for the matchup event, i’d like one platonic and one romantic relationship. i'm an infp, 6w5, scorpio sun and virgo moon. my attention span isn’t the best and i’m an impulsive dumbass, but i still manage to get good grades somehow. i try to be sociable, but i have a habit of clamming up so i usually just end up sticking to the people i know. i’m kinda all or nothing with the effort i put into things; i run out of steam pretty easily so i tend to leave things unfinished, which i hate, but sometimes i’ll go wild and finish a semester-long project in one afternoon. overall, i really like helping others and being seen as reliable! i was really dependent on others in the past, and although i still kinda am now, i’m trying to be someone others can depend on.

💥 Hu Tao 💥

-Fragrance and Thaw-

Quick Facts:

Element: Pyro 🔥

Weapon: Polearm

Role: Main/Burst DPS

Passive Stat (a stat that gets leveled up as you level up your character): Crit DMG %

“When the sun’s out, bathe in sunlight. But when the moon’s out... bathe in moonlight.”

Weapon Choices

- #1 pick is... Staff of Homa! If you are able to obtain it, it will provide massive HP as well as ATK bonuses. It is useful since Hu Tao scales off of HP and needs lots of HP to be viable as a DPS!

(As always, all 5 star weapons are very good on Hu Tao)

- Many other 4-star weapon choices are viable!!

- Dragon’s Bane: the passive stat of Elemental Mastery will always be useful!! Plus, if you run her with Tartaglia or Xingqiu, the damage boost with Hydro and Pyro will be good.

- Lithic Spear: very good if you have Liyue members in your party, and the extra ATK% bonus is beneficial as well.

- White Tassel (very F2P friendly!!) : Provides a substantial crit rate boost, as well as normal attack boost if you manage to get max refinement!

//Note!! Hu Tao has a very low base attack, so if possible, level her weapon up and make sure that it has a high base attack to add to her overall base attack!! This way, when you use her elemental skill, since her ATK is multiplied, you’ll get more damage!

Artifact Choices

It’s quite easy to build your Hu Tao, and there’s a number of routes you can go when building her! Here are a few combinations:

4pc Crimson Witch: will help with Pyro dmg as well as elemental reactions. Overall best pick she will be your main DPS!

4pc Lavawalker: Good boost in Pyro dmg (35%) due to the 4pc bonus! (The 2pc bonus doesn’t really help, tho)

2pc Crimson Witch + 2pc Nobilesse Oblige: good if you’re using her for a burst dps! Will give you Pyro dmg boost and elemental burst dmg!

2pc Crimson Witch + 2pc Gladiator: good for an all-around DPS build, since it gives you Pyro dmg boost and an ATK boost. The only shortcoming is that Hu Tao has a low base attack, so the ATK boost won’t be very substantial.

Prioritize these stats!!

HP% on the hourglass

Pyro DMG on the goblet

Crit Rate/DMG on the Circlet (crit rate preferred since she already gets quite a bit of dmg as a passive!)

Helpful Sub stats:

1. HP, HP%

2. Crit Rate/DMG

3. ATK, ATK%

4. Elemental Mastery

5. Energy Recharge

(DEF is good too but like... not really needed)

Teammates

Hu Tao is very interesting to play, as you always want her below 50% health in order to utilize her passive talent that gives an extra Pyro dmg bonus. Because of this, try not to overheal!!

Consider these teammates!!

- Xingqiu: Very good Vaporize teammate!!! He provides damage off the field, which is very good for when you’re in Hu Tao’s E state. He also heals, but not overkill.

- Zhongli: Shielding is very important for Hu Tao, because once she is under 50% health, it becomes risky to play her. He will help in protecting Hu Tao and also giving enemies a loss in resistance.

- Fischl: Again, very good in an off-the-field damage sense with Oz. She will provide the Overload reaction!

- Diona: Good for Melt, healing, and even a shield!! Overall, a very well-rounded teammate for Hu Tao.

- Tartaglia: You can use him as a secondary DPS for Hu Tao, in that when Hu Tao is on cool down, you can use his E skill to apply hydro!! They have similar tactics and play style in that they both infuse their attacks with an element and have a big AOE burst.

- Chongyun: Good because Hu Tao can override his Cryo circle skill! In other words, when Chongyun does his elemental skill, Hu Tao’s E attacks will remain Pyro instead of Cryo. This way, melt can happen.

- Xiangling: Amazing for Pyro resonance and as a support. Her Elemental burst is very good for while Hu Tao is in E, since you can never have too much Pyro damage

There are numerous other teammates that are great for Hu Tao, I am only listing the ones I am familiar with! Just try not to overheal by using characters such as Barbara or Qiqi, and try not to have a DPS-type character such as Xiao or Razor that may compete for the role of Main DPS. (However, of course, you can do whatever you want!!)

That about sums it up for Hu Tao! She’s an amazing character to play, and definitely hard to learn because of the health restrictions. However, once you master her playstyle, she becomes an amazing and fun-to-play DPS that makes it worth in the end!

so heres the breakdown after a week and some change... i now have 12 characters; 9 excluding freebies, and almost all of them are ascended

kokomi: i dont really use water characters unless im in the abyss trying to freeze enemies. shes cute but kind of slow and i already hate catalyst users by default but shes alright. also i wanted her from the event but reflecting i shouldve wished for xingqiu because hes a sword style. anyways, goldfish girl

sayu: i got her the other day... another anemo/wind character, which im fine with. shes fun enough to play with and i like her personality. her attacks are fast and i like her special move too. didnt expect to like her but i do.

rosaria: my would-be main if jean wasn't so all around fucking great. she is my everything!!!! i love her attack style, weapon, elemental bursts, characterization, storyline... i could go on for fucking hours, pls stop me. i will commit sins for this woman. this pixel woman. so blessed to have rolled her

jean: oh look my main. my first main at that! also my first five star i rolled with no effort whatsoever. what do i have to say, acting grand master just fucks ok? shes my go-to for climbing, running, and fanning out my elemental attacks. shes extremely fun and a staple character imo!

sucrose: i hate you. i hate you so fucking much. being a catalyst was enough but this bitch is so fucking useless... ive actually watched genshin players before say that shes a venti equivalent or better than him... i have no fucking comment. she does nothing, she dies everytime i pull her out, maybe i just dont know how to play with catalyst characters but she just sucks all of the fun out of fighting enemies for me. i hate you, please delete yourself <3

noelle: i would have created a similar rant for noelle before having played with her some more today. shes extremely helpful in the liyue region at least. everything geo, i go to this girl for. i feel guilty when i dont use her there since she breaks everything so easily and fights decently. i have a big four and it shows. anyways shes been very helpful so i wont say anything too bad about her. she is a little slow though whereas i enjoy more fast paced attacks and overall speedy characters

beidou: ah, my eyepatched queen. at first i didnt like her playstyle when i tried her out for the event but she grew to be a favorite go to. i have rolled 3 beidous by now in my career. highly unrecommended but at least i get to make progress on her constellation. (no xingqiu, i cry) nevertheless, i totally enjoy eletro characters so i feel very blessed to have her on board and paired with my beautiful one and only rosaria

xiangling: i have a very soft spot for her character wise. her story was entirely endearing and i think of her everytime i go to liyue to buy from her father. i was extremely excited to get my hands on a new pyro character as amber with her bow can be pretty limited as fighting goes. her attacks are swift and beautiful. i also enjoy goubas addition to the team. throughly a nice character, part of my big 4

barbara: youre entitled to love barbara if you love jean/rosaria. which i do love both entirely. so, yes. i REALLLYYYYY love her despite her catalyst weapon. her healing abilities make up for a majority of my hatred for catalyst characters. also i just believe that her hydro quality is very helpful when necessary. i would easily put her above kokomi.

lisa: love/hate relationship. i love her in the story with jean and her librarian whimsy but character-playability wise... i dont use her very often no, but when i do shes pretty fun. still i have my grief with catalystic characters. she dies too quickly but ive recently learned how to combine elements (i dont read the fucking instructions im sorry) anyways shes fine i guess but i can quickly say i hate her instead

kaeya: oh my pretty boy. pretty icy boy. if you knew how many times i have killed him during commissions, quest missions, the abyss... you would never let me main him ever again. i DO keep him out of my 4 BECAUSE of this. unless hes paired with rosaria, im fucking hopeless playing with him in hopes of doing cryo damage. its not like i dont like him!!! I FUCJING LOVE KAYEA ANSHHSJDJFJFJ ... but um yea i dont exactly know how to play with him so hes just my baby boy i keep stored away

amber: you are the one to hate! but i do not entirely hate you. i love your characterization, your design, BOBA????? pls, ok im sorry i dont hate her. shes my girl. i get excited everytime she pops up in the story. her bow attacks suck but at least shes useful for killing animals. i kill lots of birds with her. fowls are hard to come by ok??? anyways i love her even if i dont totally use her in battles

also the last character i got was sayu/xiangling 3 days ago so thats fun... (im stuck and i cant get another character, girl help)

(same genshin anon from yesterday) yes keqing! my first 5 star character. got her from xiao's banner. she's super fun to play. her skill is quite handy to use. im trying to get mona up - i think she'll fit into a team i want to try. plus her personality is fun. THOSE MUSHROOMS. AWFUL. sucrose is fun. her skill and burst are nice but idk she just doesn't ever fit *right* so i don't use her much. yes, your love of zhongli is so fun to me (1/4 oopsies)

(2/4) i wasn't playing genshin back when his banner was out, but it was so fun watching you talk about him all the time. hope they rerun his banner sometime soon (but i doubt it since it wasn't too long ago). I AM SO SICK OF ALL THE XIANGLINGS. i just want xingqui and chongyun from the banner ugh. yeah i would recommend the spiral abyss. you get a nice chunk of primos and if you haven't done it in a while i'm sure you can sweep the first few floors. xiao = win win win

(3/4) i do try to have decent stats. just shove together the characters i like and find decent artifacts and make it work lol. AH the friendships.. that takes so long lol. ive got xiao, keqing, and barbara at 5 and the rest are much lower. and thanks! i am so loving hu tao so far! she's... not quite up to level with anyone else i use yet but we're getting there. she does decent enough that i keep her on my team lol. ooo a claymore team sounds fun!

(4/4) i do quite enjoy the claymores. i think i prefer the polearms a bit better though (rip we need more polearm users). and yeah ): wish there was a bit better way to farm exp. idk the resin system is... alright... wish it was a bit better though. i feel like i can never get done what i want. like i constantly have to choose if i want to farm like weapon materials or talent materials or whatever. and like same diona and xinyan are my only decent shields :/ and yeah the oceanid is.. something..

LMAO those mushrooms really were a pain i remember just going back and forth between mondtstadt, that other nearby town i’m forgetting the name of, and the dawn winery just scaling every fucking wall possible it was truly annoying and coupled with the fact that she’s hydro so you have to fight the oceanid to level her up really makes mona a true pain to level up jfaldkjfds

tbh idk a lot about sucrose i think most people use her as like an anemo battery? and she’s useful with characters like xiao who do better when all the enemies are centralized which is why i kinda want her lmao. but yeah her never “fitting right” is mona for me lmaooo

yeah i think it’ll be a while until we get zhongli back :( the only other character i really wanna pull is scaramouche IF he’s even playable lmao he’s gonna be so far fucking out. i think rosaria is coming out soon but it looks like she’s only a 4-star so idk who our next 5-star is looking to be. and xingqiu x chongyun really the dream team LMAO frozen smashing for days

hahaha xiao = win win win is so true... i think i’m like at stage 5 or 6 or whatever but with xiao i definitely feel like i can get further fjkldaj the main problem was like i never had a good second team but i’ve leveled up enough other characters i can probably tackle it now

the friendships really do take FOREVER lmao like fischl was literally the FIRST character i pulled so the fact she only recently got all the way up to 10 friendship ajfdklafj and yayay glad to hear you’re enjoying hu tao!!

yeah and along with lack of polearm users there also doesn’t seem to be many good polearm weapons?? idk i feel like i have so many claymores jfadlkjfdas. also i just looked up there are literally only 4 polearm characters right now holy shit that’s so sad ;___;

and same about the experience, you barely get shit from battling so you can really only level up with those book/note things idr what they’re actually called and they’re SO hard to mine. and then there’s all the talents and shit.... sigh lmao. genshin really makes you schedule and portion your resin lmao

i think my only kind of okay shield is noelle because i used her really early on but i ditched her pretty early when i get new characters jkaldsf

Bessy is Modest and somewhat vain, but that doesn’t matter because she’s just here for HMs. She’s temporarily taking Vertex’s place, since Vertex isn’t in need of more experience.

I continue to find it delightful that after N leaves, Team Plasma ditches their knight theme for a pirate one. I don’t even know why, I just love it. I love knight aesthetic, I love pirate aesthetic. My castle was right next to my pirate ship for most of my childhood, and it rocked.

Though my pirates wouldn’t steal people’s pets. A key difference. Pirate in name only. Well. And clothing. Pirate is just a more fun word than sailor, and pirates have looser fashion.

The villain of this game is just a salty old man who spent so much time in a refrigerator he decided the rest of the world should spend time in a refrigerator, too. Then he found out his region has a legendary Dragon/Ice type, and the rest is history.

Because the villain of a Pokemon game decided his winning strategy would be shooting bolts of ice down at the world below.

How much does it suck that he spent a full game with [person], and now they’ll never see each other again because [person] is bound to a different dimension. A world Cheren can’t touch.

Canon has, what. Red who comes back? Every other protagonist kind of just. vanishes as far as future references to that world are concerned. And Red spends quite some time up on a mountain. Alone.

These games are all about people who swoop in and birth legends, then vanish.

ONE MORE TIME ON THE BOAT.

I hate password games. At least the ship supplies a doctor early on. I wasn’t to the point of active concern, but I was feeling a bit itchy about using up healing items. I haven’t grown out of my usual standard in these games where I just let everything in my party die to avoid spending money.

This guy just keeps throwing Cryogonal at me.

You know, I don’t have a lot to complain about regarding these games and their choices. I whine about everything, but all in all, I find all of them very solid and enjoyable. Even if gen 4 has too many HM requirements wtf just stop.

This isn’t really a complaint, but it is a confusion. Zinzolin is fought multiple times in a relatively small window, and his team never changes. We just keep beating him. I get the sense that they wanted a villain, but as a sequel game to a gen that went all out on that, they didn’t really have anything they were willing to turn into a threat.

Really, I feel like a better path to pick would have been giving one of the Plasma grunts a different hat and having them be the captain of a very confused and angry crew. But eh, whatever.

Why is the most anime hair dude in the game so gosh darn forgettable?

For the sake of my flawed memory, he wants to bring out the full potential of pokemon, and is willing to us whatever means are necessary. The only question is which approach actually yields results.

Good grief his theme sounds like it came out of Phantasy Star.

First up is a level 50 Magneton. Caspet’s an okay choice, so I’ll just Shadow Ball it. Magneton Thunder Waves Caspet, then uses Volt Switch to swap in Beheeyem (also level 50), who takes a Shadow Ball and dies instantly.

Sorry, ‘faints.’

A level 50 Metang is switched in next. Out of twitchiness over Caspet’s paralyzed state, I put Nessy in and go with Surf. Metang uses Agility from the red. Colress uses a Full Restore. Metang hits a Zen Headbutt, but Nessy has the last laugh.

Ugh. Colress is going to send in a Magnezone. Stormy’s the best answer to that, I think. Stormy knows Hammer Arm. It hits, but like everything I hate, Magnezone has Sturdy. A Bullet Punch handles that.

A level 52 Klinklang is next. His only thing over 50. Stormy is paralyzed thanks to Magnezone, but a Hammer Arm that hits should end it, and I don’t think Klinklang knows anything that’s a threat.

Even if Stormy feels like being paralyzed.

Only once, though. Hammer Arm + Bullet Punch does the job, and we only have that pesky Magneton left.

Hammer Arm and we are done.

Please don’t make me fight another one of these clowns. I don’t wanna.

Aw heck, Russell’s having his moment with Purrloin drama. And I guess I’m not fighting robe dude. It’s all ninja for now. With my four pokemon who aren’t paralyzed. Maybe I should have fixed that.

For real though, our rival’s plotline here is pretty dang sad. He wants his little sister’s pokemon back, and by the time he finds it, it isn’t hers anymore. It’s had an entirely different life without them, probably committing crime. Because it’s been told to.

This is why you get the pirate Plasmas and the knight Plasmas. It’s fantastic that you, the protagonist, has a crew of pokemon perfectly happy fighting and doing whatever you want. But living things being forced to do whatever you want them to because you happened to throw a ball at them is pretty screwed up.

There’s not really a satisfactory conclusion to all of this, since critique of a game mechanic that is never going to stop being a game mechanic doesn’t get to start dramatic revolutions regarding that mechanic, but it’s all very sad and sobering.

That pretty ice tho.

BUT WHERE IS THE PROTAGONIST FROM THE LAST GAME.

There are too many fights going on. I think I wouldn’t mind in a normaly playthrough, but for a Nuzlocke, this is needlessly stressful and I am not a fan also I beat Ghetsis in the last game and it wasn’t fun then, either.

He has six pokemon, and he opens with a level 50 Cofagrigus. That is not Stormy’s friend. Nessy, if you would. Hydro Pump hits. Toxic hits from the other side, and I will deal with that in a moment, after the Cofagrigus is gone.

Ghetsis, naturally, uses a Full Restore.

Nessy handles it in the end, but is down to 73 health. Eelektross is coming out next. Time to switch. To... uh. I’ll give Photon a whirl. Feeling lucky, I use Outrage, and Eelektross faints.

Ah. Hydreigon is out next.

That is a nasty type combo for my team to deal with. I think. Geez, mark this where I have all the regrets, but Photon’s staying in to murder the Hydreigon with Outrage. Ganbatte.

IT’S SUPER EFFECTIVE AND A CRITICAL HIT, GOOD JOB PHOTON.

Seismitoad is next. Diego, time for you and your Magical Leaf to shine. Shine they do, and we’re on to Drapion, which I will leave to Photon. Two Air Slashes make their mark, and all that’s left is Toxicroak, so in you stay Photon.

Anyway, with that, it looks like the plot portion of this Nuzlocke is over. All that’s left is heading up to challenge the Elite Four.

after that saige was NOT welcomed at home (wherever home was, at the moment, that is). she wasn’t DISOWNED ‘cos that’d be HORRIBLE for the press n god, imagine the media ?? it would worsen it all

but she wasn’t allowed at home. wasn’t allowed with them. wasn’t allowed to see them unless at events they specifically ordered her to come to for press reasons

doesn’t really...know where she’s going to go in the summer ‘cos the summer she Fucked Up she lived out of hotel suites and friend’s couches. n like yeah she can just Buy a place or smth but ?? commitment ?? adult decisions ?? christ !

“Are you done yet, love? We’re gonna be late if we don’t leave soon,” Dan asked as he leaned against the doorway to his bedroom. I finished pulling my pants over the small swell of my 14-weeks-pregnant stomach and looked up at him with a small pout.

“I did not miss not fitting into my pants,” I told him before swiping my hair out of my face and sighing. Dan glanced at me and chuckled a little bit as he shook his head. “Looks like I’ll be living in leggings and yoga pants starting in a few weeks.”

I grabbed my bag off of Dan’s unmade bed and walked towards the lengthy male who still stood against the doorway. “Let’s go and get a look at our little monkey bean and see how he’s doing,” Dan said as he grabbed my hand. We headed out the door, and as we were on our way down to my car, I turned my gaze to Dan smiling a little. As he opened the door for me, he narrowed his eyes at me a bit and chuckled nervously.

“What?”

“It’s a girl,” I told him, not looking away from him, or weakening my smile. Dan let out a laugh that was straight from his chest as he let go of my hand so I could get in the passenger’s seat and buckle up. Dan was in charge of driving since I was throwing up every inconvenient moment in the world. Dinner with Phil? Vom. Dan’s mother and I shopping? Hydro pump. Needless to say, nobody wanted the driver to puke all over the dashboard.

“What’s so funny about that?” I asked and brought my brows together a bit.

“Nothing. You’re just too cute,” Dan stated as I sat and buckled up. He then came around to the other side and started the car to go. This was the second doctor’s appointment for our little monkey bean, as Dan continuously referred to the baby as. The first appointment was just to confirm that the pregnancy tests weren’t faulty. Obviously, they weren’t as fifteen minutes after pulling out of the driveway we were back in the little room that Dan swore was a converted janitor’s closet.

He investigated our surroundings as I was laid back in the cold chair, our fingers laced tightly in anticipation. “Too many people were getting pregnant and they didn’t have enough rooms, so this is what they did with it,” Dan looked at me and gave me a look that made me laugh at him a little bit.

In my best Marcia Brady voice, I replied with, “Sure, Jan.”

Moments later, my doctor walked in and asked how we were, how I was feeling, all of those cliches checkup questions. She knew how on-edge I was about this pregnancy and how scared I was, so I appreciated the lack of prying. She kindly asked me to lift my shirt so she could lather me in the disgustingly cold gel and rub the little wand over my swelling stomach. I flinched slightly as I was set up, but was soon brought back to the present as Dan spoke.

“Look! There he is!” Dan squealed and pointed at the screen as the black and white image appeared. The love in his eyes was indescribable, and I was lucky enough to be on the receiving end of that look on a number of occasions. I couldn’t help myself, though, as I had to push his buttons.

“She is beautiful.” I teased and bit my lower lip to control my wide smile. Dan rolled his eyes playfully and squeezed my hand gently.

“Yea, whatever,” he replied and did his best to hold back a smile.

“Do you want to hear the heartbeat?” Dr. Atwood asked with a polite smile as her hand went to touch a button on the monitor.

“Yes!” Dan and I insisted in sync. The room was then filled with the sound of a beautiful, loud pumping noise. I squeezed Dan’s hand tightly and bit my lip harder as I stared at the image and took in the sound of our baby’s heartbeat that filled the room around us. I could feel my eyes tearing up, despite having heard it a few weeks ago. The fear was still sitting in me, but the excitement and love that I held for this baby growing inside of me definitely overpowered the fear.

“So,” the doctor interrupted my thoughts. “you’re pretty early on in your pregnancy, but your baby is growing pretty quickly. They’re about the size of a large peach. If you’d like, I can settle your little debate over the gender right now. They’re flashing us the good stuff.” Dr. Atwood told us and chuckled a little bit before she looked over at us.

Dan and I play argued over the gender all of the time, and to be totally honest, I only insist we’re having a girl because he started calling the baby by male pronouns. In reality, neither of us cared what the sex was. For all we knew, it could change over time and we would love them no matter what.

I turned to look at Dan and squinted as I tried to make up my mind. “I kinda wanna know. I didn’t think we’d be able to find out today..” I admitted and turned back to the doctor. “Last time, I didn’t find out until week twenty.”

“Well, every woman, baby, and pregnancy is different. Matthew wasn’t as provocative as this little one, for instance.” She explained kindly. I bit my lip as I returned my gaze back over to Dan with a pleading look in my eyes. I wanted to know, as it took 3 months to pick out “Matthew”, we would need all the time in the world to come up with a new name. Plus, we were going to love the ever-loving fuck out of this baby. He just smiled at me an nodded his head as he kissed the back of my hand.

“Tell us. We’d like to know,” Dan stated politely and stared into my eyes. I could feel the lump in my throat and I couldn’t tell if it was fear, excitement or both.

“Well, Y/N, Daniel...” she paused to add some suspense. “Congratulations on your baby girl!”

I let out a bit of a breath and chuckled a little as I closed my eyes. Dan leaned in and kissed my lips softly. I kissed him back sweetly, eyes closed as I poured every word I couldn’t articulate into the kiss. Once I opened my eyes, smiling, a few tears escaped. I was in pure bliss at this moment. Dan took his thumb and gently wiped the tears from my cheek as we made eye contact again.

“You were right, love,” he admitted and smiled.

I chuckled and nodded my head. “That’s a first, huh?” I joked and kissed him again softly. I could hear the doctor begin to print out the photos for us, so I looked over at her and then glanced at the monitor again. “A baby girl,” was all I said as I leaned my head back.

“Here you go, I have 6 copies for you. I circled her in two of them so that you’ll be able to see her and show her off to your families without having to look for her.” Dr. Atwood teased as she handed us the long piece of photo paper with 6 photos of our baby girl. Dan took it and scanned the length slowly, taking in every frame.

“Thank you, so much. So much, doctor,” I started as I also began to stare at the photos. “It means a lot.”

“It’s my job, sweetie. But you’re very welcome. “ she told us with a slight chuckle. “You guys can make your next appointment at the front desk with Andrea. Have a great day, guys. Call if you need anything.” She explained as she cleaned me up and sent us on our way.

Dan and I wasted no time making our appointment for the next month and going back to his flat. In the car, I spent the whole time studying the sonograms, wanting to memorize how our baby girl looked. As soon as I walked through the front door, I squealed and pulled Dan in through the door.

“We’re having a girl!” I yelled as he picked me up so I could wrap my legs around his torso. I giggled and leaned in to kiss him as I held the sonograms in my hand. The kiss was interrupted by the sound of a voice I would never get tired of.

“Did I hear that right?! You’re having a girl?” Phil asked as he walked into the lounge.

“Yes! Yes! Yes!” I replied and giggled as Dan set me down. I ran over to Phil and showed him the long piece with all of the photos on it.

“You were right, Y/N! Congrats guys!” Phil said excitedly as he hugged me and then Dan.

“I can’t believe it still, to be honest,” Dan admitted with a slight chuckle before he walked over to me and rested his hand on my stomach.

“I think this calls for popcorn and ice cream followed by a Star Wars marathon?” Phil suggested as he continued to study the sonograms. He was just as invested in this pregnancy as Dan and I was. A very excited uncle-to-be, Phil was.

“I agree,” Dan concluded before kissing my head and escorting the four of us, yes the four of us, into the kitchen to celebrate our glorious day in a way that was very much like us.

FALL!!! HappyHallowThanksMas! The last 3 months of the year are my favorite. I love the argument between Pumpkin Spice or Apple Cider (Apple Cider is the best by the way followed closely by all things peppermint). I love the colors, the smells, the holi-daze, the weather, and the coziness of it all. I have a body made for winter clothes.

I know.. it's strange, but I love gray days that make you want to snuggle in with some hot tea, and a good book, and I love those clear fall days where the sky is so blue & the colors on the trees are so bright... Ok... I'm waxing poetic here, so I better stop while I'm ahead.

We do have an exciting event coming up though...2 of them actually.... Winter Client Appreciation Events!

In November we will be hosting Frozen 2 & in December... well, it's STAR WARS time!! Now...on to our weekly home buyer education! I know I said we are going to talk about what happens AFTER the home inspection, but first I thougt we should talk about about Buyers Due Diligence, and why this is so important for you. I saw a very interesting home this week that was right across the street from a cemetery. Now, that wouldn't bother me, but for some folks...that would be a BIG thing. My clients liked the land but did not like the house...the house was ... interesting. It was a 1925 home, that had been 'worked' on over the years, and probably not professionally. When I am showing homes to clients, I get asked many questions about the home....some I can answer and some I can't. Some of the answers we can find out, and some...well, you never really 'know' a home until you are the one living in it. So, what are some questions I can not answer... is the home haunted? Um....I don't know? Has there been a violent crime in the home or in the area? Um...I don't know? Believe it or not, that isn't considered a relevant fact when listing the home as it doesn't actually affect the home.

When selling a home, the seller (and sellers agent) is only obligated to disclose known material facts about the home on the sellers disclosure, and this is only about the home during the current sellers ownership. So what is a 'material fact'? A 'material fact' is considered to be something that structurally affects the home. The sellers disclosure is about 6 pages long and the seller is 'supposed to' disclose all known facts about the home on it. However, if anyone has teenagers you know how often 'supposed to' gets done. Some sellers will disclose ALL facts about the homes....even those items that have been repaired, some sellers will only disclose those items that they haven't gotten around to fixing, and some sellers just have no idea about anything in their home. Of course, this is why we do a home inspection. It isn't that you can't trust the sellers, but when it comes down to it, most sellers don't know anything about their home. This is called 'Buyers Due Diligence'. A buyer does have some responsibility for doing some research on the home, and area, that they are wanting, or trying to, buy in. If your buyers agent knows anything about the home or area then we have to legal responsibility to disclose it. In Washington, all sellers are required to fill out the 6 page sellers disclosure on their own. Their Realtor can not do it for them, or help them fill it out.....however, if the seller is a bank, or it is an estate, or an investor then there won't be any sellers disclosures, or if there is, most questions will be answered with "don't know". For every question on the sellers disclosures, the sellers have 4 choices to answer... "yes, no, don't know, or NA", and every question must be answered....no empty boxes. When you receive a copy of the sellers disclosure though ...remember to take it with a grain of salt, and hire a good inspector. Many sellers now will even just put a majority of 'don't know' answers on the sellers disclosure so as to not have any liability. The majority of sellers aren't trying to 'hide' anything about the home, they just truly don't know. A realtor will hand the sellers disclosure to their client, the seller, and that is it. We, real estate agents, can not help the seller fill out the sellers disclosure at all. If you have any questions regarding anything on the sellers disclosure, your Realtor can request more information (if there is any) from the sellers through their sellers agent. Make sure you also address any concern you have regarding the homes condition to the home inspector you hire. He (or she) should be able to help you with that. The inspector I usually refer out encourages the buyer to walk with him during the home inspection so that the buyer is part of that inspection. I like to call it a 'crash course in homeowning'.

By the time he is done with the inspection, my client usually knows more about the home than the current owner does! I can't stress it enough....ask questions! You are paying for the home inspection, so walk around with the home inspector, ask questions, learn about what the inspector is checking, and be a part of the home inspection.

Sometimes, but not often, we will see sellers purposely try to hide something. This sucks. I had this happen recently with a client. The home in question had been on the market for about 5 months...with 3 different Realtors, and had been pending 2 times before with sale fails. Ok...red flags...3 different Realtors in such a short period of time? Two prior sale fails? hmmm... I asked the current Realtor why the sale fails, and he said there were financing issues. Ok, sometimes that happens. I have had that happen on listings of mine too. Current Realtor was very eager for an offer,and called me about closing costs, etc. My clients liked the home, and the listed price was attractive. It did need some cosmetic work, but that was ok, for the price and the closing costs. Fast forward to home inspection, and the home passed with flying colors. Only things that came up was a recalled electric panel (common for the age of the home), and lack of insulation under the home. Insulation under the home is not required for the age of the home, and was something my clients were willing to do later. The recalled panel would need replaced prior to appraisal as that is something that most likely would be called out. Where the big issue came was during the sewer scope... the sewer line from the home to the street had a 35 ft 'bend' in it. Sewer lines need to go down 1 inch for every foot for optimum flow (yay...the things I know that are weird to know), and due to land settling, etc...this homes sewer line had a dip in it before it went to the street. Ok....it's not like the seller could have known this right? Well, normally I'd agree with you, but in this case he DID KNOW! Plumber asked us if we knew and we said no (because how would we?) Plumber then goes on to say that,"well, that's weird, because the seller knows. This home has had a recent sewer scope already done. There's some paint lines in the street that looks like they were scrubbed off." Uhhh....what?! I send this information to the sellers agent (who has no idea),and he assures me that if they knew it would have been on the sellers disclosures (it wasn't). Sellers agent calls his client and then calls me back. At this point both the sellers agent & I know the seller is full of it because the seller told his agent that there was nothing wrong with the sewer line....because he had the city come out and check it a couple of weeks ago and they hydro jetted it. That all of this was just the plumbing contractor and my clients trying to get more money out of him. Honestly folks, that was our first indication that this deal was going to be hairy & scary... We requested the recalled panel to be replaced and the sewer line repaired. The seller sent his agent a bid for the sewer line repair that was dated a full 3 weeks BEFORE my client made their offer. When the seller was with Agent #2, and during the 2nd sale fail. Sale failed because of financing issues...my tush..

My clients loved many things about the home, and except for the sewer line (and that it needed paint and flooring), it was in excellent condition with a newer roof and new windows. It also had the yard & 2 living spaces that my clients wanted. So, we persisted. Seller did have the panel switched out (with much grumbling). It cost the seller $700 more than it should have because he tried to go 'cheap' and had to have it redone. The sewer line failed the sewer scope. . at least twice. The bid that the seller presented was for $10,000 to repair the line. So now my client had a choice.... do we back out? Do we require the sewer line to be repaired? What do we do? At least one of the previous buyers had backed out because the seller refused to repair the line. Discussion time... many of the homes we were looking at with this price range were either smaller and in good condition, or needed a new roof soon (about $7,000 estimate), or new windows (about $5,000),or similar. The sewer line is currently working. Does it need to be under surveillance? Yes. Will it need to be corrected at some point? Yes. Does it need to be done right now? No. For my clients they decided to go with the evil you know vs the evil that they may find in another home. This home was in excellent condition with many things already done (like the new roof, windows, & now a new electric panel)...the only thing that will need to be done will be the sewer line. One thing vs many possible things at a different home. So I spoke with the sellers agent (who was very dismayed to find out his seller had been lying to him), and they offered a split of the repair cost. What this means is that we had a $10,000 sewer line repair bid. The sellers offered another $4000 in closing costs to offset that repair. I called my clients lender to ask if my buyers could use all of those closing costs (whatever isn't used is returned to the sellers), and they could! My clients accepted that compromise as this freed up some money for my clients to do what they wanted to the home to move in... those cosmetic things that they didn't have to put off now. In the end it worked out. Of course...that was until closing day....but that is a story for next week....

It's not often that seller will blatantly lie on a sellers disclosure. Most of the time it is something that the sellers don't know about that shows up on a home inspection, or a sewer scope. However, that is why we do inspections... because of the things that people don't know, don't think about, and rarely...try to hide. As I said in my last email... buying a home is a lot like buying a used car. Most of the time it is all good, but occasionally...occasionally... you find those folks who are trying to get away with something. Your realtor will help you find out as much about the home as possible. Your agent should be present at your home inspection, and so should you. However, whether or not the home is haunted or not, we really can't help you with. Whether or not there has been a violent crime in the home or area is another thing that we really can't help you with, but we CAN help you by providing some places where you can do some research. Has anyone died in the home? Again....I don't know..., but if it is an older home, and/or an estate? Maybe you should leave out some milk and cookies occasionally?

What about that new building being built in the neighborhood? Your Realtor probably doesn't know what it is, and honestly we shouldn't guess. That is something that a buyer will want to do some research on. Is that garage conversion permitted? Call the city/county. Your Realtor will help you find the information, but when it comes down to it, because of past legal problems, we are now limited on the extent that we can delve into everything....but we can help you get there still. It is weird, but there it is. There is a lot your Realtor can, and will do for you, and we will do all that we can to make sure that you are getting the best customer service possible. Your Realtor should help you to make sure that you are performing your buyers due diligence to make sure that you won't get any unexpected surprises later. I am a huge fan of talking with neighbors....neighbors are a great source of information on a home. :-) Please remember that you are not just buying the home, you are buying the neighborhood. One of the questions I always ask my clients is if they have thought about the area they want to move to? Have they looked into schools, if that is important. Have they considered locations regarding work, or family/friends? I encourage my clients to drive around, and check out the neighborhoods they're interested in. Drive by the homes you are interested in seeing, look at the neighbors, yards, parks, cars, etc... check out those things that are important to you. Vancouver doesn't really have a 'good side', or 'bad side'...Clark county has a lot of 'pocket neighborhoods'. In a two mile radius you can have million dollar homes, new developments, 'sketchy' neighborhoods, and established 'homey' neighborhoods. Clark County has something for everyone! What are you looking for in a home/neighborhood? What are your top 3 things you want (not counting price)? As a realtor we can not 'steer' you towards, or away, from any neighborhood. Our job is to help you find the best home we can, in your price range, that fits what you want. As an agent, I will help you get all the information I can, or direct you to places that can help you get that information. For example....census.gov is an excellent site to check out neighborhoods, and schools. Check it out!

So...buyers due diligence....talk to neighbors, walk around the home, and neighborhood... and write down a list of questions. Ask your inspector about these questions to check out. Ask your real estate agent to help you find out some answers to these questions, or if they can't find the answers, help you find some places where you can do some research or ask questions. Your Realtor is here to help you! Remember that your Realtor works FOR you. Make sure you know what you are getting into....and any questions? ASK! ...and keep asking until you get answers!
