job he’d been on had done nothing but reminded him how fragile he could be.
One wrong move and he would not have been offering Vahalia the papers for separation. She would have been burying her husband. (The end result would still have been the same, ultimately - nevertheless…)
He wouldn’t be alive to father his…
He paused, his chest tightening for a moment.
The children - Vahalia’s children…children that may or may not be his, a thought that left a sinking feeling in his gut -  if he was skewered out on the middle of some battlefield somewhere…or even if he was constantly traveling as a mercenary to keep the gil flowing, then he couldn't be present...he couldn't be there for them.
It wasn’t sustainable.
Something had to give - he needed…wanted to be there for the children - even if they weren’t his.
He’d made a promise to himself that any children that resulted from his union to Vahalia Cress would not grow up the way he had - without one parent or another, questioning whether they were wanted, facing questions of being a bastard - no…whether they were his or not was a question he may never know the answer to - but society at large would never have a reason to question it, and they would never want for a present father figure, he would make sure of that.
He clicked his tongue, drawing the attention of both pups back over towards him.
One particularly sleepless night as he’d laid not on the bed, but on the couch staring aimlessly up at the ceiling trying to determine what he was going to do, how to move forward and not repeat the same history over again - that was when the idea of raising and training wolves for combat had struck him.
It was...different than anything he'd done before - he certainly wouldn't be treading back over the same path he'd walked before.
Hyaka’s offer of living within the barracks, while kind, just wasn't an adequate long term fix.
He was willing to continue to assist with training the troops, if that was what was needed. And if this endeavor worked the way he hoped it would then he would be happy to provide trained wolves to the warriors of the barracks - but they already had stables for chocobos within the training grounds, keeping wolves there as well seemed like a bit of a stretch.
Or a recipe for disaster.
No, better to maintain his current trajectory, follow his current plan.
He would have to invest up front, but he had personal funds - and if it worked out, it would be something he could maintain and it would keep him ‘close to home’…and now, now he was one step closer to seeing that become a reality.
Osric folded up the paper, tucking it safely back into its envelope before motioning for the pups to follow. “Come on you two, we’ve work to do before I head out for the day.”
One change at a time. He could manage that.

Where CANON and FANON collide!
Season 7 FANON Speculation
I wasn’t tagged by anyone but I wanted to share two snippets from Chapter 5 of my multi-chapter fic titled “I’m still in love with you but... I needed to learn how to love myself too!”
Tumblr media
The closer I get to completing chapter 5, the more excited I get because things are getting even more angsty than they already were for Buck and Eddie.  My goal is to finish this chapter and edit it soon, so hopefully, I’ll be able to post it by the end of the week. ___________ Here are two snippets from chapter 5 because Eddie’s still in El Paso and Buck just arrived in Hershey. ___________
Eddie
“Like you said Eddie, it’s been a long time since we’ve seen each other.  I almost didn’t recognize you yesterday but I knew it was you after I heard your voice. What have you been up to?  Do you still live in El Paso?”
Eddie shakes his head no and echoes his answer.  “No, I live in Los Angeles.”
“Really, you live in L.A.?”
“Yeah.  I’ve been there for almost six years now.”
“I guess that old saying about time flies is true then, huh?”
Eddie nods.
Dorian looks at him then asks, “What do you do in L.A.?  For a living I mean.”
“I’m a firefighter and a medic with the LAFD.  And you, what do you do?”
“I’m a real estate broker and I dabble in investments, mostly Cryptocurrency as a hobby but I also own a couple of stocks listed on the S&P 500.”
“Ok, that’s interesting.”
“Yeah, it is.  I never thought I’d end up in real estate but El Paso is growing and for the last 10 years, the population has surged tremendously.  There’s a new subdivision not too far from here that my firm was hired to handle all the sales for.  It’s called “New Beginnings”.”
“Really?”  Eddie asks as his eyebrows go up because that’s the same subdivision where he looked at an open house last week.
“Yeah, it keeps me busy.” Dorian takes a sip of his water. “After two years of non-stop work, I finally decided to take some time off so I could spend time with my kids.”
Eddie chuckles and says, “This is my first vacation ever.  I mean I’ve taken time off work before but it was for doctor’s appointments for me or my son but this is my first time taking more than one or two days off at one time”.
Will Eddie make the decision to move back to El Paso after he has dinner with an old friend from high school?
___________
Buck
Buck finds and empty barstool, he sits and after a few seconds, the bartender asks, “What can I get for you?”
“Uh… vodka on the rocks.”
The bartender nods and within 2 minutes, a glass with his preferred drink is sitting in front of him. He throws it back and motions for another.  After his third round, someone sits down next to him on the barstool to his right that was recently vacated but he doesn’t look over at them.
He can feel their eyes looking at him but he doesn’t look over until he hears, “Evan Buckley.”
He pulls back because he recognizes the voice but he’s hoping it’s not the person he thinks it is. He turns his head and it’s him, Jared Persons, the quarterback of his college football team.
He plasters on a fake smile and says, “Jared?”
“Yeah man, it’s me.”
“What are you doing here?”
“Well, I don’t live too far from here and I come to this restaurant sometimes to sit at the bar, drink a few shots and let off some steam.”
After he looks Buck up and down, he continues.  “But I think the real question is… what are you doing here because last I heard, you left Hershey several years ago?”
“Um… I’m only here for one day and then I—I’ll be gone.”
Buck watches as Jared looks him up and down again with parted lips and a sparkle in his light green eyes like he wants to devour him.  He’s not naïve and he remembers everything they did one night after one of their big wins but he wonders if he should turn into Buck 1.0 again if only for one night.  He considers just doing it to relieve some of the stress he’s feeling before he has to face his parents tomorrow.
He thinks Jared can tell he’s remembering the night they spent together when he leans in close to speak into Buck’s ear.
Jared whispers, “There’s a hotel across the street and if you want… we could, you know for old times’ sake.  One roll in bed while you’re here for one night, one day or whatever.”
Buck moves to the left, then he interrupts him.  “I’m good Jared.  It was nice seeing you again.”
Will Buck accept the proposition made by one of his old college football teammates?
_________
Fic Summary: Months after Buck and Eddie were hit by the same lightning strike; they’re still struggling with the aftermath of it.  But before they make their love confessions, they’ll spend time getting to know themselves as individuals first. Eddie learns to enjoy the simple things in life as he participates in activities on his own and with new friends while Buck learns the rest of the 31-year-old deep dark family secret about his conception and birth. Their journey to forever is still a work in progress but once they finally admit they’re in love with each other, everything that follows their love confessions will be cataclysmic.
__________
Chapter Summaries
Chapter 1 - Eddie makes a new friend while Buck receives devastating news regarding the sperm donation he made for Connor and Kameron.
Chapter 2 - Buck does a lot of research to learn more about the abnormalities found in his red blood cells and Eddie starts a new therapy journey that’s all about him and not the traumas he’s experienced.
Chapter 3 - After more than a month, Buck and Eddie finally spend time together outside of work but it doesn’t end well and they part with a lot of uncertainty regarding their places in each other’s lives.
Chapter 4 - Eddie has a few realizations about his life which causes him to consider moving back to El Paso, TX while Buck continues to be reminded of his past which causes him to take an impromptu road trip across America.
Chapter 5 - Will be posted soon.
__________
I’m enjoying writing this fic because it’s giving me the chance to unravel the mess that was 6x18 for Buck, Eddie and Chris.  Also, it’s taking them places the show refuses to go including Buck being put on Paid Administrative Leave from the 118 due to Taylor Kelly’s book being released along with Eddie doing a self-evaluation journey which currently includes him trying to decide if he should move back to El Paso.

As a good example of what we mean when we say things look like pornbots.
It's entirely possible this is someone who came over from Twitter and likes posting pictures of themself in lingerie. There are no posts, no links to porny spammy virusy places. Just a profile pic and blog header. There's even some things in the "bio". BUT
What real estate broker posts pictures of herself nude with her full name?
"monkey, climbing, wave, real estate broker" is nonsense
No posts whatsoever.
That name? Sure it might work on Twitter, but not here. (And it's a stupid name for Twitter too - DO NOT EVER SHARE YOUR FULL NAME ON THE INTERNET!)
Sure, it's not actively doing harm. Yet. But it's getting set to, or it's farming for something. How did I find it? It followed me. No one has a name like that on Tumblr.
So if you find yourself with a Tumblr that looks even remotely like this, you're going to find yourself blocked by everyone you might want to follow.
We don't care if you're sexy. We even encourage sexy, kinky, whatever you want blogs. But this? This is hinky. This is 99% a pornbot. And pornbots get blocked.

Cory Evans was well-versed in the HomeVestors of America playbook when he arrived at a suburban Los Angeles home on Nov. 4, 2016. His franchise with the “We Buy Ugly Houses” company had executed more than 50 deals in the preceding two years. Patriot Holdings would soon become one of the company’s most successful franchises by following HomeVestors’ strategy of finding homeowners in desperate situations, then convincing them to sell quickly.
The homeowner, Corrine Casanova, had bought the three-bedroom Baldwin Park bungalow with her husband in 1961 and now owned it outright. After raising three children there, she was days away from leaving it for an assisted living facility and had called the number on a HomeVestors ad.
“I was wondering if I could get an estimate of the value of my home,” she told the woman who answered the phone. “My husband’s gone, so it’s just me now.”
Evans, who ran the business with three of his brothers, had developed a reputation among other franchisees in the area as a “hard closer.” Casanova’s house was paid off, giving Evans room to go low with his offer because there wasn’t a mortgage to settle. He calculated the profit he wanted to make and presented Casanova with a 10-page purchase agreement during the short visit to her house.
But Casanova was incapable of engaging in a complex negotiation. Although she was once a skilled bookkeeper and president of the local women’s club, dementia now carved into her short-term memory: A recent neurological assessment had found the 82-year-old was unable to say what year it was or name the city she was in. She routinely mistook her adult son for his uncle.
HomeVestors cautions its franchisees never to take advantage of sellers who are unable to understand negotiations. But by the time he left that evening, Evans had a contract to buy the house for roughly two-thirds its value, signed in Casanova’s shaky script.
Weeks passed before Casanova’s family learned of the sale. But her son, David Casanova, soon sensed something was wrong.
“After we moved her, she kept saying, ‘I need to call my friend. I need to call my friend.’ And I’m like, ‘Which friend, Mom?’” David told ProPublica.
Corrine couldn’t remember.
After David learned of the contract, he explained to Evans that his mother had dementia and tried to cancel the sale. Instead of walking away, Evans dug in, recording a notice on the property’s title that essentially prevented a sale to anyone else, which forced the Casanova family into a years-long battle to keep the home. Along the way, Evans disputed that Casanova showed signs of impairment during their interactions.
HomeVestors of America boasts that it helped pioneer the real estate investment industry. Founded in 1996 by a Texas real estate broker, the company has developed a system for snapping up problem properties—and expanded it to nearly 1,150 franchises in 48 states.
Unlike real estate agents, house flippers operate in a largely unregulated space. Real estate agents have a fiduciary responsibility to represent a homeowner’s best interests in negotiations, which is defined in state laws, licensing requirements and an industry code of ethics. But in most states, flippers don’t need a license.
HomeVestors, the self-proclaimed “largest homebuyer in the United States,” goes to great lengths to distinguish itself from the hedge funds and YouTube gurus that have taken over large swaths of the real estate investment market. The company says it helps homeowners out of jams—ugly houses and ugly situations—improving lives and communities by taking on properties no one else would buy. Part of that mission is a promise not to take advantage of anyone who doesn’t understand the true value of their home, even as franchisees pursue rock-bottom prices.
Treat every customer like they’re your 85-year-old grandma who’s never done a real estate deal, HomeVestors trainers tell franchise owners at annual conferences.
But a ProPublica investigation—based on court documents, property records, company training materials and interviews with 48 former franchise owners and dozens of homeowners who have sold to its franchises—found HomeVestors franchisees that used deception and targeted the elderly, infirm and those so close to poverty that they feared homelessness would be a consequence of selling.
One HomeVestors franchisee falsely claimed to a 72-year-old woman suffering from a hoarding problem that city code enforcement officers would take her house, according to court documents. An Arizona woman said in an interview that she was forced to live in her truck after trying unsuccessfully to cancel the sale of her home. One court case documented the plight of an elderly man in Florida who was told if he sold his condo he could continue living there temporarily. But he spent his final days alive waiting to be evicted when—after the contract was signed—the franchise owner informed him the homeowners association rules didn’t allow it.
“You were always lying to them. That’s what we were trained,” said Katie Southard, who owned a franchise in North Carolina. “There was a price that you could pay, but you would always go lower and tell them that was the price you could pay.”
Even when homeowners believed they were being taken advantage of and tried to back out of deals, franchise owners sued or filed paperwork to block a sale to another buyer. Some homeowners fought from hospital beds to keep their properties. At least three died shortly after signing sales contracts; a fourth died after three years of worrying about money. Their families told ProPublica that they are convinced the stress of losing their houses contributed to their loved ones’ deaths, though all had been ill or infirm.

Wincest and 12 (in grief)
Dean finds himself sitting in an actual salon.
It's a weird, yet fascinating place--purely from an outsider's perspective, of course. The constant ringing of the phone is something he didn't expect. The burning rage of hairspray is something he definitely expected. It still stings his eyes.
He plays solitaire on his phone for the first half hour. After that, he picks up a tattered copy of Cosmo and takes the "Will He Be Great in Bed?" quiz. Pleased by his answers, he sets aside the magazine and picks up his phone again. He mindlessly flips through a few apps, then looks up and scans the salon. Ah. Wash time. It'll still be a while.
Dean knows better than to complain about the time it takes to get a decent haircut. He may not understand the appeal of a place like... this. He prefers the sterile environment of a barber shop and the ol' get-in-get-out approach. Maybe some small talk about sports is fine. But this place is fine. No one's harassing him to get a haircut of his own or pushing products while he waits.
They had to make a special drive out here for this. It's a long way back to the bunker, but that's fine too. He won't complain about the chance to take Baby out for a longer than usual spin. On the way back, they can stop at the Farm and Fleet store, a store they can both agree on.
Sitting back in the chair, legs spread, Dean pretends to look at his phone. He takes in the salon and observes what he can. Gina in chair two asked for a bob and makes minimal small talk. If she responds to something, it's usually about the weather. Julie in chair four is getting highlights done and can't stop talking about her boyfriend's mother, who keeps sending over casseroles no one eats.
Just as he's about to spend time observing Helen--a real peach, she keeps going on about how proud she is of her granddaughter--a mother and daughter pair walk in. Dean immediately scans them. Mom looks like a real estate broker in her pantsuit and pumps. Daughter can't be more than six. The receptionist takes a break from the phones and leads them to chair three. Mom lifts daughter up and sits her in the chair, then explains the cut she'd like for her.
Dean wonders what it's like growing up that way. They probably come to the salon once a month or so. The stylist seems to know them. Daughter is calm, laughs when the stylist playfully tugs on her hair, and swings her feet in the chair. She must feel grown up.
It's these little luxuries Dean has struggled to understand since retiring from The Life.
The bunker is nice. It's safe. It's familiar.
But Dean is starting to wonder what life might be like outside of it.
Blow dry. A little bit of product.
Dean stands up and pays before an argument starts. Medium-to-long cut, wash and blow dry, comes out to $100 plus tip. Dean pays in cash--$120--all twenties.
By the time he's tucking his wallet away, Sam's walking towards the front.
He looks lovely.
That's the only acceptable word. Lovely.
"Thanks for waiting," Sam says, tucking a piece of hair behind his ear. "What do you think?"
"Good," Dean answers, with a nod. "Nice layers."
"I thought so too."
They exit, but before Dean walks over to the driver's side, Sam yanks him over by the sleeve of his shirt.
They stand outside the salon, looking at each other. Dean notices the strands of gray in Sam's hair, which he chooses not to color. Then there are the crinkles that frame Sam's eyes.
So this is what aging is like.
"Chin up," Sam says, with a small smile. He nudges Dean's chin. "The whole point is that we're doing this now."
Sam and his ability to know exactly what Dean was turning around in his head the whole time--it requires a gentle touch.
Leaning in, Sam kisses Dean once on the forehead and once on the lips. Dean reaches up and buries his hands in the collar of Sam's flannel shirt. He pulls Sam down for a deeper kiss. One that's a reminder of what they get to do in the privacy of the bunker once they get back.
And one that's a promise.
For all the things they have yet to experience.

Robin definitely has no clue how Steve’s family is small town rich btw and it’s not something she’ll realize until years later when they’re sitting in their own kitchen and Steve is retelling her some mildly fucked thing his mom told him about his dad’s job and it’s the first time she even thinks to ask where they work. It’s also the exact moment she finds out that his dad’s name is Richard and they hadn’t been calling him Dick just because he acts like one.
I love the idea of steve's dad working in real estate so the fucked up thing he did was definitely something out of a hallmark Christmas movie (a la forcing some poor family off a plot bc some huge corporation wanted to say. build a mall 🤨 or my favourite they tried to force them out of their home but they refused and now the highway has to curve around this one house and it's the biggest failure of his dad's career but Steve sends a gift basket to this family every year) robin even knew this story but somehow didn't connect that Steve loved to tell it so much bc his dad was the broker that couldn't get some like single mom to break and sell. also im a big believer in steve's dad being called Richard aka dick it literally fits so well

Don’t ever mistake my silence for ignorance, my calmness for acceptance or my kindness for weakness.
FULL NAME: Kate Monte-Parker
BIRTHDAY: July 31, 1986 (37)
GENDER & PRONOUNS: Cis female, she/her
SEXUALITY: Heterosexual; heteromantic
MARITAL STATUS: Divorced separated
OCCUPATION: CEO & real estate broker
LANGUAGES: English, some Italian
TIME IN PROVIDENCE: since 2024
AND JUST LIKE THAT . . .
Born and raised on the "right side of the tracks," Kate Monte grew up with privilege and doting. In her parents' eyes, she could do no wrong. Her upbringing molded her perfectionist behaviors and determination to constantly exceed expectations. With that said, it was never any wonder that she was able to even partly mirror the entrepreneurs her parents were, following in the same footsteps, too. But her reality changed when she realized she wasn't untouchable. Acts of infidelity swallowed her pride and shook her world, leaving her to hide away and meet another man who would give her the 'Parker' in her new name. After a tumultuous chain of events, Kate is determined to reconnect with her ex-husband.
Kate is as extroverted as they come, having been this way since she was a child. Strangers were never that way for long with her, as she would eagerly seek to know everything about a person in very little time. Though not necessarily seeing the world through a distorted lens, she may be perceived that way because she often gives people the benefit of the doubt, following the philosophy that people are “innocent until proven guilty.” Dedicated to her independence and career, Kate has worked hard to defeat the stereotypes of just being a “pretty rich girl.”

Unlocking Your Dream Home:  How a Melbourne Home Loan Broker Can Help
Introduction:
Finding and financing your dream home can be a daunting task, especially in a dynamic real estate market like Melbourne.  Aspiring homeowners often face numerous challenges, from navigating complex mortgage options to securing competitive interest rates.  That's where a knowledgeable and experienced home loan broker can make all the difference.  At Soniezgroup, we specialize in helping Melbourne residents turn their homeownership dreams into reality.  In this blog, we shall explore the invaluable role of a home loan broker and how our services can benefit individuals in suburbs like Tarneit, Hoppers Crossing, and Truganina.
Tumblr media
Understanding the Role of a Home Loan Broker:
A home loan broker serves as an intermediary between borrowers and lenders, helping clients find the most suitable mortgage options tailored to their financial circumstances and homeownership goals.  Unlike traditional banks or lenders, home loan brokers have access to a wide network of financial institutions, allowing them to offer a diverse range of loan products and competitive rates.
Benefits of Working with a Home Loan Broker:
Expert Guidance and Advice:
Navigating the intricacies of the mortgage market can be overwhelming, especially for first-time homebuyers.  A home loan broker offers expert guidance and advice every step of the way, from assessing your borrowing capacity to selecting the right loan product for your needs.  Whether you are buying your first home in Tarneit or upgrading to a larger property in Hoppers Crossing, our team at Soniezgroup provides personalized support to help you make informed decisions.
Access to Multiple Lenders and Loan Products:
One of the key advantages of working with a home loan broker is access to a diverse range of lenders and loan products.  Instead of being limited to the offerings of a single bank, borrowers can compare rates and terms from multiple financial institutions, ensuring they secure the most competitive deal available.  Whether you are interested in fixed-rate mortgages, variable-rate loans, or specialized financing options, our team can help you explore your options and find the best fit for your needs.
Streamlined Application Process:
Applying for a mortgage can be a time-consuming and paperwork-intensive process.  A home loan broker simplifies the application process by handling the paperwork on your behalf and liaising with lenders to expedite approvals.  From gathering documentation to submitting loan applications, our team at Soniezgroup ensures a smooth and efficient process from start to finish, saving you time and hassle along the way.
Negotiation of Competitive Interest Rates:
Interest rates play a significant role in determining the overall cost of your mortgage.  A home loan broker leverages their industry expertise and negotiating skills to secure competitive interest rates on behalf of their clients.  Whether you are purchasing a property in Truganina or refinancing an existing mortgage, our team works tirelessly to ensure you receive the most favorable terms possible, saving you money over the life of your loan.
Continued Support and Assistance:
The relationship with a home loan broker does not end at settlement.  At Soniezgroup, we provide ongoing support and assistance to our clients throughout the life of their loan.  Whether you have questions about your mortgage, need advice on refinancing options, or require assistance with loan modifications, our dedicated team is always here to help.  We strive to build long-term relationships with our clients, serving as trusted advisors on all their homeownership journeys.
Conclusion:
Navigating the complexities of the mortgage market can be challenging, but with the guidance of a knowledgeable home loan broker, achieving your homeownership dreams is within reach.  From Tarneit to Hoppers Crossing to Truganina, Soniezgroup is committed to helping Melbourne residents unlock their dream homes with personalized service, expert advice, and access to competitive loan options.  If you are ready to take the next step towards homeownership, contact us today to schedule a consultation.  Let us help you find the perfect mortgage solution tailored to your unique needs and goals.
